MID OCEANS VILLA, APES HILL GOLF RESORT, ST JAMES, BARBADOS

A $5m US private residence, within the Apes Hill Gold Resort, Barbados. The villa included four bedrooms, internal and external living areas, kitchen, media room, upper lounge and an extensive pool deck area. Landscaping was a particularly important part of the scheme, and stepped terraces were included to link the pool deck with the surrounding land. My role as Project Architect included running the project from concept stage through to completion, working with both the Golf Resort developer and the villa owners, who were based off islansd. The villa has a contemporary massing and feel, formed of linear elements, with softening timber features. Traditional Caribbean materials are incorporated with the use of external coral render.

TRANSITIONAL VILLA, APES HILL GOLF RESORT, ST JAMES, BARBADOS

A $4m US private residence within the Apes Hill Golf Resort, Barbados. This large one storey villa and adjoining cottage, is currently under construction, and will provide a holiday home for a family based off island. The villa incorporates both contemporary and traditional Caribbean elements, creating a style termed ‘transitional.’ The main open plan living areas are designed to fully open out onto the pool deck, blurring the line between internal and external, a key feature of true Caribbean living.

ARNOS VALE MASTERPLAN, ARNOS VALE, ST VINCENT AND THE GRENADINES

A bid for the masterplan of a new ‘modern city’ within Arnos Vale, a former airfield site in St. Vincent and the Grenadines. The creation of the new city included a marina, housing, retail, sports amenities, industrial work sites and a new town centre. We won this bid, and are awaiting the goahead from the local government to proceed.

SOUTH TOWER OVERSTATION DEVELOPMENT, METRO MARTIN PLACE, SYDNEY

A $300m new build commercial tower which is part of the Over Station Development above the new metro station at Martin Place in Sydney’s Central Business District. The station is part of a series of new metro stations linking the outer suburbs with the city centre. Martin Place is a pedestrianised area in the financial centre of the city, with great civic and historical significance. The South Tower responds to the surrounding historical and architectural context, whilst offering dynamic commercial space with high end retail in the podium.

PROFESSIONAL WORK

MALEK RESIDENCE, VAUCLUSE, SYDNEY

A $25m new build waterfront private residence in Vaucluse, for a family. The key aim of this project is to have seamless movement and connection between internal and external. This has been achieved by internal courtyards spanning multiple levels, terraces, fully opening the rear of the house out the waterfront and large internal voids with skylights. The design focuses on symmetry, clean lines, and a neutral material pallette.

PROFESSIONAL WORK

SITES 7 & 17, GREEN SQUARE REDEVELOPMENT, SYDNEY

Two mixed-use and residential towers designed as part of the Green Square urban renewal area in Zetland. Together, the towers provided 190 residential units over 17,500sqm, and the lower podium levels were comprised of retail, commericial spaces and a cinema. The podiums were directly connected to the adjacent newly built public pedestrian plaza.

PROFESSIONAL WORK

SITES 7 & 17, GREEN SQUARE REDEVELOPMENT, SYDNEY

The design of the towers underwent an extensive Design Review Panel process with the City of Sydney to ensure that the built form, scale and materiality of the towers was appropriate to both the existing and proposed surrounding context. Also, to ensure that the towers contributed successfully to defining the public domain, and character of public spaces. This series of diagrams gives an overview of the critical ideas throughout the design process.

Good design achieves a scale, bulk and height appropriate to the existing or desired future character of the street and surrounding buildings.

Good design also achieves an appropriate built form for a site and the building’s purpose in terms of building alignments, proportions, building type, articulation and the manipulation of building elements. Appropriate built form defines the public domain, contributes to the character of streetscapes and parks, including their views and vistas, and provides internal amenity and outlook.

The following diagrams describe the proposed access, built form and scale strategies, in response to the contextual surrounds.

Pedestrian Plaza

2.2

The loading dock and carpark entry is proposed off Tweed Place, which currently provides access to the Infinity carpark and substation services. Residential lobbies are located off Ebsworth Street, whilst cinema and commercial lobbies are located on the civic plaza address. The Ebsworth St, Barker St, Fellmonger Pl and plaza frontages are envisaged as highly activated ground level retail uses.

PLAZA FRONTAGES ARE USED FOR RETAIL ACTIVATION, WHILST VEHICULAR ACCESS IS THROUGH THE LANEWAYS

Cinema

CINEMA AND COMMERCIAL PODIUMS GIVE UPPER LEVEL ACTIVATION TO THE PLAZA FRONTAGES. A SETBACK AT GROUND LEVEL FORMS A COLONNADE ACROSS THE TWO SITES.

A cinema and commercial podium is proposed to Sites 7 and 17 respectively, to allow for upper level activation to the plaza frontages. The public plaza is provided with a highly activated edge condition on both ground and upper floors.

At ground level, the retail frontages are setback 3m from the plaza boundary in accordance with the DCP. The podium forms a continuous horizontal weather-protected colonnade to the retail and is raised at the southern end of Site 17 to respond to the proposed double-height built form on Site 18 and the sloping topography.

THE DIFFERENT HEIGHTS OF THE TOWERS RESPOND TO THE ADJACENT BUILT FORMS, WHILST MAXIMISING SOLAR ACCESS TO THE PLAZA

2.3 Height and Setbacks

The positioning of the tower to the Ebsworth St frontage and adoption of a zero-metre setback on Ebsworth St provides a response to the adjoining built form conditions and existing heirarchies of scale, whilst maximising solar access to the public plaza.

The proposed height of the towers do not exceed the LEP height planes of RL75.00 and RL62.50 to Sites 7 and 17 respectively.

2.4 Tower Articulation

Vertical articulation and rhythm to the tower forms is provided by relocating single-aspect apartments to the Site 7 podium.

VERTICAL ARTICULATION TO THE TOWERS IS ACHIEVED BY RELOCATING ALL SINGLE ASPECT APARTMENTS TO THE PODIUM OF THE TALLER TOWER

The overall amenity of the apartments is improved with increased building separation between Sites 7 and 17, and improved cross-ventilation to apartments.

Podium Built Form

THE RESIDENTIAL PODIUM FORM DIRECLY RELATES TO THE ADJACENT BUILDING, BY REFLECTING THE CORNER HEIGHT AND SCALE

The podium residential built form directly responds to the adjacent Infinity massing by reflecting its height and scale at the western boundary corner on Site 7.

PROFESSIONAL WORK

CAMBRIDGE HOTEL, SURRY HILLS, SYDNEY

Won through a Design Excellence competition, this was the upgrade of an existing boutique hotel in Surry Hills, with the addition of a newly built adjacent hotel. The design aims to provide a vibrant and distinctive new hotel design with high standards of hospitality amenity, whilst improving the experience of the site. Landscaping is used extensively throughout the design, through large and climbing planters and green walls, to reflect the surrounding greenery in Surry Hills. The materiality is also a defining feature of the design. Using the nearby brick buildings as inspiration, the facade uses intricate brick detailing to revinvent how brick is used in this context.

Polished dark and light brickwork was previously proposed from the Ground Level to Level 3 in the Development Application. We propose that the extent of this brickwork be consolidated to the ground floor level only, providing more articulation to the podium and the definition of the street. The use of dark polished brickwork on the Ground Level differentiates the human scale of the streetscape from the rest of the podium (in light matt brickwork) and articulates the public spaces of the hotel from the rooms above. The polished brickwork emphasises a strong base to the new and existing hotel, which was a key design driver as part of the original competition proposal. In addition to these urban and architectural design considerations, we have learnt from the experience of our recently completed Darling Square project (for which polished brickwork was developed). This project has demonstrated that the contrast between matt and polished brickwork is more effective when viewed at low angles and obliquely, making it most effective at the lower levels of the podium. DARLING SQUARE, TZANNES Contrast between matt and polished brickwork is most effective at low angle views rather than high angle views 49 Part 6 Extent of Polished Brickwork Overview
