he Hotel Show celebrates its 15th birthday on September 28th in a city that has set the standard for the region’s hospitality industry over the past decade and a half. The Burj Al Arab opened in 1999, the same year that the show launched, helping to focus the attention of the world on a glittering city that has become a vacation hotspot. Its hotels are destinations in their own right, offering unique vacation experiences. Last year 11 million people visited Dubai, bringing an estimated US$5.7 billion to the emirate and is forecast to top US$10bn by 2024. Dubai’s success is reflected in the growth of The Hotel Show, which is now the key show for the MENA and Asia region, attracting buyers from around the world. “This is the biggest and best show in the region
bringing together the buyers, architects and suppliers for three days,” said Christine Davidson, The Hotel Show’s Exhibition Director. “Alongside the opportunity for key people to meet and discover what is new, the show offers an extensive conference, workshop and seminar programme covering every aspect of our industry, from sustainability to refurbishment, operation to leisure activities.” Leisure is a vital part of the industry, says Davidson. “There are a host of examples in the UAE, like Atlantis on The Palm where alongside a magnificient hotel with 23 restaurants, visitors have access to great leisure activities too, like its waterpark, sports facilities, beach resort, diving facility and aquarium.” She also pointed to the success of Yas Island in Abu Dhabi with its combination of beach hotels

alongside Ferrari World theme park, the F1 race circuit and the spectacular Yas Waterworld. “Our industry is changing: it is becoming more sophisticated, great accommodation and service are just the start. People increasingly make decisions based on the leisure activities they want to do when they get there.” The Leisure Show 2014 runs alongside The Hotel Show, giving an insight into the business of relaxation, from pools and spas to theme park rides and playgrounds, as well as the full range of sport and fitness facilities. “This has become a huge part of the hospitality industry and The Hotel Show 2014 and The Leisure Show reflect that,” said Davidson. This year the show is expected to attract even more than last year’s 16,700 attendees, with The Vision Conference attracting some of the world’s influencers and thought leaders to speak. New this year is the International Village, dividing exhibitors by country, and visitors have the opportunity to meet 600 exhibitors covering the whole industry. The past 15 years have been amazing but the next 15 look even brighter: Dubai’s successful Expo 2020 means building 45,000 hotel rooms and across the wider GCC the value of hospitality will top US$28bn. The Burj Al Arab and The Hotel Show are 15 years old – both can expect an even more exciting future before they celebrate their 30th in 2029.

is Highness Sheikh Mohammed's directives will be ideal in helping the country’s tourism industry build the infrastructure needed for tourists. Those directives will cut down the amount of time needed to secure pre-approval for new hotels, as well as provide much needed land. The directives were made in response to recommendations raised by Dubai’s private sector developers during a consultation workshop organised and hosted by Dubai’s Department of Tourism and Commerce Marketing (DTCM) and Dubai Municipality, and attended by representatives of key investors in the hospitality sector, including Al Habtoor Group, Al Futtaim Group, Al Ghurair Group, Rotana Group, Dubai Holding and Emaar. The directives made by His Highness Sheikh Mohammed bin Rashid Al Maktoum are the following: • Hotel construction pre-approval process period to be reduced to two months - currently the approval process for private developers ranges from three to six months. • A one-stop-shop for all sector approvals to be created a single streamlined system will be managed by Dubai Municipality to help reduce red tape for

businesses and ensure the new reduced approval timeframes are met. • Approval processes of planning permission for all hotel establishments in the Emirate to be standardised through Dubai Municipality - currently some Free Zones manage their own building regulation approval processes for hotels in areas across Dubai, so these will now be moved to Dubai Municipality. • Government land to be allocated for the development of and 3 and 4 star hotels - Dubai Municipality and Government-linked master developers will work with DTCM to identify key locations for hotels at favourable investment terms. Additional incentives to help ensure the development of the additional 3 and 4 star hotels that Dubai will need by 2020 to meet the growth in visitor numbers include: no fees on change-of-use of land for hotel usage, and the establishment of a special committee to review the re-zoning of plots: and an additional year of exemption of the 10% Dubai Municipality fee for any 3 and 4 star hotels which begin operating before June 2017, based on the Hotel Incentive initiative announced by DTCM in September 2013. Ghantoot Resort taken over by Swiss-Belhotel
Swiss-Belhotel International has taken over the operation of the property formerly known as Cassells Ghantoot Hotel, giving the Hong Kong-based company its first UAE property. Now called Swiss-Belresort Ghantoot, the property sits on the shores of the Arabian Gulf and was originally built as a palace for the Abu Dhabi Ruler. It is located in Abu Dhabi and is only 40 minutes from the heart of Dubai. With a total of 118 rooms, the hotel is a 4 star property and was until recently managed by Five Continents Hospitality.
Expansion work on Mall of the Emirates underway Phase two will see the mall expand by a gross leasable area of 25,000 square metres, to include a new VOX Cinema, retail anchor stores as well as new lifestyle options and a range of dining choices. With elements of the project unveiling by mid-2015, the Evolution 2015 initiative will see the launch of brands making their debut in the Middle East in an investment of more than USD 72 million.
Hotel occupancy in MENA region reaches 49.3% in July 2014 The MENA region reported a 0.9% increase in occupancy to 49.3%, a 6.9% increase in average daily rate to USD 156.54, and a 7.9% increase in revenue per available room, to USD 77.15. “On a 12-month-moving-average basis, supply and demand growth are on par at 2.8 %, which means occupancy growth is flat, at 61.4 %”, said Elizabeth Winkle, Managing Director of STR Global. “Ramadan occurred entirely in July, which resulted in lower than usual levels of demand in what
is typically the region’s weakest month of the year. The confluence of these factors resulted in lower than average performance for the month. We view this as an anomaly and would expect performance to improve in August.” She further added that, “In Makkah and Medina, where the two holy cities typically welcome an influx of travellers during this time, we saw occupancy growth well over 20 % for both markets in July. Makkah also saw a strong ADR increase, up 23.1 % in July.”
Dubai hotels earn revenue of over USD 3 million in H1 Floating hotel set to open in October in Bahrain The C-Hotel will be docked at Coral Bay in Manama and is being described by its owner as a 5 star facility. Seven Leisure Group, owned by businessman Akram Miknas, is behind the project and has invested USD 5 million in converting a boat it purchased six months ago into a hotel.

The revenues for hoteliers and hotel apartment operators was up 10.9% compared to the same period last year, with room revenue up 15.3% and F&B up 3.8%, according to figures from Dubai’s Department of Tourism and Commerce Marketing (DTCM). During the first half of the year, guest numbers across all hotel establishments reached 5,828,449, a record for the period.

D
ubai’s hotel industry is booming – it has been booming for well over two decades, in fact. Along the way there have been plenty of milestones, not least the opening of the iconic sail-shaped Burj Al Arab on its own manmade island 15 years ago. Its distinct design and superlative luxury instantly sent ripples through the industry, unequivocally announcing Dubai on the world stage. It had the desired effect, drawing increasing numbers of visitors, hotel operators, developers and investors, and also changed the physical landscape of the Emirate. The area around the hotel has grown from a stretch of empty coastline to what is now a prime tourism location, home to the hugely popular Madinat Jumeirah complex, Wild Wadi water park and Mall of the Emirates. It is also where the recently announced Mall of the World mega-project is being built.

Today, travel and tourism are one of the core drivers of the Emirate’s meteoric rise and success, accounting for around 20% of GDP. From humble beginnings, with only 70 hotels to its name in 1990, Dubai’s fledgling hotel industry has grown at an everimpressive rate, exceeding expectations, consistently outpacing the competition and attracting every type of hotelier, brand and chain from across the globe. Business to boutique, desert retreats to urban resorts, deluxe to budget – every big player in hospitality and tourism has opened one or more properties in Dubai, some taking up residence in some of the city’s most high-profile, recognisable and often record-breaking buildings and spaces. For examples, look no further than the likes of the Armani Hotel in the world’s tallest building, the Burj Khalifa; JW Marriott Marquis in Business Bay, officially the world’s tallest hotel; Atlantis The Palm

at the peak of Palm Jumeirah, one of the world’s largest artificial islands; as well as The Address in The Dubai Mall, the biggest shopping mall on the planet. Dubai’s determination to constantly break new ground and reach new heights makes it a hugely attractive location for hoteliers - and ensures visitors keep returning. In 1999, when Jumeirah Group first opened the Burj Al Arab to the public, Dubai’s 378-strong hotel industry comprised 254 hotels and 124 hotel apartment establishments, offering a total of 25,188 keys and welcoming just over three million guests. Fast forward 15 years and today the industry has expanded dramatically, boosted by a further 256 properties, reaching a total of 634 establishments boasting 88,680 keys. That is an average of more than 17 hotel openings every 12 months and more than three times the number of rooms and apartments.
THE HOTEL SHOW STRATEGIC PARTNER With a host of world-class attractions, leisure events, trade shows and conferences added to Dubai’s tourism offering almost on a weekly basis, the increase in supply has gone hand in hand with a rise in demand. In the first half of 2014 alone Dubai welcomed more than 5.8 million tourists – the highest number of visitors ever achieved in the first six months of the year. Not just that but the Emirate also saw increases across key indicators including average length of stay, hotel establishment guests, hotel and hotel apartment room revenues, as well as F&B revenue. The commitment to partnership that exists across the Emirate’s tourism industry between Government and private sector has been a key contributor in ensuring Dubai’s hotel and hotel apartment occupancy rates are among the highest anywhere in the world – recording in excess of 84% occupancy in both types of establishment. Yet Dubai’s hotel industry has not just grown, it has also diversified. While the Emirate has long been synonymous with luxury and five-star accommodation, enjoying more than a 60% slice of the pie, 4 and 3 star properties are on the rise. Under the leadership of His Highness Sheikh Mohammed bin Rashid Al Maktoum, UAE Vice President, Prime Minister and Ruler of Dubai, the Government’s introduction of a range of incentives to encourage growth in the mid-market segment is playing a key role in driving this growth, with incentives including the waiving of municipal fees on the establishment’s revenue, for a temporary period. The aim is to achieve a greater balance through diversification, bringing Dubai’s hotel industry closer in line with that of other major world cities, where mid-market segments tend to have the lion’s share, while at the same time opening up Dubai to more visitors. Presently, the total number of 4 and 3 star hotels in the Emirate stands at 89 and 66 respectively, together offering 26,581 rooms. Due to the incentives, we expect applications for development permits to increase over the coming months, thus further increasing Dubai’s mid-market hotel sector. Commenting on the industry’s outlook at a recent event, DTCM’s Director-General, His Excellency Helal Saeed Almarri, stressed their commitment to sustainable growth, driving repeat visitors and shaping the global reputation of Dubai as a world leader in tourism and hospitality. H.E commented, “We are pleased with the current occupancy and room rates, and it is crucial for the Government to continue to work together with the hotel industry to ensure room rates remain affordable. That’s why we are committed to maintaining close relationships and a constant dialogue with our stakeholders to ensure hotels operate with long-term growth in mind, as opposed to short-term revenue increases. This strong spirit of partnership will ultimately ensure Dubai remains competitive.” Looking ahead, the growth trend is set to continue. According to the MasterCard Global Destination Cities Index, Dubai can expect to receive 11.95 million international overnight visitors in 2014, an increase of 7.5%. Our pipeline shows that we

It’s important to stress that while Expo 2020 is a landmark moment on Dubai’s continual timeline, it’s certainly not the end of our journey. In the coming months new hotels due to open include the Four Seasons Resort Dubai at Jumeirah Beach and the Palazzo Versace Dubai hotel on the Creek. On the more distant horizon are a slew of new openings across all segments of the market, including a Middle East debut by Langham Hospitality Group, Meraas Holding and Emaar Properties’ mid-market
joint venture Dubai Inn, a boutique-style hotel by luxury lifestyle label Tonino Lamborghini and many, many more. With new leisure attractions such as Wire World, Legoland, the expansion of Madinat Jumeirah, plus mega-projects including Bluewaters Island and Mall of the World all in the pipeline, hotel demand in Dubai can only increase. And it’s clear the industry is more than capable of meeting that demand. UAE – YOUR INVESTMENT DESTINATION The UAE is going through a very dynamic period of economic development due to rapid growth being witnessed by non-oil sectors, such as tourism.
T
he UAE is the second largest country in the GCC, after the Kingdom of Saudi Arabia, with a registered GDP growth of 4% in 2013, totaling AED 1.4 trillion. The non-oil sectors contribute almost 70% of the GDP, with tourism, real estate and the financial sector being the major contributors. For example, the capital, Abu Dhabi, has also seen an uptake in the number of tourists. Hotel revenues in the capital rose to AED 317 billion in July 2014. Its neighbouring Emirate, Dubai, has also seen the tourism sector grow steadily in the last few years. Hotel occupancy reached up to 83.6% in January 2014, fuelled by the Emirate’s record air passenger traffic. The UAE’s tourism and hospitality industry is expected to record all-round vibrant growth over the next five years with the backdrop of increased investor confidence and the revival of some stalled hotel projects, as international operators seek to boost their hotel footprint. At present, Dubai and Abu Dhabi account for 86% of the hotel supply in the country, estimated at 590 hotels with

more than 93,000 rooms. International operators control about 68% of the total hotel room inventory and the majority of supply is concentrated in the upscale (4 and 5 star) segment. With Dubai at the heart of hotel and hospitality development, the industry is set to experience unprecedented growth, and with such growth comes the need for new talent. Following the recent win of Expo 2020 and the predicted future 20 million visitors to Dubai, the employment market will need to urgently attract and develop skilled hospitality professionals. The importance of training in hotels is an ever important and a growing area of interest, specifically in this region. More than 280,000 new jobs will be created in Dubai alone of which 40% will be allocated for the travel and hospitality industry. Northern Emirates, in particular Ras Al Khaimah and Fujairah, have emerged as key getaway destinations registering rapid growth in tourist arrivals. The UAE is also becoming a hub for

70% of the GDP comes from the non-oil sectors with tourism, real estate and the financial sector being the major contributors
medical tourism. Dubai is looking at rolling out medical tourist packages, which will include the cost of visa, travel, accommodation, treatment and even activities for family members. The UAE has emerged as a leading regional commercial hub with the latest infrastructure and a world class business environment. It has also become the base for companies looking to enter into African markets. The UAE is ranked 28th among 139 countries and 1st in the Middle East in the World Economic Forum’s ’Travel & Tourism Competitiveness Report’ 2013. Dubai plays a lead role, holding 66% share of the UAE’s tourism economy, with Abu Dhabi having 16%, and Sharjah 10%. Another important direct contribution of the travel and tourism sector to the economy is tourism expenditure. According to WTTC estimates, by 2023 international tourist arrivals are forecasted to total 25.8 million, generating expenditure of AED 207.1 billion, an increase of 5% per year.

he Hotel Show has already earned its place as the biggest event of its type in the MENA and Asia region, and now that Dubai is a world leading hospitality destination, it attracts a global audience. This year’s attendance is forecast to top the 16,700 attendees from 2013, who came from 98 different countries, reinforcing its place as an international event. The Hotel Show 2014 runs from September 28 to 30 at the Dubai World Trade Centre, the city’s huge exhibition centre, which is easy to access from across the UAE. It begins each day at 11am until 7pm in hall numbers 2 to 8, where 600 exhibitors will attend, many in the new International Village with pavilions from countries across Europe, Asia and Australasia all -attracted to the successful MENA region. Alongside is The Vision Conference which this year attracts some of the biggest names and experts in the hospitality industry from around the world. There will be sessions and presentations on sustainability, food and beverage, technology, preparing for big
events, and themed vacations, how to maintain occupancy and building a successful culture of service and team. The conference will be opened by the CEO of Dubai Corporation of Tourism and Commerce Marketing, which is the Government organisation that is the driving force behind the successful Emirate’s huge tourist numbers and booming hotel sector. Among last year’s buyers, 29% were in a buying cycle and 32% were there to source new suppliers, and The show is divided in sections: leisure and outdoor, technology and facility management, hotel careers and training, operating equipment and HORECA, interiors, lighting and design, retail franchise and hotel services, hotel investment, development and build, and hotel sustainability. The show is co-located with The Leisure Show 2014, launched last year due to market demand, catering for a growing sector of the hospitality market where the hotel is the destination. he hospitality sector has a significant impact on the environment through energy and water consumption the use of consumable products, and solid and hazardous waste generation. The export of Turkish furniture increased by 12% in 2013 and the target is to reach US$ 10 billion worth of exports by 2023. With the Middle East, and Dubai in particular - one of their most consistent export partners, this year there will be exhibitors representing hotel furniture and project solutions, textiles (bathrobes, towels, uniforms and bed covers), tableware, decor, amenities and technology including solar panels for beach umbrellas.

Bond was able to accurately translate the design concept of the restaurant to create an elegant ambience with an exquisite palette of stylish architecture, chic interiors and striking crystal chandeliers.
