This is the kind of home and community that makes sellers sad to leave! Tucked into the quiet cul-de-sac in the back of Charlestowne Manor, this brick home has great curb appeal, renovated kitchen and owner’s bath, three bedrooms plus a 4th bedroom that they use as a bonus room, and the hard to find third full bath! Wonderful wide back yard with a combination of natural areas, grass, deck, and patio. Two car side load garage. As you enter the home, there is the perfect home office space on your left, and a dining room on your right. The white kitchen cabinets extend to the ceiling, and classic black granite and white subway tile will never go out of style! A breakfast room bay of windows overlooks the back yard. Nice size family room for gatherings! Upstairs you will find all 4 bedrooms, including a wonderful master with beautiful cabinetry, a tub and a separate shower! Sellers are gardeners, so the yard is a showcase of blooms!

Welcome to 1005 Worcaster Place. Here is some more information about this property and neighborhood. The House The fireplace has been serviced yearly by a chimney sweep. It is one of our favorite things about the house. We love real fires and how cozy they are. We have used many different chimney sweeps and companies over the years. We have found the companies always try to upsell you things so we like individual chimney sweeps, like Chris Brown. But – you have to book out sometimes months in advance to get Chris. He is in high demand. Chimney Sweep – Chris Brown 704-526-6348 The master bathtub is an air jet tub so no moldy recycled water (yay) – but you still get an amazing bath experience. When you use the airjets they will come back on about 15 minutes after your bath to dry the tub and air holes. If you don’t remember this, is will scare you half to death. ;) This tub is well designed and a dream! The pantry as a great addition we made. We like to cook from our cabinets and not have to go to the store as often and it provides lots of space to keep staples on hand. We also love our kitchen with it’s deep drawers, full access corner cabinet design, and cabinets that go to the ceiling (providing storage and keeping you from having that akward gap that just collects dust). The closet in the family room under the stairs is immense and provides lots or room for storage – we love having this easily accessible spot to keep lots of helpful items on hard but out of site. Having a wall suitable for a super large TV has been awesome. We love family movie nights with the big TV. We moved our laundry upstairs in 2010 (pantry still has hookups if someone wants it down). Having laundry up and next to the extra bathroom is convenient and keeps the downstairs from being a laundry sorting and folding mess. The 4th bathroom and bedroom were great changes we made. We love the flexibility of that space and guests love that they can close the hall door to have and en suite guest room bathroom. The large closet in the 4th bedroom is also a game changer – it has been great for storing suitcases and out of season clothes. The HVAC was replaced in 2016 by Travis Crawford HVAC (704-480-3977) and we have a maintenance plan with them as well. They have provided great service. We also replaced our hot water heater in 2016. Our plumber is Sam with Sunbelt (704-364-9289). The paint color is Agreeable Gray at 50% saturation and our painter is Marty Clanton (704-763-1429). We use H2O for window cleaning and gutter cleaning. They are very professional and have competitive prices. H2O (704-231-3999). Because our power lines are buried, our power is much more stable than some surrounding neighborhoods. We usually have power when those neighbors do not. We have not had electric issues, but when we have needed light fixtures installed we use Stan Johnson (704-458-7751). Trash and Recycling are emptied Tuesday mornings. Cans must be down 1st thing – they have been known to come through as early as 6:30am. Mail is usually delivered by 5pm.
The Yard We love the trees and the shade they provide. It is especially nice having a couple the perfect distance apart for a hammock. The trees are cared for by Jim Luke, the best arborist ever. Jim checks the trees regularly for any issues and cuts down limbs or trees as needed. Jim’s prices are very reasonable and he is a lovely person. Arborist - Jim Luke – 704-89-0924. The yard is filled with all sorts of bulbs, shrubbery, and plants that will bloom nearly all year long. There are many unique varieties that were special ordered and you will not see everywhere. We love the park-like feel of this yard and how the slope gives us a bit more privacy and a noise buffer. Our kids have enjoyed playing in every inch and our chickens usuallyfree range and enjoy the whole yard (we put them inside a barrier so they would not eat the grass seed). If you want to have chickens – this is a chicken friendly neighborhood and several neighbors have them. We see deer, hawks, and owls in the yard. We have also enjoyed the variety of birds that nest in and visit the yard (especially hummingbirds) The Neighborhood You will not find better neighbors anywhere – not possible. You will meet lots of former neighbors at various neighborhood events because these are the kinds of people who become life-long friends. Neighbors pay optional yearly “dues” of $50 to help cover maintenance of the sign at the front of the neighborhood and to help fund various parties and events. Some of the events and parties include: ladies nights a big fall party in October with prices chicken coop, a fire truck, costumes, etc. a holiday party in December (adults only) A progressive dinner (usually in spring) End of the year popsicle and pizza party End of the summer popsicle and pizza party Lot of impromptu corn hole and driveway hangouts This cul-de-sac is a popular hang out area. Kids come from around the neighborhood to play basket ball and there are lots of “pop-up” gatherings in the cul-de-sac. On Halloween all of the houses in the cul-de-sac usually sit in chairs in the sac and hand out candy together. Sometimes a fire pit is pulled out if it is chilly. It is a night everyone looks forward to. Across the street and between the two houses at the end of the cul-de-sac, there is a path to the creek. Neighborhood kids have caught lots of crayfish in that creek and love hiking and even biking around in that area. Behind this house, the yellow 2-story house is owned by a lovely neighbor who does not mind us cutting the yard to bike or walk to friend’s homes in Sherwood Forest.
It is helpful to join 3 facebook groups to stay connected with neighbors: Charlestown Manor Charlestown Manor and Castelton Gardens Sharing Sherwood (we are technically a part of Sherwood Forest on the city map) Most neighbors join Charlotte Swim and Racquet on Lomax (across Sharon Amity). It is a great pool with an active tennis community. The waitlist can be long, s good to apply asap. You will need several neighbors to sponsor you on the applications but you should not have trouble finding someone to do that. Most families with kids go to Billingsville/Cotswold Elementary but we have families that go to Montessori and other private schools as well. Despite different schools, the kids know each other and play well together. The neighborhood has a variety of age ranges and life stages. There are single owners, families with out (human) kids, new babies, elementary kids, older kids who can babysit and mow lawns, empty nesters, etc.. We also have a variety of lovely dogs and other pets in the neighborhood. Many neighbors have done renovations and additions to stay in the neighborhood. The neighbors diagonally from the house are doing a large renovation and addition right now. Everyone is great about sharing names of all their contractors and helpers.
