Una nuova casa per ricominciare a vivere — A new home to start living again

La fine dell’estate è il momento in cui si fa rientro a casa. La casa è da sempre luogo di rifugio, tanto più in questo periodo. Trieste è casa non solo per i triestini che hanno un legame molto particolare con la città tanto da farvi ritorno anche dopo molti anni di lontananza, ma anche per quanti vengono in città per lavoro, per studio o per turismo.

“Il mercato immobiliare a Trieste è molto frizzante”, raccontano Marco Lerini e Marco Tessaris, i due titolari di HomeTrieste, gruppo immobiliare triestino con tre agenzie sul territorio; di conseguenza le possibilità sia di acquisto che di affitto sono elevate.

Ma quali sono le richieste di chi cerca casa a Trieste? La zona maggiormente apprezzata è il centro città, un’inversione netta di tendenza rispetto gli anni passati nei quali la vista mare era la prima richiesta. La zona centrale è vitale, sicura, ricca di servizi: tutto è facilmente raggiungibile a piedi o con i mezzi pubblici.

Ed ecco quindi che interi palazzi storici vengono ristrutturati creando nuovi appartamenti residenziali di diverse metrature che nascondono particolari invisibili dall’esterno: affascinanti saloni con ampie vetrate dalle quali si gode uno spettacolare panorama, riservati terrazzi a vasca che dominato sui tetti delle città, raffinate cucine mansardate con vista sul golfo. Ne sono un esempio il palazzo storico di via Ginnastica e quello signorile di via del Monte, sotto il colle di San Giusto, a due passi dal centro.

L’atmosfera mitteleuropea della città, gli spazi verdi anche nelle zone centrali sono apprezzati anche da acquirenti stranieri, austriaci soprattutto, che scelgono Trieste come location per acquistare la seconda casa, tanto da favorire rapporti di partnership con agenzie immobiliari dell’Austria.

The end of summer is the time when people return home. Home has always been a place of refuge, even more so in this period. Trieste is home not only for the people of Trieste who have such a special bond with the city that they return even after many years away, but also for those who come to the city for work, study or tourism.

“The real estate market in Trieste is thriving,” say Marco Lerini and Marco Tessaris, the two owners of HomeTrieste, a Triestine real estate group with three agencies in the area; as a result, the possibilities for both buying and renting are high.

But what are the demands of people looking for a house in Trieste? The most popular area is the city centre, a clear reversal of trend compared to past years when the sea view was the first request. The central area is lively, safe, full of services: everything is easily reachable on foot or by public transport.

And so entire historic buildings are being renovated, creating new residential flats of different sizes that conceal details invisible from the outside: charming lounges with large windows from which you can enjoy a spectacular panorama, reserved terraces overlooking the city’s rooftops, refined attic kitchens with views of the gulf. Examples are the historic building in Via Ginnastica and the stately one in Via del Monte, under the San Giusto hill, a stone’s throw from the centre.

The city’s Central European atmosphere and the green spaces even in the central areas are also appreciated by foreign buyers, especially Austrians, who choose Trieste as a location to buy a second home, so much so that partnerships with Austrian real estate agencies have been fostered.
