2017 was an amazing year of defying expectations and I expect 2018 to be more of the same, with a little dose of unpredictability for added fun. The end of 2017 brought increased activity to the coast - Laguna Beach was up 9% in volume YOY for the last quarter, Newport Beach much the same. The buzz among agents is the pop of activity we’ve already seen as 2018 is launched. Yes, congress handed us a new tax plan that is not as advantageous for most California homeowners. But the equity market is up, our affluent coastline is alive, OC unemployment is un-naturally low, and buyers seem to be shrugging it all off and saying we still want to live on the coast. And - yes - we have our share of overseas buyers. But, the driver of the markets here are locals who live here and want to stay here. All this said, prices have plateaued and buyers are price conscious with some notable neighborhood exceptions that still seem to be experiencing price growth. 2018 look for a strong year where over-zealous sellers who mis-price will languish, and buyers who pause will find the house they want has sold to someone else.

Today’s Real Estate Market is Dynamic and relationship driven. Those looking to make their home along the Gold Coast in 2018, will be best served to partner with a very resourceful Real Estate Professional. Coastal Orange County has become a world-class destination for International and local consumers. Plenty of demand, lean inventory levels. It’s a seriously competitive environment. Learning to recognize, adapt to, and utilize market change to your client’s advantage, is paramount. We are all learning to navigate todays “New Normal.” New Tax Laws are causing a ripple effect, which fortunately seems to be more emotionally charged than financially meaningful for our Coastal Demographic. Interest rates have begun their slow tick upward, however, a historical perspective shows the cost of funds today is still very low. Never has it been more important to utilize the expertise, knowledge and network of the area specialist within the community you are planning to call home. My expectation of 2018? A healthy, manageable single digit increase year over year. Hire your expert, plan your work, work your plan, and get moving.

With a record-setting Dow Jones, continued historically low interest rates, and tightening inventory, I believe 2018 will be another bullish year for the luxury housing market. We just had the best year for wage growth since the recession, and as we begin the year digesting the new Republican tax law. I believe the housing market will build momentum in the first quarter and remain strong throughout 2018. 2017 proved to be a strong housing market. We continue to see pent up demand from renters and international buyers from China alike. I remain optimistic these buyers will continue to seek out and purchase homes in our local areas, as they appreciate the privacy, security and world-class amenities of the communities. Unlike China, the stability of our political systems and the strength of our system of property rights have given them comfort for long-term view – purchasing a US home and holding on to it for safe haven. For domestic home buyers, healthy jobs and income growth can only continue to fuel demand for housing - these buyers accounted for 50% of my 2017 transactions.
