Why Hire a Licensed Building Trade Professional? 7 Tips on Why you Should Hire a Licensed Building Trade Professional:

• These companies are abiding by the MN State Statute rules to be registered with the MN Department of Labor & Industry: residential contractors ($15,000+ gross per year), electricians, plumbers and power limited technicians (lawn sprinkler technician, garage door technicians, low voltage technicians, data communication technicians). Each company must have a least one qualifying person who holds licensure for their industry type required by Minnesota statute. Each company pays a license fee every two years (MN Statute Section 326B). • Each qualifying person must show proof of specified levels of liability insurance (determined by the MN statute) at each renewal period (MN Statute Section 326B.46). • Each qualifying person must show proof of workers compensation for the company employees (MN Statute Section 176.182). • Each qualifying person must take proper continuing education in a specified time period to renew their license by renewal date (MN Statute Section 326B). This is to ensure that proper codes are followed for specified trade. Each building trade profession has specific code PAGE 8 | 2017 BUILDERS’ MAGAZINE

requirements that cover safety and well-being of the public. • Each licensed company pays by bond or recover fund fee that covers resolution issues between consumers and building trade professional. Consumers that hire an unlicensed contractor do not have access to the contractor recovery fund. • In accordance to the MN Statue (Section 327A) residential licensed contractors must provide a home warranty which provides a 1, 2 and 10 year warranty. • Licensed building trade professionals have their work inspected in code adopted areas and are issued certificates of occupancy. In code and non-code adopted areas non-licensed building trade contractors cannot pull land use permits or building permits. Municipalities ask for proof of active building trade professional licensure on land use permits and building permits. Your home may be the biggest investment you will ever make. Taking good care of it with regular maintenance is necessary to maintain its value and ensure it will provide a comfortable, safe shelter for you and your family for a long time. Here is a home maintenance quiz that will test your maintenance knowledge. While this quiz does not address every home maintenance project, it does provide helpful tips and reminders for chores you may have overlooked. 1. How often do forced-air furnace filters need to be changed? At least every three months during the heating season. 2. What part of the faucet usually needs to be replaced when you have a water leak? The washer. 3. Should you run hot or cold water through your garbage disposal? Cold water. 4. How often should the moving parts of garage doors be oiled? Every three months. 5. What tools can you use to unclog your drains? A plunger and a plumber’s snake. 6. What tool can be used to unclog a toilet? Coil spring-steel auger. 7. What faucet part needs to be cleaned every three to four months? Aerator — the screen inside the end of the faucet. 8. What can you use for traction on icy sidewalks, steps and driveways? Cat litter or sand — never use salt because it damages the pavement. 9. Where should the fire in your fireplace be built? On the andirons or grate, never on the fireplace floor. 10. What will prevent soot and add color to the fire in your fireplace? Throw in a handful of salt. 11. Where should your firewood be stored? Outside, away from your house and not directly on the ground. 12. What helps keep unpainted concrete floors easy to keep clean? Concrete sealer. 13. What should you use to clean unpainted concrete floors? A solution of 4 to 6 tablespoons of washing soda in a gallon of hot water. Mix scouring powder to the solution for tough jobs. 14. When can you clean hardwood floors with water? When the floors have a polyurethane finish. 15. Do hardwood floors need to be waxed? Hardwood floors that do not have a polyurethane


finish probably will need to be waxed periodically. Use liquid or paste “spirit” wax. 16. What is the best polish for vinyl floors? Water emulsion wax. 17. When is basement condensation at its maximum? In new homes because gallons of water went into the concrete of basement walls. 18. Why should noisy water pipes be fixed promptly? The condition that causes noisy pipes may be accompanied by vibration that can cause fittings to loosen and leak. 19. Why should frozen pipes be thawed slowly? Frozen pipes should be thawed slowly to prevent the formation of steam, which could cause the pipe to burst. 20. How often should your roof be inspected? A qualified roofer should inspect your roof every three years. 21. What should be regularly checked on your security system? The alarms and circuit breakers should be checked to make sure they are in working order and the sensors should be inspected one by one. 22. To ensure your safety, what household equipment uses batteries that must be checked regularly to make sure they are operable? Smoke and carbon monoxide detectors. 23. What do you use to fill nail holes and cracks in plaster walls and gypsum wallboard? Spackling. 24. What is the white powdery substance that develops on masonry walls? Efflorescence sometimes appears on masonry walls. It is crystallized soluble salts that can be removed by scrubbing with water and a stiff brush. 25. At what temperature should your water heater be set? 120 degrees Fahrenheit 26. How often do skylights need to be inspected? Skylights should be inspected each time your roof is inspected so leaks don’t develop from cracks and interruptions around its seals, caulking and flashings. 27. What is a simple solution you can use to wash extremely dirty exterior windows? A solution of equal parts vinegar and water or 3 tablespoons of denatured alcohol per quart of warm water. Use a piece of crumpled newspaper to wash the glass to avoid lint left behind by paper towels. 28. What can you use to help a window slide easily? Rub the channel with a piece of paraffin. 29. What should you look for when you inspect your siding yearly? Determine if wood-sided homes need to be repainted; check to see if the caulking around the windows and doors has split and cracked, and replace the caulk; clean the mildew; trim shrubbery away so it does not touch the siding.

Enjoy the Great Outdoors with a Deck or Patio

A new deck or patio can be the perfect gathering place, adding a new dimension to your yard and creating space that you didn’t even know you had. A well-planned outdoor living space can become a home owner’s backyard getaway, but the wrong deck or patio can end up as unused dead space. Keep the following in mind and you’ll find yourself enjoying the sunshine from your outdoor retreat in no time. Patio or Deck? When deciding on whether you’d like your new outdoor haven to be a patio or deck, first do some research. Some areas have building codes or terrains that dictate one or the other. Your local home builders association can be a good source of information. What kind of budget are you looking at? Decks can be a more affordable option than patios, but concrete, while more expensive, tends to be the sturdiest material with the lowest maintenance needs. Several factors can determine whether a deck or patio is best for you: • How much weight does your space need to hold? If you are considering a huge hot tub or spa, a patio might support its weight better. • What about climate? Will the surface become too hot to walk on during summer’s peak? • Does rain or snow create runoff problems on a flat patio surface? If you have a rough backyard terrain, a raised deck may end up your best choice instead of expensive excavation for patios. Likewise, if you dislike dirt or have pets, consider a raised deck. Remnants from sand and stone patios easily find their ways into clean houses. A raised deck also may work as a better option for low-lying yards that tend to become soggy when it rains. Choosing the Design Once you’ve determined whether a deck or patio is best for your home, the possibilities are endless. For home owners on a budget, Tim Taylor, owner of Landscape Creations in Johnson City, Tenn., suggests a sand and stone or brick patio. Stone, brick and concrete pavers are available in a range of styles and colors and are durable. Remember that site preparation is important for drainage, grade and proper placement, and can be a lot of work for the DIYer. Weeds also can pose more of a problem with patios. When in doubt, leave it to a professional with the experience, not to mention equipment, you need. “Flagstone and concrete patios also are popular among home owners,” Taylor said. “Remember to allow for expansion, however, to prevent cracking.” Cracking in concrete is inevitable, but it can be minimized with the proper installation. Materials Matter Most decks are made of wood, ranging from pressure-treated pine and fir to more durable—and pricey—woods such as red cedar, redwoods and tropical hardwoods. No matter what the type, wood decks require maintenance and even then, with less expensive woods, swelling and warping will still occur over time.

To reduce the amount of maintenance required, consider composite and vinyl decking. These materials are less susceptible to swelling and also are more resistant to insects. The cost, however, can be significantly higher, particularly if coordinating railing and balustrade systems. Concrete decks, while much more expensive than wood or composite, are the most durable and require only the occasional pressure wash and periodic re-sealing. And no longer just drab grey, concrete is now available in a nearly limitless variety of styles, colors and patterns. Location, Location, Location Before beginning your outdoor project, assess your space. Where do you have the best sunlight? Do you want to use your space for dining or grilling? If so, do you have a large enough area for tables and chairs? Is there one area of the yard that is quieter and has more privacy from neighbors? A good home builder, remodeler or landscape architect can help you design a master plan that’s right for your space and your ideas. Once your patio or deck is built, only your imagination limits the extent of your retreat. Plants, flowers, trellises, decorative screens, garden sculptures, fountains and furnishings can all enhance your backyard haven.

Add Value, Pleasure To Your Home With a Well-Tended Yard

Do you and your family have fun in your yard — or is it just unused space that means you have a long list of chores every weekend? A well-planned yard gives you extra room to enjoy without adding a tremendous amount of upkeep. If your yard could use a little love, it’s time to make a master plan to add enjoyment and value to your home.

Step 1: Take Inventory First, walk around your property. Note how your house sits on the lot, where your garage, tool shed, deck, pool or other structure is and what plants you have now. Think about what you would like to have a year from now. Is it more trees for shade, more grass to play in, a flower or herb garden for cutting, or just reworking an area that takes too much time to maintain? Once you know what you want, it’s time to start thinking about the plants you will need. Step 2: Select the Right Plants A healthy, lush and vibrant lawn or garden starts with your choice of plants. Choose trees, flowers, shrubs and other plants that grow well in your area. This may sound limiting, but by choosing plants that are native or tested to be tolerant of the weather in your area, your yard will require less work and give you better results. Visit your local garden center, arboretum or botanical garden for advice and ideas. Look for sections that are like your yard, and choose plants that grow well there whether you want brilliant flowers, ground cover, shrubbery or herbs. PAGE 16 | 2017 BUILDERS’ MAGAZINE

Step 3: Get to Know Your Yard It is very important to monitor the cycles of light and moisture in your yard. Late summer is a good time to note where the sun is at different times of the day and to record how much water is available naturally. Watch for areas of day-long shade, and do not put sun-loving plants in those spots. Likewise, don’t put shade plants where they get full sun all day. In addition, take a sample of the dirt in your yard to a county extension agent or garden center, and ask them to determine the pH and chemical composition of your soil. Your soil’s characteristics will have a significant impact on what you will be able to grow successfully. While you are at the garden center or arboretum, listen for tips such as planting a low water-demand plant at higher elevation. Excess moisture from rain or watering will trickle

Step 4: Add Shape and Texture Two key elements of a beautiful garden are shape and texture. Think of your landscape as a photograph or painting framed by plants. Larger trees and plants belong in the back of your yard, medium-sized shrubs and flowers go in the middle of the visual field and short, smaller plants go in the front. 3 Amenities Topping Home Buyer Wish Lists Preferences in home styles and features have evolved significantly over the years. But even though the wants and needs of home buyers vary widely among different demographics, a majority of buyers – regardless of their age – are looking for similar community amenities. A recent study conducted by the National Association of Home Builders shows which community characteristics are the most sought after. The study, Housing Preferences of the Baby Boomer Generation, captured the opinions of more than 4,300 recent and prospective home buyers and compared the wants of baby boomers (born between 1946 and 1964) to those of seniors (born before 1946), Gen-Xers (born 1965 to 1979), and millennials (born after 1979). Though the priority rankings vary slightly between generations,

the study reveals these different age groups actually have very similar tastes. Among the top four mostwanted amenities, three were the same for every age group: A community that is: • typically suburban, • close to parks, and • has access to walking trails. All of the groups – except millennials – ranked “close proximity to retail space” in their top four. Millennials, instead, chose playgrounds as their fourth-mostwanted community amenity. (GenXers ranked playgrounds at No. 8.) The other most desirable community amenities listed by all of the age groups included: a swimming pool, lake access and an exercise room. When comparing the groups’ lists of their top eight amenities, only two items varied: • Playgrounds – Not

surprisingly, the majority of seniors and boomers have very little interest in these kidfocused recreation areas. •O utdoor maintenance service – Apparently, the younger two generations prefer to do their own yard work. In addition to community amenities, the survey identified many other items, including preferences in home size and layout. Sixty-four percent of all prospective buyers said they want a single-story home, but that figure is largely driven by seniors and baby boomers. Less than half of Gen Xers and barely a third of millennials are interested singlestory living. Across all generations, however, the majority of consumers can agree on at least one thing: Lugging laundry up and down stairs is a hassle. Most say they want the laundry room on the first floor.

Easy Tips to Create an Energy-Efficient Home

Heating System • Clean or replace heater and air conditioner filters regularly. Keep outside vents free of leaves or debris that may clog vents. • When the heat is on, set your thermostat at as low a level as you feel comfortable. You save for each degree you lower the average

the thermostat and could cause the air conditioner to run longer than necessary. • Keep out daytime sun with blinds or shades. • Dress appropriately for the warmer indoor temperatures. • Open the windows and use a fan on warmer days. Smart Appliance Use • Use large appliances in the early morning and late evening. • Use cold water rather than hot when running the garbage disposal. • Keep range top burners and reflectors clean so your stove operates at peak efficiency. • When using an oven or an electric burner, turn it off a little while before the cooking is done. The oven or element will stay hot after you turn it off. • When you have a choice, use the range top instead of the oven. • Use your dishwasher and washing machine only with full loads.

• Scrape dishes before loading them into the dishwasher so you won’t have to rinse them. • Let your dishes air dry. • Don’t use the “rinse hold” on your dishwasher for just a few soiled dishes. • Dry clothes in the sun (check your covenants, clotheslines are prohibited in some communities). Water Heater • Minimize hot water use by taking shorter showers and washing your clothes in cold water. • Try setting your water heater at 120 degrees. Fireplace • K eep your fireplace damper closed unless you have a fire going. An open damper can let as much as 8% of your heat go out the chimney. The warmth from a fire on the hearth generally doesn’t radiate through the house; the heat gain is confined

to the room with the fireplace. In fact, a considerable amount of heated air from other parts of the house can go wastefully up the chimney when a fire is going. • To lessen heat loss when you use your fireplace and the furnace is on, lower the thermostat setting to 50 or 55 degrees. Some warmed air will still be lost, but the furnace won’t have to use as much fuel to keep the rest of the house at its usual temperature. • Close all doors and warm air ducts to the room with the fireplace, and open a window near the fireplace half an inch to an inch. Air needed by the fire will be provided through the open window, and the amount of heated air drawn from the rest of the house will be reduced. Conserving Water • Take showers rather than baths. Showers use about a third as much water.

• Take shorter showers. • Avoid leaving the water running while shaving and brushing teeth. • Don’t use the toilet as a trash can. • Use the dishwasher and washing machine only with full loads. • Don’t run water continuously for vegetable and dish washing. • Water lawns in the morning to avoid evaporation. • Keep grass at least two inches high to shade roots. • Use mulch or ground covering plants to prevent excessive evaporation. • Use waste water from the house to water your garden. • Plant native or drought tolerant plants. • Water trees slowly, deeply and infrequently to encourage deep rooting. A slow drip for an hour once a week should be sufficient for most trees. • Use a broom rather than the hose to clean off walkways, patios and

other outdoor areas. • When washing your car, use a bucket of water or a hose with an automatic shut-off nozzle instead of letting the hose run. Recycling Reduce the amount of garbage you generate by buying and using products wisely: • “Precycle” by purchasing products in recyclable containers. • Purchase foods in bulk or concentrate. • Avoid products that are neither reusable nor easily recyclable. • At work, make two-sided photocopies. • Use cloth towels in the kitchen rather than paper towels. • Stop unwanted junk mail by removing your name from mailing lists. Reuse product whenever possible: • Start a compost pile with your leaves and grass clippings.

• L eave a coffee mug or two at work and avoid using disposable cups. • Use blank back sides of used paper for scratch work. • Look into purchasing quality used items instead of new ones. • Take your grocery bags back to the market and reuse them. • Mend clothes and repair broken items. • Take care of your belongings to help them last longer. In particular, try to keep your car on a regular maintenance schedule. • Use products that are made to be reused, such as cloth towels, sponges, glass dishes and metal eating utensils (rather than paper and plastic), rechargeable batteries, etc. • Drop off your used motor oil, antifreeze, and car batteries at places that recycle automotive wastes. •D onate clothing, books, toys, appliances and furniture to charitable organizations.

Cooler colors like grey or “stark white,” on the other hand, may give a room a more industrial feeling. “Light airy colors open up a space, while deep, darker colors can make a room appear smaller,” Warnock says. Connie Edwards, director of design for Shenandoah Cabinetry, has her own advice when it comes to color, particularly if you are looking at the kitchen. “You can never go wrong with neutrals, but color is hot now,” Edwards says. “Not necessarily vibrant colors — although for the right space, they can be fabulous — but think along the lines of buttery yellows, soft sage greens and nearly neutral blues.” Accessories Pack a Punch Adding accents to pieces you already own can also make a large difference. For instance, if your couch is not as exciting as it once was, try throwing a few fun accent pillows on it. Remember, throws and

cushions, when selected as accents, can really bring new life to a tired piece of furniture. “The use of pillows, throws and draperies in living spaces enhances a room in many ways,” Warnock says. Fabrics also can add beautiful softness to a room and allow additional patterns and textures to be brought into a room. Rethink Your Artwork Another budget-friendly change is to rotate the artwork in a room. Using the same frames but changing the images can easily create a

new theme or mood, and combining several different frames in different finishes and sizes can achieve different looks. Love Your Lighting Often overlooked but strikingly effective, updated lighting can work wonders. “Lighting will dramatically change the mood of a room,” Warnock says. If they want you to sign an “estimate” or “authorization” before you’ve made the decision to hire the contractor, look out. They may be trying to get you to sign what is an actual binding contract. n Doesn’t write contracts. Professionals have clear contracts that outline the job, process, the cost, and helps clarify how problems will be managed. If you don’t have a contract, you are not protected when something goes wrong. Don’t hire anyone who tells you a contract “won’t be necessary.” n Requires cash or payment in full before starting the job. Shady contractors demand cash and then run with the money. Many home owners have been stranded by paying in full up front. A deposit towards materials is common, but only pay it once you have a contract signed by

both you and the contractor. It’s also suspect you’re asked to pay cash to a salesperson instead of a check or money order to a company. n Vastly underbids all other contractors. They may have the best price, but that doesn’t guarantee the best work. Such contractors may cut costs on quality, which can end up costing you more when you have to have the substandard work redone. n Offers “special” pricing. If you’re told you’ve been “chosen” as a demonstration project at a special, low price, or you’re told a low price is good only if you sign a contract today. n Cannot provide customer references. Professional contractors should have current references they can provide from current and past clients — and you should be able to reach those references, not just an answering machine. n Difficulty contacting the contractor. Professionals have a physical office, mailing address, phone, and email. They should respond to your

queries in a timely manner. Make sure you can verify the contractor’s business address. If they only have a PO box, be wary. n Tells you to obtain the building or remodeling permits. Professional contractors go to the county or state offices and get permits for their work themselves. Asking the home owner to do it is a sign that they are not a legitimate contractor. Your best bet is to take your time, do your research and choose someone you feel completely comfortable with. If your state requires contractors to be licensed, look them up on the state licensing website even if you’ve seen a piece of paper that looks like a license. Make sure they don’t have a record of consumer complaints lodged with your local Better Business Bureau. Roughly 40 million Americans go camping in a given year. Camping is a popular activity, but many would-be campers do not know where to get started.Instead of jumping right in, try to learn about various camping styles. Does the idea of renting an RV sound more inviting than sleeping in a tent? Would you prefer a campground with showers and toilets or is roughing it more appealing? n Test the waters. There’s bound to be a camping enthusiast in your midst. Find a friend or family member who enjoys camping out and find out if you can join him or her on the next trip. Take advantage of this person’s supplies and expertise. Such trips can provide some firsthand experience, and friends can offer advice on the keys to successful / LRBA Home Show AD camping. n How rugged are you? For some, camping must include sleeping on a bedroll strewn out under the stars, while others may appreciate a few

more luxuries on their camping excursions, like the running water or equipment offered at a campsite or park. A campsite with a mix of sun and shade will help you feel most comfortable. Spending several hours in the blazing sun can compromise your energy levels and put you at risk for dehydration. It is a good idea to have a way to get out of the hot sun. Food storage is another factor to consider when camping. You will be outdoors where wild animals reside, and a campsite can attract anything from small rodents to larger predators. Food should always be stored in insulated coolers that are not easily opened. Keep the food away from the tent so that animals will not rummage through sleeping quarters for snacks. Store garbage off the ground and out of reach of many animals. Do not feed wildlife and keep food and trash out of reach.
