While 2018 sets itself up to be a year facing a few headwinds, one has to take some comfort in the inventory levels in the South Bay which tends to be a leading indicator. Even seasonally adjusted, the levels are surprisingly drawn down heading into 2018. This on it’s own merit, sets us up for a good year locally.

Tax Reform will hurt the luxury real estate market and certainly property by the beach in the South Bay. By limiting state and local property tax deductions to $10,000 annually (and limiting mortgage interest deductions to $750,000), buyers will be much more sensitive about the price of their home. I believe the elimination of second home deductions will have a negative demand and price impact on the Manhattan and Hermosa Beach Sand Sections, the Redondo Beach Esplanade area, and Palos Verdes bluff properties. This will not occur immediately but the will begin in late 2018 and really hurt in 2019 as wealthy property owners look at their increased tax bills.

This is a question I’m continuously asked by clients, friends and in casual conversations. My first response is to point out how fortunate we are to live in such a great community. The South Bay is a very insulated market that is increasingly attracting buyers from all over the world. 2017 was another gleaming year in real estate. The Beach City median price point pushed up to $1,150,000 vs. $1,070,000 in 2016 (Up 7.5%). The abundance of new construction we are witnessing as we drive through the area has played a significant role in pushing up the price point. However, another telling indicator of this bullish market is that in 2017 there were 10 home sales over $10 Million dollars, versus ZERO in 2016.

Manhattan Beach’s Liberty Village, most of North Redondo, Hermosa and Redondo Beach Condos/Town Homes, and Palos Verdes and El Segundo homes under $1.3 million will benefit even more now that buyers will be conscious of the cost of home ownership and loss of property deductions. All other inland areas in the South Bay should benefit immensely, i.e. Torrance, Lawndale, Hawthorne, Lomita, and Gardena, as new buyers will be price sensitive and median income homeowners will save on taxes.

I expect to see an uptick in the number of sales in 2018 with a slight increase in the median price point. Our previously sleepy coastal community is casting a wider net, real estate-wise, and has become one of the most desirable places in the world to purchase property. If you wish to sell your home and maximize your return, it is imperative that it is presented in a professional manner that garners the attention of as broad an audience as possible. Of course inventory can grow quickly, if only given the excuse. As the economy and stock market roar, employment levels are reaching what most economists refer to as “full employment”. Fueled further by tax cuts, this sets us up for potentially higher rates. The effect on the real estate market is dependent upon how quickly rates move when they inevitably do. Recent changes to the tax code while initially worrisome, should have only a nominal effect. With inventory drawn down, I would expect the market to remain healthy despite some potential headwinds. I see the smoking hot Southbay entry level cooling a little and the recently sluggish high-end finding it’s feet again.
