aybe this year it will really happen: that’s been the general tone of conversation buildingindustry economists have taken when discussing prospects for a strong 2015 rebound. In a pattern that genuinely feels like Groundhog Day―the movie, not the spring weather-forecasting event―one hears, yet again, that various indices are notching up and all signs are ripe for a strong performance next year. “The average contractor in America now has more backlog than they have had for many years,” says Anirban Basu, chief economist with Associated Builders and Contractors (ABC). “We are seeing an all-time high for the post-recession period.”

Building Consensus Basu is describing the 2nd-quarter-2014 results from ABC’s Construction Backlog Indicator (CBI), a forwardlooking reflection of work to be performed in coming months. Likewise, in September the American Institute of Architects’ Architecture Billings Index (ABI) continued a 5-month trend of increasing billings for participating architecture firms. In fact, the ABI hit its highest level since 2007, although October numbers dipped slightly. Combining the CBI with the ABI, Basu sees hope for the bottom lines of builders and their architects.“These indicators are suggesting that people are investing in building design,” Basu says, “and construction will be busier in 2015 than it was in 2014.” But―and there always is a “but” in these conversations―a raft of uncertainties was floating in this sea of positive predictions, as of late Fall. The first is the stock market: was its decline from a summertime peak merely an expected “correction,” or a precursor of an impending downturn? Then there are the slowing Chinese and stagnating European economies: will their woes force a downward spiral on our shores as well?

The final wildcard is the Ebola virus: the fear with this is, well, fear itself―that contagion concerns could stall both travel and a willingness to accept travelers. Still, current-snapshot statistics seem to support a steady, though slow, recovery. For example, August’s nonresidential Value of Construction Put in Place survey from the U.S. Census was up a seasonally adjusted 6% over Aug. 2013 (though down 1.2% over the July 2014 figure). Similarly, the AIA new Design Contracts Index (DCI) stood at 56.9, where 50 serves as the break-even point between increase and decrease. AIA started the DCI as a way to double-check the accuracy of the long standing measure of new-project inquiries, according to Kermit Baker, the group’s chief economist. “We were seeing relatively strong levels of inquiries throughout the downturn, and that just didn’t make much sense to us,” he says, especially since the ABI wasn’t following suit. After talking with a number of firms about this apparent discrepancy, AIA researchers discovered the inquiries index was more a reflection of active marketing efforts―which naturally pick up when work is slow―than actual business conditions. Firm executives suggested that signed design contracts would reflect future billings more accurately. Though data has been collected for four years, this spring was the first public release of quarterly figures. “It is encouraging,” Baker says.

Uneven Recovery Looking across the nonresidential construction market by sector, Baker sees definite ups and downs. “I think you can explain a lot of the numbers by what was hit hardest during the downturn,” he says. “A lot of what we’re seeing now is just an evening-out of the trends.”

A telling comparison from FMI’s 3rd Quarter Construction Outlook: while July’s retail and food service sales were up only 3.7% from July 2013, nonstore retailers saw their business up 6.7% over last July’s figures. For the architectural industry, Baker anticipates consolidation activity among firms to follow with the uptick in business. During the downturn, as is often the case, firms got smaller and new firms were formed as architects who might have been shed from larger firms’ payrolls started their own practices. “You tend to see consolidation during upturns and fragmentation during downturns,” he explains. This round of consolidation might have a different twist, though, with buyers coming from the engineering end of the business, with more professionals housed in multidisciplinary A/E firms that “were in better shape during the downturn.” Baker says architects in the job market―especially those at the project manager level―should be getting a better reception as business picks up. “We continue to hear from firms that say they’re having trouble filling positions somewhere between the principal partner and the intern,” he says, targeting 15 to 20 years’ experience as the sweet spot for hiring managers. “Those are folks you can’t replace overnight.” 18

One of those trends is toward smaller sized stores, such as Les Bebes Cupcakerie in Taipei, Taiwan, whose design, by JC Architecture, was actually based on the idea of a cake box. First, a rainscreen’s outer layer is designed to deflect rain’s kinetic force and shed a large quantity of that water. In addition, the outer skin works as a solar screen to protect the inner skin from extreme temperatures. As for the water that gets past the outer layer, a good rainscreen system should redirect the water to flashings and weeps to effectively drain the cavity. “The cavity provides a space to prevent capillary action and surface tension of the water from reaching the materials of the inner wythe,” explains Jeff Diqui, a building enclosure specialist and architectural engineer with the Chicago office of Sto Corp. The wythe, he adds, typically consists of the air, water and thermal controls supported on the building’s back-up wall construction.

Water diversion tactics, however, depend on the height of a building, as well as the climate of its location. For example, a basic rainscreen may be sufficient protection in low- and mid-rise buildings with moderate climates. However, in tall buildings, or in coastal regions or locations where annual rainfall exceeds 40 in. per year, one should specify ventilated, open rainscreen systems. “Having gaps in the cladding and an open joint in the bottom and top of the rainscreen wall results in a chimney effect, thus removing moisture from the cavity wall,” explains Bud Streff, director of sales for NBK, Marblehead, Mass.

By effectively dissipating moisture from the cavity, architects can more freely choose to work with absorptive materials like terracotta.

Essentially, such a system “airs out” on two sides, significantly reduces drying time. Furthermore, by dissipating accumulated moisture more effectively, architects can more freely choose to work with more absorptive cladding materials, such as terracotta or brick, or materials like metal that tend to develop condensation. That said, Diqui points out that ventilated systems still have a pressure differential, particularly at the corners and parapets, that may allow some water to infiltrate to the inner layer. “To control liquid water by pressure differences, this can be best achieved by properly compartmentalizing the rainscreen assembly.” This is what’s called a pressure-equalized rainscreen―or, more accurately, a pressure-moderated rainscreen. Because there is a lag from the point when wind loads or other external forces create a pressure differential between the outer layer and cavity and when pressure equalization occurs, there is no such thing as a fully pressure-equalized rainscreen, according to Diqui; however, pressure-moderated systems, which are capable of equalizing the pressure in a short period of time, can be very effective solutions. Building teams should always conduct a cost/benefit analysis to determine if the additional expense of this enhanced system is warranted for a particular project. Furthermore, according to Roland Serino, P.E., Engineering Systems Manager, Dryvit Systems, Providence, R.I., pressure-moderated systems are not feasible for open joint ventilated systems as they require a closed area with a vent along the base of the compartment to allow the external pressure to equalize with the space behind the cladding.

Having gaps in the cladding and an open joint at the top and bottom of the rainscreen results in a chimney effect that helps remove moisture from the wall cavity.

What’s New One significant factor driving a greater specification of rainscreen systems is the adoption of some of newer energy codes, including the ICC, that require an air barrier for the building enclosure. “The most cost effective way to incorporate the air barrier is to combine it with the moisture barrier and, in some cases, the vapor barrier as well,” explains Barbara Catlow, director of marketing communications, Dryvit Systems. In addition to the air barrier provision, the codes are also pushing envelope systems to become more energy efficient. For example, the inclusion of phenolic pads for the sub-structure to reduce thermal bridging is being requested on more projects, says Streff, and newer energy-efficient support and clip systems are installed on the outside of the insulation for better thermal performance. Increasing efficiencies within the systems themselves, some manufacturers are using their attachment systems for both structure wind load support and water management.

The tiles can be profiled with surface grooves, and are available in a number of colors and finishes. NBK’s TERRART Light terracotta facade line features a clip and hold affixing system.

“The tops of components are slightly inclined to shed water through the drainage cavity that is ultimately collected by flashings and egressed through weeps,” explains Diqui. “Keep in mind, these assemblies are also back-ventilated with the intent to allow air flow to dry out residual moisture.”

As for the structural support function, Sto Corp. uses stainless steel for the wall anchors to take advantage of the metal’s strength and thermal performance, as compared to aluminum or carbon steel. “The additional sub-construction components, consisting of horizontal and vertical components, are engineered as part of the assembly with the wall mounts to balance such functions as ability to withstand structural loads, ease of installation, weight, durability and thermal performance,” he adds. Specifiers are also benefiting from a newer trend: manufacturers who are employing an integrated approach to all of the system’s components. “This allows for sole source and tested assemblies so one can have a better understanding of performance related to structural, water resistance, thermal resistance, bomb blast, seismic, impact, etc.” says Diqui. As a point of reference, AAMA 509-09 measures the amount of water that drained and back-ventilated systems

will allow through, and AAMA 508-07 is a pass/fail test for closed joint systems, testing the ability of the rainscreen to stop the majority of wind-driven rain. Saieh Hall for Economics, University of Chicago Chicago Originally built in 1928 as the Chicago Theological Seminary, the University of Chicago’s new Saieh Hall for Economics― occupying a full city block―opened in June, showcasing a $75 million renovation. While the beauty and magnificence of the original building remains, this adaptive reuse project has been updated with modern, efficient amenities and is on target to receive LEED Gold. When the project started in 2010, Boston-based Ann Beha Architects conducted a preservation assessment to analyze the condition of the building’s historic features and finishes in an effort to maintain the character of the neighborhood that has hosted the university since its founding in 1890. “The University of Chicago was committed to the preservation and restoration of this historic building,” said Kathleen Gerner, AIA, LEED AP, Ann Beha Architects. “It is wonderful to speak to people who knew this building when it was the seminary. They are amazed at how it has been repurposed.” The new 100,000-sq.-ft. Saieh Hall for Economics includes 77,000-sq.-ft. of repurposed existing space: the former library became a classroom with restored stained glass windows and surfaces, and the large chapel was converted to a graduate student lounge. Also, a city alley that once divided the building in half now links the two wings of Saieh Hall to create its central lobby, with entry glass infill providing a clear view for those on both the inside and the outside. The glass fin walls can absorb large loads without compromising the building’s structural integrity. Additionally, 23,000-sq.-ft. of added space includes a new below-grade tired classroom that features fully dimmable glass to provide solar control and room darkening capabilities at the clerestory skylights, switching from completely opaque to transparent as necessary and eliminating the need for traditional shades or blinds. “One of the strongest aspects of this project is the intersection between historic and contemporary design, transforming spaces to those with completely new program functions,” said Gerner. “Adapting historic spaces for their current use without losing their original character-defining features is one of the most successful parts of this project.”

Both buildings were gutted and a new, larger facility was designed and constructed. The renovated, modern jazz club and center includes a stage for musical artists, full kitchen for nightclub dining, three full bars, rehearsal space, lounge and decorative balcony.

Recently feted by AIA Chicago, John Vinci has received a lifetime achievement award for a body of work that has helped open the collective eye to the value of art, history and the preservation of modern architecture.

John Vinci’s ability to objectively appreciate art and architecture makes me think he’s somehow related to Leonardo Da Vinci. An outspoken preservationist, Vinci admits that as a student, his classmates would poke fun at emerging contemporary architects that they didn’t quite get―“we joked about Bruce Goff,” he says. The key to discovering non-mainstream architects is to explore their bodies of work as a whole and a central theme will emerge, Vinci suggests. Vinci was among the Chicago architects actively opposed to the demolition of the architecturally-significant Prentice Women’s Hospital, demolished in Sept. 2014. Another detriment to his daily commute: an addition to St. Joseph’s hospital that blocks nearby residents’ access to light, as well as some good-looking Mies Van der Rohe buildings. “It’s changing their value. It seems unfair,” says Vinci. “You have to question why hospitals are taking up so much property; isn’t there something a little odd about that?” Vinci assisted in the challenge to find art for Millennium Park “that would be appreciated. It could have been a mediocre park on the top of a parking garage.” Instead, the park’s sculptures, gardens and ideas have improved the life of the city. “Even the band shelter is a sculpture in its own right,” he says. Always interested in drawing and building, there was no question that Vinci would study architecture. Under the tutelage of Mies van der Rohe at IIT, he developed a deep appreciation for architecture and the rationale behind it. After being immersed in modernist styles, Vinci’s career in architecture gave him a start into the complex world of art, which he says is rare for architects. Following the success of his Art Institute of Chicago installation “Art of the Sepic River,” Vinci received requests from galleries in Canada, Portland, Florida and Vienna. Recently, Vinci helped design the “flow” of the David Bowie exhibit at Chicago’s Museum of Contemporary Art; he’s now working on “Ireland,” an exhibit scheduled to open St. Patrick’s Day 2015. “I’ve done about 50 to 100 art installations. Maybe that’s why I won the Arts Club of Chicago competition,” he speculates. In 1995, his winning design for The Club’s new building preserved the iconic Mies van der Rohe staircase. Says Vinci, “I thought it should be saved, and no one could deal with it at the time; now it’s almost more famous than when it was new.”
