SOJERN - REMARKETING

In 2019, we did a remarketing test with Sojern and saw some success. Unfortunately, we had to shut it down due to COVID and cost-cutting measures. On June 20, 2022, we brought back this partnership to focus our remarketing on:

• Engaging travelers more efficiently across digital channels

• Delivering the right message in the right place at the right time

• Optimizing performance to drive awareness and conversions

• Generating cross-channel engagement

Sojern’s book now and pay commissions (14%) later works for us. Commissions are not paid until the guest has stayed and checked out. More importantly, if the reservation cancels, no commission is invoiced. Payments are made monthly, after reconciliations, and this program can be turned on or off within a 30 day period.

THE GUESTBOOK

The Guestbook Overview

The Guestbook is a platform designed to convert OTA guests to direct bookings. Per Expedia, 54% of customers who started their search on the hotel’s website booked their stay on an OTA or metasearch site. The Guestbook encourages customers to book direct. We used the Guestbook in 2019, but stopped service due to Covid.

How it works

1. JOIN - Customers enroll for free with just their email address, and then become eligible for cash rewards

2. STAY - Customers earn cash rewards by booking directly on our site and completing their stay

3. REDEEM - Customers can choose cash rewards from a variety of redemption options after their stay

Rewards

Customers can choose one of the following options.

1. 5% CASH BACK – Redeem their rewards via Paypal, Bitcoin, or gift cards

2. 5% CASH FOR A CAUSE – Donate your rewards to a favorite charitable cause

3. 5% CASH FORWARD – Save rewards towards future stays at participating hotels

Every trip adds up. For example, if you spend $4,200 ($300 per person, per night for a 7-night stay) you would earn $210 cash back, or $630 cash forward rewards.

• Boost direct bookings

• Accelerate retention

HIJIFFY - CHAT SERVICE

In early November, we began our partnership with HiJiffy. The goal of adding this service is to:

• Increase direct bookings

• Upsell to potential and repeat customers

• Retain potential customers with the expectation that they will get their questions answered as quickly and as efficiently as possible, keeping them engaged and moving forward with the booking process

• Alleviate call center wait times and provide customers with instant answers to their questions

• Increase call center productivity

• Assist with answering social media inquiries

• Offer multilingual customer service

• Offer 24/7 support, while also having the ability to shut it off during specific hours

• Exceed guests expectation with an engaging experience

• Increase guest satisfaction through the booking process

• Track and analyze performance

• Improve SEO on our website by assessing what customers are asking and making sure that we have most if not all questions answered within our website

• Centralize information and preserve history

• Gather data on incoming callers that could be used for remarketing purposes

WIHP META SEARCH & PPC

WIHP is an all-in-one metasearch platform that enables us to build digital strategies.

What is META Search?

A metasearch engine is an online information retrieval tool that uses the data of a web search engine to produce its own results. Metasearch engines take input from a user and immediately query search engines for results. Sufficient data is gathered, ranked, and presented to the users.

In simple terms, a metasearch engine takes the query you’ve entered and gathers results from multiple search engines online, such as Google, Bing, Yahoo, and more. They aggregate the results for you so you can choose the best information from the search results provided.

Highlighting Direct Rates

Today’s travelers want to be able efficiently to effectively search for pricing and availability. WiHP let’s potential customers review our direct pricing against our competitors.

The rates and availability from reservhotel are sent to the metasearch channels in real time, ensuring accurate pricing.

When potential customers click on our pricing, they are redirected to reservhotel to book. We appear at the top of the results list to help us stand out. WiHP also helps fine-tune the position of our resorts on each distrubtion channel. We can add or remove resorts with a single click, and review which platforms are generating the most/least revenue. We can also review any competitor who is undercutting rates and shut them off.

Bidding System/Oversight

The PPC bidding process can be confusing and labor intensive, it is also highly competitive and requires constant adjustments. To help us with this process, we have engaged WiHP’s experts to help guide us through the google ad world and maximize ROI while minimalizing PPC/ad spend. We have set budget caps for each resort, and these can be adjusted up or down daily depending on results. With WiHP, there are no risky CPCs or CPAs for resort ads. An OTA can offer a commission (%) on the total value of the reservation after the sale. Where as we only pay WiHP if we get a confirmed reservation.

Cost: Set Up $3,600, $1,800/month ($21,600 yr), plus PPC ads ($500/month/resort $54K) = $79,200/yr

DIVI RESORTS APP

In November, we launched our new mobile app to give travelers access to express check-in and checkout, exclusive discounts, concierge assistance, frequently asked questions, resort information, menus, weeky activities, and more. This easy-to-use app is available to download from the App Store and Google Play and there is a dedicated landing page should guests have any questions about the app.

HOW TO USE EXPRESS CHECK-IN

1.

2. Click Check-In located in the bottom right of the app.

3. Select your hotel and click Continue.

4. Enter the last name listed on the reservation and the confirmation number listed in your original confirmation email or the prearrival email you should have received 24 hours prior to check-in and click Continue.

5. You will see a screen with your reservation information. Click Express Check-In at the bottom of the screen.

6. Review your reservation agreement and pay any outstanding balance (if applicable). Read over the detailed policy information. Once you have completed these steps, enter your full name, email address, date, and signature in the provided boxes at the bottom of the screen to agree to our terms. Click Continue.

7. Fill out the information for your vehicle and roommates (if applicable) and select your estimated arrival time. Enter your preferred email address and click Finish and Check-In.

8. Enter your credit card information and click Submit Payment.

9. If your room is ready, you will see your confirmation and a message that your room is ready for check-in. You will be asked to visit the Front Desk to pick up your keys, resort wristbands, and all-inclusive bracelets (if applicable) for your party.

If your room is not ready, you will see a screen with your confirmation and a message that you will be notified when your room is ready. Please make sure you have enabled push notifications on the app to receive your notification. For more information on how to enable push notifications, visit www.diviresorts.com/app-welcome.htm. When your room is ready, you will receive a notification asking you to visit the Front Desk to pick up your keys, resort wristbands, and all-inclusive bracelets (if applicable) for your party.

*A photo ID and the credit card used to complete express check-in must be presented at the Front Desk to pick up your room keys. Keys can only be picked up by the person whose name is on the reservation.

BNBERRY

This easy-to-use platform will help us increase revenue, bookings, and guest satisfaction. By connecting Divi Resorts directly to Airbnb, VRBO, and FlipKey, all for free. BnBerry optimizes listings, manages communication with guests, and enables us to start seeing new revenue in just a few weeks after implementation.

BnBerry is simple to set up and our team does not need to jump through any hoops to manage channels or complete daily tasks.

Optimized Listings

BnBerry offers marketing optimization and creates listings that attract guests and generate bookings. This helps us showcase our properties with spotlights and features, customize our listings and rates for each room type, and offer property descriptions for each platform. Once we’ve published our listings, we will gave access to analytics via their extranet.

Revenue - Mobile

We are very excited by the growth of our mobile business. In 2021 prior to the new website, we were only getting 5% of reservations and 20% of revenue through this channel. However, 14 months after launch of the new website, we are now reporting nearly 50% of all revenue from mobile and more visits than on desktop at 59% of all visits.

Revenue was 47.87% higher than 2021, ADR was 18.73% higher, and mobile booked 29.82% more room nights.

As one would expect, the use of tablets is decreasing while mobile is growing. Even with this decline, our 2022 vs 2021 revenue was up 13.65%, and ADR was up 11.78%.

Google My Business

As the 2022 vs 2021 numbers clearly show, we have significantly grown our Google My Business numbers with 39% more customer views, 18.5% more customer actions, 11% more website visits, 25% customer searches, 62% more direct business name searches, and 22% more brand related searches. Adding a responsive website in fourth quarter 2021, and now with the help of WiHP, we expect even greater success in 2023.

DIVI GREEN INITIATIVES

Our team created the Divi Green Initiatives page to highlight our conservation and environmental efforts at each resort. In addition, Divi Little Bay and Oceans at Divi Little Bay recently partnered with Pack for a Purpose, an organization that empowers travelers to make a direct impact by saving space in their suitcase for much-needed supplies. Donations received support The New Start for Children Foundation, a local foster home for children of all ages, and SECDA, an umbrella organization of St. Maarten’s independent daycare centers.

We’ve used QR codes that can be regularly updated to keep the packets current. The packets help eliminate printed materials inside the rooms and at the front desks. Our 2022 social media efforts have contributed to over $3 million in direct conversion revenue on a social media spend of less than $3K.

Compared to 2021, all platforms (Facebook, Instagram and Twitter) have seen increased engagement, followers, and referral traffic.

These increases have been reached organically as we continue our strategy increasing our video content and the highlighting of competitive price points, best price guarantee, kids stay free and kids stay and eat free, and packages such as the romance and dive packages.

In 2023, we will be looking to increase our social media spend in cooperation with WiHP, and working with local videographers and photographers to increase our daily resort-specific content.

2022’s transient sales campaigns performed very well, with our recent Black Friday | Cyber Monday | Travel Tuesday campaign generating a record $2.2M from direct traffic with an ADR of $402.52. This is over $1M more than 2021 for the same sale. Aruba once again proved to be the island with most interest and revenue, followed by St. Maarten. AI is still the booking preference for travelers over Room Only or Bed & Breakfast options. Out of the $2.2M, (1,582,594.84) was AI revenue (268%) more than EP. More importantly, 70% of revenue was driven by direct marketing channels via eblasts, press releases, The Guestbook, Hi-Jiffy, and WiHP.

2022-2023 Group Production

Group Production for 2022 from our targeted budget of $2,953,747 is 36.6% higher in revenue, -6.6% less in room nights, and an ADR of $262.09 (68.7% higher than budget of $180.07). Bonaire carried majority of the group bookings followed by Aruba then St. Maarten. JANUARY

So far in 2023, we have 3,490,660.00 revenue on the books as of November 30, 2022. This is 85% higher than our 2022 group production budget, and our overall ADR is showing growth over 2022 by 51%. We could have potentially increased these numbers by another 5% - 10% if we had adequate banquet space in St. Croix to book wedding groups and other events. As of October 31st, we had to decline $3.8M with 9,948 room nights due to space and staffing challenges.
