he housing market in Mexico is extremely alluring. Vacationing and retiring in one of the most beautiful tourist spots seems like a fantasy. Many pick Riviera Maya with its sandy beaches, blue sea, and easy lifestyle. Opportunities to invest in and purchase your own properties are available. Many of the areas in Riviera Maya offer energizing freedoms accessible to foreigners. For unfamiliar purchasers, the subject of buying property in Mexico has been a source of much confusion over the years. Perhaps the greatest misconception is that purchasing property in the country can be a tedious process with the risk of losing ownership an always-present danger. While we’re not saying that purchasing land in Mexico is a stroll in the park, remembering a couple of significant things will help you with getting through the process as smoothly and as securely as possible.

The Myth of Buying Property in Mexico The idea that buying property in Mexico is troublesome presumably originates from several years ago, when foreign buyers were not permitted to buy land that fell inside the so-called ‘Restricted Zone’. This area covers all land within 100 kilometers of Mexico’s borders and 50 kilometers within all coastlines, and certain parts of Baja California. Things have changed a great deal, and the Mexican government has since changed property ownership laws, permitting foreign buyers to purchase property even inside the restricted zone. With these policy changes, buying property in Mexico isn’t just conceivable it is also easier and more secure than at any other time.

The two most significant points to think about when buying property in Mexico is a title insurance policy and a bank trust or fideicomiso. These two documents will ensure that you will enjoy all of the advantages of property ownership with as little stress as possible.

A Title Insurance Policy? A title insurance policy is essentially a contract between the buyer-or lender-and a title guarantor that protects the lender or owner against loss if there should arise a dispute in property possession. Only reputable real estate companies will offer options for a title insurance policy when you buy property in Mexico.

A Bank Trust or Fideicomiso? A bank trust, or fideicomiso on the other hand is a contract between the lender-in this case the Mexican bank-and the property purchaser. The lender essentially acts as a trustee for the purchaser, and they are under legal obligation to adhere to every one of the instructions of the buyer relating to the property being referred to. While the lender holds the actual title to the property, the purchaser will enjoy every one of the rights and privileges of proprietorship, including allocating alternate beneficiaries and even transferring ownership if he so wishes. A fideicomiso regularly lasts for a maximum period of 50 years and can be reestablished after this period is up.

DECORATING A HOME Home is a place where all the worries and anxiety in a person disappears after entering. Every person wants to decorate their beloved home like the world of their dreams, whether it is small or big. It is not true that only very expensive furniture or other extravagant decor should be used to decorate the space. Sometimes the simplicity of the house is its real beauty. Since the space is yours, it is very important to have a sense of belonging in it and a house becomes a home only when you grace it with your own hands. Fill it with decor of your taste and colors you love. Here are four questions that you might ask before beginning a project..

Where do I get inspiration? It’s okay to copy ideas from wherever you can find them. Your friend may not naturally be a great designer, but if she watches enough HGTV, she may have become one over time. If she has a room you particularly like, feel free to copy it, substituting in your own tastes. Watch some home decorating shows, and read magazines, you will soon have plenty of interior design ideas from which to choose. Take ideas from wherever you can get them, and then tweak them to make them your own.

How do I know what to keep? Look at your living space and keep only what you really love. If you don’t like something, or could care less if it was there, get rid of it! Either throw it away, donate it to charity, or box it up if it has family value. Just because it originally belonged to Great Aunt Delilah, doesn’t mean you have 28 | DISTRICTHOMEMAGAZINE.COM

to display it. You can still keep it to hand down to the next generation, or hand it off to someone else in the family.

What is my design style? Don’t worry about defining a certain style that you like, after all, if you had a comprehensive idea of all the design styles available, you probably wouldn’t be having this problem! But do define some basics of what you like or dislike. For example, do you like bright and bold colors, or more muted and natural tones? Do you want warm or cool colors? Do you like simple, straight lines? Or more curved or complex designs? Do you like thick or thin furnishings? Do you like to be daring, or would you rather be safe? By answering these types of questions, you can come up with your own design style and some great interior design ideas to bring it to pass.

What about accent pieces? Don’t forget to accessorize. Great interior design ideas do not have to be expensive, it is amazing what you can do with a little paint, some rearranging, and getting rid of things you don’t really about. Then add a wonderful piece of art that brings the whole room together. The right painting or sculpture can make an entire room, just make sure it is something that you love, and that you have just the perfect spot to put it. FLIPPING HOUSES It wasn’t all that long ago that people started making unusually large amounts of money by flipping homes for a profit. As a matter of fact, it seemed as if there was no possibility for losing money as the prices of real estate kept climbing and people were buying homes, one after the other. In 2019, the number of house flips nearly reached 246,000. That’s more than 6% of all home sales—the highest percentage in over a decade! All you have to do is watch an episode of any popular houseflipping show to get why it’s so appealing. A thirty-minute segment makes it look pretty easy to flip a house and make a huge profit. Seems simple enough, right? One of the most important things for you to consider when flipping homes is the fact that it must be a bargain to start with. If you’re going to be purchasing a home at close to market value, it is going to be very difficult for you to make a profit and you will typically end up losing money. You need to consider everything involved, including the interest that may be paid on the loan for the home while you are doing the renovations and waiting for it to be sold. If you are unfamiliar with the process, take the time that is necessary to learn about it so that you can purchase the right homes from the start. The amount of work that is necessary in the home is going to determine the amount of profit that you are going to

If you plan on doing this for any length of time, make sure that you have somebody by your side that will help you through the process in a timely fashion. Since interior design is basically dependent on a desired environment, the quality of life, and the culture of the people occupying the environment are important considerations.
