An efficiency expert concluded his lecture with a note of caution. "Don't try these techniques at home." "Why not?" asked somebody from the audience. "I watched my wife's routine at breakfast for years," the expert explained. "She made lots of trips between the fridge, stove, table and cabinets, often carrying a single item at a time. One day I told her, "You're wasting too much time. Why don't you try carrying several things at once?" "Did it save time?" the guy in the audience asked. "Actually, yes," replied the expert. "It used to take her 20 minutes to make breakfast. Now I do it in ten."

In the current economic climate employers, employees and job seekers are increasingly interested in opportunities to train and to increase their skill levels. This is something that should not be taken lightly. I have encountered lots of people who aren’t familiar with the basics of IT (e.g. sending and receiving an Email, using the Internet as a research tool, how to format a document). These are the sort of skills that employers in recent years have come to take for granted and would consider to be crucial in day to day business. We should have a working population who can carry out these simple but very effective tasks.
staff from one company where we looked at creating charts, sorting and filtering data along with some functions such as the IF and Vlookup. At the end of the course one of the staff members commented it was the most beneficial course he had ever attended and acknowledged that if he had received the training when he joined it would have saved him a considerable amount of time. Think of the advantage to the business if their staff had known this information at the beginning and they could have concentrated more time on other areas in work such as sales or developing new ideas.
We have a huge number of skilled trades people who have recently become unemployed and now we need to re-train them in other areas in attempt to increase their opportunities in getting back into the workplace.
While an employer might look at training as an unnecessary expense and think that the business is getting on fine, the reality is that a lot of money can be saved as a result of a quality customised training course. If staff are not given adequate training you can find the following things happening in your business:
For business, training can be of enormous benefit even in the current climate. A quality training course customised for a business’ needs should • improve knowledge • improve efficiency and productivity in the workplace. • improve IT skills within the business allowing the introduction of new technologies as they becomes available

The road by my house was in bad condition. Every day, I dodged potholes on the way to work, so I was relieved to see a council crew working on the road one morning. Later, on my way home, I noticed the men were gone and no improvement in the road. Where the crew had been working stood a new, bright-yellow sign with the words, "Rough Road."

Look after your eyes Surveys show that people fear losing their sight more than any other sense. Yet those of us with good vision often find it so hard to imagine life without it that we tend to take it for granted. Almost 50 per cent of eye injuries occur in the home and a staggering 20,000 eye accidents a year – one every 25 minutes! – happen as a direct result of DIY. Occupational risks to eye health can be less obvious. For example, prolonged use of a computer screen can result in what has become known as computer vision syndrome (CVS). As for sports, The Royal Society for the Prevention of Accidents (RoSPA) estimates that squash balls alone are responsible for 2,000 hospital admissions in the UK each year. Many people are still unaware that their eyesight can be damaged simply through exposure to the sun. Yet the fact is that the ultraviolet component
of sunlight may contribute to cataracts, cornea damage and even macular degeneration, the biggest cause of sight loss. To stay safe in the sun, all you need is a pair of good sunglasses. They don’t have to be expensive, but they do have to carry the CE mark, which shows that they conform to European safety standards. You’ve heard of health food, but have you heard of eye health food? A rapidly growing body of evidence seems to indicate that certain substances, called lutein, and its variant zeaxanthin, help protect the eyes against the harmful effects of the sun and may help prevent the onset of eye disease. Lutein and zeaxanthin are found in a lot of everyday foods. Unfortunately, despite our best efforts, sometimes things do go wrong. Because of this, one of the best ways to look after your sight is to go for regular eye tests.

The Benefits of Olive Oil Olive oil is a fruit-juice. Olive oil is cold pressed olive juice and olives are a fruit. That’s why it's so healthy and is used in the finest cuisines all over the world. Cold pressed means that the olives are picked and squeezed and are not boiled before squeezing. There are three types of olive oil: * Extra vierge: the purest oil with an excellent taste and a low acidic level; * Vierge: oil with a very good taste and a higher acidic level; * Normal olive oil: this consists of a mix of refined olive oil and an oil between extra vierge and vierge olive oil, it has a good to normal taste. You can compare olive oil with wine. Its quality and taste is influenced by geographical factors such as land or region. You also have good and bad olive years, depending on the weather during a certain season. The quality depends of the good care of growers and producers. There are oils with a strong and with a mild taste, some are spicy and others have a grass taste or taste a bit like nuts. No olive oil is the same. There is yellow and green olive oil. The colour says something about the time of season the olives are harvested and not about the quality. The benefits of olives and olive-oil * In the Mediterranean countries of Europe people eat a lot of olive oil. It is common to eat bread or toast just dipped in olive oil. Because of the daily use of olive oil the people that live in these countries suffer less from heart diseases than people of other countries in Europe.
• The use of olive oil has a positive effect on the cholesterol level in our blood. • Because olives grow in a warm environment and the fruit has to protect itself from heat and bright sunshine, olives contain a lot of fenol-like substances. These substances could possibly play a role in the prevention and cure of thrombosis and arteriosclerosis. • It is often said that olive oil causes problems with the stomach or intestines. This is simply not the case. Olive oil is very easy to digest and mild for the intestines! Test it yourself You can do a little test. If you spill some olive oil on your hands you can easily wash it off. It disappears fast in the sink and you don't need a lot of hot water and detergent to wash it away. Because your body is like a glass of water it reacts the same. If you have eaten some olive oil your body will evaporate it within 1½ hour via your pores. This means your body can handle it easily and does not have to waste any energy to digest it. This works differently with baking butter and other products, especially those based on animal products. In this case you have to scrub hard and need hot water and detergent to dissolve the fat in the water so it can be washed away. Use more olive oil Oil and butter based on vegetables are to be preferred but olive oil is best of course and you can fry everything in it. To put it shortly: everything you eat should be based on fruit or vegetables. You will look and feel much healthier and younger too!

External Wall Insulation by Paul Cahalan Insulation is a buzzword at the moment with numerous grants available for anyone wishing to insulate their home. External Wall Insulation is a great way to insulate your property from the cold damp Irish weather. But what is it? Solid walls lose even more heat than cavity walls; the only way to reduce this heat loss is to insulate them on the inside or the outside. This helps to create a more even temperature in your home, helps prevent condensation on the walls and ceilings and can also reduce the amount of heat building up inside your home during summer hot spells. It's not cheap, but you will soon see the benefits to your heating bill and it's another way of playing your part in reducing carbon dioxide (CO2) emissions. There are two types of solid wall insulation: external and internal.

Why do I need External Insulation? •Most houses pre 1990 have been built with solid block or cavity and most likely are not insulated. • If you want to cut down on your fuel costs and improve your insulation value. • If you want to give your home a total facelift

Home Energy Clusters to create jobs in Tipperary Conor Lenihan, TD, Minister for Science, Technology, Innovation and Natural Resources recently officially launched a scheme expected to generate significant employment across Tipperary over the next 6 to 12 months. The main focus of the Greenloan Home Energy Savers Scheme is to create employment opportunities in local communities by grouping homeowners to avail of large discounts in upgrading their properties. Fourteen clusters comprising scores of homeowners have already been created in Tipperary under the scheme, which was originally piloted in County Mayo last year as part of the pilot phase of the SEI Home Energy Saving Scheme (HES). The clusters are located in Thurles (5), Nenagh (2), Clonmel (3), Roscrea, Cashel, Galtee Valley and Fethard. Speaking at the launch Minister Lenihan said: ‘My Department has made available almost EUR50 million to the Home Energy Saving Scheme for 2009. This is expected to fund in excess of 30,000 home energy upgrades this year alone and generate a large amount of much needed employment in the current economic circumstances.’ ‘I welcome the great interest in the scheme from the business sector. There is now wide acceptance that the green economy is a major growth area. The almost EUR50 million going into the green economy this year from the Home Energy Saving Scheme offers a very attractive commercial opportunity for businesses that assist homeowners with completing insulation and other works under the scheme and in particular those which add value to the transaction’ added Minister Lenihan. Welcoming the launch of the new scheme, Aidan Burke of the Construction Industry Federation (CIF) said: ‘CIF is delighted to see the launch of this innovative scheme and sees long term benefits in funding the retrofitting of buildings and creating construction employment. The cluster approach is unique and will create all sorts of synergies of benefit to the customer and contractor alike.’ Scheme Administrator Mary Stewart said: ‘The Greenloan Scheme enables homeowners to renovate their homes in an organised cluster, save money, help protect the environment, and support local employment and local manufacturers. We believe Tipperary’s cleantech and construction workers will benefit from the thousands of jobs created nationally by this scheme over the next
year as people look to renovate their homes with new wood pellet boilers, solar hot water systems, and attic and cavity wall insulation.’ ‘The primary focus of the pilot scheme was efficiency and carbon reduction all based on clustering works to achieve a significant cost reduction for the householder. The national scheme is different in that its primary focus is on job creation’ she added. Ms. Stewart pointed out that an estimated 800,000 euro was injected into the County Mayo economy during the eight-week pilot scheme. She explained: ‘Over 115 homes with an average investment of 7,500 euro underwent upgrades, which were carried out by 40 separate contractors throughout Mayo. If the same numbers occur on the national scheme as on the pilot, we can expect to create in excess of 4000 jobs in the next year.’ She continued, ‘The Greenloan Scheme is different from the SEI Home Energy Saving Scheme (HES) scheme in that groups of local residents can form clusters. By pooling together, the costs of works are substantially reduced as bulk works are organised at significant discounts of up to 40%. The only commitment that must be made by homeowners is to have a Building Energy Rating (BER) assessment carried out on their home. 200 euro grants are available towards this cost.’ The Greenloan Scheme comes with strict quality assurance, low pricing on equipment upgrades and insulation, and open access to individuals to generate business by becoming BER cluster leaders and installers, thus helping to generate employment. Cluster participants can include homeowners, BER Assessors, Architects, Engineers, Construction Workers, Gardeners, Plumbers and Electricians. According to Ms. Stewart, ‘In advance of carbon taxes and payments to cover the cost of carbon emissions, the Greenloan scheme is providing businesses, homeowners and landlords the ideal opportunity to upgrade their cost base in advance of these extra taxes. Prices in the construction industry have never been lower so homeowners should take advantage of low product prices, lower installation prices and grant assistance now.’ For more on the Greenloan Home Energy Savers Scheme, including an interactive map identifying existing clusters throughout Ireland, see www.greenloan.ie.

Chimney Care If you own a fireplace, it is important to get your chimney cleaned at least once a year. Proper chimney and fireplace maintenance will prevent dangers like fires or carbon monoxide poisoning and keep you home and your family safe.
If you light fires in your fireplace or woodstove three or more times a week during the heating season, proper maintenance would include cleaning and inspecting the chimney once a year.
As fires burn, smoke goes up the chimney. Some of that smoke condenses in creosote on the flue -- the inner surface of the chimney.
If you burn unseasoned wood (wood that is still a bit wet or green), twicea-year cleaning and inspection may be necessary.
Creosote, a hard tar-like substance, builds up over time. When a thick coat of creosote catches fire, you get a chimney fire, a powerful and frightening inferno that can be as loud as a low flying jet.
Most of the creosote build-up occurs when the fire is first lit. A cold chimney causes much more of the smoke to condense on the chimney flue. Therefore, a continuous fire will usually foul a chimney more slowly than many separate fires.
Chimney fires are often so hot that nearby walls and rafters burst into flame. The fire spreads so fast that firefighters often arrive too late to save any of the home. Not all chimney fires are loud roaring events, but quiet ones can be just as dangerous. The extremely high temperatures associated with chimney fires cause cracks to form in the flue and chimney. Carbon monoxide is generated anywhere fuel is burned, including your fireplace, woodstove or furnace. Normally, these deadly fumes vent safely up the chimney. But if the chimney starts to leak, the fumes may be drawn back into the home. Proper chimney maintenance and care, including routine chimney sweeps, will an important part of preventing chimney fires.
Carbon Monoxide Carbon monoxide is a sneaky poison. The odourless colourless gas can be lethal. The human body treats it as if it were oxygen. Quickly distributed throughout the body, the poison has the biggest effect on the brain. Children can sustain brain damage with low levels of exposure. Symptoms mimic the common cold, so most people are unaware they are being poisoned. More extensive exposure leads to vomiting, nausea and, eventually, death. The good news is that your fireplace can continue to be a source of safe pleasure if you stick to a simple maintenance schedule. Have your chimney cleaned regularly and inspected by a chimney sweep trained in chimney inspection.

IFA and Road Safety Authority Issue Road Safety Appeal The Irish Farmers Association and the Road Safety Authority (RSA) and are urging road users to take extra care as the number of tractors, trailers and other farm machinery using the roads increases over the summer months. IFA President Padraig Walshe said, “I am asking farmers to be safety conscious whenever bringing a farm vehicle onto the public road. Farmers should be aware of traffic building up behind them and keep left where possible to allow other vehicles pass safely. I would appeal to other road users to show patience when encountering farm machinery on the road. With understanding on both sides, the roads can be safer for everybody.” Advising road users, Noel Brett, CEO, Road Safety Authority, said “This is a busy time of year for farmers as it coincides with silage cutting season. All road users are being advised to watch out for tractors, trailers and other farm machinery exiting from fields and farm yards and to exercise caution when travelling behind or meeting such vehicles on the road. When using roads, especially in rural areas, only over take farm machinery when it’s safe to do so and expect the unexpected, as danger could literally be around the next corner.”

Drivers of agricultural vehicles are being reminded that they are covered by road traffic laws on driver licensing, insurance, standards in relation to vehicle roadworthiness, vehicle lighting and motor tax. Noel Brett also urged farmers to ensure that “the drivers you use are competent and do not carry a passenger unless the tractor is equipped to carry one. The trailer should not be used for transporting people unless it has provision for carrying them.” He added “Your driving mirror must provide an adequate view of the road to the rear and all agricultural vehicles must have proper working brakes on both tractor and trailer units. They must be fitted with lights, reflectors and indicators. Don’t load the trailer in such a way that it would make it unstable on the road, and beware of low bridges, overhanging trees, overhead cables and uneven road surfaces which could cause the load to shift and possibly overturn.” For more information on legal requirements and road safety regarding agricultural vehicles using the public road please contact the RSA at info@rsa.ie. Just outside Clonmel about a half a mile from Marlfield can be found the picturesque and very beautiful St Patrick's Well. Here can be found a tough weather beaten small Celtic cross, a tiny ruined Chapel and Holy Well. The Well has long been a popular place of Pilgrimage. The waters from the Well pour into a large circular pond at the foot of an old tree. The cross situated at the centre is of Celtic
style and dates back to early Christianity. The little Church measuring 42 feet long and 17 feet broad is over 375 years old. Within the Church can be seen the Alter Tomb of the White Family which was brought from Old St Mary's Church in Clonmel. It contains the remains of Nicholas White who belonged to the "House of York" throughout the War of the Roses in the 15th Century.

At 15.00 (20.00GMT) on 2nd June, Fearghal O’Nuallain and Simon Evans of Revolution Cycle cycled across the Equator after 10,000km in saddle. They crossed the line marking the middle of the globe 20km north of the Ecuadorian capital Quito in South America. Evans notes that “This is a significant event, as crossing the equator twice is one of the requirements for a circumnavigation as dictated by the Guinness Record keepers, the criteria that the expedition we’re sticking to…”. Other criteria include a minimum distance of 29,000km to be covered by bike, and a consistent east-west or west-east direction.
Since leaving Greystones, Evans and O’Nuallain have covered almost 10,000km through the country lanes of France, the wilds of Bolivia, the coastal desert of Peru, and the jungles of Ecuador. The journey hasn’t all been plain sailing says O’Nuallain, “I was knocked off my bike by a careless bus driver in Buenos Aires, luckily I got away with some minor scrapes and a dent in my trailer, but I got quite a shock…”, “I found the roadblocks in the Andes in Peru pretty scary…” notes Evans, “…I was hauling my bike past burning tyres and over mud banks as angry, drunk protesters shouted and waved knives and pitch forks…”.
In November 2008, Evans and O’Nuallain began the first Irish circumnavigation of the globe by bicycle. Their unsupported expedition will cover over 30,000km, passing through 30 countries and some of the highest, lowest, driest, coldest, warmest and loneliest places on earth. In doing so, they will be promoting the positive contribution that cycling can make to mental health and the environment, raising funds for Aware and highlighting climate change.
The next leg of their journey will take them from Shanghai across Central Asia and Iran to Turkey, a distance of roughly 10,000km. From Turkey the final 10,000km will take them through the Middle East and North Africa entering Europe at Sicily from Tunisia, then home to Greystones where the journey began. Ag Éisteacht Club Consultation Update Three clubs have been visited since Congress as part of the Ag Éisteacht Programme which involves An tÚachtarán and An tÁrd Stiúrthóir visiting clubs to listen to their views on the Association, how it operates and how it is preparing for the future. An tÚachtarán, Christy Cooney, visited Fingallians (Dublin) and Eadestown (Kildare) and An tÁrd Stiúrthóir, Padraig Duffy visiting Scariff (Clare). A schedule of future club visits is currently being compiled and it hoped that as many as 40 clubs will be visited before now and April 2010, including a number overseas. A quarterly review of the programme will take place and a circular will be sent to clubs at this point outlining some of the main suggestions, concerns and observations shared by clubs. A conscious effort is being made to select clubs from varying backgrounds but if you think your club might benefit from involvement in the exercise, email Communications Manager Alan Milton at alan.milton@gaa.ie outlining the reasons and providing some background information on your club.

This weekend was the inaugural meeting of competitors, officials and supporters at the HSE Community Games National Finals in Athlone Institute of Technology. The excitement of the move from Mosney, Co. Meath was uppermost in the minds of the Tipperary contingent involved and it proved to be a highly successful occasion with the County winning 2 Gold, 2 Bronze and Pewter medals. Ciara Cummins from Thurles proved to be the outstanding female athlete over the weekend in the U-13 mixed Cross Country. In the heats on Saturday Ciara was the first athlete home, the remarkable fact here being that in the U-13 mixed Cross Country all boys and girls run in the same race. This meant that Ciara, for the first time in Community Games history, beat all the boys in the heat to win and qualify for the final with the
County Tipperary team. On Sunday Ciara was again the 1st girl home and finished in 5th place overall. The Tipperary team finished in 5 th place overall. Ciara’s team mates were Liam Fahey New Inn, Killian Cullagh Silvermines, Jason Ryan Ballinahinch/Killoscully, Jamie Franks Tipperary Town, Dylan Grant Thurles, Saoirse McGeever, Clonmel, Mairead Teehan St.Flannans, Shona O’Donoghue Burgess and Bernadette Hayes Ballina and they finished 3rd in their heat. The Boys U-14 Cross Country Team of Liam Finn, James Madden and Michael Hogan (all Silvermines), Eoin Ryan, Newport, Tom Hennessey Ballinahinch and Thomas Conway Ballina, won their semi-final on Saturday. They ran very strongly throughout the race to come home in 3rd place in the Final on Sunday.

Teamer.net Reaches Member Milestone Silvermines participants at HSE Community Games National Finals
Irish Sports Team Management Website Teamer www.teamer.net, has reached a major milestone of 100,000 members, less than 1 year after its launch. Teamer.net which launched in September 2008, has been growing rapidly in both the Irish and UK markets, and is now starting to make its presence felt in the US and Australian markets.
Co Tipperary U-13 Cross Country runners at HSE Community Games National Finals
Teamer.net is a FREE service which greatly eases the administrative and financial burden placed on those who are in charge of sports teams. It allows team organisers to communicate directly with players via their computer and/or mobile phone, sending out match details via both email and text message at no cost to the team organiser. It also provides teams with a private team space to talk tactics, share photo’s, blog and chat in a secure password protected environment. “We are delighted to announce the sign up of our 100,000th member,
and fittingly this member was based in our home market in Ireland” commented Niall McEvoy, Teamer CEO. “At Teamer, we are looking to build a global internet brand in the sports vertical. We are well on target to achieve user growth to more than 250,000 members in 2009 ” added McEvoy. “While Ireland is currently our largest market with more than 55,000 members, we expect the UK to become our leading market by early Autumn this year, and the US market to top our member table around Mid 2010”. Teamer is currently in discussions with a number of Irish and International investors to secure additional funding to drive its international growth initiative. “We have attracted some decent investor interest in difficult times, primarily resulting from our rapid user acquisition rates. We have also secured advertising and sponsorship revenue from blue chip brands in the Irish market, and the challenge now is to replicate this business model in international markets”

This article is geared for small business owners or the Self-Employed, but is relevant to all of us, and how we communicate our message to each other: Your work is important. Your business is important. Therefore YOU are important. Our economy is struggling right now. Jobs are being lost. People are suffering. The way out is us! And Small Businesses. Small business will lead the way for job creation. We, and our business will rebuild this economy. One day at a time. We have enjoyed all of the good economic times of recent past. We have been given a tremendous amount of freedom and opportunity. Now is time to honour what we’ve received by assuming a responsibility that is ours. We have a part to play in getting us back on track. We should not be looking to government for job creation. We should not be looking for hand-outs. We will thrive, as we always have, on innovation and hard work. Now is the time for both. The ripple effect Part of the reason the economy has slowed down so much is that everybody is spending time and energy talking about how bad it is. Now remember, I said part of the reason!
People have that kind of power. You have that kind of power. The economy is based on everyday decisions made by people just like you. If you decide to spend money, start a business or even talk about doing so, it creates a psychological ripple effect to those around you. Be a part of effective change. Speak only of growth, opportunity and how we can build together. Even better, put your money where your mouth is and invest in yourself, your business and your local economy. You are the foundation Small business is the foundation of our economy. Small business creates jobs. Small business creates local economy. Local economy effects national economy and so on. You and your business are part of our economic engine. Remember, all the great businesses of today had to begin somewhere. All the blue chips began on a drawing board, the back of a napkin, in somebody’s garage. Some small businesses will turn into the next Dell, Apple or Google. This is your opportunity to be the foundation of something bigger. We now have the time and space to do it. We are not running around manic selling selling selling. A lot of small businesses stress that they are biding their time adn just surviving. I feel this is a good ethos, rather than refusing to cut prices or provide better value and then crumbling under low or no cash flow or huge expenses. Take care of your people Your business thrives on people. Your people are your business. People are essential to sales, promotions,

It's impossible to avoid mortgage jargon, but the following is a helpful guide to the more popular terms and phrases; and some of the less well known. Fixed Rate The rate of interest on your mortgage is fixed for a specified period, and is guaranteed not to vary within that period. However, beware if you wish to get out of it before the end of the specified term as you will incur interest penalties. F.T.B. This refers to a first time buyer, someone who has not purchased a property before either at home or abroad. It has a particular significance in relation to rates of stamp duty applicable in that a first time buyer is exempt from stamp duty on the purchase price of a second hand property up to €317,500. Guarantor If you were to sign a letter of guarantee for someone taking out a mortgage, you are then liable for the repayments on the loan in the event of the borrower failing to make the repayments. So it is a very serious commitment and one where you should seek independent legal advice Insurance Lending institutions require building insurance to protect their interest. This covers any structural damage to the property. Contents insurance covers any loss or damage to the owners’ contents. Interest Only Mortgages A recent phenomenon on the Irish market, this is where you only pay the interest on the mortgage. This is a facility which can be availed of for a specific period, say 5 years, or in exceptional cases for the duration of the mortgage. The important point to remember is you will have to pay the capital back at some stage, either by regular monthly repayments or in a lump sum. We recommend you take independent financial advice before taking out an interest only mortgage. Legal Fees When purchasing a property you must employ a solicitor to handle the legal aspects on your behalf, more commonly referred to as the conveyance, in effect the transfer of title to the property from the vendor to the pur-
chaser. The typical fee as recommended by the law society is 1% of the purchase price plus VAT at 21%. In addition other legal charges will apply such as cost of registering title in the land registry and stamp duty on the mortgage deed. You can basically allow up to €650 for registration of title and 0.1% of the mortgage amount, if the mortgage exceeds €254,000. You will also have to cover typical outlay for postage, fax, search fees and other incidentals. Level Term Assurance Normally required by financial institutions when customer is availing of an interest only facility on their mortgage, as the capital will remain constant during this period. The sum assured under the policy must remain constant also. Life Assurance A policy whereby you insure your life against death and in the event of a claim, the insurance company will pay your next of kin a lump sum, under the terms of the contract. Usually associated with mortgages but people also avail of it with family protection in mind. Loan Offer A letter from a financial institution offering you a loan to purchase a property, subject to certain terms and conditions which must be met before the loan cheque can issue. L.T.V. Meaning loan to value. If you own a house worth 500K and there is a mortgage of 300K on it, the property has an L.T.V. of 60%. i.e. the loan amount outstanding is 60% of the value. Mortgage If you take out a loan to assist you purchase a property, it is more commonly referred to as a mortgage. In effect, you are mortgaging the property to whatever financial institution is lending you the money, basically transferring part ownership of the property to the financial institution for the duration of the loan. Mortgage Rate The rate of interest charged to you by a financial institution on a mortgage, in other words, the cost to you of borrowing the money to purchase your house. Nowadays, it is inextricably linked in to ECB rate and moves in line with ECB rates generally. Mortgage Term The number of years over which the mortgage must be paid is the mortgage term.

You ask your financial institution for a redemption figure Shared Ownership Scheme (SOS) The SOS loan provides assistance to those on low incomes who cannot get loan approval for a mortgage from any other financial institution. Repossession The mortgage lender takes possession of a property when the borrower defaults on payment. Underwriting When you submit a mortgage application to a financial institution, it is examined and assessed by an underwriter who will look at it from a affordability perspective. The main issues the underwriter will look at are your net disposable income after tax and PRSI and any other outgoings or commitments you might have. They will also factor in typical household expenditure for you into the equation and will then be in a position to decide how much you can afford to borrow. Typically, they will insist on allowing you use up to a maximum of 40% of your net disposable income to fund your mortgage repayments. Valuation When you take out a mortgage, it is normal for the institution lending you the money to insist on a valuation report being carried out to confirm value of property which will be used as security for the loan. It is primarily a

Even in earliest times rumors about a sub-aquatic monster in Lough Ree were heard. The Life of Saint Mochuda mentions it, helpfully adding that it had devoured a man. Further descriptions were, however, not really forthcoming. Lough Ree was also reputed to hide an underwater city complete with a cathedral. It is said that a bishop once tried to visit it and never returned. It is not known whether he settled, fell victim to an early diving accident or was eaten by the monster. Interest in the Lough Ree Monster was rekindled in the 1960s, when churchmen saw "the monster" - Father Quigly, Father Murray and Father Burke, fishing off Holly Point. The priests were quoted in the "Westmeath Independent" with these words: "It was moving. It went down under the water and came up again in the form of a loop. The length from the end of the coil to the head was 6 feet. There was about 18 inches of head and neck over the water. The head and neck were narrow in comparison to the thickness of a good-sized salmon. It was getting its propulsion from underneath the water, and we did not see all of it." In June 2001 an expedition of the Global Underwater Search Team tried to get to the bottom of the monster matter through surface monitoring and a hydrophone. The evidence was inconclusive: A "peculiar sound" and a small object swimming in the lake. Early manuscripts and folklore mention aquatic cryptozoological phenomena like: Aonbharr - a horse able to travel on land or sea, either a magical steed or a curious mutation; the Bledmall - a sea-monster from the deep, mentioned in early narratives; the Horse-Eel or Eel-Horse - a huge, snake-like water creature with a mane, thrashing about lakes and streams; the Irish Crocodile (no relation to the alligators in New York's sewers);
the Master Otter a large breed of otter with magical connotations, Dobharchú being the father of all otters and "King of the Lakes"; Mermaids and Mermen - especially Liban of Lough Neagh is famous in legend and a rare example of an inland mermaid to boot; the multi-eyed Suileach; the Water-Horse (each uisce) - a horse living in the sea and known to snack on humans; Saint Feichim of Fore managed to use it as a draught horse. And according to folklore the normal eels could foretell famine in the west of Ireland by whistling! Lough Derg in County Donegal had a monster on its shore, but a conveniently passing Saint Patrick banished it beneath the waves. This lake monster supposedly grew from a hairy worm found in the bones of a dead witch - and was called Caoránach. We know considerably less about the monster in Lough Graney ... which appears once every seven years. This reminds us of the similar legend that Lough Sheelin (County Cavan) takes a life every seven years. Lough Mask had (or has) the rather elusive Irish Crocodile. Gone but also not forgotten is Muidris or Sineach, a monster in Lough Rudraige (County Down), slain by Fergus Mac Leide. Lough Swilly in County Donegal finally had the multi-eyed sea-monster Suileach, it was dispatched by Saint Colum Cille. The oilliphéist (literally "great reptile"), a dragon-like monster that carved out the Shannon to stop Saint Patrick banishing the snakes, is known in legend as well.

Things are going to be very cool on Saturday 13th June at The Source Arts Centre. The songs of Nina Simone seem to resonate across time and find a place in the hearts of many people. Whether it’s the infectious joy of Ain’t Got No or my Baby Just Cares For Me, or the deep lyrical meaning in Strange Fruit, you will have been touched by her music at some point in your life. Karen Underwood is a woman who has not just been touched by Nina Simone, but her own life parallels Nina’s in a lot of ways. A native of Chicago, Karen now lives in Cork in self imposed exile. Now known as the Chicago Diva, she has been on a voyage of self discovery for the last eleven years. This show captures her struggles as

Matthew Shardlake, lawyer hero of Sansom’s four previous historical whodunnits, has more than enough to keep him busy. A young boy locked up in Bedlam is in danger of being burned as a heretic and an old friend has been brutally murdered. Shardlake, with his servant Jack Barak and his physician friend Guy Malton, find themselves on the trail of a uniquely terrifying killer who stages his murders with gruesome ingenuity according to different passages in the Book of Revelation. way? Here are some other behaviors that is suppose to predict the coming of bad weather: Frogs croak louder and longer than usual. Roosters crow later in the day. Birds fly lower to the ground and gather on tree branches and telephone wires. Pigs squeal more and gathers sticks to make a nest.
Cows lay down in the fields to feed, and lay down to ensure they have a dry spot to lay. Cows also run around the field with their tails raised high swatting flies before a storm. Bees and butterflies seem to disappear from the flower beds they usually visit.
Red and black ants build up their mounds around the holes, and may actually cover the hole. Fish jump out of the water and nip at low flying insects. Dolphins come into sheltered bays to avoid storms. Spiders leave their webs when it rains. Bees won't leave their hives.

Saint Thomas Becket Thomas a Becket was born in 1118 in London. While working with the Archbishop of Cantebury, he befriended King Henry 11, who made him his chancellor and the two became close friends. Henry was a diligent and intelligent King who sought to reform the country’s laws and bring justice to every person in the country from the aristocracy right down to the humblest serfs. Most of the current laws in the world are based on the laws he introduced. (He was also the English king that took over Ireland in 1169). Becket carried out many tasks for Henry II including leading the English army into battle. When Theobald died in 1161, Henry made Becket archbishop on 3rd June 1162. The decision angered many leading churchmen. They pointed out that Becket had never been a priest, had a reputation as a cruel military commander and was very materialistic (Becket loved expensive food, wine and clothes).
and other leading churchmen who had supported Henry while he was away. Henry was furious when he heard the news and supposedly shouted out: "Will no one rid me of this turbulent priest?" Four of Henry's knights, Hugh de Morville, William de Tracy, Reginald Fitz Urse, and Richard Ie Bret, who heard Henry's angry outburst decided to go and see Becket.
In 1163, Henry decided to reform the laws of the country to control the rise in crime. One area he tackled was the Church courts. Priests and clerics were not tried by the Civil Courts but by the Church courts who imposed lenient punishments regardless of the crime. Murderers were escaping justice and Henry wished to rectify this, but Becket refused to co-operate with him. The King and Becket fell out and Becket fled to France in 1164.
When the knights arrived at Canterbury Cathedral on 29th December 1170, they demanded that Becket pardon the men he had excommunicated. When Becket refused, they hacked him to death with their swords.
He returned in 1170. As soon as he arrived on English soil, he excommunicated the Archbishop of York
The Rose - the Flower of June Every flower has a history and every flower symbolizes something. Often the history and symbols are confusing and contradictory but they are still fascinating. If your birthday is in the month of June, your flower is the rose. Here is the story and language of your flower. The Latin name for the rose, rosa, literally means red. Quite possibly the most popular flower in the history of the world, the rose has a multitude of legends and myths surrounding it. A flower of such prominence must be related to the gods of our world or at least one would think so when considering the wealth of otherworldly associations attached to the blossom. Was the smile of Amor the source of our first rose or did it fall from the hair of the goddess of dawn, Aurora? The sweet scent and frowsy beauty of the blossom resulted in it being popular among the rulers of this world. The infamous Cleopatra had her pillows filled with rose petals. Romans used petals to decorate their feasts and even had canopies filled to shower petals upon the guests. Sometimes the Roman’s love of roses became too much and the shower of petals would actually smother guests. Jewish legends attributed the color of the rose to the first blood that
The Christian world was shocked by Becket's murder. The pope canonised Becket and he became a symbol of Christian resistance to the power of the monarchy. His shrine at Canterbury became the most important place in the country for pilgrims to visit.
darkened the earth’s soil. The Teutons believed the rose was a symbol of the underworld and called their battlefields rose gardens. Roses also became a sign of secrecy. The Greeks would plan their battles in the secrecy of a rose bower or sub rosa. As a result, it became customary during the 16th-17th centuries to paint roses on the ceilings of meeting places and council chambers. Prostitutes in Nimes were known as roses. Clearly a visit to a rose would need to be done in secret. The Roman love of roses undermined the desirability of the flower for Christians since they associated it with the hedonistic lifestyle of the Romans. However, the flower was too popular to ignore and so the flower was added to the bouquet of flowers that are attributed to the Virgin Mary. The white rose symbolized her joy and the red rose symbolized Mary’s suffering. As a result, the rose became viewed as a paragon of virtue. If you send a rose to someone, you are sending a message that references timeless attributes and places such as love, joy, beauty, blood, celebration, death, enjoyment of life’s pleasures, secrecy struggle, the underworld, youth and war.

The Miraculous Prayer – Dear Heart of Jesus, in the past I’ve asked for many favours. This time I ask You this very special one (mention favour). The Minister has now extended the 3-year cap, which already applies to dwellinghouses, to farms and other businesses in circumstances where earlier transfer would not have been possible.
