Creating More Than Eye-Catching Building Façades In this age of productivity, efficient, effective and aesthetically pleasing building product solutions are essential to the success of any design. Understanding how to combine glazing and solar shading noticeably impacts a façade’s aesthetic and overall performance. The issue is that specifying glazing and shading occur during separate points in the project timeline. As a result, shading attachments are typically selected solely for their appearance, rather than performance. While glazing has always been an integral part of the façade, adding high-performance shading attachments optimizes interior and exterior aesthetics, and performance characteristics.

Weighing Pros and Cons Marked by an increased focus on design intent, architects and building owners must meticulously analyze the benefits and drawbacks of different glazing and shading combinations. Solar shading manufacturers have noticed a trend toward specifying high transparency glazing in order to draw a greater connection between the inside and outside of a building. This trend has evolved from research, including a study by Heschong Mahone Group, which showed that occupants with views of nature were 6% to 12% more productive than occupants without such views. In buildings where shading solutions vary by occupant, such as Class A office space or multifamily applications, the exterior may read in multiple colors based on individual tenants’ shade color selection, which has an effect on the exterior appearance represented in the glass. White shades may read a bit green behind clear glass, while black or darker shades are less visible since the reflected properties of clear glass are dark due to the cavity of the space behind it. In fact, even consistent light-colored shades behind clear glass can create a ‘snaggletooth’ look that is visually distracting when they are lowered to different levels during the day. Therefore, dark shades are often used for continuity with the building’s original design intent. Another key issue is privacy. Some designers have turned to reflective glazing, which solves this issue in the daytime, and brings uniformity to the building exterior. This is a more permanent decision, however, and some buildings may still require manual privacy fabric attachments to control privacy at night, when reflective glazing has no effect. White shades offer excellent privacy, but may cause retail spaces to appear closed. Dark-colored fabrics, which provide great view through from the interior while controlling glare, are often combined with high trans-

parency glazing to increase privacy during business hours. However, each situation is unique given building orientation, exterior lighting levels, window-towall ratio and many other factors. Where to install shading in relationship to glazing is another decision that impacts aesthetics and performance. In Europe, there is an obvious trend toward using solar shades on the exterior, while interior installations are more common in the United States due to ease of installation and the option for manual control. This means that in the U.S., glazing will act as the first line of defense to reflect, absorb and transmit solar energy. Based on the reduction of visible light from the glazing, transparency levels in the shading fabrics can be specified for better view through, to control heat gain and glare or energy efficiency. Light colored fabrics with low openness provide the best thermal performance, while dark shades with high openness offer the best glare control and view through.

Future of Code Compliance With an understanding of the impacts of shading attachments in the building envelope, architects can respond to critical design questions from the

interior designer, lighting consultant, HVAC engineer, building owner and others to ensure the finished building meets the original design intent. That responsibility, however, raises a question about how to quantify the performance of all products—including shading attachments—in the building envelope. Led by the Dept. of Energy and the Attachments Energy Rating Council (AERC), the industry is taking a closer look at how glass and shades impact overall building performance. Ongoing conversations about creating a numerical evaluation of system performance with shading attachments will be important moving forward. Because glass and shades are not always specified concurrently, however, a gap still exists between understanding aesthetics and performance of glazing in conjunction with those of the shade. Better feedback from building owners and technologically advanced tools that quantify performance impacts are closing that gap. For architects, recognizing that glazing and shading solutions are complementary pieces working in unison for a wellbalanced building envelope is an integral part of how a building will look and perform while keeping with their intent of design.

Whether boarding a business flight or embarking on a space odyssey, it is clear that significant advances in air travel will result in increased passenger traffic— a number expected to exceed six billion by 2030, according to Arup. Designing amenities for the airport of the future may not look like the spaceport cantina from classic Star Wars, but integrating technology and infrastructure will be key to accommodating a personalized passenger experience for an expanding and diverse body of travelers, says Arup’s leader of Global Aviation, Susan Baer. For instance, JFK International Airport Terminal 4 just announced an indoor dog relief area as a convenience to those traveling with pets and service animals. “We recognize the growing presence of animals in our terminal and the significant increase in passengers traveling with pets, and we wanted to provide owners with a convenient location to relieve their animals without having to exit the terminal,” president and CEO of JFKIAT Gert-Jan de Graaff, told Airport Revenue News. The FAA will soon require all major airports to include this amenity. To understand how today’s airports will respond to security, sustainability and infrastructure implications of this increased demand, Arup’s comprehensive study gathered a multi-industry group to brainstorm implicit solutions to the main components of the passenger experience at the terminal, baggage check/claim, and security checkpoint(s).

They concluded that by applying the present-day logistics capabilities of online retail fulfillment would transform air travel into a more efficient experience. Airports are framing expansion with a more multi-modal mindset, says Baer; it’s a way to increase volume without the high costs associated with expanding the physical terminal. High-speed moving walkways requiring minimal infrastructure updates will shuttle people three times faster than conventional people movers. Los Angeles is exploring an airport people mover to connect to its rail lines, reports Baer. “It’s to handle the growth; but the fact that it’s more environmentally sustainable, reliable and predictable makes it a better journey for customers.” It also contributes to employees’ commutes, providing a reliable stable workforce critical to fully functional airports. Airlines are purchasing small to mid-sized planes, “if you look at the order book from the last couple air shows, there is less interest in larger aircraft than there was a few years ago,” observes Baer. Smaller aircraft benefit both passengers and airlines by increasing the speed of boarding and deplaning, and maximizing the use of aircraft—keeping them on the ground less and in the air more. Arup’s “Future of Air Travel” report gets people thinking about how might you plan a terminal opening in five years, or be in a terminal 10 years from now, and how to include those possibilities,” says Baer.

Risk-based screening, which assesses an individual’s intent to harm, offers the promise of reducing the need for traditional checkpoints through virtual, data-based screening. u

The passenger terminal will be more dynamic

and efficient. By consolidating functions such as flight check-in, customs and screening, the layout of passenger terminals can be condensed into more operationally flexible footprints, eliminating extended, multi-stop treks from ticketing counter to departure gate. Checked bags will travel on their own. Smart-suitcase technology will free travelers from hauling luggage to and through airports. From a remote drop-off location, bags will be automatically routed to destinations, reducing on-site

airport baggage handling systems.

UnCoverings Coverings 2016 was an exploration in unexpected new materials, finishes and technologies that complement aesthetics of ceramic and porcelain tiles.

It is evident that manufacturers predict a positive outlook for the North American building industry and are poised to win market share as increases in new building starts demand just-in-time tile deliveries. Tile of Spain is touting a Quickship Collection (www.tileofspain.com/quickship) for delivery in four to eight weeks, and at least two manufacturers are ramping up North American operations, including importing new equipment to beef up U.S. production of large-format tiles. Another positive indicator comes from Italy’s, Mapei, who released the most extensive array of colored grouts in the company’s history. Tile trends at last fall’s Cersaie held true at this spring’s Coverings’ show: large-format tiles,

reclaimed everything, wood of all patterns, shapes and sizes, and 3D tiles offered above-grade texture. Double-fired metallic tiles shined strong, and some ceramics were featured as art pieces with ink applied by digital printers. Bricks are back in every Pantone color imaginable, and a patchwork of and rhomboid and triangular shapes are emerging from the deconstructed hexagon, reports Italian tile artist Giovanni Barbieri. Complementing the general trends were some unusual outliers. These unique products incorporate stone, concrete, solid surfaces and technical processes to provide distinctive compliments to ceramic and porcelain installations.

Q: What lead you to become a materials librarian?

MARGIE TERAOKA: I came in the back door, I had been a designer for about 20 years first. When I was moving back to the area, this position in San Jose was available, and I thought it would be a job that I’m suited to do. This is my first truly commercial interiors firm that I’ve worked for, and the nature of the projects brought me around to paying more attention to Architectural Products. All my reps tell me we have the largest library in the entire Bay Area. With the price of real estate, many firms are going to digital, but most people like to put their hands on things.

Q: How do you stay up to date and organized? MARGIE TERAOKA: That is a tough one; it’s really hard to have 100% organization and 100% up to date, but we do our best, every time I touch something, I’m organizing, purging or updating. A lot depends on our reps. We appreciate the reps who keep their binders up to date. I inherited an actual Rolodex, so I created a database of all the reps in the Outlook public folder, so that anyone accessing their email can access the database and look up contact info. In the ‘notes’ field, I’ve included all the lines they represent, so if you search for that line, their contact will come up. It’s not as sexy as Pinterest, but it works and it’s helpful. If we’re looking into a new product, we go to the website and the rep info is usually there.

SCULPTURAL WALLS “We’re always looking for interesting wall products—particularly something that’s sculptural with some texture. Q: Tell me more about your day-to-day? MARGIE TERAOKA: Everyday is different, which makes it interesting. I have to prioritize what gets done each day because it doesn’t all get done. Urgency arises at that stage of design development, trying to pull all those colors and finishes together for a presentation. If there aren’t any hot projects, I’m meeting with reps, keeping us on the edge of having all the new carpets and new fabrics—our creativity is stimulated by looking at new things. If there’s a product family that several people have been asking about, I try to get people who are the experts to do lunch and learns. Many of our Silicon Valley clients need to have lab-like environments and that can take me in all sorts of directions to finding out what products can withstand chemicals, humidity, water; because you can’t just put any type of ceiling tile or gyp board into that environment. It’s interesting being on the other side, watching them prepare a space to be able to develop those fun products.

Q: How has product transparency affected the way you select or organize materials and finishes? MARGIE TERAOKA: Before the transparency movement, Google was really the company that drove that transparency aspect; they were the ones who came up with this PHAROS project, and because of the size of Google, that really set the product manufacturers on their ears if they wanted to be used and specified. Manufacturers have got to play the game. Up until this transparency movement, it was so hard to determine and differentiate between ‘green’ products. We see all kinds of ratings on products and sometimes its not that meaningful. None of us could read an entire EPD, so that’s where I believe Declare came in to put it in language we can all understand. I consider product transparency to be in its infancy because it’s all voluntary, but we’re well on our way: clients are asking, and the architects, designers and manufacturers are pushing and participating. It’s a work in progress. In commercial work, having a green product and durability is always a give-and-take issue. Not only do we try to look for durable products made of environmentally friendly ingredients, in some cases, it has to pass the California health department inspection, and a state agency called OSPD reviews all healthcare drawings. Forbo, a linoleum, is a great product in sheet or tile, for healthcare or food service. We’d like to use it, but the health department won’t approve of it in some areas.

Light Fair Beyond a ton of buzz surrounding the future of smart lighting via the Internet of Things, North America’s top lighting show debuted lots of great new forms and sources capable of illuminating spaces and people in ways only dreamed of before.

The overriding theme of Lightfair in San Diego this year was “connected” lighting, specifically connecting light sources via the Internet of Things to deliver a cornucopia of information. While an exciting proposition, the industry may be getting a little over its skis as the design community as a whole is just now accepting the idea of LED as the light source of at least the near future. Yet there’s still a substantial gap at this time between what’s possible with state of the art illumination and what the general design community knows or is frankly comfortable with adopting. That said, plenty of good stuff on the floor, including Mark Architectural’s (an Acuity Brand) Rubik. While hard to communicate in a still image, the simple tile system provides a lot of

cool human centric lighting features to add color (of the red-blue-green nature) and dynamism to static spaces like offices or classrooms that can really use a boost, particularly those not in well daylighted areas. Winning an Innovation Award was DMF’s new OneFrame downlight with its cost effective luminaire that’s easy to install in the field. A visually striking product that will appeal to architects and interior designers is Cooledge’s Tile Portfolio. Simply said, the system creates luminous walls or ceilings creating spaces that are not only visually interesting, but feel great to hang out in—at least that’s the way it felt at the booth. Also on the cool front was Fluxwerx’ Profile suspended pendant, which certainly adds a whole new look to linear ambient

lighting. The company was recently acquired by Lumenpulse, who also recently acquired Italian manufacturer Exenia to add another line of stylish luminaires not previously available on these shores. New forms carried over to exterior offerings where great-looking area fixtures were previewed by Eaton and Hubbell Lighting. The latter showed a beta which showcased a form more similar to an ornamental iron fence top than a cobra head. Finally, there were a significant amount of “color tunable” fixtures at the show. In this case, the term refers not to red-green-blue combinations, but variability in the warmth or coolness the fixture can produce to create programmable settings that match the ambiances designers want to establish.

Short on budget and tall on expectations for durability and aesthetics, architects are “reflooring” spaces with new—or old— materials in just about every market—from retail to industrial to education. Whether it’s an existing wood floor, a concrete slab that was never intended for front-of-the-house use, or a faux marble, the idea of reflooring is gaining lots of traction (pun intended). Beyond decisions, there’s also a higher tolerance to combine new, clean interiors with found conditions that look a little rougher right now. “At one time, a contrasting, existing industrial condition feel used to be for younger companies, but interest in the look has increased,” says Jennifer Carpenter, Jennifer Carpenter Architect.

Old Looks Return When the SoHo, New York-based International Culinary Center (ICC) decided to renovate another floor in the historic turn-of-the-century factory at 462 Broadway to expand its operations and offerings, they had a decision to make concerning the flooring. Specifically, keep or tear out the original wood flooring. The new space on the fifth floor of the 1880s-constructed building would house a rental venue for parties, a huge student pantry and two large teaching kitchens. Looking to reflect the character of the neighborhood, Jennifer Carpenter, the project’s lead designer, wanted to revive the original flooring, but didn’t know what she would find when the boards were sanded. While more expensive and time consuming, Carpenter says it’s typically “an easy sell” to convince owners to bring back an inherited wood floor, but things were a little different in this case. Used for years to hold nonconsumer-facing storage, there was a significant build up of residue giving the floor a yellowishorange color. Carpenter describes the choice to bring it back to life as a “leap of faith” that paid off in the end. “It has a lot of character that’s unique to an old industrial facility, with lots of dark streaks in it. The old wood creates an interesting contrast to a clean, modern insertion when you have that historic, rougher condition,” says Carpenter. “It gets you a lot of visual interest and warmth without having to do much. People respond to the fact that you’re bringing back the original conditions—they like the story.”

Carpenter had the project’s contractor sand a few patches and put different sealers on the floor to test its response before spending the time and money to sand the entire floor, a practice she suggests to any designer looking to repurpose a legacy wood floor. Working to get the finished product to look as close to the original floor as possible, Carpenter chose a clear sealant that would change the color of the flooring the least—a polyurethane sealant by Benjamin Moore. Similarly, the renovation of an 86-year-old historical building in Pittsburgh, now the Energy Innovation Center (EIC), took special care in preserving its 20,000-sq.-ft. concrete floor, originally poured areas. The restoration process included a cementitious overlay to repair the existing concrete, an

epoxy primer and a two-component waterborne polyurethane top coat by Sherwin-Williams GP4409, based on high-performance resins and technology from Covestro. The result was a fullyrestored, continuous walkway that blended into the building’s updated neo-industrial look.

Replicated Looks For the renovation of Philadelphia-based footwear and apparel company Ubiq’s flagship store, Carpenter had to choose new materials for the two-story retail space that could be sourced quickly in order to minimize store closure time during construction and meet schedule demands for project completion. For the store’s entrance ramp, Carpenter specified rolls of Terra-Turf by Johnsonite in black/ brown. Made from post-consumer recycled rubber tires especially for areas with high-traffic abuse, this walk-off matting with horizontal lines that feels like carpet underfoot, and is ideal for removing the

dirt and snow brought into the store. On the main first floor space, contractors removed the existing white marble tile that had dirtied significantly over the years, and replaced it with a dark porcelain tile called “Concrete Black Nature” by Porcelanosa in 12-in. × 24-in. rectangles, with a dark concrete look (opposite page, upper left). “The technology for porcelain tile is so sophisticated now that the patterns and colors that look like other stones and concrete are amazing,” says Carpenter. “The ones we chose have a dark, stained concrete appearance. You don’t see a repeat in the pattern for almost 1000 ft., so there’s

face-to-face urban social networks The continuing “re” migration to once-shunned city zones creates a need for people to network with real people with real faces, meaning there is a need to shop and be entertained.

By Vilma Barr, contributing writer Be it developers, architects or remodeling contractors, savvy business minds in the AEC world are always on the look for what will be the next emerging urban district. In fact, it was the topic of quite a few sessions at the recent Urban Land Institute’s conference in Philadelphia. But beyond places that have some kind of historic or unusual architectural character, it’s usually a combination of adaptive re-use and mixed development that makes a reborn neighborhood click. It’s no surprise to one major player: “Cities are not just surviving, they’re thriving,” says Rob Speyer, president and co-CEO of the development firm Tishman Speyer. Speaking at the ULI meeting, Speyer noted cities, at least demographically, are getting younger, greener, denser, more accessible, more diverse “and are teeming with energy and fun.” That last aspect can’t be underestimated, and many new retail and recreation venues are at the heart of such developments.

Restoration and Repurposing Bringing vintage structures back to purposeful life serves to maintain the urban fabric of communities of all sizes, the visual context of neighborhoods, and the contextual energy that keeps them alive.

The High Line New York City Once an elevated 1.5-mile-long freight rail spur on Manhattan’s West Side that threaded its way in and out of industrial buildings, it fell into disuse by 1980. Rusting and overgrown with weeds, the city of New York threatened demolition. A group of local residents formed the Friends of the High Line and successfully petitioned the city in 1999 to consider turning the structure, which ranges from 20 to 30 ft. high, into an overhead park. A team of designers headed by landscape architect James Corner Field Operations turned the previous eyesore into an urban oasis of unprecedented popularity. Its success was quickly recognized, spawning new construction such as the glass-sheathed Standard hotel, a boutique hotel, high-rise residential buildings, and assorted retail and dining options at ground level.

When Hurricane Sandy slammed into Manhattan in 2012, South Street Seaport’s Pier 17, took a direct hit. Expanded attractions include dining facilities bearing the names of top-rated chefs, a dinner theater and an 8-screen movie theater.

South Street Seaport New York City When Hurricane Sandy’s 80 mph winds slammed into Manhattan, Oct. 29, 2012, South Street Seaport’s Pier 17, with its shops and restaurants, along with nearby commercial establishments, took a direct hit, causing ruinous damage to the pier and curtailing activities for neighboring businesses. A Seaport District was formed to oversee the area’s revitalization to attract locals and tourists alike. Seven buildings totaling 365,000 sq. ft. on blocks will surround the new pier, now under construction. A new 40,000-sq.-ft. food market will serve the residents of the growing residential population of the nearby financial district.

King’s Cross London Dating from 1852, King’s Cross, a major transport hub for 8.6 million Londoners, has undergone a $720 million refurbishment. Upgrades were com-

pleted to the main and suburban vaulted ceiling train sheds and western buildings. In the Western Concourse, a visual tour de force is the 66-ft.-high semi-circular expression in steel of tree-like columns with graceful intersect-

RECONSTRUCTION

Extending from Thirteenth to Eighth Streets, East Market Street was once home to five department store icons such as John Wanamaker and Lit Brothers. In 1977, a hulking, nearly windowless structure called The Gallery was built on Market Street between the two former destination anchors, for shops to be occupied by value retailers. The strategy proved ill-conceived, failing to generate traffic and sales volume, it was shuttered and is being dismantled. In its place will arise a contemporary retail structure that is now part of a larger $1.5 billion-plan to restore commercial vitality to Market Street and nearby Chestnut Street, a similarly faded retail strip a block away.

They are invited to join other guests at a long central table, or if they prefer, at banquettes or individual tables.

Surrounded by commercial buildings in Pioneer Plaza at 401 N. Michigan Ave. at the start of the Magnificent Mile, the 3000-sq.ft. curved profile of ShopWithMe is the prototype for a traveling pop-up smart store. The flexible environment can be erected overnight. The idea is a retail logistics startup

that commissioned Giorgio Borruso Design to create a “store of the future,” blending online and physical store retailing into a traveling digital experience. Debuting its holiday tour last November, ShopWithMe is completely mobile, designed to be mass-produced for future iterations anywhere. Borruso fashioned a sleek structure made of four selfcontained units. Mobile

and tensile architectural systems allow for easy assembly, disassembly and transport in a matter of days. Store fittings are tech-enabled and sleekly styled, with glass-top digital displays, LED-driven décor and smart changing rooms. ShopWithMe plans to visit other top retail destinations, including New York, Dallas, L.A., San Francisco, Houston and Miami.

Social Sparkle Amsterdam The Netherlands As part of the Amsterdam Light Festival, lighting designers Toer, based in Eindhoven, created Social Sparkle, a fixture of 100 elements hanging from a tree in Hortus Botanicus, an Amsterdam botanical garden founded in 1638. Inspired by the traditional streamers at Dutch birthday parties, the lighted elements are activated as guests walk beneath them. The first light in the sequence that is illuminated touches its neighbors, setting off a moving canopy overhead.

Bespoke San Francisco Located on the fourth level of the Westfield San Francisco Centre, Bespoke is a 37,000-sq.-ft. space divided into three sections within an enclosed 200-retail-store downtown shopping mall. Bespoke Co-working is a collection of offices, desks and conference rooms for retail-tech companies. Bespoke Events can accommodate from 10 to 1000 people for conferences, workshops, runway shows and other events. At Bespoke Demo, retailers and tech companies can debut products to gauge consumer response. New Urban Centers Two enormous projects will alter the central business districts of Sydney, Australia and Prague, in the Czech Republic. Their profiles present a strong marketing theme to prospective tenants as distinctive visual identification of the cityscape of their respective metropolitan centers.

Masaryk Railway Station Prague One of the final projects credited to the late architect Zaha Hadid is Prague’s Masaryk Railway Station and its surrounding area. Her firm’s design, named in 2014 as the winner of an international competition, will establish a new transit hub and adjacent central business district, restoring a former derelict sector to active and profitable uses. Named for Thomáš Masaryk, founder of the Czechoslovak Republic, the buildings vary in scale, their horizontal profiles relating to the nearby railway lines.

Underutilized Urban Tracts Multi-acre expanses of land within city limits where out-of-service rail cars are parked, or war ships were built and launched, or are the site of empty industrial buildings, are being brought into contemporary economies with revenue-producing renovation and new construction.

The Navy Yard Philadelphia Once it was a thriving WW II hub of activity as 55,000 workers built ships for the U.S. Navy in the southern-most parcel of land within Philadelphia city limits. The Navy Yard with its vintage buildings and large open spaces became a shadow of its former self when the site was decommissioned after 200 years by the Navy. In 2006, the apparel company Urban Outfitters saw an opportunity to consolidate its design and management staff, operating from various locations around Philadelphia. Five buildings were purchased

for $1 each. After an estimated $80 million restoration and relocation of hundreds of employees, its success became a catalyst for the rebirth of the entire historic site. Master developer for the 1,200-acre campus is PIDC, the Philadelphia Industrial Development Corp., overseeing the 7.5 million sq. ft. of commercial and the growing number of residential projects. Currently, over 150 companies employing an estimated 12,000 are based in restored structures and new construction such as the glass-clad Glaxo Smith Kline headquarters. Brooklyn Strand New York City Across Manhattan’s East River, commercial spaces in the borough have taken on new life such as improved public spaces and upgraded lighting along busy Fulton Street. The residential market is described as “booming.” A plan commissioned by a coalition of community groups has backed a project to connect downtown Brooklyn with the waterfront Brooklyn Bridge area facing the river. According to architect Claire Weisz of WXY architecture + urban design, the plan will generate open spaces and supporting retail businesses to restore residents’ access to the river’s edge that has been cut off for decades by an overhead expressway that parallels the 16-mile-long waterway, a 4000-ft. span at its widest point.

Miami Worldcenter Planned as a new image-maker for downtown, the $1.7 billion Miami Worldcenter is a 27-acre mixed-use project in the Park West district. Under construction is a luxury condo tower, with a hotel, convention center, dining and entertainment venues scheduled to get underway in coming months. A previously announced enclosed mall has been replaced by a retail plan that will incorporate the look and appeal of a traditional high street shopping neighborhood. Co-developers Taubman Centers and the Forbes Company shifted to an open-air format with a promenade bordered by single- and twostory stores. Weather protection and climate control programs are being evaluated.

Create, Conserve We all want new products, but is it possible, while still meeting conservation goals, that suggest we should curb consumerism? Having just scanned a review of Half Earth: Our Planet’s Fight for Life, I find my sustainability barometer at peak sensitivity; the new title by PulitzerPrize-winning biologist E.O. Wilson suggests that preserving and restoring half the planet may alleviate some of the devastation of the Anthropocene Age upon us—a worthy, if not lofty goal. But here’s the rub—I love new products—so the question for me is it possible to achieve Wilson’s vision while still creating new products that facilitate architec-

I believe the answer is yes, but it’s going to take some new thinking about reusing and re-purposing materials that go into products. The subject came up at the recent AIA conference in Philadelphia in a roundtable where panelist Kevin Kampschroer, chief sustainability officer and federal director of high performance green buildings at GSA, was quite frank on the matter: “make sure materials being brought into these buildings can be re-used or re-purposed.” Kampschroer stresses the need for design teams to think “differently” in order to influence these kinds of aspirational goals over time. The good news is this has already been happening at the building level. I recall a story we did back in 2011, “Filling the Big Box” where we chronicled case studies where urban blights were renovated into museums and studios. Since then, big businesses like Under Armour and Zappos, have also embraced this model when its come to creating new headquarters. “Clients, owners and contractors are more open to selective structural demolitions,” notes Susan Jones, of AtelierJones, whose design for a church in the Seattle area is an adaptive re-use of an 1980s office building. In the end, it is not only about thinking outside the box, but reusing the box itself.

Evelyn and Mo Ostin Music Center University of California, Los Angeles Not long after its establishment in 1919 as the southern branch of the University of California, UCLA’s first four buildings were designed in a Romanesque Revival style—identifiable by its ornate details and red brick. Its newest building, the Evelyn and Mo Ostin Music Center, by Kevin Daly Architects, serves as the new home to its music departments. Terracotta, opposed to brick, was chosen to clad the facade. “It was really a matter of the amount of variety and the kind of design options that were available to us that just weren’t available in other systems,” says KDA principal-incharge Kevin Daly. Harnessing terracotta’s capacity to retain the shape of any custom die applied to it, KDA specified an elongated, rectangular panel matching the proportions of campus brick and designed a staggered pattern that evoked traditional brick masonry.

Supported internally by a reinforced metal bar and with gaskets and closure brackets securing either end, the fi ns providing solar management (left) are comprised of glazed ceramic tubes.

While the rainscreen serves as a visual bridge of architectural styles, it is anything but when it comes to water. By pressure equalizing and allowing air to circulate through the open joints, it prevents water from being drawn in to the building, and without grout or sealants. This natural ventilation allows for healthy wall construction by preventing mold and mildew from growing inside the wall. Since the insulation (and air vapor barrier) are located outside of the backup wall, condensation is not trapped in the wall. In addition, the wall provides higher effective R values due to the continuous exterior insulation and eliminates air infiltration and exfiltration due to the continuous air barrier.

KDA chose two red tones from the supplier’s standard palette and infused them with the natural, nonuniform quality of actual brick through its firing process. “They could vary the colors slightly by the kind of duration of time the terracotta materials spent in the oven,” notes Daly. “So that allowed us, just with these two simple colors, to also introduce a pretty deep range of integral patina that we didn’t have to worry was going to wash off. This allowed us to get what we felt was closest to the texture of the original campus buildings, but also in a much more contemporary way.”

Custom-designed, acoustically driven wooden baffles of Douglas fir and Spruce absorb and reflect just the right amount of sound. Custom designed by KDA with acoustical input from Newson Brown Acoustics, the baffles are composed of CNC-cut plywood panels over acoustical fabric and insulation.

When the Midwest offices of the Natural Resources Defense Council (NRDC) first opened in a repurposed area of the Civic Opera Building high above Chicago’s Loop, a staff member commented, “Where’s that new-car smell?”

Gang to push toward LEED Platinum (v2009) as well as Petal Certifi cation—Site, Materials, and Beauty—under the Living Building Challenge (LBC v2.1), considered to be the most stringent green building certification program in North America.

It was likely the highest compliment the project team could have received—beyond even commentary on the space’s airy beauty— as optimizing human health was one of the design goals. That mission drove NRDC and architecture firm Studio

“We find it important to think of the health of employees; it’s a place where [they’re] spending a lot of time,” says Eileen Quigley, sustainability manager for NRDC. “We really liked that there was a Red List requirement with the Materials Petal.”

The “Red List” requires projects to be free from products containing any one of a laundry list of harmful chemicals. Eliminating Red List items from the hundreds of materials in a structure creates a cumbersome research challenge to obtain ingredient lists and disclosures from manufacturers. LBC does make allowances when no substitute for a necessary product is available. In some cases, product substitutions were necessary. The team had planned to incor-

porate wood doors in a few areas, such as the IT and copy rooms, but finding a new door without formaldehyde proved impossible, so they switched to Ceco metal halide doors. When the team determined the energy monitoring device from Noveda contained a gasket made from Neoprene, another Red List material, they were able to eliminate the gasket altogether since the unit would be used strictly indoors. Noveda has since been able to eliminate Neoprene.

LIVING WALLS Planted walls are becoming a mainstay in commercial buildings as a way to bring the outdoors in. But traditional walls are sometimes too cumbersome to extend far into a space and they’re often made with Red List-laden plastics. Studio Gang took a unique approach at NRDC by creating “living architecture”: rope walls on steel frames, from which climbing vines grow around and through over time. This approach allowed for the biophilic feature to be used in several places throughout the offi ce and enjoyed by all no matter the location of their desks.

Just as important to occupant comfort for the NRDC office was noise reduction; therefore, designers worked with an acoustician to develop strategies to help dissipate noise in the open office. One of those tools was a dropped floating ceiling using Tectum ceiling tiles in strategic locations; gaps in the tiles also help trap noise.

Floor Plan The office space is arranged so that no desk is more than 30 ft. from a window. Red, blue and violet carpet tiles at each workspace provide a pop of color.

Salvaged Wood

Achieving LBC certification required a few sacrifices in order to avoid Red List products. One of those was wood elements, such as interior doors, due to the presence of formaldehyde. To retain some of the desired warmth that wood provides, the team incorporated salvaged materials, including a beautiful reception desk that stands out amid a palette of white. In another common area, salvaged baseboard trim was crafted into a unique, oneof-a-kind wall covering.

Daylighting The open floor plan and workstation layout were essential for allowing daylight to infiltrate deep into the office, reducing energy loads, as well as improving working conditions. Conference rooms are located near the center of the office, while desks flank the perimeter. In addition, the white walls and décor help reflect light while colorful accents such as Bolyu Brights carpet tile under workstations provide a visual pop.

Designed by Gensler, the 28,497–sq.–ft. facility features a nautical theme that coincides with the company’s core services. CHALLENGE: The Madison Festival Foods Store features 12 ash columns culled from local parks due to infestation from an invasive and lethal insect. “The partnership between Madison Parks Department, WholeTrees and Festival Foods has been an excellent example of how the city can work in concert with business to benefit both the private and public sector,” said Madison Mayor Paul Soglin. “Festival Foods is graced with incredible pillars of reclaimed ash trees that needed to be removed because of Emerald Ash Borer, and in return the city received a monetary contribution for treating ash trees in a nearby city park.” INFLUENCE: “Making decisions that will bring

Stone and Fire The Museum at Prairiefire wanted to blend natural and man-made materials to create an architectural icon on the Midwestern prairie.

CHALLENGE: Located in Overland Park, Kan., the Museum at Prairiefire is more than a building—it is a work of art that rises from the prairie to tell a story of geology, culture and the practice of prairie landscape management through intentional burns. The standout architectural marvel, with a stone-clad backdrop that represents the undulating hillside, is alive with fiery sparks of color, which seem to flicker based on the time of day and the viewing angle.

The first spark of design for the museum came to Kharfen when he was working on the Flint Hills Discovery Center in Manhattan, Kan. Traveling to Manhattan, he witnessed the intentional burning of the ground to maintain the grasses. “That was the impetus for the overall design concept for the Museum at Prairiefire,” he said. “It’s part of the humaninfluenced ecosystem to burn the grasses in straight lines to give rise to new vegetation.”

According to Jonathan Kharfen, AIA and LEED senior associate, Verner Johnson, “At dusk, strategically placed LED lights twinkle along the low red site walls like dying embers as evening sets in.” The fire element is represented by a unique film material and the stones range from a myriad of colors as you move about the ultra-modern structure. Finding appropriate materials to evoke the flames, burnt landscape and charred remnants was a challenge.

Toward Architecture Polly Carpenter’s passion for architecture led her to found Learning by Design, a design outreach program at the Boston Society of Architects. Carpenter’s profound impact on society has garnered the attention of her contemporaries, who recommended her as a 2016 inductee to AIA’s College of Fellows. Growing up in Charlottesville, Va., immersed in fine art and great architecture, design came second nature to Polly Carpenter. “My dad was a doctor, but on the weekends we’d drive around looking at architecture,” recalls Carpenter. Nature, nurture, and a practical disposition lead Carpenter to study the discipline. “As a rational child, I knew whatever I did as a grown-up would have to do with one of the basic needs, so I went toward architecture to provide that elemental thing”—shelter. Carpenter graduated from the University of Virginia, worked in New York and earned her M.Arch, but at the time, 80% of buildings were being built without an architect. “I was hit with the realization that being an architect is not going to have a long-lasting effect,” she reflects. Stymied by this statistic, and unsure how her skill set would make a lasting impact on the built environment, Carpenter approached her career choice as a design problem and asked: “how else to influence these places?”

Early childhood, teen, adult and family programs enrich people of every age with a lifetime understanding and appreciation of design thinking.

Carpenter has kept up with AIA membership and manages her own boutique design practice, but she says the greatest design lessons come from young children, “You take away all the adults saying ‘this can’t be done’ and the ability to think without restrictions generates the most innovative ideas—we should be listening to what they’re saying, because they’re coming up with great stuff.” Throughout the 15 years that Carpenter’s been developing and teaching these hands-on workshops, firsthand feedback from attendees has been positive: “parents say ‘thank you, I never realized my child could think this way.’” Carpenter also recently learned of two instances of the program’s legacy: a mother called in to report that her child’s participation in Learning by Design lead him to enroll in architecture school and Carpenter learned of a child from Boston’s Roxbury neighborhood who went on to study architecture at Wentworth. “If I get any Pritzker Prize winners, I’ll let you know.”
