YELLOWFIN REALTY Brings Fresh Approach to St. Johns Real Estate Yellowfin Realty is a family-owned company with a strong connection to Jacksonville and the State of Florida. They recently opened an office in St. Johns on CR 210 in the heart of our community as a way to extend their brand, continue to reconnect with their roots and be part of the the fastest growing and hottest real estate markets in Florida. The convenience of I-95 made opening Yellowfin Realty St. Johns, as the second Yellowfin office in NE Florida, a no-brainer. Yellowfin Realty was originally opened by Susie and Luke Morris in June 2009 in Tampa Bay. It was a challenging time in real estate. The market was stressed but they dreamed of creating a vibrant, flexible company that addressed the concerns of loyal clients who had lost financial footing during this historic economic downturn. They started with only a handful of agents, and it has grown consistently over time. Luke’s brother William Morris was the first to join and he quickly became a shareholding partner. With the help of older brother Chad Morris, the decision was made in 2013 to expand Yellowfin’s footprint in real estate to other parts of Florida. Today there are offices in Tampa Bay, Jacksonville Beach and now in St. Johns. According to Luke, “We tapped Cole Slate, a top local agent. With his love of gators, family, friends and football, he was the ideal partner for the Jacksonville market”. Luke says they are excited about making a difference in a state they love. Their connections to Jacksonville go as far back as the turn of the century. The Morris family are fifth generation Floridians with deep roots in Jacksonville, Tampa and Miami. Luke and William were raised in Tampa where they grew up learning and hearing about the opportunities and challenges of real estate. Susie Tate Morris was born and raised first in Miami. Both his grandparents, Charlie Tate and AnnieLee Hardee Tate attended and graduated from High Schools in Jacksonville before the war. Now 93, AnnieLee, was ladies the first realtor in the family and recently retired as the oldest member of the North Georgia Board of Realtors. And Luke’s great-grandfather just happened to be Napoleon Bonaparte Broward, the Sheriff of Duval County before he became governor in early 1900’s! At its core, Yellowfin is a solution-oriented company known for leading through customer service, innovation, flexibility and successful practices. The agents are the key element that sets the company apart and helps them stand out in a competitive market. They hire professionals who want to learn more, know more and give more to their customers than the average agent. “Real Estate historically has required little formal education. We are attracting college educated people from varied degree programs and universities from Marketing, to Real Estate to Economics. We started YFR at a time when jobs were limited. We decided to leverage what we knew to provide jobs for outstanding young people who were just getting into the job market. It is a winning strategy for our agents, our customers and our company. The next wave of homeowners are from the Millennial generation. We are hiring and training them in Real Estate and they create amazing synergy as they bring their exceptional experience and education to the practice of Real Estate,” says Luke.

About Cole Slate , Operating Partner (left) Opening in St. Johns County is essential to our growth in the Greater Jacksonville community. Cole Slate, Rookie of the Year and Sales and Marketing National Finalist has expertise in the community. When Cole Slate came on board as a Yellowfin Agent, and later as a Shareholder, he helped us identify our first launch site at Jacksonville Beach. For him there is no place like home and he considers St. Johns County his home base. Cole’s energy and enthusiasm for Real Estate has helped us attract new customers, clients and agents.

“I thrive on the fact that, if people know the Yellowfin name, I am a big reason why. On the flip side, if Yellowfin doesn’t thrive, that’s my fault too.” -Cole Slate Yellowfin’s early success was in many ways due to Luke’s mother and mentor, Susie Morris’s experience in real estate. “She is the matriarch of our brand” says Luke. “She began in real estate in 1985 and always encouraged us to get into real estate.” Yellowfin’s success, he says, is due to a unique attitude and uncommon approach. “We are a growing company with a fresh approach to business. Our name tells the story. The yellowfin tuna is considered to be “pound for pound” the ocean’s strongest and most resilient fish. In a sea of real estate agents and competitors, Yellowfin Realty strives to embody strength and resiliency.” In every situation Yellowfin Realty brings their Agame. For information about Yellowfin Realty please visit www.yellowfinrealty.net or get to know them in person by attending their monthly happy hour, ‘Fin Friday’ listed on the St. Johns Magazine calendar or announced on the Yellowfin Facebook page.

Fitness Tips from OrangeTheory by Geoff Thomas, Head Trainer Orangetheory Fitness

A well-rounded physical activity program includes aerobic exercise and strength training exercise, but not necessarily in the same session. High Intensity Interval Training (HIIT) helps maintain or improve cardiorespiratory and muscular fitness and overall health and function. HIIT is commonly 12 to 20 minutes of training at 84% or higher of your maximum heart rate, the maximum number of times your heart will beat in a minute without overexerting yourself. The workout continues with the alternating work and relief periods totaling 30-60 minutes.

St. Augustine’s Largest Selection of Patio Furniture

Proudly

HIIT training has been shown to improve: • • • •

aerobic and anaerobic fitness blood pressure cardiovascular health insulin sensitivity (which helps the exercising muscles more readily use glucose for fuel to make energy) • cholesterol profiles • abdominal fat and body weight while maintaining muscle mass Interval training has been an integral part of athletic training programs for many years because a variety of sport and recreational activities require short bursts of movement at high intensities. Interval training is becoming an increasingly recognized and well-liked method of training. The incorporation of interval training into a general conditioning program will optimize the development of cardiorespiratory fitness as well as numerous other health benefits. The physiological theory behind the Orangetheory workout is known as “Excess Post-Exercise Oxygen Consumption,” or EPOC. By providing you with a heart-rate monitor and POD, we can monitor your 5-zone interval training sessions. During the 60-minute workout, you will perform multiple intervals designed to produce 12 to 20 minutes of training at 84% or higher of your maximum heart rate. This program design produces workout "Orange" or “afterburn” effect, which is an increased metabolic rate for 24 to 36 hours after the workout. When combining the amazing workout with EPOC, our clients burn an average of 500 to 1000 calories.

CLIMB THE STAIRS AND ENJOY THE VIEW THE ST. AUGUSTINE LIGHTHOUSE AND MUSEUM 904-829-0745 www.staugustinelighthouse.org/index.htm The Lighthouse in St. Augustine rises 165 feet above sea level and contains 219 steps that are climbed by visitors. Built to replace the “Old Spanish Watchtower”, construction began in 1871. In 1874, a ‘first order’ Fresnel lens from Paris, France was installed and is still operating today. In the late 1970’s, after a century of continuous use, locals began a 15 year restoration project after the site had fallen into disrepair. This resulted in the full site being opened to the public in 1994. Today, the Lighthouse operates a museum, provides educational services to the community and funds a maritime archaeology program that studies shipwrecks in the waters of the Nation’s Oldest Port. Their educational mission is “to discover preserve, present and keep alive the stories of the Nation’s Oldest Port as symbolized by our working St. Augustine Lighthouse.”

EMMERSE YOURSELF IN HISTORY AT THE CASTILLO DE SAN MARCOS 904-829-6506 www.nps.gov/casa/index.htm A monument not only of stone and mortar but of human determination and endurance, the Castillo de San Marcos symbolizes the clash between empires and cultures that resulted in a unified nation. Unique in North American architecture, the Castillo de San Marcos is the only surviving 17th century military construction in the country and the oldest masonry fortress in the United States. Along with Fort Matanzas to the south, the Castillo is one of only two fortifications in the world built out of coquina, a ‘compressible’ material that absorbed or deflected projectiles rather than yielding to them. The fortress itself is both a product of and evidence to the multitude of forces both political and technological that created the competition for empire during the colonial era. But above all the Castillo is an enduring legacy of the craftsmanship and skill of the engineers, artisans and laborers who built it.

Markland

Hines, the international real estate firm, announced the talented team of premier home builders assembled for Hines’ new signature development, Markland, located on International Golf Parkway just east of I-95. Joining the Markland team are: Arthur Rutenberg Homes, The Cottage Home Company, Dream Finders Homes, Drees Homes, Providence Homes, and Riverside Homes. One of the driving factors behind Hines’ selections is the builders’ ability to deliver exemplary customer service and product quality. Five of the six builders are locally owned and managed, while the one national builder, Drees Homes, has been rated as one of the Most Trusted Builders in America for the past three years by Lifestory Research. “As the community’s developer, our goal is to differentiate Markland from other new home communities on the quality of Markland’s architectural and landscape designs, and, as importantly, on the quality of the customer’s experience. We are excited to introduce this team of builders who are committed to this goal and have demonstrated the willingness and the capability to deliver the highest levels of customer service,” noted Hines Managing Director, Walter O’Shea. Several architectural themes will be thoughtfully mixed throughout the community which will provide homebuyers with a diverse, yet complementary, offering of homes. The builders will initially offer homes from the low $300,000’s to over $600,000 on spacious lots that are oversized when compared to the market norm. Model homes are expected to start later this summer and be completed in late 2015 and early 2016. In the interim, more information can be obtained by visiting and registering at the community website, www. markland.com, or calling (904) 513- 5740. Markland will provide residents with resort-quality amenities including a zeroentry pool framed by cabanas and lounge areas, a fitness center and yoga studio, a gathering and entertainment room, tennis courts, an innovative children’s playground, and an interconnected network of parks and

Markland Site Plan walkways. Hines is one of the largest and most-respected real estate organizations in the world. Visit www. hines.com for more information.

Shearwater will offer a launch area on Trout River for kayaks and canoes as well as a collection of parks, fields, and trails that wind through acres of preserved natural habitat. The epicenter of Shearwater will be a multidimensional clubhouse, the Kayak Club, offering a variety of gathering spaces and event venues hosting an eclectic calendar of events year-round. The heart of the community will also include a Fitness Lodge, resort-style lap and swimming pool, water tower, “Lazy River”, playground areas, sports fields, and four illuminated tennis courts. A variety of design styles, floorplans, and bed/bath options following a naturally elegant theme will attract a diverse array of homeowners. David Weekley Homes, Lennar, and MasterCraft Builder Group will be the early builders in Shearwater. “St. Johns County is a beautiful place to live, work, learn and play. Shearwater will offer luxurious amenities with direct access to all that nature offers,” said Suzanne Maddalon, Vice President of Marketing for Freehold Communities. “Shearwater is a festive sanctuary with a resort-like ambiance and a central location that provides easy access to a number of outdoor recreational activities in the northeast FL region.” St. Johns County is known for award-winning schools and high quality of life as it is one of the most desirable, family-oriented locations in Florida. A Message from The Vet Dr. Veling, DVM Palencia Pet Clinic

Blue Buffalo Fraud Over the last ten years I have seen more and more pet owners coming in saying that they feed their pets brands such as Blue Buffalo. Frequently, those pet owners have been told by pet supply stores that Blue and other brands like them are “the best foods on the market.” During a civil lawsuit against Blue Buffalo by Purina, court room testimony by true pet food experts, such as James V. Makowski, PhD., has shown that Blue Buffalo is fraudulently marketing their food as “containing no poultry by-products.” Analysis of Blue Buffalo by Windsor Laboratories, Makowski’s company, whose credentials are proven, showed that there was poultry by-product in Blue. That means chicken skin, feathers, beaks, feet, etc. Blue Buffalo then did what our country’s politicians do when confronted with the evidence - deny, deny, deny and impune the research. Blue claims a defense that they don’t know what is going into their food. If they don’t know, how can they make the claim that their food is better? It is their job to know what is going into their food. The next problem with Blue is that the idea of being “Grain-Free.” There is absolutely no science behind the idea of a grain-free food being beneficial for dogs or cats. Dogs are omnivores, just like we are. They need a balanced diet, including grain, just like we do. Cats need less grain as a percentage of their diet but they still need it. In January, 2015 I had the pleasure of introducing Dr. Marty Becker at the North American Veterinary Conference. Marty is known as “America’s Veterinarian” because of his work on “Good Morning America.” He was the first to combine pet supply stores with veterinary practices in the Salt Lake City area. He knows the inner workings of the pet food industry. In between lectures I asked him about Blue. I told him I was suspicious of the massive growth of this food company. He said that there were several big reasons for their growth. The first is good marketing – pretty pictures on the bag. The second is the fact that Blue Buffalo encourages the pet supply stores to mark

up their products much higher than the other products. When you combine the slick marketing with a huge mark-up, non-scientific principles and lack of control over the production of their pet food, you get fraud. End of story. My problem with this is the very idea of fraud. Will feeding Blue Buffalo hurt your dog or cat directly? No. It just hurts the people who own the pets financially. In the long run, those people will have less money available to take care of their pets other needs. That does hurt pets. Fraud is stealing. I am asking everyone who reads this article who feeds Blue Buffalo to their pets to slowly switch your pet off Blue and onto another product. In choosing the food, do not believe what the pet food store says. They are participants in this fraud. You cannot go wrong with any of the following: Science Diet (my personal choice), Purina Pro Plan, Purina One, Iams, Eukanuba, Pedigree, Nutro, or Royal Canin. It does not need to be grain-free at all. Grain is good for your pet in the right amounts. Grain-free is nonsense. Please do not support a fraudulent company – Blue Buffalo or the pet supply store. The management of the pet supply store is guilty as well. Please help these companies go out of business by not buying their products. They deserve to go out of business because they committed fraud.

Legal Expert The Quick Law Group

Every Divorce is Different by Heather B. Quick, Esq.

“EVERY DIVORCE IS DIFFERENT, IN MUCH THE SAME WAY THAT EVERY RELATIONSHIP IS DIFFERENT. BUT COMMON THEMES EMERGE. WHAT ARE THE TYPICAL “BIG ISSUES” THAT DIVORCING WOMEN FACE, AND HOW SHOULD THEY APPROACH THEM? WHETHER MARRIED 6 MONTHS OR 60 YEARS, YOU MAY NEED TO CONFRONT THESE CHALLENGES: DIVIDING UP THE MARITAL ESTATE AND ASSETS: How much money, property and other assets have you and your husband accumulated? What is your financial situation and what are your financial end goals? If your finances are disorganized—or if you have been kept in the dark about them, do not panic. We will conduct a thorough inventory during the discovery phase so you will know exactly what is at stake. ALIMONY: Will your husband have to pay you alimony? If so, how much, how often, and under what conditions? Alimony is a regular stipend that one spouse collects to cover critical essentials like living expenses, clothing and food. The alimony amount can be modified over time. CHILD SUPPORT, VISITATION & CUSTODY: Who will make critical decisions about the welfare, health care, religious upbringing and education of your children? How will visitation and custody arrangements work? How and when will I receive child support? How can such arrangements be amended?

The divorce process can take a fair amount of time. The glacial pace may be agonizing, and requires the need for you to be patient and engaged with the process. Every divorce is unique. To the extent that you can, avoid comparing your divorce to other people’s divorces, not only to protect your sanity but also to ensure that you find a strategy that works for your needs and values. DO I REALLY NEED A LAWYER TO REPRESENT ME? Our answer is a resounding YES. Florida divorce is a complex process. Even seemingly simple, mundane cases have a way of taking strange turns. The two of you might be in agreement on terms now, but no one can predict what additional demands could be made of you or how you might get taken advantage of just because you are being agreeable. We hear the phrase, particularly from women talked into it by their husbands, “We are going to try mediation first.” Mediation is required in Florida, but you should never be unrepresented at mediation, and mediation should only be done at the conclusion of the “discovery phase” of the divorce process.” The above is an excerpt from Women’s Guide to Divorce in Florida, written by Heather B. Quick, Esq. Order your copy from Amazon directly, or visit www.theQuickLawGroup.com. The Quick Law Group has the answers to these questions. We are equipped to secure the best possible results for you, for your children, for your future. Don’t go it alone! Call us today to schedule your consultation, 904.241.0012.
