It is hard to believe we are already in the second half of 2021. I am excited to share the many positive activities we at Dickens Mitchener have accomplished in the first half of the year. Inside we will share how our agents and staff have returned to our beautifully remodeled office located at 2330 Randolph Road. If you’re trying to buy or sell a house, you know just how hot markets all over the country are right now. Dr. Michael Hrycelak, his husband, Chris, and son, Ash, experienced this firsthand. The three are some of the millions of people who have moved during the pandemic. Dr. Hrycelak and his family, represented by Dickens Mitchener REALTOR®/Broker Jennifer Saarbach, are now calling Charlotte’s Providence Crossing area home. They arrived just in time for a unique moment for the Atrium Health system, as the organization is set to begin constr uction on a new medical school in midtown nex t year. Prior to making the move down south, Dr. Hrycelak was an assistant professor of anesthesiology at the Yale University School of Medicine/Yale-New Haven Ho spit a l , a s wel l a s t he d i r e c t or of t he s cho ol’s neuroanesthesia fellowship program. He and his fa m i ly have l ive d i n C on nect icut si nce 2 0 0 6 . We sat down to chat with Dr. Hrycelak about what it’s like to move to a new part of the country during a pandemic, his tips for making your move as stress-free as possible, and the signif icance and excitement surrounding Charlotte’s new medical school.

here are some must-know facts about hrycelak, his tips on moving across the country during a pandemic, and opening charlotte’s first medical school. moving is stressful enough, so i’d imagine that relocating from connecticut in a pandemic with a baby is a lot to manage. what has the experience been like? Stressful, indeed! I was working full-time after my paternity leave. My husband, Chris, was able to stay home with the baby, but anyone who has raised a child knows that in itself is a fulltime job. Finding the time to stage our home in Connecticut and then pack up a full household was definitely a challenge. We were very fortunate to have a ton of support. My parents relocated from Rochester to Connecticut last August in anticipation of the birth of our son and are now actually in the process of moving to the greater Charlotte area themselves to help. They were instrumental in providing childcare so that we could handle all the moving pieces associated with a long-distance relocation. We were fortunate to be moving from a hot market, so our house had multiple offers on the first day, which meant we didn’t have to keep the house perfectly staged for multiple days or weeks of showings.

what’s the significance of building a medical school in the queen city? Until the recent announcement of plans to build the new medical school campus, Charlotte was the largest city in the country without its own medical school. Upon completion of this venture, as part of the merger with Wake Forest, Charlotte will now have the largest server of medical education in the state. This will have a huge impact on the way that the people of this city are able to access cutting-edge healthcare, not to mention the new jobs and new ideas that such an enterprise will bring. The ability to be on the ground floor and to help shape such an exciting, unique, and vital part of the community definitely influenced my decision to make the leap to North Carolina.

what tips might you offer other people looking to move now? The best thing you can do is find yourself a knowledgeable agent who is willing to work with and for you. Things are going to move fast, and someone who knows the market and the options is key. I would also say that, particularly if you are coming from a different area, it’s important to take the time to be educated as to how the transactions might be different than where you are currently. I had never heard of due diligence periods or the double deposits associated with that concept before. I also came from a place where a lot would ride on the inspection, versus the more “as-is” mentality that you see here, particularly when there is so much competition for houses. Again, a really good agent is a huge asset. Finally, because things move so quickly, make sure you have your must-haves and your wish lists clear in your mind. You can then quickly see whether or not the property you are considering checks all of the boxes and figure out how many wish list items you might let go of if all of the must-haves are in place. And keep in mind that what is meant to be will happen if you have a great team beside you.

what are you most looking forward to enjoying here in charlotte as the world starts to open again? We love to eat and are asking everyone we meet for their recommendations for the best restaurants. We very much enjoy shopping for antiques and interesting art, so exploring that local culture is exciting

to us. I’m an avid gardener who has never lived outside the northeast, so I’m looking forward to exploring the local nurseries and gardens to gain some knowledge and inspiration that I can employ in my own yard.

what advice might you give to young charlotteans who are contemplating a career in the medical field? It might sound trite, but I personally have always felt medicine to be a calling. It was particularly interesting to be hailed as a hero in the early days of the pandemic, because while that was very gratifying, it felt strange because I was just doing what I was meant to do. I will say that it’s a very long road. I completed four years of college, four years of medical school, four years of residency, and a year of fellowship before I took my first job. And while I love what I do, it’s a job that also has a major impact on your lifestyle. Even having done this for as long as I have, I still work unpredictable hours, including weekends, and holidays. I’m fortunate to have a very supportive family who understand that this is what I feel I was meant to do and are willing to put up with the time that I am away. So, to those who are contemplating a career in the medical field, I’d say that if you feel in your heart that this is what you were born to do, you should go for it. No profession is more rewarding. But if you’re not in it 100%, it’s going to be hard to make it to the finish line.

he Homeowners Impact Fund has been changing lives one donation at a time for a year now. To date, the fund has donated $67,500 to three local organizations in the area that are committed to ending homelessness in our community. We recently received this note from Safe Alliance after our last round of donations: “No hablo ingles. ‘I don’t speak English.’ That’s how Paula, voice quivering, began her call to the Greater Charlotte Hope Line. She was frightened but resolute, determined to escape the abuse that had taken over her life. Her eyes flooded with tears of relief when the response came: ‘Se habla espanol.’ Then Paula knew she and her daughter had a chance to start fresh. Paula worked with Spanishspeaking advocates and translators at Safe Alliance, saved her wages every chance she

Get Away to Who else is getting excited about summer? Warmer weather, vacations, and opportunities to get outside are just a few things to look forward to during summer. The Charlotte region is known for its proximity to the mountains and the beach for a long weekend getaway. Here in the Queen City, we are fortunate to have access to 2 beautiful lakes within 30 minutes of the city. In this issue, we are focusing on Lake Norman. Lake Norman is the largest man-made body of water in North Carolina with over 520 miles of stunning shoreline. The area itself gives a small-town vibe even though it combines parts of several municipalities. Residents love the tight-knit feel as much as they love the unlimited fishing, swimming, sunbathing, and boating opportunities. We asked our agents, “What are your favorite things to do in Lake Norman?” See their responses below.

My family loves spending time at Lake Norman! Our favorite restaurants are Hello Sailor, Big Daddy’s, and North Harbor Club. Some of our favorite things to do are watch the sunset over Little Mountain, raft at Cocktail Cove, ride bikes and hike at Lake Norman State Park, watch fireworks on the 4th of July from the main channel, and listen to live music at The Pontoon. Don’t miss the rope swing!

-Kimberly Young The Lake Norman YMCA serves the Cornelius, Huntersville, and Davidson community and is one of the few branches in the country that is waterfront. The lakefront dock opens a world of endless fun and adventure for the members and day campers. They are most proud of the adaptive waterskiing program. Downtown Davidson is one of my favorite things about the Lake Norman area. It’s very quaint, has shops, restaurants, and the Davidson College campus is picturesque.

eat+drink Our family likes the lake activities of course, but other fun places we love to go are The Pit indoor Karting, K2 Go-Karts in Concord, and GoPro Motorplex.

- Heather Gibbs Lake Norman is an incredible attribute to the Charlotte Region. There are endless boat/kayak rentals available that make it such an easy day trip spent on the water. Plus, LKN State Park offers trails, family-friendly campgrounds with public access, and even a beach which makes it super easy. I love the Davidson Farmer’s Market on Saturdays which did a fantastic job during COVID banding local farmers & artisans together to remain open throughout the year. Kindred just announced they’re opening a new café called Milk Bread which will be selling their famous milk bread all day.

Our favorite thing to do on Lake Norman is sailing. It is a great way to spend a day.

Taking a sunset cruise to dinner at North Harbor Club, Port City Club, Trump National Golf Club, Peninsula Club, or Hello Sailor is another favorite thing we can do almost year-round. There are also great non-boat water sports like kayaking or stand-up paddleboarding (SUP), especially on weekdays or quiet mornings when the water is calm and the lake is empty! Take a hike at Jetton Park or Lake Norman State Park. Play tennis or golf at one of the many courses in Mooresville and Cornelius, or just relax with your beverage of choice on a dock and friends and take in the most amazing sunsets.

DICKENS MITCHENER MOVED INTO THE MAIN OFFICE at the corner of Randolph Road & Laurel Avenue which had previously been used as a medical space. The transformation into office space was pretty simple. Cubicles were added and offices lined the interior both upstairs and down. In 2019, the time had come for a complete renovation.

Vicky Mitchener hired Kim Mauney Interiors to transform the space. The goal was to create a modern office space with individual and shared offices throughout the building. An additional “bullpen” area was created downstairs for an open working environment for agents to share ideas easily while working.

Step into the lobby and feast your eyes on the gorgeous custom-made marble desk. This one-of-a-kind statement piece was created just for us and sets the tone for the office transformation. The downstairs kitchen was changed from a walled off area into an open space featuring a large island and a spacious bar area. The workroom seamlessly shares the space and is the perfect gathering area for agents and staff alike.

THE RELOCATION DEPARTMENT ALSO HAD A BIG TRANSFORMATION. The relocation director and assistant previously shared an office space. Their space was transformed into 2 offices with a small meeting area. Both desks are adjustable standing desks and are the envy of the office. The upstairs workroom was transformed into 2 shared computer areas for agents and a comfortable seating area. This has become the perfect space for impromptu meetings in a relaxed space. The renovation took a total of 8 months but was worth the wait. We recently opened back up from working from home during COVID and couldn’t be happier with the new look and functionality.

The millennial generation of first-time homeowners now represents 38% of the real estate market. But, most of these buyers don’t know where to start when it comes to purchasing their first home. This generation is so used to doing business online and now a new online resource, balsa, is here to help. We sat down with the owner, Ruffin Mitchener to find out the concept behind the company. HOW DID BALSA GET STARTED? “How much do you pay in property taxes each year?” “How much do I need to save for a down-payment?” These are just examples of the many questions I received, and continue to receive, from friends after buying my first home, an apartment in Santa Monica, CA. Surprised by these questions, I began to realize the startling lack of resources available for young people today on this incredibly impactful subject. And, I have to admit, even though I grew up in a real estate family, I was just as clueless before becoming a first-time homeowner myself. Jumping into the buying process blind, I was very fortunate to receive thoughtful guidance from both my mom, a Realtor® for over 30 years, and local representation. I realize, however, that not everyone has access to advice from similar leading industry professionals. And even though I had great advice, I still wish I had gone into the process with a better overall understanding of the homeownership journey. The purchase process moves extremely FAST, especially in a market like today, so more knowledge would have allowed me to make quick and confident decisions throughout. From my reflections on my first-time homeowner journey, I decided to launch balsa, where we are working to build the go-to online resource promoting equal access to real estate education so that everyone has a fair chance at generational wealth. 58

WE HAVE BEEN READING SO MUCH ABOUT MILLENNIALS BUYING HOMES RECENTLY, IS THIS AN AUDIENCE YOU ARE TRYING TO REACH? Yes! Similar to my personal experience, buying a home feels especially daunting and overwhelming for this generation of future homeowners. And there’s a good reason for that. Our research shows that millennials are burdened financially unlike any generation before. From student debt to rising real estate prices, higher rent to incomes, recession impacts, and more. On top of that, financial literacy as it relates to homeownership is poor. Studies show that only 17% of renters know the minimum downpayment required, and only 19% feel confident about the mortgage process.

WHAT IS THE BIGGEST PIECE OF ADVICE YOU CAN GIVE TO A FIRST-TIME HOMEBUYER? For current renters, even if buying a home feels far away, it’s always smart to set a down-payment savings goal now! With real estate prices on the rise, it can take years to save enough in some markets. To set a simple goal, take a look online at the prices of starter homes in your area. Do a simple calculation of 25% of that purchase price. This captures 20% for a future down-payment and an extra 5% for miscellaneous upfront closing costs. Do keep in mind, however, that although 20% is widely believed to be the standard down-payment, on average first-time buyers put down just 6% of the purchase price. You can even speak to a local lender to get a better idea of what loan products you might qualify for now or in the future.

16 oz frozen dark, sweet cherries 1 oz Luxardo Maraschino liqueur 2 cups brown sugar simple syrup (1 part water heated until combined with 1 part brown sugar) 2 oz brandy 2 oz coconut flakes 2 tbsp olive oil 3 tbsp maple syrup ¼ tsp flake or kosher salt 2 tbsp butter 4 oz pecans, chopped 2 tbsp brown sugar ¼ tsp flake or kosher salt 6 oz chopped pineapple 8 oz cream cheese 100 grams powdered sugar 2 cups heavy cream 2 oz mini marshmallows

For the brandied cherries, place cherries in a quart container with maraschino liqueur and brandy. Pour brown sugar simple syrup over the top. Seal and let marinate overnight or two days. For the toasted coconut, lay out coconut flakes on a sheet tray with parchment paper. Sprinkle with olive oil, maple syrup, and salt. Cook in oven at 325°F, flipping after first 4 minutes and flipping every 2 minutes until toasted, up to about 10 mins. Don’t take your eyes off them after 8 minutes—these things can burn fast. The coconut should be slightly toasted and not dark brown. Allow it to cool and it will get a delightful crunchy texture (when you first pull them from the oven, they’ll be slightly chewy, so wait a bit.) For the brown sugar toasted pecans, place butter and pecan pieces in a pan. Slightly toast them for 8 minutes on medium heat. Add brown sugar. Cook down until all melted together. Add a touch of water (about ½ tbsp.). Cook down for another 2–3 minutes. Move to parchment-covered sheet tray and place in oven at 350°F for 3–5 minutes until toasted. Salt to taste. For the pineapple, grill over fire or on a high-heat grill pan 5–7 minutes and then dice. Set aside. For the cream base, combine cream cheese and powdered sugar in mixer with whisk attachment. Whisk until peaks form, about 1 minute. Remove from mixer bowl and place in large metal bowl. Add heavy cream to the clean mixer bowl. Mix until stiff peaks form. Add whipped cream cheese and powdered sugar mixture back into the bowl, and whip everything together for a few seconds to get it all incorporated. Discover more at

Move mixture to a large metal bowl. Stir in toasted coconut, roasted pecans, grilled pineapple, and marshmallows. Serve in bowls, and top each serving with brandied cherries.

Chop garlic and cilantro. Zest lemon (about 1/2 teaspoon); squeeze orange for juice (2 tablespoons). Combine in mixing bowl: garlic, lemon zest, 1 tablespoon oil, orange juice, cilantro, and chili powder. Place 4 shrimp on work surface; lay hand flat on shrimp and push pointed end of skewers through tail, then head, so shrimp will lie flat (repeat with remaining shrimp and skewers). Arrange skewers in single layer in shallow pan (wash hands). Pour marinade over shrimp; marinate 20 minutes. Preheat grill (or grill pan). Grill shrimp 2–3 minutes on each side and until pink and opaque (discard marinade). Crush croutons and pistachios. Place kale, cheese, croutons, and pistachios in salad bowl.
