Big Doors Make Big Difference on Parking Garages Few people give much thought to the doors as they enter a parking facility until something goes wrong.

For a high-end residential or multi-use complex, every component must contribute to overall style and add amenities to the project—including the parking structure. A growing number of architects are paying as much attention to parking structures as they are to the rest of the complex, and they’re not settling for what used to be gray slabs of concrete. According to the website Livability, the “Virginiabased International Parking Institute (IPI), which oversees many segments of the parking industry, is pushing for new parking garages to be more sustainable, more pleasing to the eye and more convenient for consumers.” High-speed doors are helping designers of these new parking structures hit the goals set by the IPI. More than just enabling parking facility access and exit, high-speed doors designed to operate at speeds of more than 60 in. per second also enable complexes to deliver four benefits to parking garages.

Security This is perhaps one of the biggest reasons designers are specifying high-speed doors on high-end facilities that want to maintain image and reputation. Parking garages, no matter location, are acknowledged as places where crimes can take place. Criminals are always looking for a window of opportunity. In the case of parking garages, that chance is “piggy-backing” by tailing behind authorized vehicles entering or exiting through doorways using doors that can take a long time to close. According to Jim Zemski, Principal with ZCA Residential, “Our firm recommends high-speed overhead doors on all of our urban/residential multifamily garages. This dictates that a high level of security is provided, which is solved by the rapid speed that prevents piggy-backing and unauthorized pedestrians from entering the secure garage.” Adding safety to security, to dissipate vehicle fumes in the parking structure, high-speed doors can have perforated slats that enable buildings to achieve 75% airflow. For facilities with solid-panel high-speed doors, controllers can be connected into the parking structure’s carbon monoxide detec-

tion system. When high levels of CO2 are detected, the system will command the controller to open the door, while at the same time alerting facility maintenance personnel.

Sustainability In northern tier states and Canada, a number of attached parking structures provide heating during cold months. Doorways with an area of 8-ft. × 10-ft. or larger provide an ample hole in the wall for air infiltration and costly energy loss. Both door speed and design can significantly reduce energy usage and costs. A recent study conducted by the Door and Access Systems Manufacturers Association found that high-speed doors accessed frequently would save more energy than heavily insulated doors operating at slower speeds. Once closed, high-speed doors tightly seal the opening. This protection combines full-perimeter seals, including door guides that fully enclose the panel’s vertical edges, with brush gaskets along the header and floor-hugging gaskets on the bottom.

Speed People hate to wait, especially time-starved parking facility tenants. For people in a hurry, waiting for a slow door to open so they can get into or out of a garage can seem like an eternity. The slow-moving doors at workplace parking facilities can translate into decreased employee productivity. High-speed doors convey a respect for the drivers’ time, which adds to satisfaction with the facility and the business or institution associated with it. Faster door speed often also means reduced downtime due to maintenance or repair. Those same time-starved drivers can be tempted to hurry past a slow-closing door and quite often collide with it. High-speed doors are too fast for vehicles to hit, saving repairs to both the door and the irate tenant’s car.

Style Leading architects such as Frank Gehry and the firm Herzog & de Meuron have applied their creative eye to designing structures for cars that don’t say “parking garage.” In planning the Galen Center sports arena at the University of Southern California, infrastructure solutions firm HNTB wanted to match the style of the parking facility to that of the main project. In their view, the high-speed doors specified for the building worked well with the project’s overall design.

EYE CANDY The International Parking Institute is pushing for new parking garages to be more sustainable, more pleasing to the eye and more convenient.

Several high-speed door features make them appropriate for any aesthetic, especially for parking garages that are married into an overall stylish project. The durable powder coating on the highspeed roll-up-door aluminum slats can be applied with almost any color, including a simulated wood look. The slats can incorporate either clear or tinted LEXAN for visibility and allow additional light to shine through at the doorway.

Doors can make a difference Very few people give much thought to the doors as they enter a parking facility until something goes wrong, either a security incident or poor door performance. According to Josh Landry with Gables Residential, a developer of high-end multiunit complexes, “Doors on the parking facility are one of the many items that tenants and owners don’t necessarily think about, but they can be part of the overall positive experience.”

Post-frame construction has been used in place of more conventional construction methods in just about every building type. When shown photos of post-frame buildings along with those built with traditional construction, most people have difficulty picking which were built using a frame building system. Almost any type of low-rise construction, such as commercial, municipal, institutional and even residential, has been built with post frame. The primary reasons are that it costs less, gets built faster and is achieved without sacrificing structural integrity and visual aesthetics.

example is High Rock Landings, a distinctive shopping center in Lexington, N.C. (pictured above). It was divided into six 20-ft. × 60-ft. retail units using post-frame technology. The designer used creative touches including: a deep fascia overhang, a stone wainscot, three gable style dormers with vinyl shakes and a cedarwrapped porch header with columns. To allow the future tenants design fl exibility, the owner left the units without concrete fl ooring until rented. That possibility is only available with post-frame construction.

LOW-SODIUM DIET The historic swimming pool’s trusses needed to be replaced with steel-free construction.

“The salt water bath is good for humans but bad for steel— a standard solution was not an option.” CONSTRUCTION

POOL RENAISSANCE Wood was the only material to handle big swings in temperature as well as the corrosive threats of high humidity, salt and chlorinated water. Shortening the construction timeline allows for extra costs associated with moisture-proofing and the challenging design.

Preserving History All-wood method of construction with pre-fabricated heavy timbers and wooden joinery is a unique and new approach devised in Germany. In a dramatic historical renovation, Metsawood was used to restore the oldest swimming pool in Hamburg Kaifu-Bad. The former 1895 structure had been decimated by the wet environment and time, and the protected monument required a material that would preserve traditional construction methods while tolerating salt water and high humidity. “What sounds simple presents unusual challenges for architects,” reports architect Manfred Voss from MRLV. “The salt content 6% is good for humans but bad for steel—a standard solution wasn’t an option.” This required all-wood construction—not even the hardware to join the trusses could be made of metal. The structural engineer, WTM Engineers, devised wood joinery that would handle large variances in temperatures, as well as the corrosive effects of high humidity, salt water and chlorinated water. “Kerto-Q Trusses helped us achieve an efficient solution,” says engineer, Stefan Heidrich. “We were able to develop an object-specific design that meets both static and economic requirements,” adds the architect, Manfred Voss. The strong, dimensionally stable timber supports large loads over the 14-meter-wide spans required by the barrel-arch design. Despite the wide spans, the main trusses are just 134 mm thick. Kerto-Q

panels allowed for an arched cut of the bottom of the trusses to preserve the historical barrel shaped vault, and 69-mm-thick Kerto-Q panels used for the roof shell paneling also reinforce the roof structures and stabilize the original brick walls against wind loads. The offices of Foster + Partners architects embraced an intriguing process innovation in a precast application in Fortaleza Hall at the newest addition to the Johnson Wax company headquarters in Racine, Wisc.

The new building was built to commemorate the family’s journeys to Fortaleza, Brazil. Like a theaterin-the-round, it features a magnificent circular glass façade and roof rising two stories above a belowgrade, conical reception hall with wooden mosaic floors and precast concrete walls. The precast walls feature a subtle grayscale mural of a Brazilian palm forest to represent a canopy of trees over which a replica S-38 amphibian airplane soars. The rasterized image imprinted on the precast was reproduced from an original photograph taken on H.F. Johnson Jr.’s 1935 journey, using a process developed by Scandinavian fabricator, Graphic Concrete, Samuli Naamanka, in Helsinki, Finland. The process combines alternating swaths of exposed aggregate with fair face of the precast to register the desired pattern or image. The graphic concrete process that uses a custom image is dubbed GCArt. The process begins with a scaled image transferred onto a membrane that is then placed in a mold for prefabricated cast concrete. Jessica Hartwig: Jessica Hartwig is the materials librarian, a.k.a. “The Hoarder Police” at dPOP in Detroit. She is a graduate of Lawrence Tech and Parsons School of Design.

dPOP’s Materials Librarian, Jessica Hartwig, was in the middle of a major renovation when AP spoke to her about the firm’s materials library. Hartwig, a graduate of Lawrence Tech and Parsons School of Design, is an expert organizer; in fact, she reinvigorated her alma mater’s material library. Around the firm, Hartwig has claimed the title of “The Hoarder Police,” which she embraces while she strives to maintain one of the vastest materials libraries in the region.

Q: How did you resurrect the materials library at Parsons School of Design? JESSICA HARTWIG: It was really about creating a database of the existing materials and getting rid of anything non-relevant. I spent Christmas break reorganizing it with a universally understood naming convention that everyone could use to checkout materials for presentations. We spent a lot of time discussing terminology to describe things, and organizing conventions like product-based versus application-based since we are a resource for architecture, interior design, lighting and product design. I’m going back for ICFF, (International Contemporary Furniture Fair) so I’m going to see it, and visit the new (Parsons) healthy materials testing lab.

Q: So how did you find dPOP or how did they find you? JESSICA HARTWIG: I was studying architecture, but I really missed the materials side of things, especially when I took a materials elective. I love Parsons and New York, but I grew up in Detroit and I spent three years away, talking about Detroit and trying to work it into all my projects. Seeing the job posting, it really connected with my thesis “Textiles In/ And/As Architecture.” I was really excited about the position, where I could come in and really be a part of some crazy amazing projects at such a pivotal time in Detroit’s history.

Q: Is your library at dPOP anything like the library you organized at Parsons?

[Re]Building AIA, Best of AIA AP’s editors scoured the aisles of AIA to bring its readers the best and latest products available to the North American architectural market.

To judge by session attendance at this year’s show, the topics of health/well being and energy efficiency—in many cases both—clearly had the attention of architects in attendance. The expo floor itself was as crowded as can be remembered, at least since pre-recession days. Many manufacturers picked up on this wave, elaborating on past innovations, and reframing them to highlight various products’ contributions to resilience, and the health and well being of end users and the environment. There were also many discussions of reuse from a building-to-product scale, and the wealth of creative cladding options to fit the bill. The topic of resilience, to an increasingly volatile climate, brought up conversations about low-impact options and more passive

systems, like daylighting and building controls; wood products sprung up everywhere, representing the increase of durable natural resources that boast light manufacturing footprints. A rich legacy of reuse, passive systems, and natural materials are inherent to projects with resilience and the added benefit of the feel-good and optimal health effects we desire for building occupants. Sessions echoed many of these thoughts. Another idea was that of “actionable idealism,” such as what community work firms like Studio Gang are doing in Chicago and New York, re-envisioning police and fire stations to be welcoming parts of neighborhoods. These have become models of energy efficient and responsible design.

The subject of net zero also has gained popularity. Bruner/Cott presented a case study of a project they designed at Hamphire College where they worked closely with the school’s staff to achieve the results desired. Energy modeling is a major part of the process; B/C’s Jason Forney made a great point about making these projects a success: “You have to build what you model, but you must make sure what you model can be built.” Another packed session featured USC professor Kyle Konis who is studying the effect of daylight on Alzheimer’s patients. Initial results are promising, at least for periods of partial recovery. He’s also developed software that better indicates that spaces are delivering correct amounts of natural light.

Driven by indoor air quality, occupant comfort and evolving green building certification programs and standards, incorporating natural ventilation has become even more of a priority in today’s buildings. The question remains how. While any type of window is capable of bringing fresh air into an interior, some opening strategies are more effective than others. A very effective option, according to Andy Walker, PhD., P.E., principal engineer with National Renewable Energy Laboratory, Golden, Colo.—whose facility actively embraces natural ventilation—are louvered windows, which are specially designed for natural ventilation (see p. 36; also see our Jan./Feb. 2015 story for more details of how the louvers were employed on One World Trade Center). However, adds Walker, they aren’t widely available, in part because of more strict U.S. heat loss standards. Historically, double-hung windows have been the-go-to solution as they lower the top vent and raise the bottom vent, thereby creating natural stackeffect ventilation with only one window. That said, according to Gary Flemming, commercial window business manager, YKK AP America, Austell, Ga., they also come with greater maintenance requirements. Walker favors casement windows which open perpendicular to the pane to better “scoop air in or out” as it blows by the building. Other projected windows alternatives, adds Flemming,

are awning (swing outward) and hopper windows (open inward), which offer good airflow and clear sight lines. Another benefit, is that they’re crankable, lending themselves to automation. In fact, low-maintenance hopper and awning windows are often ideal for commercial buildings because of their relatively small openings, which are seen as a security feature. Yanel de Angel, an associate principal, LEED AP BD+C, with Perkins+Will’s Boston office, concurs, but for buildings where occupant control over windows is offered, she’s more a fan of casement windows, or tilt and turn windows which offer versatility since they open in more than one direction. When it comes to historical buildings, Flemming recommends hung windows for replacing existing units, or when an egress window is required on a walkway and a casement window projecting onto a balcony wouldn’t be practical. While each option delivers different levels of ventilation, primarily dictated by their clear opening size, the good news, says Lance Premeau, LEED Green Assoc., product and market manager, Kolbe Window & Doors, Wausau. Wisc., is that they can be tailored to meet the overall design aesthetic of the structure, while still providing the necessary ventilation.

ventilation performance Outside of window types, a number of other variables play into ventilation performance including site elevation, topography, structure height, regional weather and climate. Furthermore, pressure differential is a major determining factor influencing how the window openings interact with the air flow. In order to create pressure differential, Stephen Messinger, AIA, architectural designer, Perkins+Will, Boston, delineates five different ways to promote air flow: u Have multiple openings on one façade. u Openings on opposite facades to foster cross ventilation. u Use inhabitants or other internal gains. u Employ proportion, height and depth of rooms to facilitate stack effect. u Specifying specific window types. Messinger’s colleague P+W Senior Project Architect Philippe Généreux, AIA, LEED AP BD+C, explains that cross ventilation is typically effective if the building is oriented to the prevailing wind and there is a low awning window on the windward side that pulls in the air while a high clerestory window on the leeward side relieves the pressure. “In this case, a simple sash or hung window may provide adequate air flow. When the prevailing wind runs parallel to a façade, double casement windows are often used to scoop air into the building. In many cases, casements and awnings offer the best versatility,” says Généreux. Additional variables impacting air fl ow include wind speed, outdoor tem-

perature and humidity, but perhaps more infl uential is the size and placement of the openings. “These dimensions need to be considered in the context of the overall room area, volume and the length of the façade, as well as design wind speeds,” explains Angel. “It is a delicate balance. If the aperture is drastically undersized or oversized, there could be a draft or a poorly distributed air pattern.” In order to create strong, consistent air flow, multiple openings per room are typically recommended, says Messinger, although he adds occupant comfort becomes more critical in these cases. For example, the relationship between indoor and outdoor temperatures must be taken into consideration, in addition to indoor air speed which affects evaporative cooling and may create a chilly

feeling for occupants. A rule of thumb that Perkins+Will frequently employs is research developed by UCLA, which posits that when wind is roughly perpendicular to a façade with a single window opening that is 1/3 the width and 1/3 height of the overall wall, the air movement inside the room will be 12% the wind speed. Adding a second window of the same size on an adjacent or opposite wall will then triple the interior air speed to 36%. NREL’s Walker, citing the Sun, Wind & Light textbook, notes that natural ventilation velocity relative to the wind speed is 15% for a single opening on the same wall, 22% for two openings on the same wall, 41% for two openings on adjacent walls and 44% for two openings on opposite walls. Putting things into perspective, Brian Dail, P.E., sales engineer, Bilco, New Haven, Conn., explains that effective ventilation requires that the amount of air entering a building be the same amount leaving through an opening. As a result, windows on opposite walls support a larger amount of air flow, via cross ventilation, than a single wall. Another useful design tool is utilizing simple equations, such as those found in the AHSRAE and Handbook of Fundamentals, and in the World Building Design Guide article on natural ventilation (www.wbdg.org/resources/naturalventilation.php) which Walker authored, to calculate a rough estimate of airflow as a function of conditions, including wind speed and temperature.

But to really represent detail of the geometry and airflow through a building, software is often used. “Fluid dynamics programs such as FloVent and Fluent are applied, and building analysis tools often incorporates a natural ventilation module such as IES-VE and Revit,” says Walker. To better understand how climate can impact ventilation, Walker says cold climates can rely on the stack effect, with inlets like awning or hopper windows low in the room, and outlets like clerestory awning windows high in the room, so that heat rises and cools the space more effectively. However, in warm climates, cross ventilation with casement, sliding or single-hung windows are required. Generally speaking, Walker advises that windows and interior walls be arranged so that all the spaces can participate directly in the airflow without counting on natural convection to distribute air to interior rooms as this requires a significant difference between temperature and humidity between the rooms.

getting everyone on board While architects can employ the most calculated designs, if building occupants continuously fail to keep the windows open, design intent can be foiled. Naturally, the most effective approach to mitigate this situation is a robust building automation system that fully controls the opening and closing of windows— such a solution, says de Angel, can be a costly. “A more affordable system that takes advantage of operable windows is a kill switch,” she suggests. “This simple device, installed on each operable window and tied into a BAS, simply shuts off the power to heating or cooling inside a room when the window is detected open. Though this does not maximize natural ventilation, it minimizes energy waste due to inadvertently open windows, thus mitigating potential losses.” Tied into outside temperatures, inside temperatures, rain, humidity and carbon dioxide levels inside the building, Colt’s natural ventilator windows are con-

Designed by HKS, the stadium’s 248,000-sq.-ft. roof and façade are covered by 75 three-layer ETFE film cushions, making it the largest ETFE film project in the United States.

ROOFING AND CLIMATE The venue will be covered by high-performance film, extruded from 3M Dyneon Fluoroplastic ETFE (ethylene-tetrafluoroethylene). Seventy-fi ve three-layer ETFE film cushions, some of which are the individually air-filled and are more than 1200 sq. ft. long and about 32-ft. wide. The top film is printed with a geometric pattern, which scatters the sunlight and prevents a greenhouse effect in summer. In winter, the film roof protects the interior from the cold outside temperatures. It is also only about 5% of the weight of glass, resulting in a light, slender steel support structure that facilitates a premium view of the playing field.

falls and conditions. One of the advantages of using ETFE film is that it features superior values for tear strength, resistance to tear propagation and puncture resistance— characteristics that let the cushions easily cope with highly concentrated impact loads.

120,000-sq.-ft. office building. Since the delta breeze doesn’t blow all the time, AECOM had to pioneered an alternative ventilation system for the project. Typically, says Niemuth, ventilation systems in an arena pump cool air in from the ceiling, resulting in higher ener-

gy expenditures to cool the entire space. It’s also not uncommon to experience temperature lags and discomfort due to hot and cool pockets. As a result, the designers came up with the “Fan First” concept. In other words, cool air is routed from underneath the seats so people are

more comfortable. The system also requires less energy. The arena also will use two million fewer gallons of water annually comparable to like facilities, a 40% savings. Elsewhere on the sustainability chart, 98% of demolition materials were recycled, and 36%

of the arena’s construction materials came from recycled sources, including old athletic shoes for the court’s

foam layer. The arena, is on target to become the world’s first LEED Gold certified indoor pro sports venue.

to break records and give fans a memorable environment that will make the sheer joy of that last-second touchdown that much sweeter for the win-

ning team’s fans—and win or loss, hopefully make everyone want to come back to see the rematch.

INTERIOR LIGHTING CONTROLS

Globe Life Park in Arlington Television, particularly HD, is changing the way stadiums and arenas are being illuminated. According to Kraig Kasler, president of Eaton’s lighting division, there’s a growing trend among professional teams, such as the Texas Rangers (below), to make the leap to LED. Beyond lumens delivered for less wattage, LEDs, and particularly their controllability, make event set up time worlds easier. In the past, Kasler says it would take the networks days to get the lighting right, often including supplemental lighting. Now with their Ephesus system, everything can be adjusted from a control pad. In the coming years, Kasler sees a huge market for retrofitting university and municipal stadiums and arenas.

Wrigley Field, Chicago According to Carl Rice, the team executive in charge of the park’s renovation and expansion, moving ahead with a wireless LED system was a “leap of faith,” but one that has proven to be the right choice, and one they believe will address their needs for half a century. The wireless Audacy lighting control system is based on the lowvoltage DC EMERGE standard and works in concert with Armstrong’s DC Flex Zone ceiling system.

The Chicago Cubs recently completed the installation of much-need new clubhouse facilities for the 100- year-old ballpark. One of the key features of the upgrade is a new locker room replete with a state-of-the-art wireless lighting control system. According to Carl Rice, the Cubs’ vice president in charge of renovation and expansion, the team wanted new technology to reflect the change of culture they’re implementing in the organization. That said, laying new wire to each fixture was a major issue in a facility this old, so the Audacy system from Ideal Industries was very appealing. Not only does the system dim, and from either a smart device or easy-to-use wall controls, it enables various scenes, including dramatic color change that help the team set the mood both before and after games.

ARENA HYGIENE In Linetec’s white paper “Antimicrobial Protection for Public Building Applications,” co-authored by Sherwin-Williams and Microban, a tremendous number of bacterial and fungi species are identified, making large public venues such as sports stadiums all the more vulnerable to poor hygiene. To combat this significant issue, Linetec’s antimicrobial protection is infused into polyvinylidene fluoride finishes to prevent stain and odor causing bacteria growth on aluminum surfaces.

Like other modern stadiums, AT&T Park, home of MLB’s San Francisco Giants, is indicative of a trend to elevate sporting venues beyond being simply places to plop down with a beer and a hot dog and watch the game. The ballpark’s Legends Club, located along the third-base line, is a social and event space with maximum flexibility for one large group or two smaller ones in a variety of seating configurations, including terraced patios, bar seating and restaurant-style banquettes. The unit can create open corners without a meeting post and features unhinged paired panels for the widest openings and more control of where the doors can be stacked when opened, while the SL25 eliminates the vertical frames between each panel to minimize visual distraction.

Inspired Product + Material Choices

Shepley Bulfinch Office Phoenix Financial Center South Rotunda Phoenix, Ariz. Originally designed by architect W.A. Sarmiento and built in 1964, the Phoenix Financial Center is a reminder of the Midtown Central Avenue corridor’s mid-century heyday. It has also become a symbol of the neighborhood’s resurgence. Architecture firm Shepley Bulfinch renovated the South Rotunda of the iconic structure, restoring the original architecture and adapting the former bank into the new home of its Phoenix office. “Our offices have historically been located in neighborhoods that are going through revitalization. We want to be a positive contributor to our built environment and be part of the conversation that shapes our future in Phoenix,” says Alison Rainey, director, Shepley Bulfinch, Phoenix. The firm got that opportunity when it discovered that the rotunda was available to lease. Rainey’s team jumped at the chance to revamp the 9000-sq.-ft. structure, stripping layers of dated add-ons to let the original design shine through, while adding a conference room and coffee bar on the ground floor, and a breakroom on the mezzanine, to update the space.

When Rainey and her colleagues were looking for a new offi ce, they wanted to be inspired by their space. “We looked at all these high rises but we didn’t feel connected to the city,” she notes. With its expansive glass curtain wall and ground-fl oor location, the South Rotunda offers a connection to the urban landscape the team desired.

The original pendant lights glow from within to create a lantern effect at night. The lights were uncovered when the outdated acoustic ceiling tiles that had been added over the decades were removed. “It made us excited because we had some really unique elements. We were able to piece them together to reveal the original design intent,” says Rainey.

“Our biggest change was to the exterior,” says Rainey. “With this being a glass, round building in the desert, solar control was important for heat gain and the comfort of employees.” The team replaced the existing interior blinds with neutral, sheer, UV-coated fabric screens installed on the exterior between the arches with a channel and clips. “The stairs are original,” notes Rainey. “They have this beautiful brass edging that goes around the surfboard-shaped treads.” The treads were resurfaced with cork, which carries through to the mezzanine.

Shepley Bulfinch restored the original concrete floors that had been covered in carpet by previous tenants.

The completely open office layout made thoughtful furniture placement essential. The team designed movable work and breakout spaces that can be reconfigured as needed. “We designed in flexibility, so when we want to add additional workstations it’s simple to do that. The rolling worktables and carts we designed have functioned well in that the project team can float where they need,” says Rainey.

“On the mezzanine, we retained as much of the original floor plan, wall paneling and millwork as possible,” says Rainey. The firm used local craftsmen to revive the woodwork. “They were like artists,” she adds. The space now serves as the firm’s library and meeting space. Built-in cabinets house samples and reference materials.

Inspired by Oscar Niemeyer’s lighting for the French Communist HQ Building, the original illumination outside the vault features surface-mounted fluorescent light fixtures above a metal grid. In the new design, the lighting was reconfigured to accommodate energy code requirements. This included reducing the quantity of fixtures.

Commissioned by Western Savings Bank in 1965, the “money tunnel” links the rotunda’s mezzanine to the second floor of the high rise. It is currently used as showroom for one of the firm’s clients, and it will eventually be converted to a collaborative workspace. All the gold anodized metal is original and was refurbished.

Originally used as a bank vault, this space under the mezzanine is now a gallery that showcases the firm’s work and includes original hand drawings of Phoenix’s Trinity Cathedral, built in 1921—and hand-built wood and foamcore models of more recent projects.

Bellevue First Congregational Church at the Star Building Bellevue, Wash. A folded vertical sheer wall climbing 40 ft. into the sanctuary at Bellevue First Congregational Church turns the expression stairway to heaven on its side. The original house of worship design by Susan Jones of AtelierJones is an adaptive reuse of an existing 1970s office building, originally a steel and stucco structure called the Star Building. Designing a new space into an existing building is becoming more common among the building industry, observes Jones. “Clients and owners are

Natural Metaphor If choosing to convert an under-appreciated architectural asset sounds like a metaphor

for a religious experience, it was, in fact, instrumental in clearing the path for one-of-akind design of Bellevue First Congregational Church’s sanctuary, which consists of a 40-ft.-high terrain of cross laminated timber (CLT) folded plates. The client wanted something unusual and awe-inspiring, a challenge that lead Jones to select a relatively experimental material at the time: 40-ft. × 4-in thick, three-ply CLT. “It was a response to our clients’ request that ‘we want to create a building that will

transcend our everyday reality,’” recalls Jones. “No other material would have allowed that natural, strong other-worldly aesthetic.” Jones took on this relatively new material with zeal, and assuaged any doubts the client had. “The church realized they were taking a risk, but they loved the ecological origins of the material that grew itself.” Each panel is unique and precision prefabrication contributed to the swift assembly, says Jones. “It was like watching a barn-raising party.”

Acoustics

The CLT backdrop lead to a rich, and airy environment. From an acoustic standpoint, the massiveness of the CLT panels added significantly to the lower bass reverberation tones of the space, making for a much richer and tonal musical space for the client’s historic pipe organ and choral music program, says Jones. For speech and acoustic music, strategically placed phase array speakers and acoustic absorption panels offset longer reverberation times.

INSTALLATION

Cross Laminated Timber CLT is an engineered wood panel typically consisting of three, five or seven layers of dimension lumber oriented at right angles to one another and then glued to form structural panels with exceptional strength, dimensional stability and rigidity. The cross-laminated layers allow it to be strengthened in both directions.

The contractor took the CLT material to task as enthusiastically as Jones; working with chains and pulleys to put each piece in place by hand.

HVAC and Passive Cooling

The cavity behind the CLT organically created a back-of-the-house solution for HVAC system requirements. The natural plenum acted as a supply and return shaft for the front chancel (altar platform) HVAC zone, explains Jones. And to promote return air movement, “we simply left two openings in the wall as doors, one on the west and one on the east side as free area openings for the HVAC, rather than building expensive under-the-chancel shafts.”

A frame of steel trusses integral to the structure hold the CLT panels in place at various angles. The weight of the panels did not add significantly to the structural loads of the steel columns supporting the steel trusses and roof system, keeping it light and minimal.

Metal Mesh

Transparency and Safety ZGF Architects worked with the team at UCLA’s Center for the Health Sciences building’s South Tower on a custom mesh railing infill for the complex.

CHALLENGE: The 443,000-sq.-ft. South Tower building on UCLA’s Center for the Health Sciences (CHS) building underwent a seismic upgrade and renovation to convert nine of the former hospital’s 12 floors into research lab space. ZGF Architects wanted to create a custom mesh railing infill for the complex. INFLUENCE: ZGF’s vision was to maximize openness without diminishing the strength of the infill material. CRITERIA: The upgrade and renovation is part of the South Tower Seismic Renovation project—a fourphase initiative to reinforce the building’s structure, make interior improvements and exterior upgrades to comply with new energy requirements. This was all to be done without compromising the structure’s architectural integrity. The glazed curtainwall, with the help of louvers and soffits, facilitates natural ventilation to save on energy costs. The constant breeze moving from the top to the bottom of the tower during the day creates the potential for winddriven rain or humid air to pass through. The mesh will maintain its pristine look indefinitely.

SPEC’ING TRANSPARENCY Banker Wire manufactured a custom woven wire mesh pattern for use as railing infill in a new exterior tower. The infill was built to specs for safety, transparency and aesthetics.

SOLUTION: ZGF Architects challenged Banker Wire to manufacture a custom woven wire mesh pattern for use as railing infill in a new exterior stair tower. The infill needed to be built to specifications for safety, transparency, and aesthetics. Banker jumped at the opportunity and began developing tooling to create the perfect pattern to complement the highperformance, ultra-clear glass curtainwall.

Banker Wire turned this vision into reality by creating a brand new mesh pattern, M55Z-2, a rectangular 5-wire repeat infill with a high percent open area. It has long, straight sections of wire interrupted by a smooth and gentle crimp. “We chose to work with Banker Wire’s product because we wanted the railing infill to look somewhat transparent while meeting building codes,” says Phiroze Titina, Principal with ZGF. “Banker delivered a maintenance-free material that satisfied both of these needs for the railing systems in an unconditioned space.”

CHALLENGE: A big compliment to architects is hearing that one of their building designs has become a recognizable landmark.

That is the case for architects at the Los Angeles offi ce of Arquitectonica Intl. Corp., who designed the 12-story, 138,512-sq.-ft. Olume multifamily residential building in San Francisco’s Mission District with a unique multi-layered cube-like metal façade. INFLUENCE: Arquitectonica was brought in to redesign the façade of the building after the project’s entitlement process had been completed.

“We were asked to re-think the exterior,” said architect Ilon Keilson, who shared project management duties with architect Leon Cheng, AIA, of Arquitectonica. “This building is located on a prominent corner (Mission and 10th streets). We were asked to create a more vibrant landmark. We needed to maximize square footage for the client while also creating depth in the elevation to get a sense of relief. From a thematic standpoint, we wanted to introduce dynamism through depth. We wanted to reflect diversity in the neighborhood and in residential buildings,” says Cheng.

The varying façade depths “were accentuated with the color palette,” according to Cheng, who said the architects wanted to incorporate red in the building as one of San Francisco’s more prominent colors associated with both the city’s Golden Gate Bridge and its NFL 49ers professional football team. SOLUTION: The resulting façade design for the L-shaped building appears as an abstract series of colored metal cubes created from Alucobond Plus ACM by 3A Composites USA and installed at five variable depths—ranging from -8 in. to +8 in.— with the building’s glazing set back 2 in. to 8 in. from the metal panels.

“Keith Panel Systems Co. Ltd. gave us an extensive set of shop drawings that basically served as an erector set,” said Jeff Young, project manager, Pacific Erectors, the installers on the project. “Our biggest challenge was installing all of the colors. We were able to assist the design team in determining where colors should transition in the articulation. … This color scheme was a complete departure from the original façade design. It really looks unique. It’s a great-looking building.”

COLOR PALETTE A total of 40,700 sq. ft. of Alucobond Plus ACM was installed in custom colors, including 19,200 sq. ft. of Cajun Clay, 5500 sq. ft. of Burnt Russet, 3400 sq. ft. of Baked Clay, 6200 sq. ft. of Pumice Stone and 6400 sq. ft. of Bake Terracotta.

INFLUENCE: “It was a mission of mine to achieve the highest possible level of efficiency for this type of energy-use intensive building prior to the design team and contractor coming on board,” said UTSC Facilities Management Dept.’s project manager, Hovan Stepanian. “Initially, we targeted Silver; however, working with the design team, we were able to fine-tune the various sustainability initiatives to target Gold.” CRITERIA: The building is designed and built to achieve LEED Gold certification through the Canadian Green Building Council. Once certifi ed, it will be the second building at the University of Toronto Scarborough to attain this international rating.

SOLUTION: Conceived as a highly flexible research and teaching space, ESCB connects laboratories and academic offices around a five-story, sky-lit atrium. ROCKFON Alaska acoustic stone wool panels in special sizes with shiplap edge details were installed in Chicago Metallic 1200 Series exposed 15/16-in. ceiling suspension system. In total, Nelmar Drywall installed 2,045 sq. ft. of ceiling systems. An additional 18,837 sq. ft. of Artic ceiling panels were installed through the corridors, as well as in faculty offices.

OPENING THE SPACE Due to its inherently open porous structure, stone wool is a high-performing, sound absorptive material. It also repels microorganisms, mold and bacteria, and restricts VOCs.

ROCKFON stone wool ceiling panels in North America also are UL/ULC certified for Flame Spread and Smoke Development. In addition to these attributes and the high light reflectance, Tai sought a minimum Noise Reduction Coefficient (NRC) of 0.70. Exceeding expectations, most stone wool ceiling panels have an NRC of 0.85 or higher and Alaska has an NRC of 0.90 as standard. CHALLENGE: Tucked away in the Santa Rosa countryside, one can find the beautiful Bastoni Vineyards. Spanning 40-acres, the vineyard has been a staple in the Sonoma Valley for decades and it recently embarked on a mission to replace the 70-year-old wooden barn used for its grapevine storage. With a desire to maintain the look of an authentic barn, but the need to incorporate modern functionality, the owners of the vineyard decided to explore building with metal. The final result yielded a custom and functional barn from Star Building Systems, constructed by The Steel Building Guys of Santa Rosa, Calif. INFLUENCE: In addition to acting as the main grapevine storage barn, the new building provides space for Bastoni Vineyards to host vineyard tours as well as serves as a scenic location for a variety of events.

SOLUTION: The Steel Building Guys, called upon MBCI to supply metal paneling for both the walls and roof of the 2100-sq.-ft. barn, which were finished in Valspar’s Fluropon architectural coating. To achieve the traditional barn aesthetic, the wall panels were coated in a Rustic Red color of Fluropon, while the metal roof panels were finished in Polar White. In addition to achieving the desired authentic barn look, Valspar’s Fluropon coatings also add to the durability of the structure.

Acknowledged as a staple in the coating industry, the benefits of Fluropon are wide reaching. The excellent adhesion properties were helpful when coating the roof, which features fully functional louvered cupolas. The Polar White coating on the roof will also help reflect ultraviolet rays, reducing the heat in the building, and providing a cool space to store the grapevines. Additionally, Fluropon protects the building’s exterior as it is formulated to resist chalking and fading. The coating also offers supreme color retention, which will help the Bastoni Vineyards barn sparkle in the valley.

Restoring the Broadway Delaminated and peeling despite attempts to repaint areas, the Broadway Promenade Condominium was in desperate need of repair.

CHALLENGE: Located in Sarasota, Fla., the 10-yearold Broadway Promenade Condominium was in need of repair. The stucco was cracked, unbounded and inadequately cured during construction, resulting in a high alkaline stucco. As a result, the exterior paint exhibited severe alkaline burn, became mottled in color and had begun to delaminate and peel despite several attempts to repaint areas.

BROADWAY PROMENADE The project included mixed-use retail commercial units and residential condos, and a four-story building comprised of condos which were occupied during restoration.

CRITERIA: Delta Engineering & Inspection, a consulting engineering firm headquartered in Sarasota, was already assisting the condo association with other construction defects and was asked to evaluate these conditions after other consultants determined

the only solution was to remove all of the stucco from the buildings. Delta performed various stucco and coatings tests and evaluated several paint coating systems, all of which would not provide long-term performance nor the necessary warranty provisions. “Not only was it important to mitigate the reoccurrence of the alkali burn and weatherproof the building, but the buildings required substantial stucco repair which would have been noticeable even with the best stucco applicator,” said Delta principal, Steven Mainardi, PE. SOLUTION: A thin veneer overlay system comprised of Sto RFP, fiber reinforcement mesh and Stolit Lotusan finish was used to resurface areas that required substantial stucco repair. For areas that only needed recoating, StoCoat Lotusan, the smooth coatings version of the super hydrophobic finish, was used. In combination, these two systems met all project objectives, created seamless compatibility, and ensured long-lasting color retention. The paint, in its current state was not performing well, as it was in various states of coating failure (i.e., peeling, blistering, discoloration, cracking and efflorescence).

According to Dan Reed, senior project manager at Delta Engineering & Inspection, the Sto systems featured Stolit Lotusan and StoCoat Lotusan’s super hydrophobic technology. Both systems provide a weather-resistant barrier while also providing a selfcleaning finish, resulting in long-term performance.

CHALLENGE: During the planning stages of the company’s new office headquarters, Jim and Anne Davis, owners of New Balance Athletic Shoe, wanted a building that reflected what their company was all about: speed, motion and high performance. INFLUENCE: “It was a fun project, a great project,” says Mark Sardegna, AIA, LEED AP, vice president of Elkus Manfredi Architects in Boston. “We were approached by Jim and Anne Davis to help design their fourth headquarters building since the ’70s, all in this neighborhood. They are very committed to the Brighton Landing neighborhood and have transformed their company into a huge success. They’re not Nike, they’re not Reebok, but they’re one of the best and they have the only Americanmade products among those companies. That’s a big deal for them.”

Sardegna said the former headquarters did not speak to what was going on inside. That’s certainly not the case with the new building. “It’s open, it has no walls and very high ceilings,” he says. “It was inspired by the company’s shoe factory (Lawrence,

Mass.). Jim Davis says he wanted a building shaped like a mill and that’s what he got.” SOLUTION: To help make the design a reality, Sardegna specified wall panel products from Morin. “We’re always trying to balance cost with high quality. They’re technical staff was extremely helpful through the design process, letting us know what their products could and could not do. We were asking a lot with this design.”

Morin’s MX 1.0 panel (6426 sq. ft.) and X-12 panel (662 sq. ft.) were installed on the two-story podium. “It was important to us to have high-quality products on the fi rst two stories,” Sardegna says. “That is where visitors and employees feel and touch the building.” The company’s O-24 crimp-curved panel (3,107 sq. ft.) was installed as a cladding on the structure’s penthouse. Leaving the Light On Due to inconsistent and energy inefficient existing lighting at U-Haul’s corporate headquarters parking structure, it was time for an LED upgrade.

LET THERE BE LIGHT The expected lifetime savings is 3.7 million kWh, and U-Haul benefited from a rebate from the local utility provider.

CHALLENGE: At the U-Haul corporate headquarters parking structure in Phoenix, Ariz., the existing lighting was inconsistent. The lighting tended to yellow and could cast shadows that created a murky effect throughout the structure. The less than ideal lighting was also energy inefficient.

The retrofit worked well with the building aesthetic and eliminated 12% of existing fixtures. INFLUENCE: When U-Haul began its search for a new lighting solution, it turned to LED lighting. U-Haul had previously considered LED technology but was concerned about the high temperatures in Phoenix so it initially considered fluorescent and induction options because of the higher Kelvin temperatures available. However, since its initial look, LED lighting technology greatly improved and became the clear choice for U-Haul this time around. CRITERIA: U-Haul Company’s requirements for its

LED lighting solution included better light quality and performance, lower maintenance needs and costs, an outstanding product warranty and lightlevel control functionality.

SOLUTION: The lighting upgrade for U-Haul was comprehensive and provided an excellent opportunity to maximize energy savings. “The scope of the project included replacing nearly 400 fluorescent lighting fixtures with LED luminaires,” said Michelle Sullivan, U-Haul Manager of Corporate Sustainability. All of the lighting in the parking garage was from 4-ft., 25-W T8 lamps and roughly 85% of all fixtures included four lamps. “With the new LED applications we were able to eliminate more than 12% of our existing fixtures,” Sullivan continued.

The T8 lamps were replaced with Cree VG Series LED parking structure luminaries because of the light quality and output and lighting controls available. The 24/7 availability of the corporate office meant the parking structure lighting would be on 24/7. With the VG Series lighting control features, the new lights operate when needed—and time in use has been trimmed to approximately four hours per day.

Along with vastly improved light quality, U-Haul is seeing its energy savings grow. The industry leader in do-it-yourself moving and self-storage expects to realize more than 15% energy savings from the LED lighting upgrade. The new lighting has reduced the existing Wage by more than 17,000 W to provide an estimated annual kilowatt hour savings of more than 250,000 kWh.

3 TYING IT ALL TOGETHER To visually connect the hotel and office building that, combined, make up Seattle’s new Hill 7 development, architects with Aedas Seattle carried the polished, stainless steel Taper Series wall panels from the hotel’s colonnade through to the office building’s soffit. Some 45,000 sq. ft. of the panels (in silver and wrought iron finishes) also clad the hotel’s exterior. A high selling-point of the panels for the architects was the freedom they provided to stagger vertical joint lines.

Their belt-driven system offer more flexibility in terms of fan speed and cost advantage over similarly sized direct-drive system. These units are used in applications where floor space is at a premium, since they offer maximum flexibility for selection and installation where extreme space restrictions exist.

the art of gensler At a packed AIA session, Arthur Gensler was interviewed by Marc Teer, founder and CEO of BlackSpectacles. They covered the practice from start to present, revealing that the architect started out ‘hoping to design a few garages.’ With more than 90 offices worldwide and 5000 associates, Gensler shares his chronicle of lessons learned.

Putting his money where his mouth was, he once offered the architectural professors of his alma mater paid salaries to experience working at a firm. “There were no takers.” To be in a position able to make such an offer, one might argue Gensler has lead a charmed life. He admits that throughout his career he’s had some lucky breaks, “but it’s what you do with the luck.” For what some may call dumb luck, he’s coined the phrase “unanticipated opportunities.” For instance, Gensler was invited to speak at an innovation
