WE’VE ALL HAD THE EXPERIENCE
of walking into a room—or wandering through a garden— and feeling really good. It’s intoxicating, inspiring—yet try as we might to dissect that space’s design, we find there’s no one secret ingredient; the magic is in the alchemy of balance and scale, light and color, texture and pattern. When I spin through my memories, I can recall many such places: beach houses that smell of damp wood and salty air, their doormats sprinkled with shells and sand; an irresistible corner of my cousin’s mountain home, where a pair of club chairs sits just so beside the fireplace; the charming, intimate dining room of a manor house in France’s Loire Valley, where I lived as an exchange student; the front porch of my childhood home in Florida, a perfect perch for catching the glory of an afternoon rainstorm. And when I take a spin through this issue, I find more alluring rooms and gardens like those places in my mind’s eye; spaces that were designed to be greater than the sum of their individual design elements. I want to sit in the Wash Park backyard featured on page 26 and the cover while the sun sets on a warm spring night, or spend an afternoon reading in the living room of the contemporary ranch on page 70. I wish I could return emails in the yellow-wallpaper-clad office of the renovated Georgian we feature on page 62. And the handsome 23rd-floor lounge at the Grand (page 56), designed by the inimitable Ken Fulk, makes me feel like celebrating something—anything! Bottom line: The spaces in this issue feel really good to me, and I hope you’ll find them rife with inspiration for making your home a place that feels like magic to you. Hilary Masell Oswald

“Connection to the landscape” is a common design goal, but it’s not always so fully achieved as it is in the home photographer David Lauer shot for this issue (“Open Space,” page 70). Lauer captured the myriad ways the architecture makes the most of a palette of natural materials and its gorgeous site in Cherry Hills. In his own home, the lensman embraces the outdoors with a simple addition: “Water features!” he says. “I love the sound of water—whether it’s from the ocean or a babbling brook—or the two modern fountains in my backyard.”
Writing about a 1914 Georgian home (“The Snowball Effect,” page 62) reminded 5280 Home associate editor Christine DeOrio of her own childhood home in Cleveland Heights, Ohio: The two houses share an almost identical floor plan— but that’s where the similarities end. “Mine hadn’t been updated much since it was built around the turn of the 20th century,” she says, “so it was great fun to see how gorgeous those rooms could be.” Her outdoor living tip: invest in lighting: “I love the way our few uplights and lanterns light up the foliage in our backyard.”
“I love to plant a mix of wildflower seeds in my raised garden beds,” says stylist Kerri Cole.“I always have fresh flowers to display around the house or give away.” Cole’s other creative pursuits include styling the photos for our story about the Grand (“Fresh Import,” page 56), a new design-centric development in the Union Station neighborhood; she’s also recently designed an Airstream Speakeasy called the Odessa—a mobile bar available for private events through Colorado Caravan, the company she runs with her husband, Patrick.

SMALL WONDER Ivy Street Design turned a tight Washington Park backyard into a year-round outdoor retreat. Here’s how. • by DALIAH SINGER
Urban dwellers, take note: It doesn’t require a ton of land to create an inviting backyard haven. Take, for example, the now-lush corner of this Wash Park lot. It might well have lived on as a small, neglected patch of grass—the kind of place where dog toys go to die—were it not for the creative eye of Kaylin Kittle, senior landscape designer with Denver’s Ivy Street Design. She says she conceived the space as “an extension of the interior of the house”—another room, but under the wide-open sky—with an elegant cedar pergola and three-tiered fireplace forming the ceiling and “walls,” and a Pennsylvania bluestone tile floor underfoot. The fireplace and cozy seating (a Design Within Reach sofa and chairs, illuminated by retrofitted West Elm lanterns) make the space feel 26

A Denver-based business helps you cash in on your home’s good looks by renting your rooms to brands that need stylish photo-shoot locations. Every design-obsessed homeowner knows that the reward for the hours and dollars spent creating a beautiful room is the satisfaction we feel each time we step inside it. But let’s be honest: A moment in the spotlight and some extra cash would be nice too. That’s just what Denver native Hannah Pobar was thinking when she launched Home Studio —a collection of styled homes that are available to rent for photo shoots— back in 2016. The former professional photographer had been opening her tiny San Francisco apartment to brands like HGTV and Anthropologie, which were looking for lived-in, lightfilled spaces for their shoots, and as demand for her home grew, Pobar recognized a business opportunity. “I wanted to let other people work with Hannah Pobar brands the way I had been able to,” she says. “It really is so cool to see your own home in the pages of a catalog, published in books, or in ads on Pinterest as you scroll.” So she built a website, found a few friends eager to rent out their residences, and started taking reservations. Just a few years later, Home Studio counts Amazon Fashion, L’Oreal, Steven Madden, and Hallmark among her clientele and repre30

sents nearly 1,000 spaces in more than 30 states—including approximately 30 homes in Colorado, Pobar’s current home base. Here, even interior designers like Anna Smith of Annabode (whose kitchen is pictured above) offer their homes for consideration. The goal, Pobar says, is quality over quantity: “We look for impeccable taste across various aesthetics. It’s really important that the homes we feature have a unique look and feel, beautiful styling and decor, and great natural light.” Once a space makes the cut—homeowners apply online, and typically learn if their home has been accepted within two
weeks—Home Studio does all the work, from online marketing to booking, though homeowners have time to review every reservation request before committing. “We keep the process very simple and handle all the communication on behalf of hosts,” Pobar says. “Their main responsibility is to provide access to the space.” Just how lucrative can this side hustle be? Homeowners set their own rates (in Denver, the range is $100–$350 per hour) and keep 70 percent of each rental fee—not bad for a job as easy as sitting back and waiting for your home’s next paycheck to arrive. homestudiolist.com

HOW TO LOVE YOUR LANDSCAPE
Got the backyard blues? Read on for the 411 on outdoor improvement.• by JULIE DUGDALE So you’ve found your dream house and it checks all the boxes—except one: the yard. You want a new patio, a few trees, maybe a fire pit, and a walkway through some tidy gardens—but where do you start? And how much will it cost? Worry not; we spoke with a few local experts to get you the lowdown on how to approach that backyard TLC.

; Meet with potential designers to have preliminary conversations about your project—and be honest about your budget. Are they hearing you and offering ideas that are within your means?
1 DEFINE YOUR GOALS
How do you use your outdoor space? Do you have young children who would like a lawn, or pets that need a separate area? Where do you park your car, and do you need a pathway to the house? Questions like these can help you identify the design elements you should consider—and where they should go. Some landscape firms will offer consultations for a nominal fee. “It’s great money to spend if you don’t know what you need and want someone to talk you through it,” says Alissa Shanley, founder of Denverbased B. Gardening Landscape Design, which charges $150 to $200 an hour for a consultation— and applies that fee toward the cost of continuing services should you hire the firm.
How To Choose A Landscape Designer
2 GET A DESIGN
This one is key: Pay for a landscape design (which could run you anywhere from $1,000 to $5,000), independent of the installation. You might hire that same company to do the work, or bid it out to different contractors. Either way, having the blueprint in one place—versus three different sketches and estimates—will eliminate loads of hassle. “It’ll save you money in the long run,” Shanley says. “It’s really cheap to change your mind on paper and really expensive to do it later.”
; Ask to see examples of their work: a photographic portfolio or drive-by options. ; Make sure anyone working on your property has insurance that covers workers’ compensation. ; Go with your gut. Do the designers listen to you and “get” your vision and priorities?

Who You Gonna Call? Not sure which landscape pro is right for your job? Alissa Shanley of B. Gardening explains who to hire for what. Lawn-maintenance companies: “These are the people who cut your lawn and blow the leaves,” Shanley says. “That’s all you want them to do.”
A basic landscape (irrigation, sod, bedlines, and grading) will cost about $10 to $15 per square foot, Shanley says. For additional features like a patio, fire pit, pergola, or flowers and trees, expect to pay $25 to $35 per square foot of landscaped area—that’s with “middle-of-the-road finishes” (think: concrete pavers or brick rather than Pennsylvania bluestone), Shanley says. A single starter tree that’s 8 to 10 feet tall can cost you $1,000 for delivery and planting. So, depending on your needs, overhauling a 1,000-square-foot yard could cost anywhere from $10,000 to $35,000.
4 BE PATIENT
“Landscaping [projects don’t provide] instant gratification,” Shanley says. And, because it costs more to fix a rushed job than it does to install it correctly the first time, she notes, waiting for the work to be done well is worth the aggravation-free outcome. Plus, thanks to the construction boom in Denver, there’s often a shortage of skilled and unskilled labor, so it’s important to understand the bandwidth of the company you choose. With a very small firm like B. Gardening, your timeline might be up to a year from initial consultation to final installation; a larger firm like Littleton-based Designs By Sundown may be able to wrap up in less than two months, says marketing director Jessica Hommel. Don’t be afraid of 34

landscaping in stages. “If you really want to block your view of the neighbors’ TV through your window, plant those trees first,” Shanley says, “especially if you can’t afford everything at once.”
5 CONSIDER CONTAINERS
If your space is very small, container gardening is an affordable option. But be thoughtful about it, says Annie Huston, owner of local outdoor-gardening haven Birdsall & Co. “Small elements can go a long way, but containers that are not fitting with the home—if they’re too small or not the right style—can really damage the whole look of the house,” she says. “Look at the trim and accent colors of the house, and match the style of the container with the house.” Make sure you understand the needs of whatever goes in the pots, too, and if you’re concerned about watering, “ask a landscaper to install spaghetti tubing that hooks into the sprinkler system,” Huston says, “so you don’t have to worry about it.”
Landscape designer: A designer will help you hone a rough vision—or even put a plan together if you’re wondering how to improve your yard. “If you want some trees, but you’re not sure where or what kind, ask a designer,” Shanley says. “And if plants are important to you, make sure the company has a horticulturist on staff.” Landscape architect: These pros work on residential and commercial projects, often specializing in those that require complex or larger-scale engineering work. Arborist: “An arborist takes care of your trees. I think of an arborist as a dentist—you really need to have one come out at least once a year,” Shanley says. “Or, if you’ve got a spot where you want to put a few birch or aspen trees, you’d ask an arborist.”

Ken Fulk is the sort of designer who turns other members of the design cognoscenti parakeet-green with envy. Perhaps it’s his 68,000-plus Instagram followers, his close working relationship with Pharrell Williams (Fulk designed the singer’s new Miami restaurant, Swan), or his ever-present trio of fluffy golden retrievers. Most likely though, the real reason we’re all keeping our eyes on Fulk is that his designs are so inventive: The San Francisco-based decorator has dreamed up everything from a bookcase fashioned from discarded New York City library stacks to a dining 56

room covered in fantastical, hand-painted de Gournay wallpaper—complete with a life-size giraffe and zebras in an Eden-like garden. And now he’s bringing his fresh eye to Denver, where he designed the public spaces at the Grand, a new 508-unit apartment project towering over Union Station. “Denver has such a wonderful, truly American history that’s singular, and being able to celebrate it—whether through a general use of material or small references—is really the filter we looked through,” Fulk says of his design process. “We take European sensibilities, sure. classic American style, yes. But they all get filtered through a sense of place.” Another key consideration: the building itself. Denver-based Shears Adkins Rockmore Architects envisioned a residence that functions like a campus, with multiple buildings and shared spaces to foster community. Its exteriors were inspired by the Mile High City’s core: “The site, located along the main line railroad, has an industrial heritage,” says firm principal Andy Rockmore. “On the exterior, a lot of the detailing and materials are consistent with industrial environments: the raw steel, a lot of exposed concrete, and patterns of masonry [borrowed] from the old warehouses along the tracks.” Even with this tie to Denver’s past, the building’s style is unique among new downtown developments. “Ken’s spaces are never institutional or corporate, and often have a little whimsy about them, which was important to us,” says Meg Spriggs, managing director of multifamily investments at Shorenstein Properties, the project’s developer. Spriggs and vice presi-

dent Sandra Shorenstein and their team set out to create a property that would be ultra-appealing in Denver’s hot housing market, incorporating tricked-out amenities such as a virtual-reality ski simulator, ski lockers, a bike valet, and a heated saltwater pool. “Denver’s Union Station [area] has experienced a tremendous amount of development over the past few years, so we wanted to ensure our project had differentiated visual appeal compared to other buildings in the market,” Spriggs says. Fulk delivered with a mix of custom, flea-market, and 1stDibs furniture finds. There’s no in-your-face-Western imagery here—just an occasional nod to the Centennial State from rugged industrial surfaces including exposed concrete and a wall mural depicting a historical map of downtown Denver.
Each of the two towers that comprise the Grand has a unique look. Says Fulk: “The south tower we took a little more old-school, with herringbone brick floors, paneled walls, and midcentury furnishings.” The north tower, in contrast, is pure glitz, with an airy, three-story lobby and bold concrete-and-wood flooring. “It is a slight ode to its site’s industrial roots, but also there’s a living wall to bring an organic feel in there,” the designer says. One of Fulk’s favorite spots in the Grand lives up to the building’s name: the 23rdfloor lounge, which has, as the designer puts it, “insane views. It feels a bit like a private club on top of your building.” Beauty inside and outside? We call that a win-win. 60

Snow ball effect What happens when a straightforward renovation project suddenly becomes a total home transformation? For this century-old Park Hill home: design magic. story by CHRISTINE DEORIO • photography by EMILY MINTON REDFIELD
WHEN BRANDI AND SCOTT FULLER PURCHASED THEIR 1914 GEORGIAN
home on one of Denver’s most beautiful boulevards, they knew what they were getting into—sort of. “The very first time we walked through it, Scott said, ‘This house is a money pit,’ ” Brandi says. “But when we bought it anyway, we told ourselves, We’re just going to do these few things.” Those things included expanding and remodeling the kitchen—which felt far too small for the 8,000-square-foot house and their newly combined family of seven—and also adding an ensuite bathroom to two upstairs bedrooms, a walk-in master bedroom closet, and a basement home gym. The couple knew from experience—she was the director of business development for Denver-based Oz Architecture; he secures financing for commercial real estate projects all over the country—that a construction project’s scope, budget, and timeline are bound to change a bit. But they never imagined that their seemingly straightforward list of updates would expand to become a near-complete remodel of their home.

Homeowner Brandi Fuller furnished her office with a feminine, eclectic mix of furnishings “that I knew would make me happy,” she says: a lacquered-wood desk from HW Home, Lucite chairs, vibrant yellow wallpaper, a bright-pink rug, and a portrait of her daughter—painted by her daughter’s best friend when both girls were six years old. The crystal chandelier came with the house.

It all started with the kitchen floor. A slipshod prior renovation had left it sagging, according to the project’s architect, Toby Branch of Branch Architecture Studio, and lifting it—“a delicate process that required significant interventions on the basement level,” he says—led to a full structural remodel of the kitchen floor and basement ceiling below, not to mention repairs to a new network of cracks that spread along the main level’s plaster walls. The upstairs updates followed a similar trajectory: Transforming two of the
children’s bedroom closets into bathrooms required some unexpected construction— and also inspired Brandi and Scott to overhaul their master bathroom. While they were at it, they remodeled the thirdfloor bathroom and bedrooms, restored a bedroom suite above the garage, replaced most of the home’s lead pipes, and added a HVAC system for good measure. “It’s like the instance when you get a new sofa and then your drapes look like they need replaced, so you replace the drapes and then you need to paint the walls,” Brandi CONTINUED APRIL/MAY 2019 | 5280 HOME |

says of the snowballing project. “We would change elements to make one room more fabulous, and then we’d look at another room and think, ‘Gosh, we should probably make this room more fabulous too.’” Outside, the list of improvements— initially limited to repairing the original red-brick walls, sanding, and painting— also grew: The architect enclosed the walkway between the garage and house to accommodate a new mudroom, and added a French door and metal staircase to connect the kitchen to the yard, which “works as another living room for 10 months a year,” Brandi says. There, the property’s original brick hardscaping frames manicured new plantings designed by Lifescape Colorado and patches of artificial turf that look like emerald-green rugs. “The previous owner had installed the turf, and, given the shade and the difficulty of maintaining grass, we decided to keep it,” Brandi says.
In the expanded and remodeled kitchen, an 8-foot-long, Taj-Mahal-quartzite-topped island connects to a built-in walnut dining table—perfect for homework, art projects, and casual family meals. The chevron-patterned flooring—created with planks of quarter-sawn white oak—“has the look of a rug,” says kitchen designer Mikal Otten. In the end, the renovations covered 6,000 square feet—but the structural changes were just the beginning. The house retained many of its original architectural details: old windows and millwork, 2-inchwide wood-plank floors, marble fireplace surrounds, even the call boxes once used to summon “the help.” And the next challenge was marrying those antique details with modern updates. The kitchen served as a laboratory for the vintage-meets-modern style concoction. “Brandi wanted a traditional kitchen with soft contemporary touches,” says Mikal Otten, owner and lead designer of Exquisite Kitchen Design and the brains behind the new room. “Achieving that was all about
incorporating a few traditional details without getting too carried away.” For example, custom cabinets with a simple cove profile and soft white brushstroke finish “have a feel of tradition, but are simplified and cleaner,” Otten says. Ethereal blue glass backsplash tile “nods to the brick style that we often see done, but adds a soft contemporary touch,” he says. And the farmhouse sink, which “back in the day might have been white porcelain,” he notes, is stainless steel—“a cleaner, sexier, edgier choice.” A walnut coffee-bar armoire and chevronpatterned wood flooring incorporate more turn-of-the-century flavor. “In homes from this period, people would often give one room a special floor treatment,” Otten

says. “We got away from that, and it’s fun to see it coming back again.” In every room here, in fact, the floorcovering literally anchors the decor. “We started with the rug in each room and worked up from there,” Brandi says. In the dining room, a modern floral-patterned rug with pops of orange and charcoal gray dictated the silk shantung wallcovering, branch-like brass chandelier, and clear Lucite chairs that preserve the view of the floor. In the living room, a neutral rug inspired the quiet mix of gray crushed-velvet-upholstered sofas, marbletopped coffee table, and ring-shaped crystal chandelier. And in the foyer, a custom stair runner with a cherry-blossom-inspired pattern shares the spotlight with a midcentury-style
credenza and bold custom artwork. “It’s a real mixture of styles,” Brandi says of the furnishings she and Scott selected for this house. “The look is largely transitional, but every once in a while, there are midcentury and contemporary and bohemian pieces. Luckily it all came together in the end.” According to Branch, the project’s success was less about luck and more about the integrity of a century-old home. “Yes, older buildings tend to sag a bit and have some structural issues, but it seems they’re very forgiving,” he says. “You can repair their structural flaws and make modern updates, and still not lose their character.” Living proof: One total transformation later and this home’s beautiful bones still stand strong.

A modern house in Cherry Hills provides an emptynester couple with a new way of living—and a fresh perspective on the things they value most.

RAMATIC LIFESTYLE SHIFT FROM ts-of-teenagers to empty-nesters
inspires couples to change a thing or bout their homes. (Out with the kids’ oms, in with the home gym!) But for the owners of this new Cherry Hills home, sending their teens to college inspired the decision to design their dream space. The couple assembled the team of Semple Brown Design, Robbins Weiner Design, and RC Brown Construction to create a dwelling that would provide the backdrop for a new way of living: an open, contemporary space—a considerable shift from their very traditional previous home— with a vibe that feels just right when two people or the whole family are around. Inspired by a beautiful site—1.5 acres with mountain views to the west and south—and constrained by a HOA-imposed 18-foot height restriction, Semple Brown principal architects Rusty Brown and Sarah Semple Brown and project architect Brian Pendenski created a split-level, ranch-style house with primary living spaces on the ground floor; a separate guest-bedroom wing that can be closed off when not in use; and view-framing windows at every turn. Interior designers Peggy Bender and Kat Allen, in turn, helped the couple transition to a modern style of furnishings, which they accented with family-heirloom antiques, textiles, artwork, and rare books. “They simplified and downsized in a way,” Bender says, “but by placing their prized possessions in a new context, they are able to appreciate them anew.” Here, architect Rusty Brown shares how that modern backdrop took shape.

5280 Home: If this house were to have a theme, it might be transparency. Rusty Brown: Absolutely. At the front
entrance, there’s a metal-screen-enclosed entryway. You enter through the side of that screen, and when you turn the corner and look in the front door, you can see straight through the house to the backyard; the doors at the front and back of the entry hall open up completely, creating a kind of breezeway. Our intent was to create that “Wow!” moment. Your use of similar screens inside the house adds to the effect.
We decided to pull the concept into the dining room with a rolling wood screen. The homeowners can close the screen and have a very formal dinner, or they can open it entirely and let the house flow from one room to the next. Do other architectural elements emphasize that sense of flow?
The pavilion-like space that contains the primary living rooms has a continuous Douglasfir ceiling that extends to the outdoors in one uninterrupted plane. The beams carry through too, and a clerestory window as well; these elements tie this part of the house together.
The ceiling’s open-slat design adds to the feeling of transparency.
Speaking of welcoming, tell us about those outdoor living spaces.
We wanted to create the illusion of the ceiling being something other than a solid enclosure. But there’s also a practical purpose to the design, which hides some acoustical dampening material behind the slats—an important feature in a space where most of the surfaces are hard.
The living room’s window wall opens up to a front porch with a big view, and similar window systems in the dining room and entry hall open onto a more private garden in the back. The dining room’s glass pocket doors slide right into the wall, so you can be sitting at the dining table and it’s as if you were sitting outside.
Like those polished-concrete floors.
They were one of our client’s specific requests. He has a beautiful leather belt that means a lot to him and he said, “I want the floor to look like this belt.” And the rest of the materials palette?
The stone is a Kansas limestone, which we used sparingly to call attention to the front and back entries, fireplace, and other special design elements. The rest of the exterior is glass or a natural untinted stucco. Our objective was to have the house recede into its surroundings and be very quiet. There are also some beautiful wood accents.
As people are approaching the house, the wood is seen as an invitation, a softer and warmer welcoming gesture.
So it’s fair to say that this new home has changed its owners’ lifestyle?
This house is no smaller than their previous house, but it functions very differently. The old house had a lot of dead-end rooms. But this is a place where the two of them can feel like they’re using most of the rooms every day. Their sense of using—and enjoying—the space they have is far greater here.

The Belcaro garden had been manicured to a tee by the property’s original owners, who, after building their home in 1947, planted saplings and seeds acquired from the Denver Botanic Gardens. Over the years, the foliage flourished, creating such layered lushness—think: thriving geraniums, bougainvillea, mint, and potato vines—the garden could be mistaken for a quiet corner of Giverny. The designers kept the charming vibe alive when creating the outdoor dining room, pairing the homeowner’s Restoration Hardware dining table and chairs with Cynthia Rowley Home tableware and hard-wearing lanterns from Home Goods. “The most comfortable and gracious outdoor spaces typically have soft components mixed with iron or wood,” says Zibell, noting that a combination of indoor/outdoor rugs, candlelight, and outdoor pillows works wonders in making guests want to linger.
