Welcome One of the most frequently asked questions during this time of the year is— hey, what are your travel plans? I take a long pause most of the times because this year, I don’t have any or I might just take a week off, disconnect my wi-fi connection, sleep, eat, and go back to the sleeping mode again. This is nothing fancy but yes, this is my summer dream! Coming back to the reality, I had so much fun compiling this May issue—our cover story features very talented and extremely humble, Martin Fryzelka, managing director at Preciosa Gulf. It was great chatting with him as he shared his experience of attending and participating at Salone del Mobile Milano and how the lighting industry has changed over the last decade. Plus, what an exciting photoshoot! This edition also covers Cundall’s Dubai WELL-certified office and the forces behind it. There are various reasons why Cundall is promoting WELL Building Standard in the region, to know more about this, read the complete story in this issue. This month’s project is by budding interior designer Aleena Waqas as she gives a sneak peek of her latest residential project in Bluewaters. New turnkey architectural studio, Estilo Architects launches in Dubai Ezaht Al Doory

A new turnkey architectural studio comes to Dubai. An established Dubai-based architect and a UAE construction contracting provider have joined forces to launch a new holistic design and construction firm called Estilo Architects. The newly formed business will focus primarily on delivering luxury residential projects across the UAE. Estilo Architects offers fully bespoke, turnkey design, and construction services from initial planning and architectural design through to pre-construction services, construction, interior design, and handover. Ezaht Al Doory, managing partner of Estilo Architects, said: “Traditionally, clients have used multiple service providers and contractors when building a new home or renovating an existing property. This has led to frustration, as communication between the different parties can lead to inaccuracies, delays and unforeseen costs. By offering a turnkey solution we are able to move through the project, from start to finish, seamlessly. Clients have a single point of contact who acts as their representative, ensuring works are completed on time, within the budget, and without any compromise on quality. Roar creates a flexible workspace for Evoteq This space is accessible to everyone, highlighting the open-door communication policy
Roar has successfully completed the office for a digital-based and tech solutions company, Evoteq in Downtown Dubai. Pallavi Dean, founder and creative director at Roar, says: “Office design has evolved over the last two decades, thanks in part to the metamorphosis of office culture that now encourages creativity and collaboration.” For the design inspiration of this 3,230sqft of workspace, the Roar team turned to the binary code, the numeral system made up of two numbers (usually 0 and 1) that computers use. “We asked ourselves, what would it look like to creatively interpret, and even disrupt, binary,?” urged Dean. The answer was pairing angular shapes – representing the 1’s in binary – with circles, the 0’s. The design features a series of activity-based working spaces that are tied together to form one immersive and interactive office. The designers have used pivoting glass doors that can be left open most of the day, or closed for private discussions. On the floor, herringbone-patterned wood inlays sit besides Volakas marble flooring, bringing warmth to the overall look. “One of my favourite features is the custom joinery behind the main desk,” says Dean. When it comes to designing office interiors, aesthetics are important, but they aren’t
everything. There are a lot of practical elements to take into account. For example, most of the flooring in the office space is marble. While that looks and feels gorgeous, the designers had to consider the role it played in terms of acoustics. With this in mind, they used carpet and wood flooring as well as a series of rugs in the main work areas and meeting rooms. Providing a variety of workspaces was crucial to the design brief. “We created two lounge areas for spontaneous brainstorming sessions and informal meetings. In one of these spaces, set just off the busy main work floor, the Lapalma slatted screen offers a sense of privacy and enclosure,” stressed Dean.
Just outside one of the meeting rooms, Dean also created a mini ‘social-media zone’, space where Evoteq’s team members can step aside and update their Instagram, shoot out a message, or take a phone call. The design also features a circular boardroom. “While this is a traditional meeting space in that it’s a place where people gather to talk, that’s where the tradition ends. We ditched the old-fashioned boardroom design, doing away with the ‘heads of the table’ and opting for a glass-encased circular space that nurtures the idea that everyone is equal. This room also features writable glass surfaces ideal for making notes, and boasts the best views of Burj Khalifa just across the road,” added Dean.

Swiss Bureau gives a sleek, corporate look to ENBD’s headquarters in Singapore Swiss Bureau interior Design (SBID) has recently completed its first project in Singapore—Emirates National bank of Dubai’s (ENBD) new regional office. The SBID team created a sleek design keeping with the banks corporate and modern branding. Overlooking the waterfront, the property is located in Ocean Financial Centre. The layout was planned in a way that the premium views could be enjoyed both by the bank staff and also the customers. To retain their identity across all their worldwide branches ENBD has certain distinctive design details. The colour palette is primarily neutral with accents of dark blue, representative of their branding colour. There is a tint

of champagne gold in the colour palette which adds an element of luxury to the design. A mashrabiya pattern adds a regional flavour to the design. This pattern is used subtly in the wallpaper and also more prominently in the form of fixed screens that are placed around the meeting rooms, It also forms the basis for the logo wall. A combination of hardwood flooring with a plush inset rug characterises the flooring in the front-end areas. The overall space has been a well-adapted design but also more importantly functional and meeting all the technical requirements to ensure that the overall experience is smooth for all involved.
Royal Ahrend, an international leader in office furniture and Massa Design have joined hands to create a state-of-the-art healthcare innovation and inspiration studio in the heart of the Dubai Design District (d3). The studio is designed to enable healthcare providers to experience and see—a fully functional interior environment that meets all the demanding healthcare requirements and regulations; establish an innovative and timeless space complying with the wellbeing design principles; improve healthcare design-oriented solutions for that meet today’s patient’s demands; and showcase the latest equipment and sustainable materials. Karim Khemakhem, managing director, Massa Design, said: “Our aim was to create a space that is warm, welcoming, and comfortable for both patients and caregivers as well as being functional and compliant with healthcare regulations.” Khemakhem further added: “The design utilises curved corners creating a smooth transition of surfaces and a selection of materials with anti-microbial properties.” Showcasing around 20 different healthcare equipments and material suppliers, the studio encompasses a waiting area, separate meeting room and, doctor’s office. It also incorporates a fully-fitted patient room with caregiver zone. “The studio is the first global Ahrend Healthcare Studio and we’re extremely excited to showcase both Royal Ahrend furniture and leading global medical equipment and healthcare material suppliers in one location,” said Ahmad Zaarouri, regional healthcare manager at Royal Ahrend. Healthcare providers recognise that interior design plays a critical role in the success of patient treatment and overall recovery and wellness. The new permanent healthcare studio will not only enable Ahrend, Massa Design, and their healthcare partners to showcase their interior design solutions and products, but it will also act as a knowledge and training centre. Speaking on the new venture, Khadija Al Bastaki, executive director, of d3, said: “We are delighted that so many of our business partners have collaborated to offer something so unique to the design community. The launch testifies to the growth of the design industry and demonstrates that design can be implemented in many diverse fields for the benefit of all.”

Wael Farran Studio worked on details for an apartment in Beirut The apartment is every bit contemporary and functional
Wael Farran Studio, a Beirut-based interior architecture practice unveils their latest residential project called ‘Cherished Glow’. A home for a family of four in Beirut, the apartment was fully renovated to embrace the loving feel of the family home, with privacy and flexibility at the core of the accommodation. The entrance of the apartment includes a private elevator area where guests and inhabitants are greeted by two stylized calligraphy panels by artist Ghaleb Hawila. The living area is a big open space, where all wall separations have been removed giving a sense of wideness and grandeur. The dining room boasts Paperweight, a sculptural Formitable from the studio’s custommade line of limited edition tables. The family room is equipped with a big TV unit, also custom- made featuring a clear and clean lines design. Wael Farran, founder and lead designer of Wael Farran Studio says: “I believe it is the attention to the details that turn a house into a home. For ‘Cherished
Glow’ we were highly attentive to the client’s needs and taste, which is what allowed us to work in the details that created the homey feeling.” The bright feel follows the guest to the restroom that was all made of Carrara white marble, including the accessories such as the special mirror that was made especially for space. Kitchen is decked up in white and wood is used extensively. ls. The countertop is made of engineered marble that can take the challenge of
any knife or lemon slice. The whole space is lit with a high-end lighting system of led profiles. The hallway leading to the more intimate spaces that are the bedrooms reveals doors that disappear seemingly into the wall, blending perfectly with their surroundings. Stripes of LED lights from the wall intersect with stripes in the ceiling for a luminous effect and function. The master bedroom was also created with unique design details in the bed and its matching cupboard.

Nar Social in Motor City by Brand Creative
Brand Creative gives a raw and laid-back look to Nar Social Nar Café has launched its first sub-brand called Nar Social in Motor City, Dubai. It’s a casual and laid-back version of the original Nar Café concept. The new sub-brand shifts its focus and attention towards the dining occasion, as opposed to the moody lounge concept of the café. Keep all this in mind, Brand creative has given a raw and unaffected finish to this restaurant with an enveloping soft warm glow. The ground floor of Nar Social is a non-smoking area, therefore the reference to smoke is less about shisha and more about food and aroma. A wood-fired oven

is a standout feature, boldly cladded from floor to ceiling in brick to create a dramatic effect. The oven is flanked by a customised wooden sculpture hand painted in gold and black with abstract shapes that mimic that of flickering flames. Handmade imported Turkish tiles are used intermittently for the flooring, create a traditional feel, but with a bold and modern flair, which contemporises the space. Elements of the original shisha pipe, inspired design were incorporated as a connection to the café brand.
However, unlike the former dark pipe pillar cladding, gold leaf paint was used to add to the overall warm glow of the space. Through the concept of exposed raw finishes and embracing the architecture of the space, the staircase became a central feature to the design. Concrete steps were partnered with smokeinfused glass panels and a unique combination of metal rods, enhanced with oversized beadwork, which was inspired by traditional jewellery. The staircase provides the perfect transition from the dining area to the upstairs smoking area.

Waldorf Astoria DIFC is both classy and contemporary Gear up for the world of luxury in hospitality— Waldorf Astoria DIFC gets ready for a summer 2019 opening. The interiors are inspired by the iconic architecture, lifestyle and mid-modern style of the 1960s. The hotel exudes contemporary elegance and understated luxury, shaping up to be a destination of ultimate comfort and style. The lead interior design company for the property, the first Waldorf Astoria city hotel in the UAE, is SRSS (Smallwood, Reynolds, Stewart, Stewart), while design firm— LW handled the design for the two main dining and social venues in the hotel; Bull & Bear and St Trop. Noted local Lebanese artist, Imad Bechara was also commissioned to dress the hotel with his stunning artwork. Victor Chalfoun, general manager for Waldorf Astoria DIFC, commented: “The hotel’s design has been heavily influenced by the 1960s – a revolutionary movement, pioneered in New York when new ideas flourished and people dared to experiment. We wanted to honour this decade with every line, shape, colour, and form, with the hope that our guests will have the opportunity to experience an era gone by.” In the guestrooms, volakas marble has been used

to give a practical yet premium look. In addition, light oak timber finishes are prevalent together with ebony trims. The dark colour scheme in the executive and junior suites includes brown oak, walnut, and metal bronze to give an executive, formidable identity. The presidential suite and three-bedroom apartments are resplendent with marble finishes that have been upgraded using black forest, magma black, corteccia, travertine, and ash blue to add a touch of intensity. The 18th floor is the heartbeat and social hub
of the hotel. Comparisons can be made with Via Veneto – which was the centre of Roman social life throughout the 1950s and 1960s. Its alluring bars and restaurants were a favourite haunt for Hollywood stars as well as the elite from Italy and beyond. At Waldorf Astoria DIFC, the reception, restaurants, lounges, swimming pool, and spa are all located across one stretch of floor, however SRSS’s clever design layout ensures plenty of open space to mingle and discover.

H
e’s beaming with pride as he is back from a successful stint at Euroluce at Salone del Mobile, Milan. Martin Fryzelka, managing director, at Preciosa Gulf, couldn’t be happier and why not, Preciosa made a splash at the Euroluce with its latest interactive installation, Carousel of Light. Based on the signature design concept—Pearl Curtain, Carousel of Light features hanging pearls, which define a circular space surrounding a rotating platform carrying rocking horses. One of the most instagrammable lighting installations looked like a dream! Fryzelka is smiling ears to ears as he discusses the newest creation from Preciosa. He says: “I am thrilled with the overwhelming response, Carousel of Light received in Milan. Its biggest highlight is that the interactive element of the installation comes to life as visitors walk beneath
the curtain of light. As a person wanders through, the lights above them light up, fading away as they move on. The installation becomes a part of the visitor’s journey, lighting a beautiful crystal path as their exploration continues. This is what attracted the visitors.” Preciosa has an old relationship with the UAE market as they delivered the first lighting project in the region in 1956 however, they didn’t open the office here until 1994. Fryzelka joined the Gulf office as managing director in 2016 and the brand has increased its presence manifolds since then. Fryzelka explains: “My priorities were building a local team that was able to keep up with customer demand while at the same time positioning the brand as one that brings value to our customers in terms of design, technology, and craftsmanship. In terms of the market, there was a strong

focus on value engineering solutions. For us personally, historically we worked on many classical or neoclassical designs (50%), nowadays we do almost only contemporary interpretations (90%).” Success doesn’t come easily and Fryzelka knows there’s a lot of pressure to deliver nothing but the best. He says: “It’s a market driven by price and value engineering solutions, which puts the onus on the brand to demonstrate clearly their value. Challenges aren’t so different as to what most other design companies in the region probably face. This is a market driven by price and value engineering solutions, which puts the onus on us to demonstrate clearly our value. Decreasing project budgets also means we need to position ourselves as not only a high-end brand but also one that works with our partners to complete their lighting visions.” Fryzelka also feels that the UAE's market requirements and payment systems are tougher as compared to the US and European markets. So how do things work for them? He answers: “What I have noticed is that the local market’s bond requirements and payment conditions are also different and tougher here than in other markets such as the US or Europe. And of course, the global competition. We are able to change this into a great opportunity for us thanks to our global presence in major markets around the world. This presence is a great benefit to potential partners: the designer is in country A while the project is in country B. We will most likely have an office that can assist with coordination and project completion in both the regions.” Fryzelka is handling the region for more than a decade now and feels that Dubai is becoming a mature market; as the design market matures there is a quest for different products including contemporary interpretations. This means that even designers and architects now considers lighting an aspect that needs to be considered from the very beginning as it offers both functional and decorative possibilities. Fryzelka comments: “Thankfully things are changing, but a few years ago many designers thought the lighting, was simply an add-on, something that could be chosen at the end of a project and installed. Not much thought was given to how important lighting and the right lighting is to the

overall space. Even, the developers in the region are quite open to being experimental and they want something fresh and innovative in lighting.” So, what gives Preciosa a competitive edge over the other brands? Fryzelka is quick to answer this, as he runs down through the process: “We are very proud of the fact that with Preciosa, everything is created under one roof. We have dozens of different craftspeople and experts to manage every step of the process. Sometimes the design for light comes from the client, sometimes, we are asked to create something in-house. No matter which it is, our design team

is involved to ensure the desired result can be made using glass. The design is then prototyped and depending on what is required (dynamic, interactive element, etc.), our R&D department may be involved. The light then goes through production and a strict quality control process.” Many countries carry distinct design voices. The international vibe of the Middle East makes it a fascinating place to be a designer, feels Fryzelka. “You have inspiration coming not only from close to home but also from global designers who inject their spaces with a touch of uniqueness that makes every project
memorable. When we work with designers who aren’t based in the Middle East, it is also interesting to hear where they get their inspiration from. For example, with the Canopy of Light trees in the lobby of the Mandarin Oriental Jumeria, DesignWilkes was inspired by the beauty of the local ghaf tree.” Fryzelka is a busy man as there are a number of projects in different stages in the region. Fryzelka sums it up: “We are very excited to be working on one of the most anticipated properties on Palm Jumeirah, the Royal Atlantis. Also on the Palm Jumeirah, we will have

Two other properties coming soon that will feature our lighting include the Address Fountain Views with three towers and lots of lights and the TAJ Residences JLT. Non-hospitality projects include a beautiful installation combing nature and crystal to be installed in the Bahrain Cardiac Hospital as well as fresh lighting for the Abu Dhabi airport. We have also focussed on expanding into other regions of the Middle East and Africa as well as broadening our scope beyond hospitality projects.�

olar technology will change the way we conceptualise and design our buildings. Once complete, the DEWA Solar Innovation Centre in Dubai will showcase the latest in solar technology, not just through the design of the building itself but also through the exhibits inside. The idea is that it will become a hub for people to talk and learn about the latest in solar technology and changes that keep happening in this field. The building is expected to be completed by the end of 2019. The Solar innovation will focus on the new form of Islamic architecture, taking inspiration from the Islamic geometry, which is normally 2D and extruding it into 3D. The building is a

single square, which has been cut and extruded; it spirals up, capturing and shading the interior from the sun. The 85m building located in the heart of the Sheikh Mohammed bin Rashid Al Maktoum Solar Park, will be the largest photovoltaic solar power facility in the region and will promote the sustainable future of the Emirate of Dubai. The building is based on the principles of ‘divine geometry’ as seen in Islamic art – extruding it into a 3D form – and is connected to its surroundings on all sides by twisting ribbons of glass. The angular formation creates dynamic and faceted interior spaces. Every time the building gets higher, it gets
smaller with the glazing elements wrapping around it in a spiral; a natural progression is taken from the Fibonacci series. This spiral form allows the integrated photovoltaic cells to take advantage of the high Middle Eastern sun, capturing more of its rays. As such, the building is at one with nature both in terms of its sustainable energy usage and through its geometry. The building is targeted to be LEED Platinum— the highest sustainability rating achievable for a public building. The idea is to make an oasis in the desert – a shady place, naturally cooled by the wind, which blows under the open canopy beneath the building. Whilst air conditioning will still be used, the system will collect and reuse the condensate generated. However, there are still a few challenges facing the development of solar technology. It’s generally been expensive and whilst people are finding cheaper ways of making photovoltaic cells which are increasing with efficiency all the time, there is still some way to go to make them the obvious choice for generating electricity in dusty desert climates. Photovoltaics need to be cleaned regularly; one of the biggest challenges in the desert is cleaning these without using too much water. There are new systems coming out which are self-cleaning. Dust particles (which are naturally electrically charged) are repelled
by surface coverings on the panels, charged with an alternating electrical current. This new technology was originally developed for future rover missions to Mars but is ideal for conditions on Earth as well. Beyond photovoltaic cells, there are other forms of solar energy, which will be showcased within the Solar Innovation Centre. Right now, the sun’s energy is used in photovoltaic cells and converted into electricity. The system that’s really on the horizon and is being used for bigger, industrial projects is absorption chilling, where the sun’s rays are converted directly into cooling energy by using a refrigerant. This requires a very small amount of electricity; it’s a chemical reaction, which allows you to create ice directly from the sun. Although this technology isn’t currently widely available in the Middle East, I think it will become the obvious choice because it negates the current inefficiencies of solar cells. As architects, I think we have a great responsibility to look after the world’s finite resources. This sense of responsibility drives our studio to look at ways of reducing resources to create buildings that are at one with the natural world. We’re learning from the natural world all the time, and this informs – not only our resource usage – but also the very shape and form of our buildings.

Jon Lee, head of acoustics, Cundall, explains the benefits of WELL Building Standard Why has Cundall opted for a WELLregistered office in Dubai? It’s very important for our business to look after our staff. The WELL Building Standard enables us to do that by following the strict guidelines and sustainable criteria for the fit-out. Things like air quality, water quality, healthy snacks options, good acoustics, and various other features help us to promote the health and well-being of our staff. It’s very important to educate the people about this concept so that they understand the benefits and accept it.
What is the design concept of this office? The design revolves around the recyclable materials. We have used materials like recyclable cardboards, plastics, and cork. You would see these materials across the premises used in various different ways to create architectural features in the space. We have given an industrial design to this place and it looks amazing. Another
important aspect we have worked upon is good acoustics. It is very important for the prosperity of employees as it leads to low reverberation times, low noise levels, low ambient noise levels, and good sound insulation between spaces.
well, what we have noticed is that for example, in Europe the cost uplift would be 10% of the overall fit-out cost as compared to 15-20% in the MENA region because products have to be sourced from elsewhere.
Was it difficult to source the material which qualifies the WELL Building Standard?
Could you elaborate on the benefits of WELL Building Standard?
Cundall is well-versed with the WELL Building Standard for fit-out and new builds. The concept is quite new in the region as there are only a hand few of offices which are WELL-registered. Everyone is going through a learning experience in the MENA region. We have also learnt our lessons from the project we’ve done in the region and one of these lessons is the availability of the suitable materials. Things like furniture, paints, ceiling, and even carpets are not easily available—so it takes a long time to source these products. There’s an additional cost uplift involved as
There are numerous benefits of WELL Building Standard like increased productivity, wellbeing, and happiness of employees. We have tested the benefits of WELL in our projects, our London office was our first office to achieve the WELL certification, although there was a cost uplift involved, we actually started to see the return on investment (ROI). It was one of the first WELL projects, so we were very interested in monetising the benefits of WELL. We noticed was that there was a significant improvement in staff turnover and absenteeism, and we realised that our ROI for cost uplift was just three months and it continues to deliver.

How WELL Building Standard impacts the productivity of employees? It’s all about the happiness and well-being of the employees. From seating arrangement, pantry, comfortable spaces to the views. When an individual is content with all this, he/she likes to spend more quality time in the office, hence this results in increasing the productivity. When you walk into an office, one should enjoy the place, as we spend our maximum time in the office.
With so many amazing benefits of WELL, why don’t we see the concept picking up in the region? It’s a relatively new concept in the region but it’s definitely starting to creep in. Lack of awareness about WELL is another challenge. People have a different perception, they want to see the results
immediately, but such things don’t happen overnight. In order, to calculate the ROI and understand the benefits of WELL, give it three months at least. There are things, which are not easily measurable, so WELL should be part of the bigger picture and at the core of the business.
Apart from educating the clients, what other obstacles are you facing in promoting WELL? It has to be the sourcing of material, which follows the WELL criteria. Honestly, it’s a matter of demand and supply. As the awareness about WELL would increase in the region, there would be a rise in the demand for buildings which are WELL-registered. This would further push the demand for such materials and the manufacturers and suppliers would be keen to start their operations here.

ECO-SSI will be offered free of cost to all client projects under 2,000sqm and is based on six criteria, comparable to the global LEED principles: procurement, health and safety, process, waste, energy, and water efficiency and innovation.
Free LEED certification for projects over 2,000sqm For all interior projects over 2,000sqm, Summertown will offer clients LEED certified level certification free of cost, with the option of silver, gold or platinum level certification at a surcharge. The company will also assist clients in seeking WELL or other external accreditations if requested. Sustainability has always been at the forefront of Summertown’s operations and it will continue to pioneer the ‘green’ movement here in the UAE. The company looks to inspire and help other companies to integrate ‘green’ practices into their business strategy to help sustainability become the standard modus operandi, both in the UAE and worldwide.
Zero waste In line with SDG 12 for sustainable consumption and production, Summertown aims to reduce waste to landfill from its offices and projects by 50% in 2025 and achieve zero waste by 2030. This will be accomplished by using the prevention, reduce, reuse and recycle hierarchy. Locally, this particular goal is working towards achieving the UAE Vision 2021 target to divert waste from landfills by 75%. Give us a brief about your company? FNA & Partners is a Beirut-based company that works in Lebanon and across the Middle East, providing architectural and interior design services in addition to hard landscaping, site supervision, and construction management. Our portfolio is comprised of residential, corporate, commercial, and F&B projects as well as hotels and spas. I believe the relationship between architecture, interior design, and landscaping is one of complementarity. When combining these three specialities, the project gains in harmony.

In general, what is most important to you when designing and planning a new project? When it comes to functionality, practicality, style and budget, the client’s needs are always our top priority. The second step would be finding innovative ideas to turn their vision into reality whilst taking into account orientation, the slope and shape of the plot, the location, the environment, the surrounding area, and urban tissue along with the natural ventilation and light. Combined, these factors will help us ensure a sustainable, high-quality, and detailed design perfectly integrated on site. Actually, design is in the details and we work really hard on that and we work hard on that aspect.
Is there a specific style or design element that you are partial towards? We, at FNA&P favour contemporary, trendy, and minimalistic designs paired with a unique twist to remain timeless in volume, shapes, and materials, which allows them to preserve their value for decades and be appreciated by future generations. To create this effect, we rely on three key elements in architecture, namely balance and proportion in volumes and materials, full and empty spaces, and shadow and light always bearing in mind functionality, aesthetics, and precision.
How do you feel the next generation of architects is influencing architecture and design? The new generation of architects follows a new philosophy when it comes to lifestyle, technology, and trends. Their work conditions are different, which allows them to express their ideas in a more effective and artistic manner

We recently delivered the design of a boutique hotel in Istanbul. Moreover, we are about to deliver a traditional Lebanese villa with a modern twist. We are currently working on a wide range of projects from working on the concept of a five-star hotel in West Africa to renovating some of the departments in a Lebanese hospital. Also, we are designing
a training centre and private museum for an international car paint company based in Lebanon.
What would be your dream commission? My dream commission would surely be to design and build a museum or a cultural building especially in a country that is now leaning towards the appreciation of art. Moreover, unlike other buildings, there are less boundaries and constraints while designing such projects, which allow me to create more free and sculptural shapes, and grandiose designs, which culminate in the construction of a landmark. I also believe that such prestigious monuments are of significant social value and the perfect platform for artists to showcase their talents and display their art.

to launch in 2020, this contemporary beachfront hotel marks the beginning of ambitious expansion plans by the hotel group. Design Middle East had a candid chat with John C H Kim from AE7 about his design vision for the property and Matthew Dixon from Corinthia Hotels to discuss the business strategy

In conversation with John C H Kim, design director and board of directors at AE7, as he discusses his design plans for Corinthia’s first property in the Middle East Then we look at relevant benchmarks both regionally and internationally, for context and insight. However, inspiration can come from a myriad of elements, whether a pure joy and romantic enchantment of the beach—as it was with Corinthia Meydan Beach Hotel or the beauty and splendour of nature, we can find brilliance from our surroundings.
How would you define Corinthia Meydan Beach from a design point of view? What will make it stand out? Corinthia Meydan Beach is the epitome of understated elegance, with measured exuberance, a cocoon of opulence on the famed coast of the Arabian Sea. Although the hotel is on a beach, it is located in an extreme urban setting, visual, and aural cacophony abound. What sets this hotel apart is the instant sense of serenity and delight that drapes over you as you enter. The hotel is a refuge, urban seclusion that shelters you from the bustle and transports you into a calm, sophisticated surround that affords you private vistas to the sea.
How would you describe your architectural style? My personal architectural style is diverse, my design philosophy is borrowed from the modernist movement, where clean lines, simplicity, functionality, and materiality determine the architectural expression. However, as a practising contemporary architect, contextualism, and appropriateness to the project type provides the framework for the rigour of my design philosophy with imagination as the binding essence. The building should fit its purpose and program, for example, a hotel has to feel like a hotel, but the architecture must still provide a story to resonate with the end-user.
What are some of the most significant changes in architecture in the region over the past decade? The biggest transformation I have seen in the region is the effort to push the boundaries of construction technique and structural forms that are not traditional concrete construction. The region, especially Dubai, is defined by architectural superlatives with its mega projects but has been grounded in traditional construction methods.

Is sustainability important to you? If so, how do you work it into your designs?
Now more and more architects and contractors are emboldened to partner in elaborate engineering feats, both large and small.
What kind of research do you do before beginning a new project? When we start a project, we first listen to the client, to understand their desires and aspiration. We look at the project program and site conditions to understand all the variables.
Basic understanding of solar orientation for façade design can provide immense relief in cooling load for the building or landscape strategy and plant selection to reduce water consumption and shading, all contribute to a sustainable approach. These passive solutions are augmented with active measures such as energy efficient mechanical units, condensate recovery, better insulation, and LED light fixtures. In addition to these measures, Corinthia Meydan Beach also incorporated—grey water treatment, solar panels system for hot water, planter drain water recovery and reuse, heat recovery wheels for the Fresh Air Handling Units (FAHU), efficient U value glazing and daylight sensors to reduce the use of lighting.

We will attract sophisticated travellers from worldwide destinations including the Middle East, GCC, Europe, India, Russia, and the Stans. We will appeal to the local high-end professional market, premium corporate travel
market, the luxury leisure market as well as diplomatic and VIP groups —both from Dubai and further afield.
What are your expectations from the hotel once it opens its doors next year? We want the hotel to deliver in a way that exceeds expectations and sets a new benchmark for service, quality, and attention to detail in the region. Over the last few years, we have developed a deep awareness and understanding of the region’s traditions and rich history and have sought to celebrate this throughout the property, for example, the authentic art which has been commissioned and carefully sourced is inspired by Dubai’s fascinating history. luewaters is the latest buzz in Dubai and why not is an amazing lifestyle destination featuring distinctive residential, retail, hospitality, and entertainment options. One of the major highlights of this popular area is Ain Dubai, the world’s largest observation wheel, expected to open before the beginning of Expo 2020 in October. All this and more makes Bluewaters one of the most-wanted locations in the emirate. Interior designer Aleena Waqas, owner at Aleena Waqas Interiors’ newest project in Bluewaters for one of the residences for her client exudes modern charm with functional and sophisticated styles. Waqas comments: “To select a right balance of texture for each layer of design is very important.
