hane King, the Harcourts North Geelong agent, has taken to the hammer like a duck to water. Your colleague, Joe Grgic, likes to refer to you as King Shane. If you were to give Joe a royal title, what would it be? He is the captain of our ship. Dogs, kids, trucks or roadworks? What’s the thing you don’t want to see when you turn up for an auction? Roadworks; nobody wants mud walked through their house. Is there a property in Geelong that would be a dream to sell? My father-in-law’s, because it would mean he is moving out of town. What do you remember about your first auction? My first auction was

At Domain, we are continuing to invest in our digital channels and related products in order to remain world class and deliver Australia’s premium property app. As a result of this, we are making a few changes to the way we distribute in your area. One of these is that Domain Geelong will no longer be published. The May 3 edition will be the last. You can receive Domain through The Australian Financial Review every Friday and all of our great content can be found at domain.com.au. actually a property the bank had repossessed; there were some issues in the day leading into the auction and the vendor moved the auction from being on site to a Bank of Melbourne branch. It was very strange to be in a bank that was closed for business on a Saturday afternoon calling an auction, but the
auction was an absolute cracker. In the upcoming Hollywood blockbuster, Selling, Selling, Sold: The Neverending Geelong Property Story, who would play the part of Shane King? I reckon I might have a crack at playing the part myself. It can’t be that hard, can it? Bell or no bell? Got to have the bell. Auctioneering is a public performance. Were you a standout in school plays? No, I wasn’t much for drama classes at school, but I was always in trouble for talking, so auctioneering is a good fit, I guess. What’s more important for an auctioneer, a big voice or the ability to wear a suit in 35-degree heat? The voice. If you have seen me in a suit at 35 degrees, I look like a tomato that’s been dressed up.

egendary Cats goal-kicker Doug Wade was among the crowd of 55 outside 18 Learmouth Street, Belmont, on Saturday, but he left it up to the young guns to make the real estate play. Up for grabs was a neat and tidy three-bedroom weatherboard on a block of just over 660 square metres. It last sold in 2015 for $330,500, but had not had any major improvement since. Lloyd Moulton (Barry Plant Geelong) took charge. “It’s a beautiful morning,’’ he said. “Take it all in, you are in a quiet street in Belmont, there’s no through traffic.’’ He bounced in with a vendor bid of $420,000 and two young couples went in hard. The mark was soon at $480,000 and the property was well and truly on the market. That brought out a third bidder, and then a fourth when the offers reached $510,000. A fifth party, yet another young couple, joined the fray with a bid of $530,000. They had timed their run well and they had the prize soon after when Moulton brought the hammer down at $535,000. The excited young couple, from the coast, plan to make the property their home.

Moulton’s colleague Robert Kules faced 60 onlookers outside 94 Isabella Street, Geelong West, a three-bedroom weatherboard Edwardian house with updates that blend perfectly with its classic features. “This isn’t a house to flip,’’ Kules said. “This is a home. And it’s on 600

square metres in Geelong West. Think about that – it’s huge.’’ The auctioneer posted a vendor bid of $600,000 and two young bidders settled in to slug it out. Kules consulted with the vendor at $720,000 and announced that the property was on the market. The two bidders kept at it and the hammer finally fell at $745,000. The winner was a local man who will live at the property. Out in Whittington, Joe Grgic (Harcourts North Geelong) found himself standing in front of the same house he put up for sale last November. On that occasion the hammer came down at $228,000. The property, a four-bedroom weatherboard on a corner block of around 387 square metres, must have proved too much of a project for the previous buyer. “We all know it needs work,’’ Grgic told the crowd of 35. “Are you ready to create a bit of wealth?’’ A man shouted out a bid of
$130,000. “Welcome to the bidding, sir, that’s nice and optimistic,’’ Grgic said. That was the man’s one and only nibble. Another bid of $200,000 soon emerged from another man. Two other parties had a go but didn’t quite meet the reserve and the property was passed in at $240,000. It sold soon after for $250,000 to local buyers who plan to rebuild the house and live there. How to refit open plan like a pro
I
recently had the opportunity to refit my kitchen, not necessarily with a view to add value but to improve my home life and interaction with one of the most functional and central parts of any modern home. In redesigning the space and refitting the kitchen, thanks to the great work of Kitchen Group and my brilliant partner, Hafele, I have surely added value to my home. The feeling of luxury and added functionality the kitchen provides is a valuable asset to the property. It was also necessary to reconfigure my adjoining living spaces to suit. I promised my dear husband I would contain works to the bare
minimum and get them done as swiftly as possible so we could live through the reno and get on with our lives. Unfortunately, though, improving one space in an open-plan living environment can be a bit like pulling a loose thread on a knitted jumper; the whole structure runs the risk of becoming unravelled.
Let there be light Which leads me to an interesting value-adding exercise I incidentally carried out in the adjoining lounge room. A good three years after buying my house, with its dark lounge room and dated joinery, it occurred to me that there was a slim
section of roof that ran along the exterior wall of the lounge, which had no impediment above it. The rest of the lounge room has bedrooms above, but this section is topped by open sky, which provided the perfect opportunity to open up the ceilings with skylights, letting morning sun stream through the house. The expense of the skylight fittings is moderate. But the result has changed the living area for the better; creating a lighter, brighter and more inviting space.
Go with the flow The lounge room’s orientation needed to work around the new

kitchen; the couches would have blocked the flow between the kitchen and lounge room. By simply moving the joinery to the archway leading into the dining room, diagonally opposite where it used to be, instead of two threeseater sofas that awkwardly cut off
flow through the spaces, I was able to install what must be close to a nine-seat modular sofa that fits neatly in the corner of the room. This also points the seating towards the view to the trees outside, rather than facing a dreary, dark wall. The flow through the space and the

visual size of the room have increased, and the appeal of the room went through the roof. I had a good store of Easycraft VJ panels tucked away, so I chose to line three of the four walls of the lounge room in a vertical VJ panel, leading to a newly square set ceiling that made the rooms feel contemporary and clean. All in all, what started as a quick but comprehensive kitchen overhaul became a total refit. But now that the dust has settled, we couldn’t be happier with the result and the value it has added, not just to the price of the property but to the livability and amenity of it, too.

WALDORF GRANGE \ GRAND FAMILY LIVING WITH SPACE & LIGHT

ombining the aesthetic aspects of Porter Davis’ most popular Waldorf design, the Waldorf Grange offers family living on a grand scale with four bedrooms, four bathrooms, four living areas and a spectacular doublestorey void. The Waldorf Grange displayed in Doncaster’s exclusive Tullamore Estate also includes an additional ground-floor main suite as a fifth bedroom, which is ideal for guests, instead of the standard plan’s theatre room. Inspired by classic 1960s American homes, the display’s Long Beach facade cleverly combines timber with a striking stacked-stone pillar. Porter Davis designer Keith Fuller says they wanted to design a home that felt like a luxury mansion on Lake Como but with contemporary styling in a perfect blend of classic and modern design. “We initially thought of a luxury escape for George Clooney, using timeless, sophisticated design with elegance and masculinity to create a relaxing yet opulent home.” Walking through the grand entry hall you pass the study, a powder room and gracious formal living with a coffered ceiling. The layout then opens up to a central hub of kitchen, family and dining areas, where the double-storey void blends with outdoor living in a casual, relaxed setting creating year-round entertainment space. Upstairs, the void adds visual impact to a spacious central leisure zone that opens to a terrace. The massive grand hotel-style main suite has a parents’ retreat, his-and-hers walk-in wardrobes and a luxurious en suite. Three further bedrooms each have an en suite and walk-in wardrobe.

ust north of Geelong, the rising suburb of Lovely Banks promises family-friendly living within commutable access to Geelong and Melbourne. Local shops and public transport are within walking distance of this property, which is conveniently close to the Geelong Ring Road. A delightful palm tree feature and front porch greet entrants outside this three-bedroom house, ideally suited to families. The front hallway has access to the garage and main bedroom, which comes with an en suite and walk-in wardrobe. At the other end of the house are two more bedrooms, both with built-in wardrobes. They are serviced by the home’s central bathroom, featuring a separate shower and bath. The property seamlessly blends indoor and outdoor living, with the lounge opening up onto an outdoor entertainment area. Paved and
covered, the area is ideal for yearround entertaining for groups large or small. Guests from out of town don’t have to travel far to visit; Avalon airport is just down the road. A well-appointed kitchen and dining area brings the rear half of the house together. A classy tile feature on the wall frames the stovetop, with a casual breakfast bar allowing for dining flexibility. With a home office just off the lounge, and a separate living room, there’s plenty of space for parents and kids to spread out. Central heating keeps things warm in the cooler months and large windows ensure plenty of light flows through the house. Including both a garage and separate shed, there’s plenty of space for storage, and a four-metre-wide side access offers room for a boat or caravan. The previous occupants kept the
house in very good nick, with agent Shane King noting that it’s the most impeccably kept and presented house he’s seen in a while.

Dr. Tony Stubbs, Eye Surgeon, says that just about anyone can have their vision restored and be rid of their glasses for most of the time. And this is without the use of laser surgery. Dr Stubbs formerly at the Royal Victorian Eye Hospital who has worked with the Fred Hollows eye department at the Prince of Wales Hospital in Sydney, says he began his career through the inspiration of his father, Dr Maxwell Stubbs. “My father was a pioneer in cataract implant surgery from 1963! He has now passed away but some of his patients still come in for a check-up. Not only is this inspirational, it also demonstrates that good surgery outlasts the surgeon,” Dr Stubbs says. A specialist who helps people who have been advised they are unsuitable for laser surgery, Dr Stubbs is also committed to demonstrating that age, corneal distortion or astigmatism are no barriers to eliminating the need for glasses. One of my best moments was treating a 12-year-old girl who was struggling at school because of poor vision due to congenital cataracts even with the use of thick glasses. Now 10 years later, she still has 20/20 vision without glasses. That inspires me. “Seeing my patients’ bright smiles after surgery, as they stop squinting and can read without glasses, is definitely the best part of my job.” No referral is needed and no out-of-pocket expenses are incurred for an assessment to enable all options available to be considered.
