4326 Waterbury Dr, Charlotte – structural inspection

On 1-26-2023 I visited this residence to investigate structural modifications made previously. The work consisted of installing two raised LVL beams at the ceiling level to replace load bearing walls. The owner reports that the design was by an architect although informally and with no drawings currently available.

In the attic, a single and double 11-7/8” LVL can be seen along with strap hangers for ceiling joists. The beams are sufficiently sized for residential code required loading, and the work appears to be of adequate quality. There are no end- or mid-span braces; I recommend adding three braces as noted on the sketch below.

The three load points come down on stud groups within the walls; one at the carport supported by the existing foundation wall. Based on measurements in the crawlspace, the other two load points are over existing 16x16 masonry piers and foundations, which should be adequate for these supports.
