Improper EIFS Reinforcing Mesh Can Ruin Your Building For decades, Exterior Insulation and Finish Systems (EIFS) have been a popular choice in the U.S. for cladding, particularly for retrofitting. The chameleon-like nature of EIFS makes it an exceptional choice for repairs to damaged cladding, as it can easily blend into historical designs with brick or stone, or monolithic masonry-type construction, such as hard-coat stucco. One of the most desirable benefits of the multilayered system continues to be the superior insulation value that can be achieved when constructed properly. A two-phase study conducted over the course of two-and-a-half years compared EIFS, brick, stucco and cementitious fiberboard siding. EIFS with four inches of foam outside the stud cavity outperformed all other cladding in the areas of temperature and moisture control. Energy efficiency is a very attractive feature of EIFS, yet the most significant consideration when specifying EIFS is to remember that it is a system. Performance depends on the contributions of the various component materials that are incorporated into the system as designed and specified by the manufacturer. Changing one component material can change the performance of the system. Mixing materials from different manufacturers in the same assembly is also not permitted since the resulting EIFS is no longer a tested system. This can happen when on-hand stock from a different mesh manufacturer is used to finish a project instead of ordering additional material. The products have not been tested as a system and the performance of the “hybrid” system is unknown. Also, when this occurs, neither the EIFS system manufacturer nor the manufacturer of the on-hand stock can provide a warranty for the system. In addition to producing a system that is not covered by a warranty, there are other issues to consider with an ad hoc system. An integral component of a successful EIFS installation is the glass mesh embedded in the base layer of the system. In recent years, low-quality mesh has become available through a variety of suppliers and other sources, such as big-box retailers and online resources. Many of the low-priced mesh products are produced outside of the U.S., which leads to issues regarding manufacturing standards and testing. A number of factors should be considered: u Listed weight: Is the weight noted on the packaging the actual weight of the mesh? What standards are used, and what guarantee is given. u Tensile strength: Does it meet ASTM E2098-00 (2006) for tensile breaking strength and have the

necessary flexural properties for back-wrapping or creating unique features of the installation? u Consistency: Is it consistent in pattern/density? u Coating: Is the glass mesh coated consistently with plastic or other coatings to prevent deterioration in the alkaline environment of an EIFS installation? Is the coating warranted by the manufacturer? Is it fire-proof? u Reliable testing: Was the mesh tested to meet ASTEM E2568? Was it tested to meet NFPA 285, which requires the reinforcing mesh to be tested in situ with the whole EIFS system? Is documentation of this testing provided to the purchaser? Does the manufacturer warrant that the mesh meets the testing standards? u Local building codes: Will mesh ordered online meet local building codes, and is documentation provided that ensures that it meets specification and is appropriate for the particular installation?

If the glass mesh used in the base coat is not appropriately flexible, in addition to cracks in the finish coat, there can also be a higher incidence of pop-offs, with large segments of the finish and base coats pulling away from the building exterior. u Breakdown of the base coat: The alkaline properties of the cementitious EIFS base coat can cause glass mesh to break down over time and compromise the installation. This chemical process can shorten the life of the EIFS installation. A slightly

Improper Mesh Can Ruin Your Building According to Arthur L. Sanders and Benjamin J. Robinson of Hoffmann Architects, poor workmanship, impact damage, building movement, and incompatible or unsound substrate are among the most significant causes of EIFS issues. Forces that cause impact damage and building movement, usually attributed to severe weather and seismic forces, are, essentially, uncontrollable variables. Factors such as poor workmanship and incompatible or unsound substrates are well within the control of the architect, specifier and builder, and care should be taken to ensure that EIFS construction follows proven methods as recommended by the system manufacturer to ensure that the result is a sound structure with a long, safe life expectancy. However, when the choice is made to substitute a low-cost product for a fully tested, but higher-priced product, factors which can compromise the system are introduced into the process: u Cracking: Mesh keeps the exterior lamina in an EIFS system from cracking. The purpose of glass mesh is to distribute the hygric pressure throughout the lamina, thus reducing the incidence of cracking in the finish coat. Using inferior mesh manufactured with inconsistencies or that’s too lightweight to anchor the finish coat opens the door to cracks. If cracking is significant, the entire system can be compromised. Glass mesh with the proper flexural properties will disperse micro-cracks throughout the exterior, rather than result in large cracks that lead to deterioration of the system. u Flexural properties: An important consideration
heavier mesh with a high-quality, consistent plastic coating protects the glass mesh against this chemical breakdown. The chemical nature of this failure also makes repairs difficult without taking the system down to the substrate. Unfortunately, many mesh products, most frequently produced outside the U.S., either have thin coatings or inconsistent coatings, which can lead to rapid deterioration of the finish system. For a high-performance system that will stand the test of time, use products that are engineered to meet code and produced under strict manufacturing protocols with a coating consistent throughout the mesh. One indication of inadequate coating is mesh that breaks through the finish coat at joint edges or terminations. u Insuffi cient impact resistance: When glass mesh is too light, or improper mesh is not produced to consistent weight standards, and used in areas of high impact, building owners experience excessive maintenance issues. At ground level, where landscaping or other equipment might come into contact with the finish coat, undue damage can occur. This is not only visually unattractive but can also lead to moisture infiltration. This can lead to large areas of the lamina breaking free. For commercial building owners, this type of damage can create the image of a poorly maintained building, leading to lower occupancy, thereby compromising the value of the building owner’s investment. Fire hazard: When glass mesh is produced outside the U.S., fire-resistance testing information may not be available. Additionally, when information

Many generic mesh products have been found to lack the fire resistance of those offered by reliable, approved manufacturers. Using mesh that does not meet proper fire code endangers the building occupants, the building owner’s investment and other buildings in the area. Therefore, use of a generic, non-approved mesh cannot be tolerated without the appropriate fire performance testing as part of a complete system. When you consider that building code compliance tests are run on systems, it may also be possible that the system is not code compliant when a generic mesh is substituted. All products used to construct EIFS on a given project should be manufactured or supplied by a single EIFS manufacturer as part of a system of integrated products. While some materials, such as reinforcing mesh or insulation board, may appear to be generic and interchangeable, in fact, using untested substitutes can result in unknown and, in some cases, very serious performance deficiencies.
Building a Better System To avoid issues that can occur when improper mesh is substituted it is important to verify in the field that the specified materials for the system chosen are delivered and installed as intended. This not only leads to better performance for the system but also ensures that the system meets code and that the manufacturer’s warranty remains intact.

Smart Infrastructure Part II Editor’s note: Following is the second installment of articles addressing how cities can become smart, based on Anil Ahuja’s book, Integration of Nature and Technology for Smart Cities. The first installment examined infrastructure, focusing on transportation. The second installment delves into water, waste management and energy infrastructure. One of the nation’s greatest infrastructure challenges is better managing our water systems. According to Time Magazine, it represents $384 million cost, but if intelligence is not embedded into that work, in many ways, we won’t be any better off than we are today. One of the first factors in managing a water distribution network is pressure, which is a complex process that requires constant adjustment. Any drop in pressure in a single valve or pipe can have serious consequences across a system. For example, if a leak occurs in a pipe, engineers can reduce the pressure to that pipe to limit the amount of water lost, but it can also mean that there is not enough pressure to deliver water to customers. Using smart water management system, we can collect and analyze data on water usage, current weather and other environmental considerations to efficiently manage its water distribution system. The data collected by the system allows engineers to determine the optimal settings for valves based on information about the system as a whole. Water monitors can compare real-time information about water levels with expected and historic rates, giving water management staff valuable insight into when and where a leak in the distribution system may have occurred, and how to best adjust pressure for optimal leaks in the water district can be decreased by 30% to 50% and customers have more reliable water pressure and service. A smart water management system can reduce maintenance costs, save water, improve water security, reduce leaks, improve water quality metrics and provide better visibility into the water distribution network to the water utility. End customers can be provided real time information on the water situation and relevant information to conserve water, leading to lower water bills.
Smart Waste Management Along a similar vein, smart waste management systems can be designed to address a number of present challenges. Such systems reduce waste at the source, categorizing the type of waste and developing methods for proper usage of waste. Smart

waste management infrastructure can be used for converting waste into a resource and creating closed-loop economies. One of the primary inefficiencies of waste management is the inability to predict when trash is to be picked up—often trucks are sent out to collect waste but the bins are not full—meaning less truck rolls are needed or at lower frequencies and at other times, the bins are overflowing, requiring more truck rolls at a higher frequency. More truck rolls means more time and fuel, thereby more cost. Sensors, connectivity and the Internet of Things (IoT) offer ways to mitigate these additional costs. Smart waste management infrastructure systems will enable the monitoring of the movement of different kinds of waste. This technology can then be leveraged to better understand and manage the flow of the waste from source to disposal.
Smart Energy Infrastructure The term smart energy comes from the philosophy of meeting energy needs in an environmentally sustainable manner utilizing a long term cost effective effort. There are a number of innovations and disruptions in smart energy infrastructure, such as: distributed renewable generation, microgrids, smart grid technologies, energy storage, automated demand response (ADR), virtual power plants, and demand side innovations like electric vehicles and smart appliances. These elements of the new smart energy infrastructure provide an extended network of intelligent energy devices present across a city providing a detailed view of patterns of energy consumption, enabling community-based energy monitoring programs, and improving energy efficiency of buildings. Any energy infrastructure upgrade or expansion should deploy technology along with traditional maintenance of existing energy grid.

UNStudios on its Toes with Structural Composites A firm known for its explorations in new geometries and materials, UNStudio’s knowledge platform now includes a virtual instruction manual on parametric designs that work with structural composites. A trade fair serves as a perfect environment for the applied research. Ben Van Berkel and the crew at UNStudio achieved something of a building ballet for Alpolic’s booth at BAU 2017, a construction tradeshow in Munich, Germany. The geometries of the structural composite material exhibit grace and drama in a three-dimensional edifice. The firm’s research
on the ultra-light, yet resilient, façade material from Mitsubishi plastics stands as symphony of design. UNStudios transformed the composite material into a multi-compartment design with distinctly shaped chambers for different activities. The design is based on one single structural
element; beyond that, UNStudio made use of parametric design techniques and smart fabrication methods to orient and combine that same element at several scales, rotated in multiple directions. The design is further accentuated with the company’s durable fluoropolymer coating.

It’s All About the Connection AP’s editor scoured the aisles of the American Heating and Refrigeration Expo to bring readers the latest and most interesting HVAC products impacting over-arching trends in architecture today.
Having aimlessly wandered AHRs of years past trying to figure out what all these bells and whistles had to do with architects, I was surprised to find the task quite easy this year, as more and more mechanical systems manufacturers are attuned to the net zero/2030/sustainability movement. Two of my more memorable visits were with Danfoss, basically, an Intel on the Inside for HVAC equipment components manufacturer, and Johnson Controls. Danfoss had a great press event, which in part dealt with an issue near and dear to my heart—district energy. JCI had a little theater in their booth area and had some great discussions on Big Data, but also on lots of projects, including Stanford’s amazing central plant which may frankly be a model for district energy and microgrids

everywhere. JCI also displayed some nifty products, including Blue Stream—a cooling tower that delivers an 80% reduction in water consumption compared to traditional tech. York, a sister company, debuted EcoAdvance, a device that improves IAQ without taking a massive hit to energy consumption. “Connectivity” certainly remained a buzz word, and a session delivered by the Continental Automated Buildings Assn. (CABA) proved enlightening. In a nutshell, according to Harry Pascarella with Harbor Research, the whole Internet of Things and smart buildings discussion is a little over its skis in that many things must be worked out in this “wildly fragmented” field. In fact, the first thing that must happen is that manufacturers must start asking
customers what they actually want vs. giving them tech they don’t necessarily need. Second, better interfaces must be created to relay data in a useful way. But Pascarella says it will come and the benefits will be very real, and architects who understand this will be better situated in the market to come. On the products front, beyond those noted above, a glimpse of the future was revealed at the booth of Smardt. There, the company exhibited a partially solar-powered, indirect-direct evaporatively cooled hybrid chiller. Besides incorporating Danfoss’ oil-free compressor technology (a good for the environment thing), the PV panels power a pair of fans. It’s all part of movement toward chillerless facilities that’s starting with data centers.

Schools have many reasons to upgrade their restrooms, be it to capitalize on the latest water-efficient fixtures, or to upgrade for ADA accessibility. Either way, restroom renovations are a hot ticket for design work in today’s budgetstrapped K-12 facilities. “We are currently renovating toilet rooms in
nearly all of the buildings we touch,” says Robert N. Roop, CPD, LEED AP BD+C, K-12 group leader, principal, Peter Basso Assocs. (PBA), Troy, Mich. Along with low-flow sinks and toilets, sensor-operated fixtures and accessibility upgrades, including upgraded plumbing,
designers are also specifying more sustainable and durable finishes. Architects are also encountering growing interest in more private restroom options, as well options that address the need to meet new transgender legislation adopted by as many as 20 states.

Product Selection When embarking upon a school restroom upgrade, design teams often begin with a full analysis in order to determine the life-cycle cost associated with fixture replacements. “Cost benefit analysis for plumbing fixtures and trim is generally secondary to functionality and appearance, but items such as standardization of product and manufacturer, durability of finish and materials, and utilization of proven techniques minimize the opportunity for dissatisfaction,” explains Roop. Along these lines, Paul Pessetti, AIA, LEED AP BD+C, senior design director, Legat Architects, Oak Brook, Ill., says often, school districts want their upgrades to adhere to established facility standards, in some cases, because they regularly stock repair parts from a particular manufacturer. Generally speaking, “some owners might specify ceramic tile for all of the wet-wall locations, whereas others may only require epoxy paint,” he
says. “Whatever the solution, durability and maintenance are the driving factors.” That said, if Legat, in consuming product options, is impressed with something seemingly on the market—for instance, high-efficiency dryers or low-flow fixtures—they won’t hesitate to suggest such options. “Typically, things that are low maintenance and save money over time are well-received,” he adds.

For the consolidation of the high schools and the middle schools, the design team convinced the district to upgrade to battery-operated sensor flushometers.
In emphasizing the history of reliability the district had with Sloan sensor products, the building owner ultimately followed Hunt’s recommendation to install battery-operated sensor flushometers in all the toilets. For a modern look and feel, water closets, urinals and sinks were refurbished. Included in the retrofit was Sloan’s DSG-82000 Two Station Gradient Basin, which Hunt designed as two side-by-side basins for multi-person use. In addition to hygienic and water conserving benefits, the BASYS turbine-powered, automaticsensored faucets offer a unique look.
Getting Started To ensure that the K-12 upgrade meets the owner’s objectives, PBA generally compiles a list of suggested products at the project’s onset. Building owners will also be provided with cut sheets of the various fixtures so that they can review appearance, color and material. With a large industry focus on germ control, part of this discussion will involve a review of the various hands-free devices available—i.e., hard wired, battery operated, photocell—and the pros and cons of each option. “We have seen rapid acceptance of the photocell-type sensor faucet and flush valve technology among our owner clients,” notes Roop. “These devices have the ease of installation of

the battery-operated trim with the longevity of the hard-wired type, and avoid the annual cost of battery replacements.” Overall, “once we’ve talked through the various options of standardization, operating type and appearance, we generally summarize the results with a complete fixture and trim package for the architect and owner to review before finalizing the design to assure everyone involved clearly understands the project,” states Roop. In terms of commonly specified products and materials, vitreous china is quite popular as longlasting, low-maintenance products are generally preferred. Consequently, solid surface and stainless steel are specified much less frequently than

Picking Partitions As one of the most highly abused finishes, durability is key when selecting partitions for K-12 school projects. Discouraging school districts from using metal partitions, as they are prone to scratching and rust, Paul Pessetti, AIA, LEED AP BD+C, Senior Design Director, Legat Architects, Oak Brook, Ill., recommends phenolic, plastic or other alternatives. However, with plastic, it’s important to choose proven vandal-resistant surfaces.
Another important quality for bathroom stall partitions is moisture resistance. “Solid polymer and phenolic are a great option, as they don’t degrade over time from excessive moisture,” reports Crocker.

vitreous china for water closets and lavatories. At the same time, surface-type wash fountains are making inroads in large group toilet applications where hands-free operation is desired. As far as restroom walls and floors, ceramic tile is a cost effective, long-lasting solution and can be applied over almost any existing material, says Tammi Crocker, LEED AP, DLR Group, Kansas City. “The pure volume of ceramic tile on the market makes it a viable material to use with almost infi nite possibilities. However, porcelain tile is another option to consider, especially if ceramic tile is part of the original bathroom design.” In terms of tile size, Pessetti relates that large format tiles are the trend as they minimize grout joints, which are notorious for trapping unpleasant odors. Whereas years ago, the industry standard was 2 in. × 2 in., nowadays, Legat won’t specify anything smaller than 12 × 12, with options ranging as large as 12 × 18 and 12 × 24 and plank.“In addition to large tiles, products like terrazzo and poured epoxy help minimize odors,” he adds. Another common retrofit issue is dealing with older piping systems, which are often not installed with the current code-required slope and/or may be partially obstructed due to years of build-up.
Swapping out existing faucets and flush valves with sensor-operated fixtures (Moen’s M-Power Chrome line) in its 21 K-8 buildings provides Community Consolidated School District in Palatine, Ill., enhanced hygiene and environmental benefits for its restroom facilities. Urinals and toilets were retrofitted with Moen EBV89A sidemounts.
On projects with tight budgets, install tile, or perhaps tile wainscoting only on the wet wall and epoxy-based paint elsewhere.
“Since the lower flush volume in low-flow fixtures generally don’t provide enough volume to maintain a scouring velocity through the piping, solids can often settle out, exacerbating the buildup inside of the piping, which can ultimately lead to blockage,” explains Roop. Yet, another related issue is the fact that today’s high-efficiency flush valves and current codes require a higher operating pressure of at least 25 psig. “In locations where older valves may have operated successfully for years, new valves will not have sufficient pressure to close off the diaphragm and will run on, wasting both water and precious operating dollars,” he adds.

Cost v. Life Cycle Adding to the list of key decisions is evaluating first-cost vs. life-cycle cost in product and material selection. Fortunately, choosing durable products doesn’t necessarily require higher cost as more restroomrelated manufacturers are getting on board with the industry’s need for durable products at a more affordable cost. In terms of low-flow options, Pessetti explains that it’s not too difficult to sell school districts as the savings and payback are pretty straightforward. However, when it comes to finishes, those can be more challenging to “sell” to owners. On the one hand, with a corridor, for example, designers can easily show how vinyl or rubber flooring will save long-term costs over vinyl composition tile. “Similarly, metal partitions are less expensive, so it is often hard to convince owners of the benefits of alternatives,” says Pessetti. “Decisions regarding finishes often end up being more about aesthetic and/or immediate functionality than about life-cycle costs.” Often school districts will struggle with first cost and aesthetics, so in cases where they may not be able to afford the more durable options—assuming cost-effective choices are not available—Legat will propose less costly applications, for example, putting tile only on the wet wall as opposed to all walls, or putting tile wainscoting on the wet wall, with epoxy paint everywhere else. When evaluating products like metered faucets, long-term cost reductions can be noteworthy. However, the building users must be able to tolerate the limitations they impose upon the fixtures. “Items like this need to be discussed fully, and all partners on the team need to buy in to the concept, its limitations and the desired outcome for each project to be a success,” says Roop.

Following the devastation of Hurricane Katrina and, more recently, Hurricane Sandy, authorities in many E regions are becoming more interested in ensuring buildings can withstand and recover from catastrophic storms. Because building façades bear the brunt of such events, architects need to pay special attention to planning and detailing their envelope designs.

esilience is one of those words, like “sustainable,” that can have multiple meanings—in this case, it refers either to the ability to resist damage and failure, or the ability to be easily repaired, should damage occur. Both definitions can apply when it comes to the building envelope. Being able to easily repair or replace segments of damaged exterior cladding could

be a big advantage for owners in regions where exposure to wind-borne debris is a common hazard. Inner envelope layers, however, need to provide uniform resistance to—and management of—any water that penetrates through the cladding to ensure the overall integrity of the envelope system. Both factors are becoming more important in new construction and
renovation projects as architects and owners consider the possibility of more severe weather events in the future. “A façade should be able to not just resist those elements, but also dry out,” says Alex Wilson, president of the Resilient Design Institute, a Dummerston, Vt.based organization founded five years ago. Following Hurricane
Sandy, the group was invited to participate in New York City’s Building Resiliency Task Force. He says architects need to consider the exposures and predicted lifespans of the individual elements of the building envelope in their plans, as well as the envelope as a whole.

“For building elements that are going to get wet and irreparably damaged, how those elements are going to be replaced is very important,” he says. Also, understanding the respective anticipated lifespans of, say, structural framing vs. an exterior finish also is an important element in planning a resilient envelope. “We should design so that shorterlifespan elements can be replaced rather easily, without affecting those longer-lifespan materials.” According to John Chamberlin, director of business development for Sto Corp., a major player in the exterior insulation and finish system (EIFS) market, resilience is an issue that should be addressed whenever

a building’s exterior envelope is part of a larger project. “It’s not specific to new construction or renovation,” he says. His definition of resilience encompasses both resistance and repairability to enhance a building’s lifespan in the face of a range of risks. “It’s the awareness that these things could happen [and] proactively improving your odds.”
Where Attention is Needed Stephen Scharr, director of business development for metal panel systems manufacturer Metalwërks, is clear as to where he sees resilient design falling short when it comes to building envelopes. “The biggest, number-one area is unplanned and
unmanaged water penetration in rainscreen façades,” he says, noting the potentially catastrophic consequences of such a design shortfall. “Once water is permitted into that inner layer of the wall inside the air barrier, the potential damage and cost for repairs can be staggering.”

Both Scharr and Chamberlin see terminations, flashing points and transitions as the areas where such water penetration is most likely to occur, especially during winddriven rain events. They both urge architects to incorporate details for these areas in their plans. “Most systems fail when the design inadequately addresses the perimeter flashings at window, door and louver pen-

Withstanding Sandy’s Wrath The Lido Beach Towers condominium complex in Lido Beach, N.Y. underwent a major facelift beginning in 2002; the five-year project replaced a failing 80-year-old façade that had been maintained with patch jobs for decades. The $18 million effort wasn’t easy to afford for owners of the building’s 184 units, but the investment paid off when Hurricane Sandy blew through, five years after the project’s completion. The Lido’s board worked with P.E. Consulting Engineers, who opted for Sto Corp.’s StoTherm ci (continuous insulation) system, an exterior insulation and finish system (EIFS) that was layered over the existing stucco to create a new façade. Among the most immediate benefits was a substantial improvement in energy effi ciency, with savings reaching to 33% over previous performance. The real value of the EIFS system, however, was proven in 2012, several years after these photos were taken, when the building faced Hurricane Sandy head-on. Significant damage was incurred in the building’s first floor, as a result of the storm surge, which also took out mechanical, electrical and elevator systems and flooded that space with sand. However, the façade remained intact and leak free, enabling owners to move back in within a year.

This was a concern for designers with Perkins + Will’s New York City office in their plans for the Hartford Hospital Bone and Joint Institute, another Metalwërks project. Scharr says they were called in to help design the detailing of the building’s curved façade.
Resilient envelope issues aren’t all the responsibility of the architect, however. Scharr cites the importance of proper dimensional control planning on the part of the general contractor and/or general manager as another critical element in ensuring a continuous seal against storm-driven rain. “Dimensional control” refers to the process of establishing com-
mon measuring points that are independent from columns or other specific building elements. For example, use column centers as reference points for measuring panel and insulation-board dimensions, because column widths can vary from one to the next. Differences of as little as a fraction of an inch can add up across the length of a commercial façade, which can

Complex Coordination Certainly, limiting moisture penetration into the building envelope, and managing the moisture that manages to make it through, is a critical first step in improving any structure’s long-term success. But Alex Wilson, president and founder of the Resilient Design Institute, wants architects to know, resilient façade design doesn’t stop there. “I’ve argued resilience goes beyond flooding and weather, and gets to the issue of the environment that façade allows within the building,” he says. For example, a high-rise apartment building or commercial office tower might stay high and dry through a hurricane, but how livable might it be without electricity to power air conditioning if residents or workers have to hunker down after a storm?
prove especially confusing if multiple trades are involved in putting that envelope together without a common reference point for all their measurements. “If you add up all the tolerances of all the trades, it could be off by several inches,” he says. As a result, workers have to make their own adjustments in the field to make everything fit. “These conditions can create an opportunity for failure in the façade due to failed drainage management within the wall cavity or unplanned penetrations in the air/water

Manufacturers Want to Help Chamberlin and Scharr both emphasize that exterior system manufacturers welcome the opportunity to work with architects on project-specific questions to help ensure a building’s envelope—both the façade and what’s backing it up—is as resilient as it is attractive. For Scharr, this can mean, for example, helping designers understand the need for adequate wall-depth to manage the tolerances that can add up as secondary
support systems are added to structural steel, and all the sudden the room required for adequate moisture drainage has disappeared. “All those cascading tolerances need to be managed,” he says, noting the problems that could arise if such issues are recognized too late in the construction process. “We’re most successful when we’re assisting design development.” And Chamberlin notes that manufacturers also can help architects explore material and finish options that are as design-friendly as they are durable.
A broader awareness that resilience doesn’t need to compromise a building’s attractiveness is critical with an audience as visually driven as today’s architectural community. “Resilience is an aspect of design, but it’s not everything about the building,” he says. Simply put, aesthetics matter to architects. Without the knowledge that a specific design goal is equally achievable under a resilient approach, he adds, “I couldn’t tell you that every architect is going to choose resilience over meeting their vision.”

The need to consider such a broader definition of resilience points to the importance of including multiple disciplines—including mechanical engineers, lighting designers and others—in design discussions geared toward a resiliency that considers occupant needs. “Sustainable, resilient design needs to be an integrated process,” he says.

The LEED Silver 64,000-sq.-ft. Arden Hills Army Training Site (AHATS) readiness center is the public interface for the complex, which houses two units of the 834th Aviation Support Battalion, which specializes in maintaining helicopters. Burns & McDonnell found inspiration in the helicopter motor and blades for the aesthetic and functional design of AHATS. Contributing to its security goals, the project features Wausau Window and Wall Systems’ blast hazard-mitigating curtainwall and window systems, plus Tubelite’s thermal entrance systems. Installed were 9,000 sq. ft. of Wausau’s 7250 Series SuperWall with 4250i-BHM INvent blast hazard-mitigating windows. To help ensure occupant safety, Wausau's BHM Series products are designed and/or tested for compliance with GSA and DOD requirements as applicable. Viracon provided the laminated, insulated glass with Crystal Gray tint and low-e coating. Laminated glass is specified to mitigate such hazards as hurricanes or bomb blasts. High-performing glass, as part of Wausau’s SuperWall system, also helps achieve NFRC U-Factors as low as 0.35 BTU/hr-sq. ft.°F with Frame Condensation Resistance Factor (CRFf) of 69 and higher. Tubelite’s Therml=Block entrance systems are installed on the exterior and just inside, Tubelite’s medium stile Monumental Doors comprise the interior entrances. The doors’ durable tie-rod construction and heavy-duty hardware may be further reinforced with steel. High-performance architectural finishes also enhance AHATS’ durability and reduce maintenance. Linetec finished the recycled, no-VOC aluminum framing for both systems using Class I clear anodize.

The 450,000-sq.-ft. five-story patient tower by FKP architects houses 144 new rooms. Its jewel of a skin was made a reality by Metalwërks, who designed the various wall elements in concert with the curtainwall contractor, and the substrate contractor to provide the stud/gypsum backup and waterproofing. To deliver this degree of complexity required a company with the integrated design, manufacturing and installation experience that was capable of pulling together not only the various product elements, but could also facilitate production, coordination and erection. Metalwërks’ first task was to develop prototypes from FKP’s glazing concept to create the signature three-dimensional glazing panel. The company’s Ameriplate Rainscreen wall system was selected as the base element. The panels are designed to have continuous perimeter extrusions with grip splines, which are completely concealed for strength and a clean edge appearance with no exposed fasteners or joint sealants/gaskets. With the panel attachment hardware concealed from view, the architects were able to achieve a fascinating floating effect. The design required multiple colors to be employed in a variable geometry that created a pyramid or prism effect to the eye when glazed into the curtainwall. Six separate colors were used in varying silver, gray and blue tones to complement the blue/green tones of the glass panels using a similar geometry. Comprising 400 triangular and diamond shaped 6 ft. × 6-ft. panels, Metalwërks developed the means and methods to provide multiple colors on singular 0.125-in. aluminum panel for unitization into the Oldcastle curtainwall system. The visual effect is truly three dimensional given the 2-D flat panel design required panel seams to be virtually invisible.

Other building features included a number of curving drum elements at the three-story elevator core and link to the Healing Garden and existing hospital, as well as wall features at numerous ground floor entrances at ambulance and ER department entries, and feature walls with staggered patterns, curves and transitions. In many cases, few panels were the same. Interior scopes were later added to transition into the atrium. Finishes included seafoam green, metallic and silver colors to complement the blues and greens of the glazed curtainwalls, and added great aesthetic value to this spectacular project. The buildings are accented by a recessed colonnade of 26 units × 24-in. diameter Metalwërks vertical reveal aluminum column covers traveling around the two almonds from north and west to the east face side.

Each flapper panel was finished by Linetec in Class I clear anodize. The 6-in. square curved flapper panels are set within 353 extruded aluminum framing support assemblies that span 8 stories high × 290-ft. wide. Subjected to 130 mph winds to test system resiliency, the system’s anodize finish also contributes to its durability. Class I coating is a highperformance anodic finish used primarily for exterior building products and other products that must withstand continuous outdoor exposure. “Anodizing successfully combines science with nature to create one of the world’s best metal finishes. Because it is an integral part of the substrate, the anodic coating provides excellent wear and abrasion resistance with minimal maintenance,” describes Linetec’s senior marketing specialist, Tammy Schroeder, LEED green associate. “Choosing clear anodize to create the unique façade not only contributes to its lasting performance, but also accentuates the intended sense of movement as the light reflects off the aluminum flapper panels that seem to dance
in the wind.” Various shapes, material thickness and finishes were tested, resulting in the curved anodized aluminum pieces that reflect light and ripple with the breeze,” notes David Bois, principal at Arrowstreet. “Our partnership with EXTECH allowed us to develop and fabricate a system for the façade that would have been difficult—if not impossible—without their collaboration.” Before finalizing the design, EXTECH provided Arrowstreet with several mock-ups for the Massachusetts Port Authority’s (Massport’s) review and approval. The self-supporting Massport owns and operates the airport, and receives no state tax money to support its operations or facilities. Massport relied on Arrowstreet to lead a multidisciplinary team that evaluated and integrated the new garage within the existing Central Parking, walkways and adjacent terminals. Situated over the existing Hilton Hotel parking lot, it is the airport’s tallest parking structure and offers 1700 more parking spaces. The resulting garage optimizes the experience for passengers and its dynamic façade enhances the view for the travelling public. “Without the collaborative process, this unique installation could not have occurred within the budget or the project schedule. Simple, common components come together to form an uncommon result,” says Bois.

Arizona State University Sun Devil Fitness Complex Tempe, Ariz. Serving as a gateway between the campus and the university’s residential district, the new Sun Devil Fitness Complex (SDFC) has brought total wellness to the students of Tempe. The 100,000-sq.-ft. expansion of a 10,000-sq.-ft. rec center built in the late 1980s, now features five basketball courts, a fitness center, a wellness center, a glass-enclosed multi-activity-court (MAC) for indoor soccer and field hockey, a lounge and gaming areas. “Universities no longer see these facilities as simply recreational, they’re looking at the whole health of the student,” says architect Christiana Moss, managing principal, Studio Ma, Phoenix. “Things like meditation, smaller gyms, yoga and more are part of an all-around healthy lifestyle that universities are promoting.” The LEED Platinum facility features a solar thermal and photovoltaic system on the roof and a unique, lightweight rainscreen façade, made from textile reinforced cement panels. The latter, in various configurations, were specified to keep the building cool while complementing the existing brick cladding, as well as evoking the natural variation of rock sediments and canyon walls typical of the southwest.

Designing the skin of the SDFC was a tall order. Beyond aesthetics, it had to shade the facility and be lightweight. The solution was textile reinforced concrete panels—fibreC and öko—made by German manufacturer Rieder. The 0.5-in.-thick panels were pulled away from the interior envelope to both shade the building and ventilate the backside of the cavity, allowing air to circulate and reduce the heat transfer to the building.
“Envelope weight was a concern, because, thermally, in the desert, it’s important due to the heat we endure to not have a lot of mass on the exterior,” said Moss. “With the fibreC and öko panels (smaller panels to the right), we were able to achieve the look without the weight.”
On the building mass on the left under the cantilver, the vertical gray panels are EIFS. Getting colors and textures on the facade right, says Hoffman, was a big deal. “When you look at a brick wall, each brick is different so it evokes brick but also the color from the local sandstone cliffs,” said Hoffman, adding three different levels of sandblast were required to produce this custom color for the panels.

During the design phase, the team engaged students in multiple charettes and they expressed a strong desire for a transparent floor plan where they could “see and be seen” throughout the SDFC. Studio Ma designed large expanses of glass—like this one, at the second-floor basketball courts—that provide a visual connection between SDFC and the surrounding campus. “Sound was another big issue,” said architect Dan Hoffman, Studio Ma, Phoenix. “With three courts on one level and then another three on the open mezzanine above, we needed an economical way to reduce the sound transmission from space to space while still providing a visual connection between the courts. The solution was an acoustic metal decking, which doubles as the mezzanine floor’s roof deck.”

Designing to the WELL Building standard, however, has added significant subtext to an audience of interior designers and architects.
According to Joan Blumenfeld, Firmwide Interior Design Director and Principal in the N.Y. office of Perkins+Will, Haworth wished to pursue the standard as it would be a great way to show commitment to the principles for improving occupant health. For 10 years prior, Haworth embraced the LEED program and has several LEED Gold and LEED Platinum showrooms, but the principles behind

WELL Building extend to encompass the creature comforts of the individual, as if putting employees at-ease in the work environment equates to one less distraction. Blumenfeld concurs, “Physical comfort and mental comfort are highly linked, reports Blumenfeld. “Provisions in the space to minimize noise, glare from lighting or daylighting, proper temperature and humidity monitoring, and the provision of appropriate lighting
levels all contribute to occupant comfort.”
Getting WELL Extending its reach to embrace WELL Building was an accessible design goal for Perkins+Will at the Haworth showroom; beyond planning and construction, meeting WELL requirements relies on faithful follow-through by the tenant or building owner. Although many Haworth showrooms are designed to LEED Gold and Platinum
standards, the brand went a step further to commit to WELL Building post-occupancy practices, including healthy food choices, monitoring of indoor air quality, water quality, noise levels and properly administering to a non-toxic cleaning and maintenance program, says Blumenfeld.

working environments affect the psycho-social and physical well-being of its workforce. Haworth’s findings validate the merits of good design beyond sound space planning and aesthetics, reports Blumenfeld. “Haworth also found that going through the certification process proves that focusing on wellbeing is a function of good design.” The new space maintains high engagement levels and employees
reported fewer physical stress symptoms in the post-occupancy survey. This holistic design approach leads to spaces where the human spirit is nourished. Although there’s some leg-work involved, the WELL certification process is not mysterious, advises Blumenfeld; in fact, post-occupancy tests and standards within the WELL certification process may be accessed through a standard matrix of metrics to collect data.

Driving Relocation In support of the resurgence of downtown Los Angeles, the Haworth LA showroom relocation puts the showroom on the 48th floor of the Citigroup Center Building. The design aesthetic took its inspiration from the local architecture of ’50s and ’60s homes. The showroom reflects the region’s midcentury past, with a modern flair of graffiti that suggests street art and vitality of the neighborhood.

IAQ was addressed through careful planning throughout demolition and construction. Ducts were sealed off during construction phase and flushed prior to occupancy. The design uses non-toxic and non-off gassing materials, adequate ventilation and system balancing. Materials selected for the space minimize noise and textiles do not absorb dirt, bacteria and mold, and are easily cleanable. IAQ is monitored on a daily basis as well as the water quality, which in LA was determined to be at WELL standards without additional filtering; however, should results fall below acceptable levels, the system is equipped to accept a carbon filter retrofit. Water for drinking and handwashing was made available at several locations, and sinks and fittings were chosen to minimize bacterial contamination.

Science Center Goes for Industrial Look The $15 million Applied Science Center at Ventura College in Ventura, Calif., brings needed technology-centered learning to the community. The center was looking to create the desired industrial feel with its exterior wall panels.
CHALLENGE: Trying to mimic the tech theme of the Applied Science Center, exterior wall panels created the desired industrial feel look while adding excitement to the campus.
TECH LOOK The dimension of the panels—along with the color selection—speak to the high-tech work going on inside.
INFLUENCE: Metal panels are the ideal choice when technology is the driving force of a building’s purpose and design. For the community college, the dimension of the panels—along with the color selection—speak to the high-tech work going on inside. SOLUTION: The 18,600-sq.-ft. building features 4800 sq. ft. of 0.08-in. painted aluminum Dri-Design Tapered Series and Perforated Panels. Tapered panels are on both the inside and outside of the building; the panels flow seamlessly to connect the spaces and invite students inside to explore and learn. The panels have charcoal, classic copper and silver color finishes. LED lighting, used to create shadows and visual interest, highlights the angles of the exterior installation.

CHALLENGE: There is something special when you visit 1110 Park Ave.—a new luxury, boutique condo building in New York City’s Upper East Side. The 16-story building’s façade is Indiana limestone, a recognizable calling card for distinctive properties throughout New York City and elsewhere, including the World Trade Center Towers along with Oculus and Transportation Hub, Empire State Building, Statue of Liberty, Columbia University, J. Paul Getty Center in Los Angeles, George W. Bush Presidential Library in Dallas and the Art Institute of Chicago, to name a few.
Inside are nine spacious, opulent residences with elegant architectural details, the finest materials, and impeccable finishes appropriate for a Park Avenue home. The condominiums, which command sevenand eight-digit figures, also offer grand views of Park Avenue itself. The building, capped by a 7000-sq.-ft. penthouse, occupies the top three floors.

ELEGANT FRONT The architectural details, made with the finest materials and finishes, are appropriate for a Park Avenue home.
New York City-based Barry Rice, principal, Barry Rice Architects, talked about his goal for the building’s exterior, “Create a building that on one hand sits comfortably with its neighbors, but also provides a distinctive presence on the block.” CRITERIA: When residents or visitors first enter the building, they pass through the custom balanced doors, made with the high quality materials and craftsmanship. SOLUTION: 1110 Park Avenue’s main entrance features a pair of Ellison Bronze 3-in. thick monumental single light muntz bronze balanced doors, which includes 0.75-in. thick decorative bronze grille work with a scroll design.
The grille work is inset flush with the exterior face of the door making it appear part of the door. This grille work unique is the use of vertically mounted concealed continuous bronze hinges allowing them to be operable for glass cleaning. They also have custom-designed internal latching hardware that keeps the grilles securely in place while the doors are in use.

From Past to Present Once a metaphor for economic and political turmoil in the area, the venerable “Unfinished Theatre” in Lublin, Poland, needed to bring itself into the 21st century. Two rooms especially benefited from a seating upgrade that leaves visitors in step with modern aesthetics and comfort. CHALLENGE: The “Unfinished Theatre” is the name that the inhabitants of Lublin nicknamed the old building that has occupied the city center for more than 40 years. With construction starting in 1960, it was set to be Europe’s largest opera palace. Funding problems at the start, together with the economic crisis of the 1980s and political changes at the end, left the unfinished building as a metaphor for a society that went down in history.
The center’s program is composed of artistic events and the building has been adapted to its new uses. To be highlighted is the great central avenue—the Avenue of Culture—that runs through the building and that takes in various public institutions, art galleries, charity areas, cafés, multimedia rooms, and that acts as an internal communication channel between the areas. The other functions of the building are an auditorium, conference room, multi-purpose room, cinema screen, seminar rooms, media room, library, galleries for local artists, the Club Room, musical theater and administrative zone.
SOLUTION: There are two rooms in the Centrum Spotkania Kultur that needed a unique, high range product for two specific functions. First, the center has a multi-purpose room in which events are performed for small audiences. The center required a seat that could serve as a hard wearing yet comfortable chair, and that would offer a unique attractive look to the room. For this reason, they opted for the Bonamusa seat, a Figueras classic designed by Antoni Bonamusa, which in addition to its robustness and design can also be stacked to clear the room and leave it unobstructed. Upholstered in purple leather, the room has ended up being named after the color: The Purple Room.
For the room dedicated to showing films, the center chose the original Rhombus Excellence, basically for its exclusivity. Having space and guided in the search for a distinctive seat, the directors of the center decided to furnish this room with the Rhombus Excellence seat, which has a wooden and leather effect finish. Thanks to the diamond shaped upholstery in the back, the seat is comfortable.
DIAMOND COMFORT The film-viewing room is furnished with Figueras’ Rhombus Excellence seat, which has a wooden and leather effect finish and a diamond shaped upholstery for added comfort.
INFLUENCE: After an intervention from the Stelmach Partnerzy architectural studio, the new Centrum Spotkania Kultur—Center for the Meeting of Cultures—was created to convey a single idea: Lublin is part of the Europe of 21st century.

CHALLENGE: The Univ. of Alaska Fairbanks planned a 34,000-sq.-ft. addition to, and renovation of, the Wood Center to expand the dining facility and create a campus destination. Architect Perkins+Will wanted to create a building that was visually interesting and inviting to passersby while so comfortable, occupants were happy to stay put, regardless of the season.
The original building did little of either. Mentioning its few small, punched windows, Devin Kleiner, project architect, associate at Perkins+Will explains: “They were sitting nooks. It was one of the first things we talked about. The students wouldn’t sit near the windows, even if it were warm enough. It was a psychological thing.” The Perkins+Will team was determined to change that perception, while taking into consideration the complexity of the climate, with its lows of -10°F and highs that have reached 90°F.

INFLUENCE: In addition to focusing on daylighting, Perkins+Will focused on another kind of light: The amazing northern lights show, the Aurora Borealis. “The concept for the colors came very early in the design concept,” says Carsten Stinn, senior project designer, senior associate at Perkins+Will. “At that latitude, the sky is quite beautiful in winter. We wanted the building to resonate; to hint at aurora borealis.”
Because of the extreme low angle of the incoming sunlight, vividly colored shadows move through the depths of the building.
CRITERIA: “Our glazing solution needed maximum solar exposure and to move daylight into the building,” says Stinn. “We needed to find a glazing solution that was high performance, well insulated and offered as much daylight harvesting as possible. The first goal was to satisfy energy and performance of the glass; second was the aesthetics.”
“We agreed on triple glazed from the beginning due to the extreme climate,” Kleiner says.
SOLUTION: The Perkins+Will vision resulted in a new, colorful dining hall. The two-story building overlooks southern views. The curtainwall honors the aurora borealis and gives the building a colorful, inviting exterior appearance, while occupants become part of an “otherworldly” light show.
The high-performance curtainwall is anchored by Guardian SunGuard SuperNeutral 68 glass on No. 2 and No. 5 surfaces in triple glazed units, providing a visible light transmission (VLT) of 52% and a solar heat gain coefficient (SHGC) of 0.32.
Adds Stinn, “Not all of the glass is colored; only about 30%. The rest is clear. In those areas, we wanted to offset the color with real views of the exterior—the true landscape, which is what SunGuard SuperNeutral 68 provided—not a glass that was tinted grey, or provided an alternate image. We wanted the best of all worlds.” The result is a campus destination that invites students in and keeps them there by offering a comfortable space with beautiful views year-round.

Surfaces Whether it’s the office or a hospital, a definitive trend in the contract world is that the lines between residential and professional spaces are being blurred with incorporation of more wood and stonelike surfaces. Similarly, in large retail operations, such as supermarkets or schools, observers note there’s also a shift away from polished concrete—a big hit a few years ago. While many still like that industrial look, they don’t like cracking and its general hardness underfoot. That said, a number of manufacturers are now producing VCT tile mimicking earthen and stone tones.

1 TIME, MONEY SAVED Seventh Street Tower, the $350 million nine-story addition to Reading Hospital in West Reading, Pa., welcomes patients and visitors to a facility featuring the latest technology. Running throughout most of the building—including five floors of patient rooms, 24 surgical suites, six hybrid operating rooms and the reception area—is Noraplan eco with Nora nTx. The pre-applied, solvent-free adhesive backing minimizes prep work, eliminates drying protocols and is resistant to high moisture vapor emissions eliminating the need for moisture testing, saving time and money. The hospital estimated that they saved a total of two months using the rubber flooring.

Lavatories Bradley Corp. conducts interesting restroom research every year. The most recent iteration focused on the top aggravations users experience in public facilities. Overwhelmingly, Americans have an aversion to touching certain surfaces, as the survey found many respondents operate the toilet flusher with their foot, use a paper towel when touching the restroom door and faucet handles, and open and close doors regularly with their hip. More disturbingly, the survey found most participants feel their workplace restrooms are on the decline, as only half rated the facilities as good or excellent, compared to 66% in 2012. Top desires: touchless faucets and regularly re-stocked paper towels.

A Scandinavian upbringing and moving cross-country in the U.S. has given him valuable design and cultural insights. To that end, he hopes to keep U.S. architecture on course toward a sustainable future.

Hasselgren moved from Guttenberg to the U.S. and studied architecture in Cincinnati, and at the invitation of a friend from ZGF Portland decided to try it out “for a year.” As it turns out, the friend was astute. “One year turned into 22,” says Hasselgren, as he expressed gratitude for his time in Portland and the lifelong relationships made in the Pacific Northwest.
Mindful of shifting policies, Hasselgren takes a conservative outlook on the firm’s work with the government. “At the moment we’re moving ahead cautiously, because we don’t know what’s around the corner, and certainly some of our clients feel the same way.”
Only a month in at ZGF in D.C., Hasselgren’s barely had time to reflect on this region’s character and the “slight recalibration” from the left coast. “When you move you almost feel more like where you came from,”

In addition to its conservative spirit of tradition, the D.C. region is bombarded with politics. “In D.C. it’s hard not to be aware of politics whether you intend to or not,” says Hasselgren, though politics is a hot topic nationwide. ZGF’s LA
Despite uncertainty, they will not proceed conservatively when it comes to maintaining sustainability standards amid toppling environmental protections. “I’m fearful, but I know ZGF is going to fight like hell and all of us in the industry are smart and passionate enough about our planet that we’ll [continue to] combat carbon and waste,”
says Hasselgren. The deliberate nature of the building cycle may prevent backsliding in an industry committed to improving quality of life, he speculates. “Our industry cycles are so long, I hope that in four years the politics will look differently and the damage won’t be irreversible.” Faced with the prospect of unrestricted energy in cheap coal and natural gas, Hasselgren says that one of ZGF’s strengths is its ability to leverage cost pressures involved in every project to prove that re-use, net-zero, and living buildings don’t cost that much more. For instance, the award-winning Stanford Central Energy Plant, part of the campus’ Energy System Innovation Initiative commitment to reducing carbon emissions and energy use, will save the university $425 million over the next 35 years. Combining a building systems view with long-term perspective, passive and clean energy systems precipitate concrete

When asked about legacy, he says, “I just got here, and I’m trying to build something.” Clearly, he’s not thinking about retirement, then he immediately mentions the charismatic leadership style of late ZGF founder, Greg Baldwin. “He had an uncanny ability to create this drive in young architects, he wanted to go there and you wanted to go with him,” says Hasselgren, who is inspired to create that drive in the next generation of ZGF architects and clients. Hasselgren’s drive plays out literally in his passion for speed on motorcycles. It’s a fitting metaphor for a ZGF white board, where all ideas are mapped out, and the articulate design team steers the best route.
