U.S. Window Films by Debbie Gaylord John Cason is a smart entrepreneur who is defined by his faith, his love of family and his love of the game of golf, and each of these things in their own way have led to his success in life. You may have seen a new sign on the side of a massive warehouse from US 1 (just past the Gate near Nocatee) announcing “Glass Tinting” by US Window Films, a 3M dealer. The company is new to this location but owner, John Cason has been in the 3M window film business for over a decade, expanding throughout the southeast. John grew up locally and he is thrilled to return to his home territory of northeast Florida to spread his wings. John always wanted to be an entrepreneur. Even at age 10, he had great instincts, intelligence and an entrepreneurial spirit. His first business was mowing lawns in his neighborhood, requiring that he communicate to adults and deliver on his promises, skills that came naturally to him. He dreamed of one day leaving his small town and experiencing all life had to offer. He was lucky to have good parents who encouraged his sense of adventure and gave him the freedom to grow that he craved. John attended school at ITT Technical College in Dallas, Texas, where he received a highly competitive internship with Texas Instruments. This experience allowed him to land his first position with MCI in Los Angeles, California upon graduation. While there he met two important mentors, Ron Yeager & Greg Mall, who believed in his potential. His mentors, who kidded him about his age, dubbed him “The Youngster”. He was only twenty years old at the time. John says he bonded with these older gentlemen through their shared love of golf. John is an avid golfer, who has played the game since he was 6 years old, was on his high school golf team and has a nine handicap. The name US Window Films reflects John’s strong belief in the American dream and every person’s right to chase it. He loves being an entrepreneur and says it is the foundation on which this nation was built. As a self-defined Fox News junkie, he says he will never stop chasing the America dream. When starting the business he wanted to work with the best of the best in window films and chose to become a 3M dealer because of its reputation. John has installed 3M window films in
some of the finest homes in northeast Florida and his customers have wonderful things to say about his work ethic and skill level. One former client is Ponte Vedra’s Pat Kelly, former owner of PSS (Physician Sales & Service.) John is excited that the window films he installs help homeowners and businesses reap the rewards of GREEN incentives offered by the government such as INVEST SMART and SHOP SMART form JEA. In the coming years, U.S. Window Films will continue to play an integral role in bringing renewable, smart energy to northeast Florida. Later this Spring US Window Films plans to offer continuing education credits for architects and interior designers at the University Club in downtown Jacksonville, where John is a member. John fills his spare time with family time and is playing golf at the finest local clubs. He and wife Jessi, a former nurse, and son Jack (age 6) live in the local community of Palencia. His son is already playing golf. Jessie has now come aboard the US Window Film team and will work together with John in the family business.

Farewell From Angie Bell
adly, this will be my farewell article for St. Johns Magazine as we are being transferred to Birmingham, Alabama this month. There are so many people I will miss: relatives, neighbors, church family, friends – new and old - that I’ve met along the way here in St. Johns County. I will miss all the things that have made this home for me since 2005. To try to sum up some of what I’m feeling, I’ve borrowed from Maria from The Sound of Music. So, here is my version of “My Favorite Things” Shells on the beaches and dreams of manana Mickler, Vilano and Crescent and Guana Walking down St. George, and Cuna and King These are a few of my favorite things.

Transforming a Home The Plantation at Ponte Vedra Beach
Husband and wife team and owners of House & Home Inc., Tammy and Carey Elam use a unique combination of building, renovation and interior design skills to create some of the areas most amazing homes.
O
ne recent project is located in The Plantation at Ponte Vedra Beach. The homeowners, Ron and Camelia Ray, worked with House & Home to make thier unique vision into reality. After visiting a close friend who resided in Ponte Vedra a number of times the Rays fell in love with the area and moved here from Tampa Bay. When introduced to The Plantation, the Rays appreciated its serene environment and superior amenities. “We looked at several homes within the Plantation. The French Normandy design along with the unique beauty of the great room of this home was inspiring. Couple that with the lake front property and it made our decision to buy easy.” St. Johns Magazine asked the House and Home team about the process of renovation and how making the right decisions can reinvent a home. Q: Why was this home a good candidate for renovation? The answer is three-fold: its location, structural integrity and unique elevation. Because it is only one of two homes that sit on a double lot in The Plantation, this home offers panoramic views that wrap the lake bend. The expansive lot seems endless. This created an opportunity increase the outdoor living space by adding a detached cabana equipped with it’s own fireplace and summer kitchen. In addition, this home’s structural integrity is phenomenal. With 8” solid concrete interior and exterior walls, this home exceeds current building codes and offers solid peace of mind. Moreover, the captivating elevation of this home is original in design. These three elements alone created a solid foundation that weighed in as a great remodel opportunity. Basically, every room was touched. After visiting the Ray’s home in Tampa, we had a real understanding of how their new home needed to function. We were able to repurpose each space to fit their needs. A new chef ’s kitchen was designed and custom built for Camelia who loves to cook. The 11-foot island is complete with two hammered copper sinks and a handmade walnut wood top. This kitchen is paired with a custom designed walk-in wine cellar that houses our homeowner’s own private wine label. Originally, the library acted as a pass through to the kitchen. As we expanded the family room, we were able to redesign this space as a reading area equipped with it’s own fireplace. It now offers double doors that open to the new library, which took the place of the old dining room.

Q: What parts of the home were changed? The expansive upper level master bedroom and bath became two large guest suites equipped with their own sitting areas, beverage bars, oversized on-suite baths and walk-in closets. At the same time, the Rays now enjoy their own private wing in their home. The master bedroom now sits on the main level with panoramic lake views, a cozy fireplace, custom designed bedding and window dressings. Our new master bath is covered in exquisite marbles and custom cabinetry which houses their own personal laundry area. The couple has their own dressing areas with large walk-in closets. For an added convenience, an exercise room equipped with a steam shower and garden views is also included in this wing of the home.

Q: Why did you choose certain products above others? Throughout the design and construction process, we were careful to choose timeless materials and quality products that would add to the longevity of the design and the efficiency of the home. Q: Is the home more energy efficient now? How so? The home is certainly more efficient with the addition of spray foam insulation, beautiful Anderson windows equipped with low E glass, tank-less water heating system and new high energy efficient HVAC systems. Q: What was the biggest challenge? Our biggest challenge in the Design/Build process was the 8” concrete interior wall system that was in place. Our Design team created new entry areas in many of the spaces where low ceilings and headers were a challenge. After engineering our new design, the process required many hours of cutting concrete and reinforcing with new steel beams. It was certainly a challenge but we are very proud of the result. Q: What was the most exciting aspect of the renovation? The final reveal on move-in day was exciting! Although Ron and Camelia had seen the fabric swatches, furniture tear sheets, etc. nothing compares to a homeowner’s reaction when it’s all in place.

An Easter Message From Hopewell Church
Easter... Lost Sacrifice by Dr. Gary L. Wiliams, Sr.
T
he society in which we live is accustomed to allowing occasions to get lost in the shuffle. The further we get away from central events, the more they take on different forms and meanings. This is a grave problem of our post modern culture. History and the facts of the past often fail to resonate with today’s society because we live in the era of mega change. Our post modern culture demands that alterations and renovations be made immediately. Perhaps this is the reason why the story of the Resurrection gets lost among the likes of bonnets, bunnies, and colored eggs. Church attendance on Resurrection Sunday is often done out of tradition rather than conviction. Easter has become a day and a season where people are more preoccupied with consumerism, commercialism or spring time. What has become lost in the shuffle is the fact that Easter was about the sacrifice of our blessed Sovereign. Jesus destroyed the works of the Devil and became victorious over death, Hell and the grave. Calvary was the place where Christ destroyed the middle wall of partition between man and God. He became the High Priest who provided direct access to God the Father. What makes Easter so beautiful is the hope it brings to all of humanity. The church sets apart Easter to more fully celebrate and remember Jesus’ finished work on the cross. Christ was the reconciling Agent who brought man back into right standing with the Father. “For God was in Christ, reconciling the world to himself, no longer counting people’s sins against them. And he gave us this wonderful message of reconciliation.” (2 Corinthians 5:19 NLT) Easter is the celebration of the resurrection of Jesus Christ from the dead. Christ’s resurrection serves as the foundation and cement of the Christian faith. No resurrection equates to no Easter. No Easter results in no redemption. Often Christ is referenced merely as a moral teacher, but not Lord. For Him to speak of His resurrection and for it not to come true would make Him a liar not Lord. We commemorate Easter because our Sovereign Lord kept His word. “He is not here; he has risen! Remember how he told you, while he was still with you in Galilee: The Son of Man must be delivered over to the hands of sinners, be crucified and on the third day be raised again.” (Luke 24:6, 7 NIV) God became incarnate (flesh) for the purpose of redeeming mankind. You may ask, “To redeem mankind from what?” Redeem him from sin. Yes, regardless of how good we are or think we are, we are still sinners. “For all have sinned, and come short of the glory of God.” (Romans 3:23 KJV) Adam and Eve, the mother and father of all living, predisposed each of us to sin. Sin is a part of humanity’s DNA. Eating of the forbidden fruit resulted in eternity being lost. However, through Christ the sin debt became remedied. The apostle Paul writes, “For as in Adam all die, so in Christ all will be made alive.” (1 Corinthians 15:22 NIV) Acts of kindness often go viral because we are not accustomed to witnessing them. Easter represents more than an act of kindness, it was the undertaking of the viral act of redemption. “But God showed his great love for us by sending Christ to die for us while we were still sinners.” (Romans 5:8 NLT) Easter is not about chocolate bunnies or chicken colored eggs. Easter is about a living Redeemer! HE LIVES!!!

There are so many interesting things happening in the food revolution and many of them are right here in St. Johns Florida. Learn about CSA’s, local farms and providers in our community.
CSA Community Supported Agriculture
Thinking about signing up for a CSA but want to learn more about the idea before you commit? Here are the basics: a farmer offers a certain number of “shares” to the public. Typically the share consists of a box of vegetables, but other farm products may be included. Interested consumers purchase a share (aka a “membership” or a “subscription”) and in return receive a box (bag, basket) of seasonal produce each week throughout the farming season.

Owners of Local Fare Farm Bag, Cora & Chris Curry are passionate about food. Chris was an Executive Chef in Savannah, Georgia and his restaurant had its own organic garden so when he moved here he was disappointed at the lack of whole foods available and wanted to do something about it. They landed on the idea of delivering bags of local produce, meats, eggs, breads and honey to homes. It is similar to a CSA but the Curry’s do no not own a farm. They simply gather the food for the bags and then deliver it to your doorstep. It is an excellent way for families to get local food without the time-consuming aspect of going to the farm to pick up your share. They are particular about which farms and other providers, using only the best available. For instance, they invited me to tag along for a visit to St. Johns Family Farm where they get fresh eggs (see pictures of the farm on this page). They recently introduced meat to the Farm Bag as well. Chris and Cora dream of one day opening a grocery that provides only local foods.

A Family Tries a CSA
Community Supported Agriculture The presence of chemicals and preservatives in our processed foods has caused many people, especially families with young children, to look for organic alternatives. It also forces people to be more responsible about food on every level and be part of the larger green revolution that will benefit future generations of Americans. Most people involved with CSA’s say their shares are amazing, carrying them through a natural growing season (2 in Florida) with items both familiar and new. Butter lettuce that melts in your mouth, crispy cucumbers, juicy heirloom tomatoes, onions, garlic, sweet corn, eggplant, Swiss chard, arugula, and a variety of squash. You may also be introduced to more exotic vegetables like Bok Choi. In some cases you can pick up your share directly at the farm. Going to the farm is the perfect opportunity for children to ask questions and learn about the growing process. They should understand that the food they eat does not magically appear at the grocery store, packaged and ready for consumption. Our family learned that green beans come from a plant with curly vines and the best tasting carrots and tomatoes sometimes look ugly and mis-shapen. Eating local also means the people who planted the seeds and nurtured them into the plants we picked were our neighbors. Most CSA’s offer a few recipes and describe the week’s harvest so you can make the best of your share. Old school farming is making a comeback here in North East St Johns County. Just ask Dawn Hutchins a local food blogger with Florida Coast cooking. “As a food blogger in the local area I have had the pleasure of working with Vivian and Francisco the owners of KYV Farm. They grow everything from broccoli and potatoes to arugula and rutabaga - good ole turnip. They don’t use chemical pesticides or fertilizers, using crop rotation, companion cropping, green manure which uses the uprooted dying plants in soil to increase nutrient levels. KYV farms also manages the Berry stack Hydroponic u-pick Farm seen from I-95. Vistors can pick berries and access the whole farm. KYV is a community supported Farm.

(Across from Cunningham Creek Elementary) www.saintjohnsfamilyfarm.com One rainy day I visited this live working farm where chickens, goats and ducks live in a clean, comfortable environment. The farm, which sits way back in the wild area just off Roberts Road, is owned by Manny and Yvonne Granados whose approach is to use humane, traditional and sustainable methods. The chickens here have freedom to roam around the aviary and chemicals are not used to clean the outer layer off the eggs, so the nutrition remains high. “Do not let what you cannot do interfere with what you can do.” -John Wooden thought this quote was appropriate when I read RealtyTrac’s report that Florida is still the number 1 state in the nation in foreclosure activity even though initial filings dropped 24% in February from the previous year. The judicial foreclosure process drags on for 1,095 days on average. Only Arkansas and Hawaii have longer time frames. Jacksonville ranked number 3 in highest foreclosure rates in the nation. I cannot do anything about the foreclosure process, but I can take advantage of all the buyers looking in our area because of the schools, the improvement in jobs and the brutal winter that most of the country has experienced. RealtyTrac also reported that all-cash sales accounted for 44.4% of all U. S. residential sales in January. The metro areas with the highest percentage of cash sales were Miami (68.2%), Jacksonville (66.2%), Memphis (64.4%), Tampa (61.5%) and Las Vegas (56.5%). I have attached the Market Overview from NEFFAR so you can look over the details. New listings are up 12%, pending sales are up 14%, average sales price is up 9% and inventory is down 4%. The closings are up slightly by 2% and median sales price is up 1%. In February, 45.1% of closings were lender-mediated compared to 44.3% last year. The median sales price of lender-mediated properties was down 16%; however the traditional median sales price was up 12%. There are still a lot of investors buying the distressed properties and their median sales price is $76,100 compared to traditional median sales price of $192,750. The lender-mediated new listings were up 8.6% and the traditional new listings were up 13.8% in February. Lender-mediated properties are only 34.7% of new listings compared to 35.7% last year. Collectively this information tells us that our market is normalizing. New foreclosure filings in Florida dropped year over year for the 12th consecutive month. We will begin seeing less investor and lender-mediated activity as the year progresses. Our office closings are showing a more normal market. For the last 12 months, 32% of our closings were new construction, 7% foreclosures, 8% short sales and 53% traditional properties. It is a very good sign when only 15% of our closings are distressed properties.

The Coming Explosion A Message from The Vet ~ Dr. Veling, DVM Palencia Pet Clinic
It has been a long, wet, cool winter. It is common for the subject of the weather to come up when I speak with clients. We all have friends and family in the North that have been suffering from the weather. In a way, we have nothing to complain about but… this winter The Sunshine State was a misnomer. In going to the North American Veterinary Conference this year there were some new drugs introduced. Last month’s article was about Apoquel, a new anti-itching drug. This is about a drug that is the first parasiticide given by mouth to kill fleas and ticks, Nexgard. We have had Comfortis, a very effective oral flea killer for six years now. It was combined with milbemycin as Trifexis to add killing heartworms, roundworms, hookworms and whipworms. The problem with oral products is that they require the insect to bite the pet in order to work. When they bite the pet they put saliva into the wound that keeps it bleeding so they can fill up without the vessel clotting. That saliva can cause your pet to itch if it is allergic. Before pill parasiticides, the market was dominated by topical products, such as Frontline, its sister products and the Advantage family of products. There is a problem with topical products. They may repell ticks onto us. Frontline and Advantage are also getting older. There are resistant populations of fleas and ticks. Comfortis taught us that many clients don’t like the first few days of oily products on their pets’ necks or shoulders. The problem with Comfortis is that it doesn’t kill ticks, only fleas. Therefore, Trifexis does not
kill ticks either. This leaves a hole in parasite protection. Now comes Nexgard, an oral flea and tick killer from the makers of Heartgard. For pet owners who still like to give Heartgard to their pets it can be given at the same time for good protection against most of the parasites that affect our pets. Ticks are common in Saint Johns County. Ticks carry serious diseases such as Lyme Disease and Ehrlichia that can spread from ticks to a person. Our pets are sentinels for human disease. There are many products above. There are so many that it is easy to get confused about them. It is really important to know which parasites the products you use on or in your pets kill. It is also really important to protect against as many parasites as possible. How do anti-parasite products relate to the weather this winter? Easy, when we have a wet year insects are horrible the following year. Over the years the older products become less and less effective. The new products have no resistant bugs. Will Nexgard be combined with a heartworm product next year or the year after for the first truly complete parasite killing product? Stay tuned. Call if you have questions.
