Baron Road Primary School - Blackpool Work on a new £5m primary school being built in Blackpool is well underway. The new building, located on the site off Baron Road, Blackpool, will provide an extra 60 primary school places per year when it reaches full capacity in 2020. The school will be part single / part two storeys with fourteen classrooms to accommodate children from reception through to year six with separate music and IT suites together with a kitchen, hall / dining and staff and administration facilities. The school is planned to be open by September 2013 and pupils will be introduced into reception class gradually, one year at a time, so as not to have a detrimental effect on other nearby schools. A new school will enable Blackpool to be more prepared for a rising population around the south shore area and will allow for more parental choice when choosing a primary school in the south of Blackpool. The site on Baron Road was chosen as the best location place for the new school, due to its town centre location, the immediately available Brownfi eld site and the large amount of residents situated either side of Seasiders’ Way.

Main contractor Balfour Beatty is behind the £44m project which will replace the existing St Ambrose and Drumpark High Schools and six community football pitches. The development is taking place on former landfi ll and industrial land – more recently reclaimed as parkland and designated as greenbelt. This has necessitated construction of a complex below ground drainage system – implemented by international materials company Saint-Gobain. The choice of location has proven controversial locally with some fearing potential harmful impact of the below ground conditions on the health of pupils. Council planner Jim Logue stressed at the time that the park represented; “the only suitable site in the catchment area.”

Stowe School Stowe School is an independent school in Stowe, Buckinghamshire. It was founded in 1923 by J.F. Roxburgh, initially with 99 male pupils. It is a member of the Rugby Group and Headmasters’ and Headmistresses’ Conference. The school is also a member of the G20 Schools Group. The headmaster, Dr Anthony Wallersteiner, was recognised as Tatler’s Headmaster of the Year in 2007; the school was also shortlisted for the School of the Year award in 2009. The school is currently becoming fully co-educational. As of 2011, there were 550 boys and 220 girls. The school has been based since its beginnings at Stowe House, formerly the country seat of the Dukes of Buckingham and Chandos. Along with many of the other buildings on the school’s estate, the main house is now a Grade 1 Listed Building and is maintained by the Stowe House Preservation Trust. The Stowe Corner of Silverstone Circuit is named after the school. The improvement of key elements of the School’s facilities is a major priority. As the School grows, so must many areas of the School’s facilities improve and expand. The Headmaster and Governors have exciting plans for outstanding new provision in all areas: academic, cultural, sporting and pastoral: The New Music School Stowe has always had an immensely
strong musical heritage, and continues to produce remarkably talented musicians. Their current music facilities, however, were in urgent need of modernisation and consolidation into one central location in the heart of the School’s academic area. For this reason, the creation of a new Music School was central to our vision. Construction began in July 2012 to create a bespoke, multi-functional music facility with essential teaching, practice, recording and performance space. The new Music School represents the most signifi cant capital project ahead for the Campaign for Stowe. It is an immensely exciting project that will address the current shortcomings of facilities at Stowe, and provide a faculty building that we will all be proud of. The cost of the project is c. £5.4 million. Our goal is to raise the remaining £500,000 needed to enable work to be completed by 2013. Part of our vision is to become only the third ‘All Steinway’ School in the UK. Through this programme, we would be able to replace all 23 of the School’s current pianos with brand new Steinway pianos - the very fi nest instruments in the world. This would make an enormous difference to our ability to attract and provide opportunities for talented musicians, it would underline our commitment to excellence, and it
would help to entice world-class pianists to come and perform and give master classes at the School. The Architect Nick Cox Architects is based just north of Oxford. The practice specialises in the repair and conservation of historic buildings and the design of new buildings in historic contexts. The practice’s approach to new design is rooted in developing a sense of place and thoughtful use of materials. The practice has an established client base, working at Blenheim Palace, Woburn Abbey, for the National Trust, the Churches Conservation Trust and with a number of private clients. For the New Music School project Nick Cox Architects are working in conjunction with Nichols Brown Webber who have particular expertise in working with schools.

A provision of over £ 130,000 of solar panels have been installed on the roof this will generate electricity for the residents, and income to the Association through tariff payments. Provisions were also made for the rain water recycling system.
There were many challenges to overcome, one major challenge was design issues due to site constraints and also the challenge of ensuring the relocation of 30 of residents whom were living in the present scheme. Approval by the Management Board to proceed with the £ 8.2 million scheme was gained in 2008. There were two obvious options - remodeling and adding to the 34 existing fl at or demolition plan and new build. When weighing the two options it became clear that the only way forward was to build a new purpose-built site plan.

Project Cactus, Tesco Distribution Centre Located on the outskirts of Reading, a large 83,984m2 Tesco distribution centre is well under way on a former brewery site, when completed the centre is set to provide in excess of 1,000 job opportunities for the area. This contract, which is estimated to have a project value of £35m,is being carried out by Vinci Construction and building work will be completed to a BREEAM ‘Excellent’ standard as the structure will emit 34% less CO2 than the levels imposed by the 2010 building regulations. Like the majority of large distribution centres this project is relying on structural steelwork to form the building. It is a portal framed structure with a 185m width, formed of six spans and a length of 448m comprising of 56 x 8m bays. To the underside of the haunch the warehouse is 14.5m high, while internally there is a 16m wide offi ce mezzanine level which is 8 bays long. “These structures are usually steel framed as it’s a tried and tested method of construction,” says Vinci Construction Contracts Manager Rob Bull. “With steel you get a quick and economic construction scheme.” Vinci started work on site during January 2012. Steelwork is helping to achieve this demanding programme. The company inherited a Brownfi eld site, where the previously decommissioned brewery had already been demolished. Much of the demolition material has been re-used, while large parts of the existing slab have been built over with the new structure’s footprint. Vinci’s early works also included driving 1,200 precast driven piles into the site, stabilising the footprint and then installing pile caps with cast-in holding bolts in preparation for the steelwork. Steelwork erection was completed in April 2012 during an 11 week programme. “The weather was fi ne during March and as the ground was prepared and levelled prior to us starting, we were able to get a good start,” explains Richard Woodhead, Atlas Ward Structures Project Manager. For the most part, Atlas Ward has had 15 steel erectors on site, using two mobile cranes and nine cherrypickers. Typically erecting a large multi-span distribution centre like this involves sequencing the frame into erectable sectors. This is precisely what Atlas Ward did, with strips of the building up to 10 bays deep, erected span after span. Once a strip of all six spans has been erected, the process began once again. Initially the erectors had to make use of temporary bracing to help stabilise the steelwork, but after the fi rst phase was up, the portal frame was self supporting.

In this case they are spaced at 16m intervals, meaning each phase of the erection process had a corresponding depth. Interestingly, all of the job’s internal valley columns are plated members fabricated in-house on the Severfi eld-Rowen group’s plate line. These members are said to achieve greater cost effectiveness for structure’s like this and Atlas Ward invariably utilises them for most of the distribution centres it erects. The distribution warehouse also includes three attached ancillary buildings, a goods in and a goods out ‘pod’, and a battery charging store. These single storey structures vary in size, but are a maximum of 26m wide and up to 24m long. These substantial lean-to structures are all connected to the warehouse’s main frame steelwork but they are nominally independent structures. The site also includes a separate Vehicle Maintenance Unit (VMU); a steel framed building which is approximately 35m wide by 34m long, and includes a mezzanine level.

Pub group Marstons have applied for permission to build the new lodge in a separate building from the recently-completed Mermaid. The new Mermaid public house and restaurant started on site in June 2012. It would provide 24 bedrooms giving accommodation for diners and for visitors to the town – there would be no further facilities
The design of the building would be similar to that of the nearby Mermaid pub which has also been built by Marstons. The application needs special consideration by planners at the borough because it is on a fl ood plain. It was lodged with the borough last week and is expected to be discussed by members of the council’s planning and development committee over the next two months. The Mermaid is about to open on the site which was previously used as a conservatory show area.

Kier Property and the Calmont Group during the hotel’s construction phase, many of which were fi lled by local people.
A £6m investment in Sunderland High Street West has seen Travelodge adding a further 82 hotel bedrooms to the city, and complements the existing Sunderland Central Travelodge in Low Row near Sunderland Minster.
Sunderland High Street West’s hotel manager, Bill Johnson, said: “By attracting new visitors to Sunderland High Street West Travelodge, we will boost the local economy by £1.2m as our research shows the average Travelodge customer will spend on average £36 a day in local shops, restaurants and bars during their stay.”
The hotel was offi cially opened on 13 November by the Mayor of Sunderland, Cllr Iain Kay. The hotel opening has created 18 jobs, and the new team includes hotel manager, Bill Johnson, who has worked at Travelodge for two years, previously working at Sunderland Central Travelodge. The new team have all been recruited by the Job Centre Plus’ Long Term Unemployed Scheme – which helps to get the long term unemployed back into the workplace. As part of their induction training, staff members undertook a comprehensive four-week training programme at nearby Travelodge hotels. They also attended a sleep seminar to ensure that they are fully equipped to make sure their customers get a good night’s sleep. These jobs are in addition to the 125 jobs created by developers
The Mayor, Cllr Iain Kay, said: “The opening of a second Travelodge in the city centre is great news for people visiting Sunderland for work or pleasure, and for the city’s ability to stage large scale events like the stadium concerts and the Sunderland International Airshow.” Leader of Sunderland City Council, Cllr Paul Watson, said: “This £6m investment is further evidence of growing confi dence on the part of the private sector in investing in Sunderland city centre. “Sunderland has long been in need of additional hotel beds. The opening of this second Travelodge means people visiting the city can stay in the heart of the city centre, which will be a real boost for city centre businesses.” James Nicholson, senior development manager at Kier Property, said: “We are delighted to have completed the new Travelodge hotel at Sunniside on time, on budget and to a very high quality. The hotel will further bolster the already successful regeneration story of Sunniside.” One ground fl oor unit is under offer. However, there is an opportunity for a retailer/operator to let the remaining 4,670 sq ft unit, fronting onto the High Street West. The ground fl oor leisure, retail and offi ce opportunities in the development are being marketed by Lofthouse and Partners and BNP Paribas.

With a combination of breathtaking views and the convenience and distinction of a central location, the idea of living by the River Thames is attracting a new generation, wanting to enjoy life in London. The banks of the Thames have seen a number of prestigious developments in recent years and as one of London’s leading developers, St George has been at the forefront of this renaissance of riverside living, creating superlative levels of style and quality. Kew Bridge will enjoy exclusive riverside homes boasting spectacular views, a rich heritage and a fashionable location. Middlesex and Surrey have been linked by a river crossing as long ago as Roman times, but it was not until 1759 that the fi rst Kew Bridge was built. The advantages of a bridge on the main road to Oxford were so great that it was rebuilt in stone in 1789. The area around the bridge became the focus of fashionable West London and its Royal connections were confi rmed when the current bridge was opened by King Edward VII in 1903. More than a century
later, Kew Bridge is set to become the home of one of London’s most fashionable addresses. All of the apartments feature comfort cooling, under fl oor heating, marble to bathrooms and Ensuites with heated walls complete with rails and robe hooks, for added comfort and convenience. Villeroy and Boch sanitaryware is fi tted to all apartments with individually designed kitchens complete with designer appliances and fi nishes.

Transport Minister Re-opens Horsham station
Council and totals over £4 million. Passengers are now benefi ting from a variety of improvements at the station including an improved station layout, which now includes a second entrance, better retail facilities and new, accessible toilets.
A host of improvements which will provide a better experience for thousands of passengers every week, were today offi cially unveiled at Horsham station by Under Secretary of State for Transport, Norman Baker MP.
There is also improved access to a lift which provides stepfree access to platforms and, using funding from West Sussex County Council, there have been improvements made to the forecourt area, extra parking spaces created and increased cycle storage areas provided.
Mr Baker visited the station to see how National Station Improvement Programme (NSIP) work, along with two other station improvement schemes by Southern and Network Rail, has rejuvenated the station. Funding for the improvements was provided by the NSIP scheme, Southern, Network Rail and West Sussex County

The platforms have also been enhanced with new, modern designed canopies which will provide better cover and a lighter, brighter area. Also on the platforms, all toilets and waiting rooms have been fully refurbished. Chris Burchell, Southern Managing Director said: “The high quality end-product at Horsham station is a fi ne example of what can be achieved by working closely with our industry and local authority colleagues. The development schemes that have been delivered have transformed Horsham station into a truly superb public transport interchange. By running three separate schemes in tandem, we have managed to minimize the level of disruption on the service and I know our passengers will benefi t greatly from the improvements in the months and years ahead.” Rail Minister Norman Baker MP said: “A good quality railway journey starts the moment you enter a station, not just when you step onto a train. That is why the £1.88m we have provided for this wholesale improvement to Horsham station is so important. The coalition government is determined to encourage more passengers to use more trains by giving them an excellent experience during their whole trip.”

Mark Ruddy, route managing director for Network Rail in Sussex, said: “Facilities in stations across Sussex continue to improve thanks to the National Station Improvement Programme. More and more passengers are using the railway today and they quite rightly expect and deserve a better standard of facilities and information than ever before.

NHBC reveal details of the 2013 Technical Standards NHBC has announced that the 2013 edition of its Standards will be published in December. The last full edition of the NHBC Standards became effective January 2011, although a stand-alone edition of Chapter 7.2 ‘Pitched roofs’ was introduced January 2012. There have also been a number of major technical updates since 2011, many of which have been detailed in NHBC’s Technical Extra publications, and these together with the updated 2012 edition of Chapter 7.2 have been captured in the new edition which becomes effective on 1 January 2013. The 2013 Standards will be distributed free of charge in hard copy and CD format to NHBC Registered builders who are actively building in early December. Registered builders who are about to start building but haven’t yet registered the site should contact NHBC and request a copy without delay. In addition to the normal book and CD format NHBC has also announced that the 2013 edition will be available online in a new digital catalogue which allows users to read the Standards like an electronic book.
Graham Perrior, NHBC’s Head of Standards and Technical, said: “This new way of accessing the Standards will make it easier to ensure that builders are up to date with all the latest technical guidance and will make it quicker to access relevant technical advice on new home construction.” The main changes include the revised Chapter 7.2 ‘Pitched roofs’, which became effective on 1 January 2012, which has now been incorporated into the Standards. More recently, and following constructive feedback from industry, the guidance in this Chapter pertaining to tiles and slates at the verge have been further amended. Chapters 6.7 ‘Doors, windows and glazing’ and 6.9 ‘Curtain walling and cladding’ contain updated guidance on the use of multiple door and window frame assemblies that are either contained within one storey or span more than one storey. Publication of the updated Standards forms an integral part of NHBC’s Virtuous Circle, which remains pivotal in helping to raise standards across the industry; from vetting builders before they join the Register, setting Standards, inspecting homes during construction, collecting data and providing constructive feedback to industry, training and appropriate changes to the Standards. Constructionline’s New Health and Safety Assessment Scheme Joins the Safety Schemes in Procurement Forum Acclaim, Constructionline’s recently launched health and safety assessment scheme, has become a member of Safety Schemes in Procurement (SSIP). Acclaim forms part of Constructionline’s continued commitment to reduce duplication in the pre-qualifi cation process. By acting as an umbrella organisation, SSIP aims to remove the need for suppliers to join multiple health and safety accreditation schemes. This means that by recognising accreditations from any of the 35 SSIP scheme members, buyers can be reassured that suppliers have met stage one health and safety standards. Suppliers can choose any one of the 35 schemes that suits them best. SSIP estimates it is already saving
contractors £6.5m per year in administration1. Philip Prince, sales and marketing director at Constructionline, said: “As a founder member, Constructionline has always been an advocate of SSIP’s principles of mutual recognition. This is recognised in our pre-qualifi cation questionnaire, which allows suppliers to bypass the health and safety appendix if they hold an accreditation from an SSIP scheme. So far, nearly 11,000 Constructionline members have claimed this exemption. The launch of Acclaim allows those suppliers without an SSIP approved accreditation to gain one as part of their Constructionline membership for the fi rst time. “The decision to introduce Acclaim was based on independent research among our members which highlighted a clear need for a simpler and transparent health and safety assessment2. We have addressed those needs by developing a simple question set containing just 12 questions and by making assessor’s comments available to suppliers. Furthermore, Acclaim offers a simple fee structure commensurate with suppliers’ annual turnover, with no hidden extras.” To pass the SSIP audit, Acclaim was required to demonstrate that its assessment process is aligned to the core criteria of Construction Design and Management Regulations 2007 (CDM 2007). Acclaim’s health and safety assessment is provided by Capita Symonds. Philip Prince continued: “Credibility is integral to the service Acclaim provides and we are delighted to be working with our assessment partner, Capita Symonds, who is one of the country’s leading construction consultancies. Its rigorous assessment processes ensure that suppliers do not fail without a peer review by a senior assessor. “It is promising to see so many of our members already signed up to one SSIP scheme or another. We hope that with the launch of Acclaim and the SSIP education programme that we have rolled out to our buyers, many more suppliers and buyers will realise the benefi ts of SSIP.” Constructionline launched Acclaim earlier this year. It is available exclusively to Constructionline members. Since its launch, 500 suppliers have already signed up.

The Loxfords opens its doors in Highbury Mount Anvil’s new luxury collection of refurbished and new build apartments and townhouses pays homage to a rich site history and vibrant local community LONDON, 21 September: Taking a rich history and classic architectural icon respectfully into the future, central London property developer Mount Anvil has today launched onto the market the fi rst phase of The Loxfords, its breath-taking collection of refurbished and new build one, two and three-bedroom luxury apartments and three and four-bedroom townhouses in Highbury Park, N5. Set around a beautiful landscaped garden, the 82 new luxury homes encompass a 19th Century building converted into art deco style called Loxford House. The site once served as the residence of renowned glove makers the Dent family and a children’s home and has been the home of Action for Children since 1926. The Loxfords has been sensitively developed with the history of the site and the character of the community providing infl uence and inspiration for the design. A quiet residential enclave set amongst the superb selection of independent shops and restaurants Highbury Barn has to offer, one-bedroom apartments start at £395,000 and two-bedrooms at £575,000. Signature design From the meticulous preservation of historical exterior detail to the specifi cations of the interior appliances, The Loxfords refl ects Mount Anvil’s signature fl air for and commitment to, innovative and exceptional quality design. To achieve a contemporary take on the Edwardian architecture of the location and emulate surrounding properties, yellow London brick – laid in an old fashioned “Flemish Bond” pattern – has been used and the impressive full-height period doorways and windows have been carefully restored and enhanced. On the inside, design-led, stylish Islington living is on offer, mixing charming period features such as the original brass-handled stairways and high ceilings with the unashamedly contemporary. These new homes have been designed and built to the highest specifi cations and feature a fabulous range of Siemens appliances, pristine white Corian worktops and wine fridges. The bathrooms are sleek and include double-ended baths and Corian vanity units and seamless storage solutions are provided through the fully fi tted wardrobes incorporated into every bedroom. An impressive concierge in an art-deco style welcomes residents and visitors. Finally, the meticulously crafted gardens will provide a stunning setting for the development, and Mount Anvil worked with the existing topography of the site to retain the trees, many of which are protected. The area behind the properties has also been opened up to create a fully accessible park, enabling a taste of village living a stone’s throw from Central London. Brian De’ath, sales director at Mount Anvil, commented: “We are delighted to bring The Loxfords to the market. It represents yet another signature Mount Anvil development which embodies the highest standards of quality, design excellence and character. For prospective buyers who are seeking the perfect combination of history and modern living, of vibrant community and tranquillity, The Loxfords offers an opportunity like no other.” The Loxfords is the latest development to come on the market from central London residential property developer Mount Anvil. Its award-winning Central Square development in Clerkenwell sold out within just weeks of the fi nal wave of units going up for sale in June.
