Why Hire a Licensed Building Trade Professional?

7 Tips on Why you Should Hire a Licensed Building Trade Professional:

■ These companies are abiding by the MN State Statute rules to be registered with the MN Department of Labor & Industry: residential contractors ($15,000+ gross per year), electricians, plumbers and power limited technicians (lawn sprinkler technician, garage door technicians, low voltage technicians, data communication technicians). Each company must have at least one qualifying person who holds licensure for their industry type required by Minnesota statute. Each company pays a license fee every two years (MN Statute Section 326B). ■ Each qualifying person must show proof of specified levels of liability insurance (determined by the MN statute) at each renewal period (MN Statute Section 326B.46). ■ Each qualifying person must show proof of workers compensation for the company employees (MN Statute Section 176.182). ■ Each qualifying person must take proper continuing education in a specified time period to renew their license by renewal date (MN Statute Section 326B). This is to ensure that proper codes are followed for specified trade. Each building trade profession has specific code requirements that cover safety and well-being of the public.

■ In accordance to the MN Statute (Section 327A) residential licensed contractors must provide a home warranty which provides a 1, 2 and 10 year warranty. ■ Licensed building trade professionals have their work inspected in code adopted areas and are issued certificates of occupancy. In code and non-code adopted areas non-licensed building trade contractors cannot pull land use permits or building permits. Municipalities ask for proof of active building trade professional licensure on land use permits and building permits.

CHECKLIST FOR FINDING AND HIRING A BUILDER OR REMODELER DOING YOUR HOMEWORK WILL HELP YOU HAVE A MORE SUCCESSFUL EXPERIENCE. Use this checklist to help you select a home builder or home remodeler to work on or build your home:  Contact your local home builders’ association for the names of member builders and remodelers: www.LakeRegionBuilders. com. You can also ask family, friends or coworkers for recommendations.  Make sure the builder or home remodeler has a permanent business location and a good reputation with local banks and suppliers.  Find out how long they have been in the building business. It usually takes three to five years to establish a financially sound business. You want to make sure they will be around after the construction is complete to service any warranties.  Check out the company’s rating and if there have been any complaints filed with your local Better Business Bureau: www. bbb.org.  Make sure the builder/remodeler has sufficient workers compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises.  Ask the builder/remodeler to provide you with names of previous customers. If they won’t, beware. If they do, ask the customers if they would hire the builder/remodeler again.  Ask if you can see the builder/remodelers work, both completed and in progress. Check for quality of workmanship and materials.  Do you feel you can easily communicate with the builder/remodeler? Remember you will be in close contact with them throughout the construction process and afterward as you live in your new home.  Make sure the builder/remodeler provides you with a complete and clearly written contract. The contract will benefit both of you. If you are having a new home built, get and review a copy of the home warranty and homeowner manual as well.  Be cautious of unusually low-priced bids. If the builder/remodeler is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. Keep in mind that less expensive does not necessarily mean better!

Hot Housing Trend:

OUTDOOR KITCHENS M any home owners enjoy the summer months — and sometimes spring, fall and winter, too — with the sizzle of their outdoor grills. But running back and forth between the kitchen and the barbeque can be a hassle. Outdoor kitchens make life easier for those who enjoy grilling their meals and entertaining outdoors, making your deck or patio an extension of your family’s living space. It also can enhance your home’s resale value. With proper planning, you also can enjoy your meals in the great outdoors. Here are some factors to consider when determining if an outdoor kitchen is right for your family.

What works best in your space? Outdoor kitchens can be as elaborate — or as simple — as you’d like. But to make the most of your new space, you need to carefully consider the design. Think about how the space will be used. Do you want guests to eat outside or just mingle while you cook? What features (pool, trees, etc.) are already in your back yard and need to be worked around? Is there enough ventilation area so smoke from the grill can blow away? Have a professional check the patio or deck where you plan

on building your outdoor kitchen. While most can support the additional weight, you may need to add structural support. Make sure there is plenty of space for people to gather without getting in the way or being too close to open flames. Prepare for the Pre-Construction Meeting

One way to ensure the success of your project is to plan for and actively participate in a pre-construction meeting. This allows your remodeler to clarify procedures and explain how the job will progress. It also offers both you and your remodeler an opportunity to prepare for those issues that may arise later. You should think of this meeting as a forum for all participants to define their expectations and agree on the anticipated outcome. Some of the issues you may wish to cover at this meeting include: ■ Will you allow your remodeler to place a company sign on your property? Remember that in addition to being a marketing tool, signs help contractors and suppliers locate your home. ■ What areas of your home will be off limits to workers? ■ Does your house have an alarm system? Will workers need a key or will someone always be there? ■ How will you ensure that your children and pets stay out of the work space? ■ How will trash removal be handled? Where will the remodeler locate the dumpster on your property? ■ Does the remodeler anticipate any interruptions of utilities during the project? If so, when and for how long? Be sure to consider the neighbors as well as household members. Where can workers park near the jobsite? Will you allow workers to use your phone for local business calls? Will bathroom facilities in your home be available to workers? What is the remodeler’s policy on smoking on the jobsite? What is the remodeler’s policy on the use of profanity? If you are especially sensitive to this issue, you should let your remodeler know. Will you allow workers to play music at a reasonable volume? Is there any type of music that you do not want played?

The main symptom of this temporary affliction is feeling a loss of control that results from disrupted routines and the impact on your personal space. Prepare for inconvenience. A remodeling project can turn your home and — on some days — your life upside down. A kitchen remodel will, of course, affect meal planning. But a little ingenuity and some culinary shortcuts can lessen the impact. Set up a temporary cooking quarters by moving the refrigerator, toaster oven, and microwave to another room. Arrange a dishwashing station in your laundry room. If the weather is warm, fire up the grill and dine alfresco. Designate a safe haven. Find at least one place in your home where you can escape from the chaos and commotion. Guard against dust. During a remodeling project, dust has the unfortunate tendency to appear everywhere from lampshades to plates stacked inside your kitchen cabinets.
