Gold Coast Holiday Homes offers a complete holiday management service for properties on the Southern Gold Coast and Northern NSW.
As a family-owned business, we have been operating for over 23 years and pride ourselves on offering friendly and professional service, resulting in many long-time owners and repeat guests.
We take care of all aspects of managing a successful holiday rental for you, including:
Providing professional advice on setting up your property for holiday letting, including compliance requirements
• Listing on a range of websites including Airbnb, Stayz, Expedia, Wotif, Hotels. com, Lastminute + more
• Promoting your property on our constantly growing social media pages (currently 22,000 followers) and to our email database of 12,000.
• Accepting bookings 6 days a week, with afterhours key collection available
• Ensuring guests meet our booking requirements and abide by our T&Cs
• Regularly reviewing tariffs and offering marketing campaigns to increase occupancy
• Arranging departure cleans as well as spring cleaning, window cleaning, carpet cleaning etc.
• Arranging gardening, pool and bin servicing
Working with honest and reliable tradespeople to arrange routine and emergency maintenance
• Conducting regular inspections and providing feedback to owners
• Providing owners with access to view bookings, statements and invoices through the Owner Portal

We understand that you own a holiday rental property so you (and your family and friends) can stay there yourself!
Whether you wish to maximise your return or block dates for your own use, there are no restrictions on how often or how long you stay at your property.
All owners have a log in to our Owner Portal, which shows bookings, statements and invoices and you can easily block dates for your own use.

• 18.7% management fee
• $47.66 monthly advertising fee
• $9.54 monthly administration/sundry fee
• Guest welcome pack – $11.00 inc GST per booking

• Smoke alarm annual compliance $119 - $129 pa

• NSW properties require specific Fire Safety Upgrades including evacuation diagrams, fire extinguishers and blankets – at cost
NSW properties are required to be registered on the NSW STRA registerapprox. $65.00

Arranging maintenance, pre-booking cleaning, window clean, carpet clean as required
Cleaning
• The guests pay the cleaning fee, which is increased on all long stay bookings
• Our cleaners complete a full clean on departure and submit a report with photos advising of any maintenance issues or extra cleaning required (windows, carpets, pressure washing etc)
• Our Housekeeping Manager regularly inspects properties to ensure our properties are being cleaned and presented to the high standard we expect
LINEN OPTIONS
LINEN IS NOT PROVIDED
(Most common - 85% of our holiday properties)
Guests have the option of bringing their own linen from home, or hiring linen from a local hire company
Benefits
• Owners do not have the upfront and ongoing costs of purchasing, laundering and replacing linen
• Owners are not charged for hire linen to be supplied
• Properties without linen are more affordable for guests to book
• Guests can save even more money by choosing to bring linen from home
HIRE LINEN ARRANGED FOR ALL GUEST BOOKINGS
We arrange hire linen to be supplied and the beds to be made up for all guest and owner bookings
Owners are charged a nightly rate for the hire linen ($20 - $45pn depending on bedding configuration). Tariffs are increased to offset linen supply costs. Please note that the hire company charges a minimum of 5 nights hire
The cleaning fee paid by the guest includes bed make up

• Hire linen is hotel quality and commercially laundered
OWNER SUPPLIES LINEN
Owner purchases 2 full sets of all linen (sheets, bath towels, beach towels, bathmats, hand towels, tea towels) for guests to use. One set of linen is on the beds, one full set is to be stored in a locked cupboard inside the property. Linen is included in the nightly tariff and the cleaning fee paid by the guest includes bed make up.
Owners are responsible for upfront cost of purchasing and storing all linen, and ongoing costs including laundering and replacing linen as required.

Regardless of which option you choose, all properties must supply mattress protectors, pillows, pillow protectors and doonas/ bedspread/ coverlets or comforters with matching pillowcase
Any linen washed at your property during the allocated cleaning time is included in the cleaning fee. Any linen taken home to soak/ wash is charged at $15 per load.

Preparing Your Property for Holiday rental
THE FOLLOWING IS REQUIRED PRIOR TO YOUR FIRST GUESTS ARRIVING
Removal of personal items and decluttering of the property (remember ‘less is best’)
2 full sets of mattress protectors, pillows, pillow protectors and quilts + quilt covers with matching pillowcases must be supplied clean and in good condition
Property must be thoroughly cleaned, including windows, tracks and carpets as required
All locks for windows and doors throughout to be in working order
Yard and pool maintenance completed as required
4 x sets of keys, fobs and remotes to be supplied to Gold Coast Holiday Homes
Lightbulbs are in place and in working order
Operating instructions/ manuals for items which may be helpful to guests to be supplied
Warranty information for any appliances or hardgoods (which are within warranty periods) to be supplied
A copy of building bylaws to be supplied
Body corporate contact details, including any onsite committee members, to be supplied
Advise us of any dates you would like blocked for your own use
LEGAL / COMPLIANCE REQUIREMENTS
Public Liability insurance is required for all holiday rentals
We recommend Landlord Insurance as an additional measure to provide cover for loss of rent, or damage to the building / contents
Smoke alarms and safety switches must be compliant. We use Pacific Smoke Alarms $99- $119 pa, including unlimited callouts to replace broken/ faulty alarms or flat batteries
Blind cords must be compliant. Refer to QLD Gov / NSW Fair Trading for legislation
If you have a pool, all regulations regarding fencing, signage and pool registration must be met and a compliance certificate must be provided
NSW properties have additional requirements including fire safety upgrades and registration on NSW STRA Register
