T
he figures don’t lie – Geelong has taken to auctions like a duck to water. Over the past three years, while traditional auction markets such as Newtown, Highton and Geelong West have continued to dance to the tune of the auctioneers’ bells on Saturday mornings, other suburbs have joined the party. In fact, according to Australian Property Monitors, the most activity in Greater Geelong for auctions has been Belmont. Three years ago, in the 12 months to the end of January 2016, 132 houses were listed for auction in Belmont. The following 12 months recorded 166, and in the year to January 31 this year, it was 220.
In the same three periods, the numbers for Newtown were 124, 128 and 142; in Geelong West 127, 117 and 124; and for Highton, 131, 102 and 155. Now there are new players. Herne Hill had just 19 house auctions listed during the year up to the end of January 2016; in the 12 months to the end of January 2018, it had risen to 60. In the same time frame, according to APM figures, neighbouring Hamlyn Heights had doubled from 44 auctions to 88. Newcomb was another big mover, jumping from 19 to 35, while the number of house auctions in Bell Post Hill has increased over the three years from 12 to 49. Just down the road, a bit closer to
the CBD, Bell Park’s activity also rose appreciably; that suburb had just 14 house auctions listed for the year to January 31, 2016, and 43 in the 12 months to January 31 this year. In fact, right across the Greater Geelong area most suburbs that were previously dominated by private sales have recorded significant increases in the number of auctions. But there are the exceptions of two tightly held suburbs. Manifold Heights has seen a slight reduction over the three years from 34 to 31, while South Geelong has decreased from 14 to 11. Whichever way you look at it, there is a fair chance that when you buy a property in Greater Geelong, it will be at the fall of an auctioneer’s hammer.

M
ore often than not, the most special and memorable homes we live in aren’t the “perfect” magazine-worthy homes we often aspire to. The homes that really leave an imprint on our memories are the ramshackle beach shacks, the rented share houses, and of course, the homes we grew up in. The rented Richmond home of Jenna Holmes is a testament to just how strongly connected you can feel to a home, even when it’s only temporary. This rambling Victorian house has been Holmes’ home for less than a year, and she’ll soon be moving on again, as the home is earmarked for demolition. Such is the nature of share-house living. Holmes is a plant whisperer. Via her business, Plant Mama, she sources, supplies and maintains an array of lush indoor plants for various businesses and residences throughout Melbourne. It’s no surprise her home is the ultimate
indoor jungle, with more than 40 plants inside. “The plant family really makes this place a home,” she says. The house itself has many stories to tell. In the 1950s, it was owned by Croatian/Australian photographer Mark Strizic, whose father Zdenko Strizic, a professor of architecture at Melbourne University, renovated the back of the house, adding a charming greenhouse, which is now Holmes’ plant studio. Later, Australian author Barry Oakley lived here. Architect Gregory Burgess bought the home in 1978, and made further design updates, adding the recycled jarrah kitchen, and an upstairs loft bedroom. It was Burgess’ family home for 40 years, before changing hands again three years ago. And just last year, Jenna moved in. “I wasn’t looking for a house, nor did I need to move from where I was,” she says. “I was late-night scrolling real estate listings, saw the house and knew I had to live there.” Despite having been in the house for less than a year, it hasn’t taken long for Holmes to fall in love with her intensely creative and many-layered environs. “It has warmth in its presence; it’s a nice space to be in,” she says. “I also love the history in the house and the ideas that have been born in it. The neighbour told me when I moved in that Greg Burgess created some of Australia’s most beautiful buildings while working here, and that there is creative juice flowing through the walls. “I feel, also as a creative, I have made my best work while living in this house.”

ld tyre marks left in this former 1950s garage have been memorialised in brass as part of the building’s reincarnation as a sleek, new coffee house. AU79, in Melbourne’s bustling inner-city suburb of Abbotsford, is the latest venture from The Coffee Culture Communication Group, the team behind cafes such as Loco Coffee, Sir Charles, Liar Liar, and Addict Food and Coffee. Testifying to the scale of the ambitions behind the 600-squaremetre cafe, bean roastery, bakery and
events space, the name combines the chemical symbol for gold, AU, and atomic number of the precious metal, 79. In their brief to interior design firm Mim Design, which undertook an extensive overhaul of the building that took over a year to complete, the owners requested a fitout that was “as good as gold”. In keeping with this concept, Mim Design’s principal Miriam Fanning and the firm’s creative director, Emma Mahlook, incorporated yellow metal features throughout the interior. To preserve a link with the history of the building, the pair produced a template of the circular tyre marks on the garage floor and lower walls, then recreated them using strips of brass embedded in the newly poured terrazzo. and roof struts were also kept, while the upholstered banquette seating is deliberately reminiscent of stacked tyres. “It was important to create a contemporary functional venue, filled with natural light, lush planting and soft welcoming spaces,” Mahlook says. “Inspiration was gathered from a variety of places from the venue’s new focus on roasting, to the curved rubber marks the old tyres made on the walls, which referenced the building.” Lush plantings by architect Ben Scott transform the interior into a sprawling indoor garden, including built-in planter boxes and hanging pots by Russian designer Katerina Kopytina. Four-metre-high windows flood the cafe with natural light and provide
glimpses of the neighbouring olive trees. Continuing the inspiration from the natural world, an illustration of the coffee-plant foliage by Mim Design’s artist in residence, Sammy Barry, decorates a feature wall opposite the roasting room. The mighty bean also inspired the colour palette of leafy green (Dulux’s Garden Grove). Soft aqua complements the greenery, while pops of pink provide contrast. “The walls and furnishings incorporate the vibrant green and organic earthy tones of the coffee plant, while soft blush tones and custom furnishings add a touch of femininity,” says Mahlook.

t seems nothing will stop Geelong’s thriving property market, least of all the weather. When asked on Saturday morning if the auction of 297 Myers Street, East Geelong, was still on track, David Phillips (Fruit) replied: “rain, hail or shine”. And the loud cracks of thunder that just shook the town? “That’s just the sound we make when we sell.’’ Sure enough, a hardy crowd of 40 gathered outside the two-storey, four-bedroom weatherboard in need of updating. “You are right in the dress circle of East Geelong,’’ auctioneer Peter Julian said. “From where I’m standing, this property is ticking a hell of a lot of boxes.’’ A man was quick to offer $500,000 and a woman immediately went to $505,000. The two took the mark to $530,000 before a young couple joined the fray. In the end, after a total of 30 bids, the young couple won the day with a final offer of $605,000. The winners, from Melbourne, plan to relocate. Earlier, Julian battled the teeming rain at no.s 1 and 3 Lindel Street, Newcomb, a site ripe for multiple unit development on around 2180 square metres. There is a house on the lot that is tenanted. The property was passed in at

$925,000 but sold soon after to local buyers for $950,000. Later the skies had cleared somewhat, only to unleash a steamy atmosphere very unkind to gentlemen wearing suits. Still, Julian did his stuff and sold 47 Peter Street, Grovedale, for $460,000. The stylish, four-bedroom brick house went to a Melbourne investor who sees great upside in Grovedale. Joe Grgic (Harcourts North Geelong) had a busy day, firstly facing 45 onlookers under clear skies outside 39 Kedleston Road, Herne Hill, an updated three-bedroom house on almost 590 square metres. After opening with a vendor bid of $400,000, three parties got serious and pushed the mark all the way to $519,000, at which point a latecomer bobbed up and added another $1000. Two bids later, the property was his, Grgic bringing the hammer down at $521,500. The winners were a young couple from Melbourne who may eventually relocate.
Grgic then motored across town to 51 Pioneer Road, Grovedale, a renovated three-bedroom house on a block of around 570 square metres. “When you go out into that backyard, it’s like an oasis,’’ Grgic said. “If you take your shoes off it feels like every blade of grass is making love to your feet.’’ A two-way contest opened at $410,000 and finished at $470,000 to Melbourne investors. Robert Kules (Barry Plant Geelong) toyed with the idea of holding the auction of 14a Waterloo Street, Geelong West, in the open-plan family room but eventually took the gamble and addressed the 30 onlookers on the street. A young man offered $410,000 for the three-bedroom Victorian cottage on a block of just over 240 square metres. The auctioneer upped the ante to $450,000 with a vendor bid and the original bidder offered $455,000. The property was passed in at that
figure but sold soon after to the man for $490,000. On Sunday, Shane King (Harcourts North Geelong) ushered 50 people inside the big house at 5-55 Fyansford-Gheringhap Road, Fyansford. A spirited five-way contest for the two-storey, four-bedroom brick house on around 2.26 hectares kicked off at $650,000 just as the rain pelted down outside. Bidding went all the way to $841,000 before going to a local family, who plan to enhance the property and respect its heritage features, won the day. On Saturday King also got away 26 Yooringa Avenue, Norlane, a simple two-bedroom fibro house set on around 634 square metres.
