Doing anything for the first time can be scary and buying or selling a home is no different. I’ll help you understand the big picture as well as lead you through the process step-by-step so you feel in control of your transaction and that you have strong support at your side. It can feel like a maze, but I’ve successfully led plenty of clients through it.

Needing less space can be a sensitive topic as it’s often the result of a contracting household or contracting income. However, it also can be a time of brand new opportunities and a chance to do something different. I am sensitive to the changes life can bring and work hard to be supportive as a confidant, as well as your trusted real estate agent, because after all, it’s about the person more than it is about the sale.

Many people in our area want to make real estate a part of their investment portfolio. As an investor myself, I understand the challenges involved such as where to buy, how much rental income to generate, and who will manage your rental. In addition to the purchase, I can help you get the property rented and introduce you to property managers.

5 TRENDS To Inspire Your Outdoor Living Space Design This Summer Source: Brandpoint

S

ince 2020, you’ve likely spent more time at home than ever before. As a result, you’re more conscious of how you use your space and how design can impact your comfort and ease. To give you a bit more variety beyond your home’s walls, consider redesigning your outdoor spaces to create a haven for recreation and relaxation. Best of all, outdoor spaces add value to your home if you plan to sell. If you need ideas on how to revamp your outdoor spaces, consider these top five outdoor design trends for 2022. Get inspired and create your own outdoor oasis.

1. FUNCTIONALITY Homeowners are prioritizing day-to-day use of their outdoor spaces instead of entertaining, driving a need for functionality. Practical elements like lighting and audio technology can elevate the outdoor 12 | DISTRICTHOMEMAGAZINE.COM

SUMMER 2022

space. Other features like shade structures, privacy walls and screens, built-in barbecue grills and Wi-Fi allow you to use the space for working, relaxing, cooking and more.

2. DEFINED ROOMS Whether it’s an outdoor kitchen, office or living room, homeowners are leaning toward creating more efficient, defined outdoor spaces. Homeowners want to use outdoor living on a day-to-day basis to unwind, connect with nature and take advantage of the health and well-being benefits the outdoors provide. Having an outdoor office can increase your productivity while decreasing stress as you enjoy the greenery and fresh air. Adding an outdoor kitchen may inspire you to make dishes using herbs and veggies you’ve grown in your garden, and an outdoor living room can help you bring the family together at the end of the school and workday.

3. MONOCHROMATIC COLORS WITH ACCENTS While lighter, tone-on-tone color palettes remain popular, accent colors and accessories are on the rise. Using cool, monochromatic tones with choice accent colors can create a brighter or contrasting outdoor living space. Jetset, Belgard’s 2022 Color of the Year, is a true blue that is the perfect pop of color to enhance any color palette. “Jetset is a much-needed dose of liveliness and joy,” said Joe Raboine, director of residential hardscapes at Belgard. “It represents the excitement of a new year and the readiness to do more, be more and live more.”

SUMMER 2022

4. MODULAR DESIGN & GEOMETRIC PATTERNS Another popular trend is modular, geometric standard patterns composed of clean lines and simple formats. Simple patterns create a modern, uncluttered aesthetic that emphasizes furniture or other focal points in the space. Large format patterns and pavers also lend themselves to this style, allowing for more efficient installation.

5. ENTANGLED DESIGN As people blend their outdoor spaces to serve as extensions of their homes, many are focusing on entangled design, which combines the surrounding landscape with the hardscape design. Fractured edges with no defined break, natural stone transitions and irregular edges blended with boulders, grass and aggregate create a more natural, organic look that enhances design continuity. To increase the depth of greens, grays and other neutral tones associated with entangled, biophilic design, consider using Jetset as the accent color for your outdoor spaces. Feeling inspired but don’t know where to start? Belgard Rooms offers homeowners a templated approach to design outdoor spaces that fit their needs and design style. By visiting Belgard.com/Rooms, you can take a style quiz, define your outdoor room needs, and fast-track the design and installation process so you can enjoy your outdoor space sooner.

Stick With What Works. My Clients Believe in Me

“We want ‘The John Mentis Experience’” is what a client said to me one day as a way to explain why they wanted to work with me on their second purchase. I was humbled. Working with me they felt educated, heard, taken care of, and well-represented. Helping clients make informed decisions by understanding the impact of their choices is my focus. Communication, honesty, knowledge, and a bit of humor are the keys to my success. Clients are so satisfied that they buy, sell, and buy and sell again with me, as well as refer their friends and family. For me, it’s more than a transaction. It’s personal. It’s about getting to understand the client to get the best results possible.

The Next Neighborhood

Adams Morgan If we had to choose one staple neighborhood from all the DC neighborhoods, it would have to be Adams Morgan. This is one of the best areas in DC because it epitomizes so much of what makes DC wonderful—the vibrant nightlife, the diverse neighbors, the walkable neighborhood staples. Once upon a time, Adams Morgan wasn’t actually part of DC. It was situated just outside the original city limits as planned by Charles Pierre L’Enfant. As the city expanded in the 19th and 20th centuries, the neighborhood gained streetcar lines and became a fashionable middle-class neighborhood. You’ll find historic row houses around 18th Street, as well as a variety of independently owned stores. Art lovers will enjoy the DC Arts Center, an art gallery and performance space that supports emerging artists in the city. On any given day you can catch anything from Improv Wars in the theater to Facebook Photos by Poets in the gallery. Ever since the 1970s, Adams Morgan has had a renaissance. Back in 1975, it had a mere eight restaurants. Nowadays it has over 100. In fact, it’s one of the District’s most popular nightlife and entertainment districts, making it quite popular with college kids and new grads. But it’s also a big hit among young families thanks to the abundance of diverse schools, farmers markets, festivals, and public art. Oh, and the culture of activism is a big plus too! 18 | DISTRICTHOMEMAGAZINE.COM

level swim spa entry with room to lounge on the other, creating an updated look that connects the modern house to the landscaped backyard and highlights the expansive lake views.

With a passion for cooking and entertaining large groups of family, friends and colleagues, this client’s small outdoor patio and grilling center was insufficient and inconveniently located. To create a seamless and natural extension of the home, a 1,500-square-foot outdoor living structure was designed, complete with a full chef’s kitchen, luxury bar and lounge, al fresco dining space, pool bath and comfortable seating in front of the fireplace.

RESIDENTIAL DETACHED STRUCTURE With the exterior features of a high-end home, including gas lanterns, a mix of board-and-batten and shake style siding, large cedar timber accents and a covered patio, it may be surprising this structure is secondary to the main house. Creamy whites, warm woods and classic brick tie together to create an elegant exterior. In the interior, this carriage house includes a bourbon room, dog shower, one-anda-half baths, a full kitchen, living room, bedroom and an office.

GREEN - ENTIRE HOUSE/ADDITION PROJECTS Energy efficiency, minimal maintenance, clean indoor air and quiet, inviting space were top priorities for this project. A focus on highperformance walls, windows and doors as well as insulating and air sealing yielded a quiet indoor environment and increased energy performance. The protected exterior entry also adds colorful curb appeal and symmetry to the front of the home and a reconfigured front door created an informal interior foyer leading to an open and bright kitchen, dining area and family room.

RESIDENTIAL LANDSCAPE DESIGN/OUTDOOR LIVING $100,000-$250,000 Lake views and a structurally sound home for the swim spa were the focus of this deck remodeling project. While functional, the original deck lacked space for entertaining and could not support the spa. The new footprint includes space for guests on one side and a deck SUMMER 2022

TRAVERTINE is a porous, sandyhued material that turns the interiors into calm and organized spaces. This porous type of limestone is often encountered around mineral springs. This material has emerged as a star in the decorating landscape DISTRICTHOMEMAGAZINE.COM | 2 9

WARM BUT STILL SUBDUED

D

on’t confuse its soft-outspokenness for weakness. Travertine is a warm but still subdued material that embodies this period of material-forward zen decorating where a calm atmosphere is a holy grail. This material is not only used because it is a stunning decorative surface when polished. This lightweight but robust surface also fits well for thermal and acoustic insulation.

UTILIZED FOR CENTURIES

T

ravertine has been utilized as a building material for centuries. The Romans used it for temples, bathhouses, and theaters. It appears in many historically important monuments all over the globe, such as in St. Peter’s Basilica (forming the ribs of the dome), the Trevi Fountain, and Mies van der Rohe’s Barcelona Pavilion.

oday, thanks to its multiple qualities, it confronts other surface favorites such as marble and terrazzo in the material desktop of the interior designers. More and more, travertine is getting used for various renamed interior designers in beautiful and important projects, such as in the Luxury Manhattan Apartment designed by Steven Volpe – a travertine tub with a view – or even the Tranquil Nashville Home from the singer Kacey Musgraves, where you can find this refined material in her vintage dining table.

A WARM UP FOR ANY SPACE

T

ravertine is increasingly being picked up for interior design projects because it has many amazing features. It has an earthy tone palette, which complements almost any texture or color, making it extremely easy to employ. It adds a pure vibe that can warm up any space because it’s a really light and natural-looking material. It works on many surfaces such as sinks, walls, and floors. An excellent tip for using travertine is to go for unfilled travertine on vertical walls and filled travertine on horizontal surfaces.

APPEALING IN SO MANY WAYS

T

ravertine is one of those materials that stimulate calm and tranquility. Its organic texture is appealing in so many ways. It delivers a peaceful sensation instead of a heavy feeling. Lately, you can usually find travertine furnishings, such as coffee tables or decorative accessories, rather than speccing the material for high-traffic surfaces, which is susceptible to weight in a space. Whether you’re covering a whole space in travertine or only adding a travertine accessory, the next trend is to give a new look to this timeless material. Luckily, there are many products you can choose that allow you to take advantage of this astonishing material and give your interior design project a breath of fresh air.

HOW TO

LIVE

IN YOUR BACKYARD THIS SUMMER Source: Brandpoint

T

he sun is shining, a warm breeze is blowing and you’re itching to get outside. You finally step out the door, and what do you see? A vast, empty space with untapped potential. When it comes to designing your backyard staycation station for the summer, you want to make a BIG statement. After all, this is the place where you can be the hostess with the mostest, ready to mix up some margs at a moment’s notice or mingle late into the night by firelight. Patio and outdoor spaces can be tricky to style and decorate, which is why Big Lots has created a step-by-step guide to deck out your backyard this summer. 34 | DISTRICTHOMEMAGAZINE.COM

STEP 1: MAXIMIZE VALUE AND COMFORT The foundation of any space is furniture. Determining which outdoor furniture to purchase is as simple as viewing it as an extension of your living space. Think about how it will be used and how many people will use it. Create different vignettes and focus on “moments” you want to create in your space. Perhaps you want a cozy little spot for a fire pit. Or maybe you’re planning on hosting a neighborhood potluck around a massive outdoor dining table. Catching some poolside rays will require some lounge chairs with, of course, a side table to hold your vacation drinks. Gazebos, sofas, tables, chairs, swings and matching coolers are all important pieces to consider when designing your space. And because this furniture will be outside and exposed to the elements, don’t forget to look for items that are trendy AND affordable.

SUMMER 2022

STEP 2: LIGHT UP YOUR NIGHT

STEP 3: DELIGHT IN THE DETAILS

To fully maximize use of your outdoor space, you’ll next need to focus on lighting. And if you’ve ever wondered to yourself: am I fancy enough for an outdoor chandelier? The answer is yes. You can also try mixing and matching candle-lit statement lanterns to give chill vibes to all who come by. Another option would be to create a focal point with a fire pit, which comes in all forms these days, from grand outdoor fireplaces to smokeless metal drums and classy table centerpieces. If you want to set the mood while keeping the bugs away, hang up some string lights and the bugs will fly high as you lie low.

Now we’ve arrived at the really fun part - decorating your new space. Some of the top trends in backyard accent décor themes right now include bohemian, farmhouse, coastal and mid-century. Regardless of the theme you choose, one of the first elements that will tie your space together is an outdoor rug. The brighter the pattern, the better! Since this will live outside, we’re looking for big patterns and splashes of color to hide big splashes of dirt. Once you’ve got your theme and your color scheme, work in some oversized planters, stylish accent pillows, a scalloped umbrella, durable dining ware and even some low-maintenance but impressive faux plants for the finishing touch. Be a “Backyard BIGionaire” this year and feel like a million bucks while hunting for the best deal at your neighborhood Big Lots or on biglots.com.

HOW TO MAKE YOUR

OUTDOOR KITCHEN EFFICIENT, FUNCTIONAL – AND INSPIRING

O

utdoor living spaces have expanded into

environments

over the past couple of years, and

this is especially true for kitchens. While previous outdoor spaces may have boasted a grill or smoker to encourage dining al fresco, today’s homeowner expects a great deal more. The outdoor kitchen can now be a fully functional, efficient, comfortable and beautiful area, not just for occasional entertaining, but everyday living. 40 | DISTRICTHOMEMAGAZINE.COM

Here are some outdoor kitchen trends inspiring today’s homeowners to make the most of being outside with family and friends.

DESIGNING SPACES WITH MULTIPLE USES Gone are the days of the simple patio, grill and picnic table. Today’s homeowner is prioritizing the health and wellness benefits of spending time outside, fostering a serene and enjoyable space to be used every day. To create an inspiring space, design beyond the basics of outdoor food prep. Imagine a space complete with comfortable seating, outdoor lighting and audio technology - with plenty of shade, plus privacy walls or screens, so everyone feels relaxed while enjoying the space. Highlight natural elements by creating a living wall of plants, or design a fun gathering spot around a fire pit or outdoor fireplace. SUMMER 2022

BRINGING AN ENTIRE KITCHEN OUTDOORS

CREATING MODULAR OUTDOOR KITCHENS

Today’s outdoor kitchen offers everything you need for cooking - and that means everything, from a range and cooktop to a pizza oven, refrigerator - and even the kitchen sink. A growing trend in outdoor kitchen design is to include all the creature comforts of an indoor kitchen, and then some. Nearly every indoor kitchen appliance now has an outdoor-rated version: icemakers, refrigerators, dishwashers, keg coolers and more. With a fully functioning outdoor kitchen, there’s no need to constantly run indoors for supplies - everything you need is at your fingertips. Add a stereo system, Wi-Fi access and a TV, and you can truly live in your outdoor space.

One easy way to design a space with multiple uses is with a modular outdoor kitchen. For example, the Artforms™ modular outdoor kitchen units let you enjoy the look of a custom outdoor kitchen at an affordable price and a fraction of the installation time. The pre-formed concrete panels allow for multiple personalized configurations and are shipped in sections to be quickly installed on-site. And because these modular units are constructed with Belgard products, they blend effortlessly with Belgard pavers, walls, walkways or fire pits.

This was the inspiration behind the new Belgard Elements Collection, featuring stainless appliances and fixtures, including all the cooking, storage, bar and sink accessories to make your outdoor living areas feel complete. The collection includes:

Whether you’re hosting a family meal or special celebration, you’ll want plenty of seating for everyone. Here are two trending options:

• Built-in grills and grill islands • Outdoor ovens with multiple cooking surfaces, griddle plates and more • Smoker trays • Rotisserie kits • Pizza ovens and accessories • Gas timers • Sinks And storage - with stainless steel cabinet doors and drawers that resist rot, weather and insects. Stainless also adds a striking look to coordinate with grills and appliances.

EXPANDING SEATING OPTIONS

• Bar-style seating is popular in outdoor kitchen design for the same reason it’s popular in interior kitchen design: It creates a communal atmosphere where family and guests can interact during meal prep. With the addition of a television, it becomes the perfect spot for outdoor tailgating. • Seat walls - Outdoor built-in seating has been trending for years, especially around fire features. Now the trend has found its way to outdoor kitchens, helping define the space, adding a striking aesthetic and providing ample seating for large gatherings. “Modern outdoor designs blur the line between indoor and outdoor living,” said Joe Raboine, Director of Residential Hardscapes at Belgard. “Outdoor kitchens are becoming not only much more efficient and functional, but also tons more fun to spend time in - while also adding a lot of value to your home.”
