Dual-Heat Performance
Among the many functions wall assemblies must fulfill—from structural support to air and water barrier—two important design factors sometimes conflict. Interestingly, both are heat-related: thermal insulation and fire protection. On the thermal side of the equation, both ASHRAE 90.1, Energy Standard for Buildings Except Low-Rise Residential Buildings, and the International Energy Conservation Code (IECC) require continu-

The CI layer is to enhance the building envelope’s energy efficiency by reducing heat loss through wall studs and other thermal bridges between conditioned spaces and the building’s exterior. While the code requirement for CI helps solve one heat issue, they raise another challenge: the foam plastic insulations commonly used for CI—polyisocyanurate (polyiso), expanded polystyrene (EPS), extruded polystyrene (XPS) and spray polyurethane foam (SPF)—are combustible. As with other combustible materials used in wall assemblies, these insulations must pass NFPA 285, Standard Fire Test Method for Evaluation of Fire Propagation Characteristics of Exterior Non-LoadBearing Wall Assemblies Containing Combustible Components.
NFPA 285 In Short The stated scope of NFPA 285 reads: “This test provides a method of determining the flammability characteristics of exterior, non-load-bearing wall assemblies/panels. The test method described is intended to evaluate the inclusion of combustible components within wall assembled/panels of buildings that are required to be of non-combustible construction. It is intended to simulate the tested wall assemblies’ fire performance.” With limited exceptions, International Building Code (IBC) Section 2603.5.5, Vertical and lateral fire propagation, requires wall assemblies in Type

I, II, III and IV construction using foam plastic insulation to pass NFPA 285 testing requirements. Despite stating “non-load bearing” in its title and scope, NFPA 285 applies to both non-load bearing and load-bearing walls. NFPA 285 is particularly rigorous in that it evaluates entire wall assemblies, not individual products within the assembly. Thus, even if a given insulation product—or other component—passes NFPA 285 in a specific assembly, that does not mean it is automatically compliant in alternate assemblies. The NFPA 285 test of the wall assembly is comprehensive and includes everything from the structure outward to the cladding and inward to the drywall. Test results are either “pass” or “fail” based on an evaluation of vertical and horizontal flame

spread and conformance with temperature limits within the assembly.
Rigid Foam Insulation Options for NFPA 285 Compliant Walls All of the foam plastic insulations discussed above have been used in NFPA 285 compliant wall assemblies, although their advantages in such applications differ. And, as the test is product specific, just because one particular brand and product line of polyiso, XPS, EPS or SPF passes the test does not mean that other brands of the same insulation have also passed the test. When evaluating rigid foam plastic insulations for NFPA 285 wall assemblies, following are key points to consider. Note, SPF insulation options that are NFPA 285-acompliant also are available, but are beyond this article’s focus on rigid foams, so should be confirmed with the manufacturer.
Polyiso Manufacturers offer numerous polyiso product options, including multiple facers and composite panels, among others that have passed NFPA 285 testing within fire-treated wood stud walls, steel frame, CMU and concrete wall assemblies, with a wide range of cladding types and weather barriers. Polyiso offers the highest R-value per inch of rigid foams, so it can help create thinner profile, NFPA 285 compliant wall assemblies than is possible with XPS. One product option, Hunter Xci Ply, includes polyiso laminated to fire-treated plywood, which helps simplify exterior cladding installation by providing the full panel surface as an attachment point, while providing CI and passing NFPA 285 in numerous wall assemblies.
INSULATION The IECC and ASHRAE 90.1 require continuous insulation (CI) in most commercial buildings across U.S. climate zones.
TESTING NFPA 285 is an assembly test that includes all components of a wall, from interior drywall to structure, insulation and exterior cladding.
EPS and XPS Both polystyrene-based rigid foam insulations—EPS and XPS—are available in a range of product compositions, with some NFPA 285 compliant within assemblies using steel studs, CMU and concrete. However, there can be limitations on cladding, and special fire-protection detailing might be required with these products. For example, window and door header details are crucial to NFPA 285 compliance, and some materials, such as XPS, require complex fire-protective details like a steel angle and/or mineral wool safing on the underside of the window header to protect the insulation from flash-over from a fire. Although no single insulation type or brand is ideal in all instances, some polyiso brands have been tested for NFPA 285 compliance in a wide range of wall assemblies, so meet fire safety requirements while providing code required continuous insulation. In addition to this dual heat performance, polyiso products have demonstrated high moisture performance (i.e., low moisture risks) in all types of climates.

Healthy Shading Systems Designed for a Circular Economy The MechoSystems sustainability story began with product functionality—the ability of its shading systems to reduce energy use in buildings by blocking solar heat gain while maintaining outside views. Forty years later, that story has evolved dramatically, into a multi-attribute approach to product design and manufacturing that considers material health and circularity, while assuming social and resource responsibility. As MechoSystems President Jan Berman got involved in green building conferences in the 1990s, he became increasingly aware of issues such as Sick Building Syndrome and began to realize that there was more to sustainability than energy savings. And, as Berman learned more about Cradle to Cradle (C2C), material health and the concept of closing the loop, “We decided this was something we had to do—to have a product that is great for
The story has evolved into a multi-attribute approach to product design that considers material health and circularity. energy, glare reduction, and views, but also would be friendly to the people in the building and for the environment after its end use.” The first step the company took was to develop a PVC-free shadecloth, a process that began in 2000 in partnership with a key supplier. The companies worked together to co-fund and develop EcoVeil, which became the first C2C-Certified shadecloth in 2004. Getting there wasn’t easy. EcoVeil had to replicate the legacy ThermoVeil shadecloth’s key features—durability and washability, along with a clean view to the outside. It also had to work with the supplier’s extrusion process. Materials were considered then eliminated—polyester didn’t have the same solar performance, for example, while polylactic acid (PLA) type polymers were too costly. Finally, the mill developed a proprietary system that combines a polyolefin core with a thermoplastic olefin (TPO) jacket. During manufacturing, the yarn and the coating are extruded together, resulting in a shadecloth that is not only absent of C2C bannedlist chemicals, but is also strong and long-lasting, with a clean, clear view.

PRODUCT REMANUFACTURE EcoVeil shades combine a polyolefin core with a thermoplastic olefin (TPO) jacket, extruded together into a strong, long-lasting shadecloth. At the end of their life, shade core and jacket-yarn components can be ground up and re-polymerized into TPO pellets for remanufacture into other products.
CRADLE TO CRADLE EcoVeil was the industry’s first Cradle-to-Cradle Certified shadecloth. The product does not contain PVC yet retains its durability, wash-ability and clear views.
Furthermore, the new material respects Cradle to Cradle’s core tenets of a circular economy: the core and jacket-yarn components can be ground up together and re-polymerized into TPO pellets for the manufacture of new products like green roofing, carpet backing and automobile parts. As part of its continuous improvement efforts, MechoSystems next set its sights on optimizing the whole roller-shade system. The team focused on its flagship Mecho/5 shades, a modular system that allows for larger manual shades while offering fast and easy installation. The team modified the system’s SnapLoc shadecloth-to-shade-tube spline to manufacture it with TPO instead of vinyl, which allowed MechoSystems to eliminate PVC from the entire shade system. In 2006, under version 2 of the certification, the Mecho/5 roller-shade system and accessories earned C2C Certified Silver. This was followed by the UrbanShade families in 2011 and others are in the process. In addition, the products are designed for disassembly. The spline and the shadecloth are welded together, but are the same material, so the two parts can be recycled together. Today, MechoSystems approaches all new products with C2C in mind. “The idea is that when we add a new component, any Cradle to Cradle certification questions are part of the R&D process up front,” Berman says. “Our engineers, for example, know they can’t supply anything in violation of the C2C banned list, and must design for disassembly. And vendor selection has become much more transparent.”

The next steps for EcoVeil and other products is to solve the flame-retardant challenge. The current solution by many manufacturers to meet NFPA 701 vertical-burn test requirements involves chemicals that limit a Cradle-to-Cradle version 3 certification to Bronze. To optimize the EcoVeil Shadecloth Collection, non-halogenated flame retardants are constantly tested with the supplier. The MechoSystems’ research and development team is also studying other textiles that will meet flame-spread requirements without adding chemical flame retardants (CFRs). MechoSystems has found success in the elimination of CFRs in a newly announced line of shadecloths, EcoVeil Sheer. EcoVeil Sheer does not require any CFRs and still passes the NFPA 701 vertical-burn test. The goal is to offer it as a part of MechoSystems’ complete C2C-Certifi ed shade systems.

Softer Side of Ceilings Schmidt Hammer Lassen Architects, in conjunction with Hunter Douglas, have designed a unique ceiling treatment: Heartfelt. The felt design adds warmth and acoustic control to expansive spaces. “Felt is like a textile and its texture awakens your senses; the softness gives you a relation to where you are—a sense of place,” says President and Founding Partner Bjarne Hammer. Together with Hunter Douglas, “we aimed to transform the felt material into a clever ceiling solution that would provide not only improved acoustics but also a feeling of warmth and an aesthetics that could appeal to both architects, interior designers and end users. We also wanted to design a product that was highly sustainable, a solution that can be used and re-used.” The felt used for HeartFelt is Cradle-to-Cradle certified. The modular system of felt panels offers designers many design possibilities: panel size, joint width, mounting height and a range of colors. HeartFelt conforms to all the required building certifications and the European Indoor Environmental Standard (EN 15251) making the ceiling system particularly suited to offices and other functional properties, schools and healthcare facilities. The linear felt ceiling panels that comprise HeartFelt are made of non-woven, thermoformed PES fibers. ‘Moving’ Wall Design Corian and Zodiaq used in the homes at Palm Springs Modernism week was spectacular. The Christopher Kennedy Compound entry hall features a Deep Titanium Corian panel, designed by Jackie & DeeAnn & Mario Romano and fabricated with textured finish using CNC routing. Using an algorithmic script the designers transferred the calming experience of watching the sea onto a large-scale Corian wall. The installation, dubbed sea water, casts the ocean on a wall. The wall’s fabrication uses a milling technique similar to a painter’s brush strokes, carving and chiseling the Corian in a structured design, never repeating and gradually branching out over the entire surface. The research is a continuation of Experimenteel Beton Prefab Casestudies and the innovative architecture studio’s materials platform group; their findings enable less concrete to be used for more efficient applications in the design of tall buildings; for instance, the concrete may be structural, solar and ornamental simultaneously. Devising a V-shaped fin that protrudes a considerable distance from the building skin provides shading during the building’s peak heat load. A flexible mold hinged at the center allows the variable element production efficiencies when meeting diverse angles required by the project’s designer. TiO2 (titanium dioxide) concrete formula is self-cleaning and air cleaning, and further research suggests that with a flexible rubber sheet added as a layer, the fin components may act as building foliage with an acoustic dampening affect on the urban jungle. AIA Expo: A Base Hit with RBI Nothing earth-shattering was unveiled at the show in Orlando, but what was on display was a cornucopia of products showing terrific maturation in addressing improved performance, installation, cost and aesthetics.
The annual AIA conference is always a great place to dig deeper into the institute’s priority foci, notably health, energy performance and resilience. For example, at a jam-packed 7 A.M.-session presented by Dodge Data and building health experts Delos, panelists shared practical guidance on collecting building data with tips about what to do with it. Outside the sessions themselves, the expo floor also offered lots of insight, especially beyond the macro trends revealed in sessions. On the energy front, Firestone exhibited its new polyiso roofing which actually improves R-values in the cold. Kingspan’s

new-to-the-U.S. Kooltherm line of phenolic insulation promises great results, including a soon-to-be launched R24 roofing product. CRL, and their Entice door system, a PIA winner (noted above) proved the adage that little things matter when it comes to details. Other “little” tweaks that mattered was a lot of inter-cooperation and partnerships among manufacturers like Sto and DriDesign to bring aesthetics and performance to bear. More pre-assembled offerings, and more products, like Georgia Pacific’s “Force Field” OSB, with a pre-applied water barrier, are helping speed installation while delivering greater precision on site. On the appearance front, a lot of great innovation were on display: Sto, besides its CI offerings, is now providing 3D shapes and contours
to its cladding; Nichiha has a new lines of wood-look fiber-cement panels with custom colors; Kolbe has introduced the look of steel to windows. One of my favorite products at the show was at Kolbe’s booth where they debuted an oversized sliding window. While residentially oriented, I think it’s a great product for classrooms. Also on the “looks great” front was Armstrong’s unique booth where their “Blade” product formed the “walls” of the exhibit. It was all part of the company’s interesting take on giving designers means to create custom ceilings and spaces with standard products. That said, a trio of selected project profiles in Sacramento, Seattle and Muskegon, Mich., highlight how thoughtfully engineered plumbing systems are benefitting both building owners and occupants.

With the rigorous Living Building Challenge (LBC) as its guide, Arch | Nexus recently created a highly sustainable office space for its Sacramento design staff. A photovoltaic array produces 105% of the building’s power needs, and its estimated Energy Use Intensity is 36, less than half of a typical office building, thanks to a highly efficient LED lighting system, air-cooled variable refrigerant flow HVAC system, operable windows and an optimized building envelope. To top it all off, the design features an aggressive energyefficient plumbing design. Rainwater harvesting, graywater system, a living vegetative wall, waterless urinals, composting toilets and low-flow fixtures collectively contribute to the facility’s highly sustainable Living Building Challenge design. In order to properly design and size the rainwater system, Arch | Nexus conducted a water balance study based on an occupant survey and direct observation of water utilization within the organization. “As with any complex building system, the design was implemented through shop drawing and onsite coordination with the subcontractor and commissioning agent,” reports Brian Cassil, director of communications, Arch | Nexus, Farmington, Utah.

Rainwater Harvesting
“This process was combined with extensive vetting of materials to ensure Red List compliance.” As specified by the LBC, Red List building materials are made from chemicals deemed harmful to living creatures and/or the environment. Because the water systems were custom designed to meet the project’s exact needs, the project team could not go with straightforward, out-of-the-box systems. Instead, the designers tweaked the technology to fit the plumbing design. For example, rainwater is harvested from the roof by stainless steel roof drains from Stainlessdrains.com, directed through a J.R. Smith rainwater management system Vortex rainwater filter and stored at equal levels in two custommade, 5000-gallon National Storage Tank rainwater cisterns made from galvanized
steel with a highdensity polypropylene liner system. The rainwater is then extracted and filtered with RMS floating filters and pumped with a Goulds pump into a Bell & Gossett pressure tank. “From there, the rainwater can go in two directions through a Netafim disc filter: to the irrigation system, or as backup to the graywater system, if needed,” explains Patty Karapinar, associate sustainability coordinator, Arch | Nexus. “There is a capped connection to a potable water system that has been installed in our building and capped connections for a future third rainwater cistern so that in the future, rainwater can also supply our potable water needs, if allowed by the agencies having jurisdiction.” “Our irrigation system for our low-water use urban agricultural landscaping is

Similar to the rainwater system design, a water balance study was conducted for the graywater system. “The most significant finding indicated that predictive occupant behavior—i.e., dishwasher use, showering following active transportation—would generate more graywater than we had available for toilet flushing, since our vacuum flush/ composting system uses so little water,” explains Cassil. In terms of products specified for the system, Arch | Nexus Cambridge Lee copper piping sends water
from the building’s showers, lavatories, sink and dishwasher to a stainless-steel mesh filter and sump custom fabricated by ACCO Mechanical with a Bell & Gossett pump, to a Norwesco highdensity polypropylene graywater holding tank. A series of tanks with floats and finer filters regulate water flow and further filter the graywater, according to Karapinar. For example, an Aquatec Aquajet circulation pump between the sand filter and graywater tank keeps the water agitated to avoid stagnation. From there, a booster pump fills a Xylem pressure tank. “When graywater is needed to flush toilets or water the living wall, it is sent through two final filters—a Pentair Pentek carbon filter a Viqua Pro UV light disinfection unit,” she says. “Apollo valves and various floats and switches
keep the system in balance, and Emon Dmon water meters read and record water use data from Seametrics pulse meters to help us track out water usage.”

Treating Graywater
Practically speaking, the green wall treats graywater from showers and sinks on site and prevents runoff/ overflow to the sanitary sewer. “Since the wall itself is comprised of living organisms, it can adapt based on the amount of graywater that travels through it,” explains Cassil. Also noteworthy is a propriety felt fabric Brenner developed with recycled plastic bottles for the living wall installation. In terms of the bathroom plumbing fixtures, perhaps most unique is the fact that Arch | Nexus chose not to go with a gravity system for the composting toilets. Lacking the required basement space, the architect specified Jets vacuum flush toilet and urinal systems from Norway with Jets macerator pumps to

direct “nutrients” from the toilets and urinal horizontally into the composting system. As for the composting system, it was customdesigned and installed by Advanced Composting Systems to operate specifically with the Jets vacuum flush system. “The system also includes a sealed concrete leachate overflow tank customfabricated by Oldcastle Precast in the event that there is too much liquid in the composting or living wall systems,” says Karapinar. “The compost and leachate, when necessary, will be pumped by a septic company and utilized as fertilizer for non-human agricultural use, as nothing may enter the city sewer system, per the LBC.”

While there is a lot of plumbing engineering behind the scenes of rainwater and graywater systems, the most visible water system is the aesthetic living wall. Inspired by Fern Canyon in Prairie Creek Redwoods State Park in Northern California, which features 50-ft. high walls covered with ferns, the living wall was meant to feel like an extension of this lush environment and includes many of the same fern species, according to David Brenner, lead designer and founder, Habitat Horticulture, who designed the wall.

Water Absorption + Permeable Surfaces
After reroofing the building’s existing tar membrane with a new single-ply membrane, and adding a membrane-protecting geotextile fabric and a drain sheet, the roof was almost ready to support a new 900-sq.ft. green roof with vegetation and a patio. But first, the designer had to find the right rooftop surface, capable of eliminating standing water and allowing excess stormwater to flow to the drains. In addition, the systems could not exceed the roof’s maximum static plus live load of 100 pounds per sq. ft., as well as support the rooftop design’s irregular shapes. “We considered pavers and composite decking,” relates Harry Wierenga, landscape architect, Fleis & VandenBrink, Grand Rapids, Mich. “However, these are linear materials, which are not flexible to adapt to the shape of the patio or versatile to express the musical note pattern” that the landscape team designed. “Pavers could be cut to fit the patio’s shape and

express the design, but not seamlessly, and we did not want it to end up looking like a jigsaw puzzle,” he adds. Another issue with standard pavers is that the threshold from the patio to the new doors would have had to be four inches, thereby creating a tripping hazard. Fortunately, F&V had used Porous Pave on another project, at grade, and was familiar with the fact that the product is lightweight, permeable and pourable within forms, which was ideal for conforming to the rooftop’s angled designs and musical note pattern. In specifying 1 inch of Porous Pave XLS, weighing just three pounds per sq. ft., the owner appreciated that the pavers are made from 100% recycled rubber chips. In order to create the musical note motif, the product was poured into forms shaped into four musical notes. “Based on the results and the material’s performance since installation, we would recommend Porous Pave for rooftop applications, particularly where its light weight would be an advantage because of load considerations,” states Gary Post, manager of Port City Construction & Development Services, Muskegon, the project’s contractor.

Fortunately, a number of key organizations, such as Kaiser Permanente (KP) and the Cleveland Clinic, are paving the way for more eco-friendly products in healthcare spaces. For example, in 2013, KP banned products containing the plasticizer DEHP as well as PVC, which has been found to cause damage from exposure; in 2015, the company eliminated the use of 13 antimicrobial chemicals added to textiles, furniture and finishes. “As a healthcare provider, we understand the direct link between environmental and human health,” says Kathy Gerwig, vice president, employee safety, health and wellness and environmental stewardship officer, Kaiser Permanente, Oakland, Calif. “We recognize that healthy buildings are critical to addressing the ‘social determinants of health’— factors that influence the conditions in which we live, learn, work and play that impact our health. As we learn more about the harm that some chemicals in building materials can cause, it is our responsibility to act

accordingly by eliminating those chemicals wherever possible.” “Kaiser Permanente has made a stand, and with that sent ripples in the industry, allowing for more innovative products to come to the market,” observes Leigh Stephenson, IIDA, EDAC, LEED AP ID+C, interior designer, FreemanWhite, Charlotte, N.C. On account of the healthcare leader’s sheer size and buying power, this is, in fact, driving some manufacturers and their suppliers to eliminate chemicals of concern with substitutions. However, not all vendors are willing or able to comply, either because they are not aware of the chemical makeup of their products because they are several steps down the supply chain, or out of concern for proprietary formulas.

GREEN CERTIFIED With healthy products and materials contributing to the design of the Portland VA Medical Center, the facility scored 838.5 points (83.85%), the equivalent of three Green Globes for Continual Improvement of Existing Buildings certification.
Shouldering the Burden Similarly, the challenge of specifying more environmentally friendly products has fallen on the shoulders of designers. “It takes time to research products and to talk with manufacturers, which is a challenge given the fast pace of construction,” says Anne Garrity, LEED AP, associate, Shepley Bulfinch, Boston. To help navigate this much uncharted process, Shepley Bulfinch actively taps into its firm’s collective knowledge, product research and collaboration with colleagues in the design community. For example, seven Bostonbased healthcare architectural firms, which are part of the non-profit Partners HealthCare, get together bi-monthly to develop a “well-patient” room design. “Together, we have explored concepts, details and products, with the goal of eliminating hospital-acquired infections,” relates Garrity. The longer-term plan is to build mock-up patient rooms to test out hypotheses about healthy/sustainable materials.

Garrity notes the group is made up of competitors, but these firms have come together to help solve an important issue in healthcare, recognizing that their collective knowledge is greater than what any one firm could achieve individually. That said, Gensler is working on its own initiative to stream a process for a one-stop shop location for material comparisons. “It is an integrated technology platform that will work with several of the various platforms out there, and will help designers remove layers of complexity to better navigate this process,” explains Alyssa Scholz, regional director of health and wellness, Gensler, Los Angeles. Meanwhile, Jane M. Rohde, AIA, LEED AP BD+C, FIIDA, ASID, ACHA, CHID, GGA—CIEB, JSR Assocs., Ellicott City, Md., says her firm typically seeks out multi-attribute certifications and Environmental Product Declarations (EPDs) to help reduce time spent researching products.
She adds that the Green Building Initiative has been focusing on creating a process for completing a risk assessment based upon intended use and exposure, as opposed to a deselection “hazard only” approach. “This comprehensive approach is the direction of the future in regard to product selection,” she says. As for manufacturers, Rohde encourages tapping into GreenSuite, which is a risk assessment tool and comprehensive way of evaluating the health and environmental impact of a particular product. Sharing Kaiser’s product selection process, Gerwig relates that at the beginning of a new vendor relationship, potential suppliers are provided with a Letter of Understanding and an Environmental Scorecard. “They then submit all their products to a database that helps us to evaluate them alongside other options.” BACTERIA REDUCTION As part of a Healthcare Associated Infection Organization competition, Shepley Bulfinch participated in the redesign of the “new generation inpatient room” to develop methods to measurably reduce the amount of bacteria in a patient room.

“Once Kaiser Permanente contracts with a vendor,” she continues, “we set up Key Performance Indicators to monitor progress on mutually-agreed outcomes. This method has been very successful in helping to excise chemicals of concern from a given product.” KP also leverages the resources and benchmarking data of a number of thirdparty organizations including Cradle to Cradle, Green Guard, Pharos, Healthcare Without Harm, Practice Greenhealth, Chemsec, Green Science Policy Institute, Green Screen for Safer Chemicals, and the WELL Building Standard, LEED, Living Building Challenge and the Healthier Hospitals Initiative (HHI). HHI is comprised of 11 influential U.S. health systems who have created sustainability guidelines for healthcare as part of a national campaign to implement new methods to improve environmental health in healthcare. Shepley Bulfinch also takes advantage of the Greenhealth Exchange, in particular their Chemical Footprint project, which provides data and guidance in the selection of sustainable materials.
“We have also looked to other industries to see what they use as preventative methods for contamination and the spread of harmful bacteria,” relates Garrity. For example, the lettuce industry utilizes a special automated hand hygiene sink for its workers handling lettuce. Although the system is not a fit for hospitals, a number of features could be beneficial for healthcare facilities if appropriately adapted.
Ahead of the Curve In terms of industries within the building sector, architects report that the flooring, furniture and paints/coatings manufacturers appear to be the most ahead of the curve when it comes to transparency and eco-friendly changes to their product lines. In addition, the Aluminum Extruders Council, the Gypsum Assn. and the Tile Council of North America have all published EPDs, and the Resilient Floor Covering Institute has been very proactive in evaluation of multiattribute standards.

Within the flooring industry, for example, Garrity has observed Forbo Flooring Systems as being particularly forthcoming about the composition of their product and the environmental impact of manufacturing.
Kaiser Permanente has made a stand, and with that sent ripples in the industry, allowing for more innovative products to come into the market.
Similarly, Upofloor has been proactive in altering their products’ composition. “They were able to come up with a product that met the specification of a traditional sheet vinyl—that is easy to maintain, seamless and durable—while removing the vinyl content,” reports Stephenson.

As for furniture manufacturers, Garrity gives a nod to Knoll, Herman Miller, Steelcase, Haworth, Andreu World, Carolina, among others, for eliminating the use of formaldehyde, EDC, flame retardants, antimicrobials and PVC from their products, in addition to achieving GreenGuard certification. With regard to paints and coatings, she sees BASF as an industry leader in its commitment to energy effi ciency, environment health and healthy products, and a guiding principle of creating sustainable product solutions without harmful risks.

Down the Line Ultimately, the healthcare industry is well poised to continue pushing manufacturers to offer healthier product options in line with its commitment to create healthy environments for its patient and staff. Furthermore, the emergence of material buyers’ clubs in healthcare and other industries is already driving market demand for healthy product choices. “As people become more aware that greener options are possible, we will continue to see safer alternatives proliferate,” anticipates Gerwig.
Similarly, Scholz predicts, “as the world continues to demand more out what they are given and no longer just except the status quo, we will continue to see transparency behind the science. Social justice and equity to the equation is certainly a big game changer. I believe there is a real possibility that we may see some materials actually go away.”

For example, in the early 1990s, hospitals eliminated mercury, found ways to reduce waste and began aggressive recycling programs, according to Anne Garrity, LEED AP, associate, Shepley Bulfinch, Boston. And by the mid-1990s, healthcare facilities were looking at ways to reduce energy consumption, recognizing that the manufacturing of certain building materials could adversely impact the environment. “Now there is strong collaboration among architects, designers and healthcare facilities to explore, evaluate and specify only healthy, sustainable materials to not only protect the environment, but protect the patients cared for in healthcare settings,” she says.

Light, air and water quality, however, are inexorably linked to collective health and well-being. Such wisdom seems universal, but to owners and developers, who, during the dawn of the green building movement were taught to exploit the “green you could see”—green walls, wind turbines, solar arrays or centrally located energy dashboards—convincing
Can you design a joyful sense at work? them of the value of not-readily obvious measures, such as a controlled daylighting design, is a big problem. Yet, healthcare, and even some real estate experts, have proven it’s good business to take a deep dive into data on the invisible attributes of buildings, such as energy performance—a requirement in some cities—acoustics, indoor air quality and water quality. In fact, Dodge Data and Delos, the building health experts, explained its extrapolations on building data to a riveted 7-a.m.-audience at the recent AIA conference in Orlando. Proving the benefits of these invisible, yet critical aspects of clean air, water and human-centric lighting conditions has begun to trickle down from property management firms and insurance actuaries to organizations that invest in employee well being to win talent, lower insurance premiums, or even to avoid the next health epidemic. CFOs and start-ups have begun to acknowledge that an investment in what they can’t see, appears across the bottom line as employees feel better and perform better. Thankfully, the WELL Building Standard, and Fitwel Guidelines are making it easier to illustrate what these important conditions look like in the office landscape. In fact, this spring in Milan, Salone del Mobile went as far to coin the term “A Joyful Sense at Work.” It sounds farfetched, but as perhaps demonstrated in the space at Georgia State’s College of Law, pictured to the right, an urban respite—where employees can snack and chat while taking in views, daylight and fresh air—is certainly possible, if not profitable.

The recently introduced non-aluminum pressure plate demonstrated at the AIA Expo, is offered for 2- or 2.5-in.-wide systems. “YKK AP needed a non-aluminum pressure plate solution that would increase the thermal performance of its pressure-glazed systems,” notes Chad Ricker, Technoform Bautec market team manager. “Together, we developed a solution that yields performance increases of up to a 20% in U-Factor, and a 10% gain in condensation resistance.” In addition to the polyamide pressure plate, the YCW 750 XTP curtainwall, shown here at Georgia State’s College of Law, features MegaTherm structural polyamide struts with an additional thermal barrier. The polyamide composition creates a highly effective thermal barrier that helps insulate 500 times better than aluminum, while still expanding and contracting at a rate similar to aluminum,but also delivering long-term durability and water-tightness in a properly assembled profile. The directors at the Heart Hospital of New Mexico (HHNM) at Lovelace Medical Center wanted to transform an office space into an advanced hybrid suite that includes an operating room and an observation theater. The operating room may be used for multiple procedures each day, so surgical teams must be able to quickly clean and prep the space after each operation. And because the hospital planned to broadcast live procedures, it was also important to combine the hospital’s branding with pleasing visuals to make the room camera-ready.

At more than 8,000 sq. ft., and three conditioned levels, the Demonstration House portion of the project serves as a prototype of high-performance housing for the kingdom and region. The full-scale, fully furnished domicile is the first single-family home in the Middle East to achieve Platinum certification from the USGBC’s LEED for Homes rating system and is designed for a net-zero energy balance. Its orientation to the sun, deep overhangs and tight, insulated thermal envelope combine to reduce the overall energy load, while presenting an attractive contemporary villa style that’s becoming increasingly popular in Saudi Arabia. Still, traditional features such as a separate family entrance are maintained to respect local custom.

Converging Architectural + Performance Goals
The Class of ’66 Environmental Center, Williamstown, Mass. Black River Design’s plans for this multi-purpose Williams College facility combine the Living Building Challenge’s high-performance goals with attention to the needs of historic preservation. The end result promises to provide teachable moments for generations of college students to come.
History has long been a part of the Williams College story. Founded in 1793 in Williamstown, it’s the second-oldest college in the state (only Harvard predates it). Preferring to look forward rather than back during a decade-long building expansion, the school’s administrators recently christened a new facility for its Environmental Studies program that made history as soon

as its doors opened: the Class of 1966 Environmental Center includes the oldest structure in the United States—possibly the world—to seek Living Building Challenge (LBC) certification. The Montpelier, Vt.-based firm Black River Design (BRD) led the team creating the two-building complex, which also adhered closely to National Park Service guidelines for
historic preservation. The center comprises the 1794 Kellogg House, along with a new addition. The initial request for proposals document only called for a LEED Silver-qualifying finished project. But, according to John Rahill, AIA, BRD’s lead on the project—himself a Williams College alum—a workshop with consultant Bill Reed of the Arlington, Mass.-based Regen-
esis Group got school representatives thinking more ambitiously. “People wanted to go beyond ‘do no harm,’” Rahill says. “The notion of a performancebased project under the most ambitious sustainability metric became exciting.” That enthusiasm proved critical as the challenges of incorporating LBC goals into a historic building became obvious. The

school and architects, alike, were dedicated to preserving Kellogg House’s historic appearance, which forced some creative solutions to a number of exterior design elements. “There wasn’t a lot of history to learn from, and sometimes that translates to expense,” Rahill says, noting that the job’s small scale, at a total of 9,500 sq. ft., ultimately, proved a blessing.
Though per sq.-ft. costs are high, the sustainable principles are demonstrated on a relatively small budget. Monitoring has shown onsite energy production to be 5% to 10% less than what’s actually been used to date, a deficit largely driven by PV production shortfalls, rather than building performance.

GREEN IS THEIR GARDEN Landscape architect Wagner Hodgson led the planning required to ensure 30% of the land surrounding the project was planted with “edible agriculture.” Mirroring the site plan, heritage plants are placed atop the sloped site, roughly parallel with the historic Kellogg House, while more modern varieties are located at the hillside’s bottom, in line with the new addition. Irrigation is supplied by rooftop rainwater collection—the addition’s flat roof is angled toward a central drain, which funnels water down to an underground purification cistern.
The Living Building Challenge required that 35% of the project site support food production.
SOLAR CHALLENGES Electricity production by the variety of PV panels installed on roofs, over walkways and on the ground has fallen a bit short of predicted performance, monitoring has shown. Initially, high occupant use exacerbated this problem further—the popular building is open 24/7. However, Rahill says joint efforts have addressed demand issues. “It’s caused faculty, students and staff to meet and think about it, and they have brought their budget down to the baseline upon which the PV installations were sized.”

The Living Building Challenge (LBC) is comprised of seven “Petals”—Place, Water, Health and Happiness, Materials, Equity, Beauty and Energy—with each Petal further subdivided into 20 imperatives. Because the LBC is based on actual performance, projects cannot be evaluated for certification until they have been operational for at least 12 months.

The LBC Red List comprises of 22 materials and chemicals, including cadmium, formaldehyde and phthalates: alkylphenols, asbestos, BPA, cadmium, chlorinated polyethylene and chlorosulfonated polyethylene, chlorobenzenes, CFCS and HCFCS, neoprene, CPVC, formaldehyde (added), HFRS, lead (added), mercury, PFCS, phthalates, PVC, PVDC, short chain chlorinated paraffin, wood treatments containing creosote, arsenic or pentachlorophenol, and VOCs in wet applied products.

The list of interior finish materials for both buildings was kept deliberately short, Rahill says, minimizing fears of accidentally incorporating red-listed products and staying true to its rural New England setting. “Interior finishes are rather simple—polished concrete on the floors, pine siding for the ceilings and wainscoting, and then drywall,” he says. “We ended up buying things that aren’t really products at all, just base materials. You could have built this 80 years ago and used all the same materials.”
COMMUNITY APPROACH In addition to housing offices and classroom space, the Environmental Center also offers a communal gathering area for the campus, at large, which includes a 24-hour teaching kitchen. Initially, the cooking facilities proved a bit too popular for its LBC aspirations, because the required commercial-scale range hood drove up energy consumption to unacceptable levels. This led to agreed-upon restrictions on appliance use and provided another teachable moment. “It increased peoples’ awareness and interest in the impact of their behavior,” Rahill says.

Building an Energy Budget LBC rules prohibit onsite combustion, so heating and cooling equipment is electric powered, with air-to-air heat pumps providing both functions. Reducing related onsitegeneration requirements meant increasing envelope insulation. Calculating just how much insulation would be required was an exercise in incremental energy modeling, Rahill says. “The concept was, we’d add, add, add—insulation thickness, for example—to the point that it would be cheaper to add a BTU of sustainable PV,” in place of more insulation, he says. “We could then defend every investment as the most cost-effective combination of envelope components.” Continuous exterior insulation, including 5-in. of rigid polyiso, was applied to both the historic Kellogg House and the new addition, with attention to preventing thermal bridging. Windows are triple glazed.
MAKING OLD NEW AGAIN National Park Service preservation regulations require distinct visual differences between original structures and additions. The addition’s plank cladding addresses this need (using pine milled from trees take from the site), while still relating to Kellogg House’s traditional lapped siding.
As Massachusetts’ first chlorinefree rooftop public water supply, this system has broken new ground for future efforts. Levels in the 6000-gallon cistern haven’t fallen below half after more than a year of operation.

CAPTURING LIQUID ASSETS LOWERING THE FLOW Minimizing water consumption is an obvious need when rainwater is your sole resource. Kitchen faucets are rated at 1.5 gpm, and the short-cycle, high-efficiency commercial dishwasher also helps cut demand.
WASTE NOT The toilets operate independently from the larger plumbing system and use only 3 ounces of water per flush. Waste is transferred to a composting tank, so onsite treatment plans can focus strictly on graywater from sinks, the dishwasher and water fountain.

To ensure collected rainwater is safe for drinking and irrigation, it is pumped through chlorine-free disinfection processes between the bulk collection tank and interior and exterior faucets and hose bibs.
When you’re collecting rainwater (or snowmelt) in Vermont, you need to accommodate the challenges of all four seasons. To prevent ice dams from building up during the area’s cold winters, designers have the base of the building’s downspout pass through a small, enclosed greenhouse area.
It looks a bit like a Rube Goldberg machine, but the center’s rainwater collection system is a wellthought approach to meeting the LBC’s requirement for net-zero water use. Shown here is the firstflush debris separator— the first pass of rainwater is diverted to minimize the flow of rooftop bacteria and debris. LG Electronics www.lghvac.com Circle 368 CHALLENGE: When Smouse decided to improve its facilities, the school needed a versatile HVAC upgrade that balanced efficiency with the unique design needs of a historic building with several floors of varying environments. Most importantly, Smouse required a system that would provide an optimal comfort environment for its students while preserving the architectural integrity of the building. CRITERIA: In the classroom, the system had to be quiet so as to not disrupt lessons. In other rooms, such as offices and the teachers’ lounge, as well as in hallways, the system needed to be minimally invasive to preserve the architecture. The system also needed to be centrally controlled to ensure that the rooms were kept at a consistent temperature. SOLUTION: After researching potential solutions, LG’s Variable Refrigerant Flow (VRF) Multi V Water IV system was selected for its ability to deliver on all requirements. The Multi V Water IV worked perfectly for the school because it was able to hook into the adjacent school’s central plant that already had a cooling tower and boiler to easily incorporate the LG water-cooled condensing units in the basement. From there, the refrigerant piping was routed to the varying zones established in the school.

In the hallways where space was limited and PROJECT SPECS the walls are decorated with original hand- painted tile, narrow refrigerant lines were routed through underground tunnels where hydronic piping previously existed. A mix of ducted and duct-free indoor units were installed that worked best with the architecture and the needs of the space. In the teachers’ lounge, which features elaborate hand-carved wood walls and accents, LG floor-mounted units were installed inside existing casework rendering them invisible and unobtrusive to the intricate woodwork. In the atrium, a space that wasn’t previously conditioned, pre-existing openings were repurposed to disguise the ducted units—maintaining the aesthetic. To enable for central control of the system, LG’s remote temperature sensors were installed in each classroom to monitor the individual environments. These remote sensors report into a central control unit, allowing administrators to monitor and ensure each classroom’s temperature was kept consistent. The whole school system was then connected, via an ACP BACnet, to the Des Moines school system so that they could oversee operation at a district level.

Wood Conveys Energy of College Football The design team for the College Football Hall of Fame wanted the interior of the rotunda to convey the same sense of energy about the game. Real wood veneer panels evoke warmth, texture and color of a football.

College Football Hall of Fame in Atlanta looks very much like a football. “It’s an iconic piece of architecture,” says project architect Emery Leonard of TVS Design, Atlanta. “Some people call it a football— some people call it a helmet. We abstracted it a bit.” What they chose was wood ceilings and walls.
By selecting a natural material like wood, the design team avoided using a color that would appear to favor any one college team. “We put color into the space by using natural materials like wood or even leather,” he explains.
INFLUENCE: “We wanted visitors to know they were inside that same football or helmet,” Leonard says. The wood ceilings and walls control acoustics and

“We wanted that energy to be experienced from both outside and inside the building.” soften the raw stadium aesthetic of the space. “We didn’t want to rely on typical white acoustical ceiling panels,” says Leonard. “We wanted something that would visually soften the space.” SOLUTION: Helping convey that energy is the WoodWorks ceiling and wall system from Armstrong Ceiling Solutions the design team chose for the interior of the three-story structure. With a Natural Variations Light Cherry finish, the wood ceilings and walls mirror the warm, brown color of the exterior and

In the actual Hall of Fame, a round room at the top of the rotunda where the game’s legends are revered, custom WoodWorks Channeled wall panels control acoustics while contributing to the formal atmosphere of the space. Perforated with an acoustical backing, the 3-ft. × 6-ft. wall panels have an NRC of 0.70, meaning they absorb 70% of the sound that strikes them. “The warm-toned, shingled, perforated wooden wall panels were a good fit to address the design requirements for acoustic control, complex geometric fit, and formal mood,” says Leonard. In the Game Day Theater, where visitors become immersed in the sights and sounds of a game-day experience, layers of WoodWorks Linear panels control acoustics and heighten the visual energy of the space. Perforated with an acoustical backing, the 6-in. × 8-ft. panels, which have an NRC of 0.60, are installed in folded planes that go up the walls and across the ceiling. To enhance acoustics, layers of Optima panels, with an NRC of 0.90, are installed between the folds of wood panels in the ceiling.

Telling the Story StoryCorps in Lower Manhattan, a freestanding pavilion, which currently resides in Foley Square, was first temporarily installed in the World Trade Center PATH station. It functions as a recording studio for the StoryCorps organization, which collects and archives American oral histories. CHALLENGE: Lower Manhattan’s StoryCorps appears bright and engineered on the outside to let you know it is technologically advanced, packed with digital equipment. But the inside is warm, almost domestic in tone to help interlocutors feel comfortable. The outside is also a display, telling StoryCorps’ story and inviting passersby to listen to some of the stories. INFLUENCE: StoryCorps, modeled after the Works Progress Administration (WPA) of the 1930s, through which oral history interviews with everyday Americans across the country were recorded, is a national project to instruct and inspire people to record each other’s stories in sound. Mesh conceived a soundproof, mobile recording studio.

Pub Updates Historic Building Storefront Wisconsin bar owners add folding windows to match the traditional architecture, offer modern performance and offer restaurant patrons prime views of the outside, while giving the building a modern, big city feel with a connection to the activities downtown.

CHALLENGE: Enhancing the vibrant atmosphere of Malarkey’s Pub and Townies Grill in historic downtown Wausau, Wisc., the owners saw an opportunity to foster a greater connection to the activity and to draw more patrons by adding folding windows. When Malarkey’s opened its restaurant in 2007, it occupied what previously had been two separate, but connected locations. The building had been divided and built-out in the 1960s for various retail businesses, offices and restaurants. “There was a disjointed look to the existing storefront. It had been updated many decades ago using large, single-pane glass. It offered a mostly unobstructed view, but it was old and the seals had deteriorated,” remembers Tyler Vogt, co-owner of Malarkey’s. CRITERIA: According to Kurt Kraimer, co-owner of Malarkey’s, “There was a lot taken into consideration for the new windows’ performance and aesthetic. Now, we have a uniform appearance that coordinates across our entire space and fits with the neighborhood. Because the building’s almost 100 years old and Mr. Vogt is operating a restaurant, there are a lot of rules. We didn’t want it to look out of touch or out of time with the other historic buildings. SOLUTION: The owners added Kolbe Ultra Series Folding Windows to match the traditional architecture, offer modern performance and offer restaurant guests prime views.

The Mayer-Lotz building that houses Malarkey’s features a touch of Art Deco near the roofline, geometric capitals and engraved columns. Capturing the traditional look, while offering modern performance, each of the four Kolbe folding windows is crafted with a different configuration to maximize views. Beveled glazing beads accentuate the historic aesthetic. For Malarkey’s, the windows’ exteriors are clad in low-maintenance extruded aluminum finished a durable Dark Bronze anodize. On the interior, oak wood is stained in a Chestnut color. All of the folding windows in Malarkey’s and Townies have side-retracting, black screens. Three of the units have four panels totaling 9.5-ft. wide and one has three panels totaling 6.2-ft. wide. Kolbe Folding Windows can accommodate up to eight panels on each side, spanning more than 50-ft. and as high as 72 in. The units for Malarkey’s are each 55.75-in. high. Given its proximity to the theater, the old MayerLotz building is often called “Grand View” by Wausau’s residents. Thanks to a storefront update using Kolbe’s Ultra Series folding windows, the restaurant guests now truly have a grand view. “Everyone wants to sit by the windows. Lighting According to lighting designer Renee Cooley, the award-winning principal of Cooley Monato Studio, clients are paying particular attention to quality light to enhance architecture and decor. She says they particularly want fixtures, including highperformance luminaires, to be attractive, reasonably priced, available fairly quickly and easy to maintain. Cooley notes they’re also getting requests for warmer color temperatures for retail, hospitality and residential settings, as low as 2200K, but mostly 2700 and 3000K. Glazing Underscoring what the design community has long known about the benefits of daylighting in buildings, Lone Wiggers, an architect and partner with the Denmark-based firm C.F. Møller, expounded on the various advantages of daylighting design in Velux’s 7th annual daylight symposium last month In Berlin. According to Wiggers, “learning is stimulated when children are exposed to daylight, so students sitting next to the windows will score higher marks than their peers sitting in the deep end of the classroom.” The architect also reminded participants that the stimulation and creation of Vitamin D in the skin occurs when people are exposed to sunlight.

Werner Sobek Enlists the 10% In 2015, Werner Sobek was awarded the Fritz Leonhardt Prize for his ability to combine form, function and aesthetics in engineering and architecture in an exceptional way. During his acceptance speech, he outlined a radical plan for emissions-free cities by 2020.

NETWORKED INTELLIGENCE Aktivhaus B10—the first “active house” of its kind in the world—is located in Stuttgart’s Weissenhof Estate. Thanks to its intelligent building automation system, the structure generates twice as much power from renewable sources as it requires for its own needs. It uses the surplus to power two electric cars and a neighboring historic building. The supply of energy to the vehicles and the nearby building is controlled via a networked system.
In the present socioeconomic climate, aiming for cities with zero emissions by 2020 may look like traveling backward on a moving walkway; in fact, Sobek says his plea to construction and automotive industries’ to step up in their roles in The Totally Electric City was coolly received. Even so, Sobek’s belief that the technical expertise is available now to bring emissions-free cities to fruition led him to design and construct Aktivhaus B10 in Stuttgart’s Weissenhof Estate. The intelligent building generates twice as much energy as it consumes and models the possibility to view buildings beyond their boundaries. “Codes, norms and regulations need to overcome the idea that a building is one system,” Sobek calls for a multitude of buildings, acting as one entity, to fulfill a requirement. People have been led to believe we have an energy problem, says the engineer—“this is nonsense.” The true issue, he adds, is CO2 emissions as well as population growth and resource scarcity. “Everybody talks about ‘energy efficiency’ but nobody talks about reusing the buildings that are already present,” says Sobek, who predicts we will experience copper, [mineral] sand and zinc shortages in the next 10 years.

And this, he adds, does not address the logistics nightmare of getting materials where they are needed most, like in India, where 59% of a population of 660 million is under 25. Resource scarcity will also increase the intensity and frequency of immigration, says Sobek. “There is more access in Africa to cell phones than clean water; they know there is plenty of good food, clean water, and luxury, and where it is.” Either way, the end game is the same: “We have to build for more people with less materials built of more recycled materials,” says Sobek. “We must establish common objectives and agree on common tools and methods in order to feed all those
people and provide energy and materials healthy for the planet.” Since industry and governments seem only to make incremental progress, a marked shift in policy will rely on a grass roots effort of people, and social influencers to groom the trail to emissions-free buildings and cities. “If George Clooney says there is no other way than to drive a car that is fueled by an electric panel on his house, it’s more powerful than the American president or German chancellor saying it,” says Sobek. This is in play in China, where Chinese automaker BYD is harnessing Leonardo DiCaprio’s celebrity to proselytize green living and the adoption of its electric vehicles among the Chinese. Change will come, says Sobek, once the people are fed up with the stress the exploding population is having on society. “We need leaders; if 10% live that way, others will follow and we will succeed.” But it starts with architects, stresses Sobek. “We have to finger point it.
