First impressions are important! Update the landscaping, trim shrubs and trees, add fresh mulch, plant colorful annuals. Pressure wash walkways, driveways, porches. A fresh coat of paint or stain on the front door makes a huge difference. Make your home sparkle by decluttering and cleaning every surface. Pack up children’s toys and most family photos. The buyer needs to be able to imagine their family in the home. Organize the coat and linen closets as well as all bedroom closets. Put out of season clothes in storage. Closets should look airy and smell fresh. Make sure bathroom towels and area rugs are new. Touch up interior paint. Just before showings, add fresh cut flowers throughout the home. A bowl of colorful fruit is also inviting on the kitchen counter. — Cindi Moore WHITE WITH A POP OF COLOR

A white bowl of limes or lemons on the island adds a pop of color and is a quick fresh fix—it also lasts longer than flowers. White walls are trending, too. Turn on all lights, especially under cabinet lighting. I like to leave a small bowl of candy (peppermint patties and Hershey kisses) by the listing info, or cookies for an open house. Agents and buyers get hungry while touring — nice for a chocolate pick me up! Open all blinds and drapery. Wash the windows. Plant flowers and use fresh mulch in beds. Storage space is so important to buyers. Remove items you aren’t currently using, and take them away. Your closets should be at least 25% empty. Matching hangers also make the space look neat. Don’t forget your outdoor space. A nice table or even a couple of chairs with decorative pillows and a pot or two of fresh flowers really adds charm. Buyers may look in your fridge, so make sure it’s clean and organized. This goes for the pantry too: pull items off the floor and keep it at least 25% empty. Dickens Mitchener Celebrates 25 Years of Opening Doors in the Queen City The agents and staff at Dickens Mitchener enjoyed a spectacular evening of cocktails, dinner and dancing at the Ritz Carlton on November 15th to celebrate the firm’s 25th anniversary. The event was planned by David Klingel, The Event Professor, and music was provided by nationally-known band, Diverse Groove. The ballroom was beautifully decorated and the dance floor was packed the entire evening. It was the perfect way to commemorate more than two decades of exceptional sales and customer satisfaction.
