Why Hire a Licensed Building Trade Professional? 7 Tips on Why you Should Hire a Licensed Building Trade Professional: • These companies are abiding by the MN State Statute rules to be registered with the MN Department of Labor & Industry: residential contractors ($15,000+ gross per year), electricians, plumbers and power limited technicians (lawn sprinkler technician, garage door technicians, low voltage technicians, data communication technicians). Each company must have a least one qualifying person who holds licensure for their industry type required by Minnesota statute. Each company pays a license fee every two years (MN Statute Section 326B). • Each qualifying person must show proof of specified levels of liability insurance (determined by the MN statute) at each renewal period (MN Statute Section 326B.46). PAGE 10 | 2014 BUILDERS’ MAGAZINE

• Each qualifying person must show proof of workers compensation for the company employees (MN Statute Section 176.182). • Each qualifying person must take proper continuing education in a specified time period to renew their license by renewal date (MN Statute Section 326B). This is to ensure that proper codes are followed for specified trade. Each building trade profession has specific code requirements that cover safety and well being of the public. • Each licensed company pays by bond or recover fund fee that covers resolution issues between consumers and building trade professional. Consumers that hire an unlicensed contractor do not have access to the contractor recovery fund. • In accordance to the MN Statue (Section 327A) residential licensed contractors must provide a home warranty which provides a 1, 2 and

10 year warranty. • Licensed building trade professionals have their work inspected in code adopted areas and are issued certificates of occupancy. In code and non-code adopted areas nonlicensed building trade contractors cannot pull land use permits or building permits. Municipalities ask for proof of active building trade professional licensure on land use permits and building permits. Log Onto Verify Building Trade License:

Home building methods face major changes

PAGE 12 | 2014 BUILDERS’ MAGAZINE

builders are now seeing how green construction options can have a positive impact on their business.” Indeed, concrete is plentiful and it’s in high demand. The ICF system is now the choice wall-building method on ‘net-zero’ construction projects south of the border. The term netzero applies to buildings that are so energy efficient they don’t tap any public utility fuel supplies at all. ICF construction has already produced net-zero elementary schools in the United States, where Canadian technology was applied with the Nudura system of ICFs. The goal in the future is for as many homes, schools, and public buildings as possible to be designed for net-zero from the ground up.

BUILDING GUIDE If this type of energy-efficiency sounds right for you, too, be sure to make specific requests to your builder, Blyth says. Underscoring these proactive measures, the non-profit organization LEED also reminds us that constructing a green home leaves a much smaller carbon footprint due to less demand on natural resources. It will create less waste and be healthier and more comfortable for the occupants. If you’re thinking about building to the LEED standard, take a look at just one example of the efficiency and benefits if you switch from woodframing to concrete. The ICF system t

All across North America, home builders tend to agree that the better real estate investments -- for both the occupant and for future re-sale value -- may be best served by a whole new approach to construction. One major change addressing energy consumption and rising fuel costs is the optional use of an air-tight, solid concrete system to replace inefficient wood framing. Insulated concrete forms (ICFs) erect a building with an interlocking system, similar to Lego. “It’s a switch for builders, but those who have switched over tell us it’s quite easy to build with ICFs,” says Todd Blyth at Nudura, a leading name in the field. “Customer demand has driven this change and

is explained and found at nudura. com, with a snapshot here. FUEL SAVINGS: Walls built with ICFs are proven to reduce energy bills up to 70 percent; reduce greenhouse gas emissions; and reduce or eliminate exposure to mold, mildew and other indoor toxins. The net cost over time is comparable to that of owning a conventional home and the resale return is generally assured. DURABILITY: Concrete is expected to stand the test of time. Due to high impact resistance, these concrete walls assure maximum safety in high wind areas. Fire resistance is also reported to be maximized at four hours. COMFORT: As opposed to wood frames, air gaps are eliminated and that minimizes the potential for mould growth and draft. The end result is an airtight struc-

What Should You Do When Hiring a Contractor? • Hire a licensed contractor Although there are some exceptions, most residential builders, remodelers, and roofers are required to have a state contractor license. Contact the Department of Labor and Industry to verify licensure and to check for any sanctions against a particular contractor. • Contact your local builder association There are 14 local builder associations in Minnesota and the Builders Association of Minnesota will gladly tell you which one to contact. If the contractor you have chosen is a member, the Association will have more specific information. • Ask for references Every contractor will have a list of references. Make a point to contact and ask former customers if they were satisfied with the contractor’s work, if they encountered any problems, or if they would change anything. Ask to PAGE 16 | 2014 BUILDERS’ MAGAZINE

see homes the contractor has built in your price range. • Ask your contractor... How long have they been in business? Where and under what name? Who are their subcontractors? How long have they worked together? Have they been the subject of any legal action regarding their work? For more information, visit www.dli.mn.gov

IMPORTANT: After you give a contractor, it’s a good idea to makes sure the contractor has obtained the proper permits. For most projects, the contractor must obtain building or zoning permits before beginning the work. Check with your city or county. is a member, the Association will have more specific information.

municipal infrastructure similar to that of Hurricane Sandy last fall, when two massive wind and rain systems collided, is anticipated if the trend continues. After that storm, the damage to homes, buildings, and businesses in New Jersey alone was estimated at more than $65 billion. “Stronger, more durable techniques are being applied right now,” says Todd Blyth at Nudura, referring to the switch from wood framing to the insulated concrete form, or ICF. “The latest home-

construction technology is able to lower energy costs and protect occupants from wind and fire damage at the same time. The standard wood frame used in buildings can now be replaced by a system using concrete. In addition to cost and safety benefits, this ICF technology gives homeowners an improved indoor environment as well.” If you choose to build your house with reinforced concrete instead of wood, you will get far greater t

impact resistance, says Blyth, noting the ability of reinforced concrete to withstand hurricane-strength winds. “The ICF system interlocks, like Lego, to create one super-strong wall with concrete thicknesses ranging from 4 to 12 inches, all of which also provides superior fire protection, sound resistance, temperature control and additional occupant comforts. Better still, this type of insulation and durability can save you up to 70 percent on your energy bills. You get a much stronger and more enjoyable home.” THE BENEFITS ARE IN THE DETAILS, AS FOLLOWS: rock solid walls: With the growing concern of weather extremes, Nudura’s ICF testing demonstrates hurricane and tornado impact resistance up to 250 miles per hour. Concrete is more structurally sound during floods as

well, and the fire protection rating is up to 4 hours.

dampens the vibrations of outside noise such as the drone of traffic.

LOWER FUEL COSTS: ICF walls reduce the air infiltration common in wood walls, leading to significantly improved energy performance. By combining two panels of thick (EPS) foam with the structural strength and thermal mass of concrete, the walls can provide an efficiency rating as high as R-50 (compared to an average R-20 in wood structures), saving you up to 70 percent on energy bills.

BEAUTY: With concrete at the core, you can add beautiful finishes like stone, brick, siding or stucco and you can design with innovative architectural shapes, such as arches, bay windows, and any door style making your home look like any other.

INDOOR COMFORT: ICF walls deliver even temperatures throughout your house, and eliminate cold air seepage, causing chilly spots. Mold, mildew, and toxins associated with wood structures are also eliminated.

INCREMENTAL VALUE: When you put a house on the market that is stronger, safer and less costly to heat, cool and repair, you can ask nothing but a premium price. Since the ICF system discards wood framing altogether, it is a method that must be chosen before construction begins, says Blyth.

PEACE & QUIET: Inside, the walls give you an effective sound barrier, as concrete

Vinyl siding still a consumer favorite facture during the next few decades helped solidify vinyl siding’s place among cladding materials like shake, wood and aluminum. Vinyl siding comes in several different types. Here are the key variations. • Seamless vinyl siding: In the past, siding was created in specific lengths, requiring siding panels to overlap at points, often creating an unpleasant pattern. These points provided spots for insects, wind and moisture to infiltrate, leading to a weaker product. Today there are vinyl siding products that have removed the seams, creating a more visually appealing and durable product. • Solid core vinyl siding: Even the best-made vinyl siding had a flaw: it

was not rigid and generally didn’t lie flat against the surface of a home. Solid core vinyl siding alleviates that problem by having a solid backing on which the vinyl panels are attached. The core is then attached to the home. These products also boast a higherthan-average insulation rating because the foam core interlocks during insulation. This makes a solid barrier around the home. • Vinyl shake siding: Vinyl shake siding has been designed and colored to look just like real cedar shakes, but without the maintenance, such as powerwashing or staining, associated with a wood product. Vinyl shake siding offers the same benefits of other t

Vinyl siding is trusted by homeowners looking to add aesthetic appeal to their home’s exterior. Though vinyl siding may seem to be a cut-anddry type of product, the vast array of vinyl siding colors and styles has created certain trends among consumers. Made chiefly from polyvinyl chloride, or PVC, vinyl siding is the most commonly installed exterior cladding for residential construction in the United States and Canada, according to the Vinyl Siding Institute. The history of vinyl siding can be traced to Ohio, where it was introduced to the exterior cladding market in the late 1950s by a private company. The process of mixing colors was done by hand, and the product was very inconsistent. New innovations in siding manu-

types of vinyl siding, but tends to look like it is an expensive cladding material. VINYL LOG SIDING: Log cabins may seem like an adventure. However, being surrounded by wood can have its disadvantages, most notably maintenance issues surrounding wood. Vinyl siding manufacturers have created vinyl log products molded directly from real lumber, providing a look that mimics real wood, like that used for a log cabin. As vinyl siding continues to be a favorite among homeowners, certain trends emerge each year. While richcolored siding was a popular trend just last year, homeowners engaging in siding renovation products are now turning more to warm, earthy colors.

Vinyl siding can mimic the look of wood shake and even logs on cabins.

Expect to see more gold, clay, and warm red shades with trim colors only one or two shades off, for a monochromatic effect. Another trend involves a continued interest in renewable materials or siding comprised of some post-recycled consumer content. Energy conservation is also on the minds of consumers, and some areas of the country have modified building codes to require continuous insulation of home exteriors to prevent heat and cooling losses more effectively. As a result, more customers may opt for solid core vinyl siding to meet demands for home insulation. For homeowners who prefer a oneof-a-kind look to their homes, mix-andmatch siding trends have developed. Mixing and matching siding styles can create instant curb appeal and an interesting backdrop for outdoor gardens and patios. Stone entryways mixed with vinyl siding as well as a mixing of traditional horizontal siding with vinyl shake or board-and-batten are also considerations.

Improving attic ventilation benefits the roof and more drafts elsewhere in the home, there is rhyme and reason to venting an attic throughout the year. What is attic ventilation? Attic ventilation is a system of air intake and exhaust that creates a flow of air through the attic. In the summertime, air flowing through the attic will cool temperatures within the attic, preventing damage to the underside of roofing shingles and preventing ambient heat from

traveling inside of a home. In the winter, air flow helps to keep the attic cool and dry. This prevents moisture that can lead to mold and rot issues from building up inside of the attic. Attic ventilation also prevents warm indoor temperatures and rising heat from warming up roofs during the winter, creating the freeze-thaw pattern that results in ice dams. t

Homeowners are often interested in projects to improve the aesthetic appeal of their homes, particularly those that may increase the curb appeal of their properties. But some projects, including improving attic ventilation, can benefit a home even when they aren’t especially eye-catching. Attic venting preserves the life of a roof while improving the energy efficiency of a home. Although it may seem counterproductive to let air into the attic when you are sealing

improving attic air flow Many attics already contain passive ventilation in the form of vents or ventilation strips built into the edge of the roof. Other vents may appear in gables or eaves. Some homeowners prefer the addition of an attic fan to work in concert with existing venting. The spring season is an ideal time to have an attic fan installed because the weather is temperate, making it easier to work up in the attic. According to Natural Light Energy Systems, attic temperatures can exceed 160 F on hot summer days. Proper attic ventilation can reduce those temperatures by up to 40 F, prolonging the life of the roof. Attic ventilation also reduces the load on heating and cooling systems. No matter how much insulation is in an attic, some transfer of attic air will occur between the home and the attic, and that transfer makes heating and air conditioning systems run longer and harder to compensate.

Homeowners who notice their HVAC systems running endlessly to keep the home comfortable can benefit from improved attic ventilation, as can those homeowners whose attics feature moisture damage in the way of rusty nails or moldy wood framing. An attic fan is often an effective remedy to these issues.

HVAC systems need to be turned on or at which temperatures thermostats in the home are set. Improving attic ventilation may not add much to a home’s curb appeal, but such a project can save homeowners money and provide year-round benefits.

ATTIC FAN 101 The installation of an attic fan is best left to a professional, as it requires running wiring to the fan and it may necessitate cutting into the roof for venting. Many fans work with a thermostat and will turn on when the air temperature in the attic reaches a certain temperature. The fan will circulate the air, helping to keep the attic cooler and dryer. Also, the fan can help expel fumes from cooking or appliances from the home. Canada Go Green notes that attic fans can reduce energy bills considerably by making HVAC systems work more efficiently. Keeping attics cool and dry may also reduce how frequently
