Cottage charm invites baby footprint Who: Josh and Jenna Densten of Bicker Design Where: North Melbourne, Victoria What: a tiny home
‘T
iny homes” are having a moment. But few are quite so tiny as the immaculate North Melbourne cottage of Josh and Jenna Densten, and their daughter Freddie. At just four metres wide and eight metres long, this house really is a study in small footprint living. As alumni of Channel Nine’s wildly popular The Block (class of 2011), the Denstens know a thing or two about renovation. The pair also run their own design studio, Bicker Design, and accredited training organisation, Design School. It seems inevitable that the pair would eventually tackle their very own “fixer upper”. The pair bought the home five years ago. It was built in 1874 and is a 32-square-metre weatherboard workers’ cottage, on a five-metrewide block of land. Incredibly, the footprint of the home consisted of two bedrooms
(and not much else). The couple set about removing all internal walls and creating high vaulted ceilings, while maintaining the heritage facade and exterior. In the centre of the space, a utilities “pod” was designed – this space houses a small bathroom and provides a robust internal wall for the kitchen benchtop. It also acts as an efficient divide between the living and sleeping spaces. “The tiny footprint of the cottage was always our biggest challenge. It challenged us to think about the way we could live, rather than the way we currently live,” Jenna says. “Do we actually need that?” and “how can this be more efficient?” became the pair’s mantra. Another challenge was the attention to detail required in such a small space. For instance, in a home that essentially operates as “one room”, consistency of colour and materials was paramount. The pair decided on a tonal palette with blush pinks, sharp whites and blonde-oak timber throughout.

“The soft pink tile that covers the central pod was the starting point in selecting the colour palette, and is one of our favourite elements,” Jenna says. Underfoot, brick flooring was selected for its durability and tactile qualities – they also installed underfloor heating (which is a great solution when there is nowhere to put a radiator). Necessarily, the interior styling is
minimal. Everything is integrated and all the furniture is custom built – with not an inch to spare. There are plenty of upsides to living small, though. “It’s so easy to clean!” Jenna says. “Living in a small space can be hard, but it forces you to be organised and only keep what you need. ou need only ask the question, “what is luxury?” to see what a subjective topic it is. Luxury is many things to many people, from tangible to the intangible. Intangible luxuries are things such as time and space. Time with loved ones, time alone or time away from demands. Space can be luxurious. Space to move freely. Luxury can be dependent on your circumstances. A glass of sparkling wine might be a luxury to some, only Krug or Dom Perignon luxurious enough for others. In interiors, even the tangible elements of luxury are subjective. There’s a world leader who thinks having everything made of gold and marble is the epitome of class and good taste, while others value the luxury of minimalism.
In The Block, contestants interpret luxury in many ways. Some look at the traditional touch points of luxury, such as metallics, velvets, jewel tones and sconce lights. Others look at luxury from the point of view of extra detail, extra technology or extra
inclusions. A kitchen can be made luxurious because of its finishes but luxury can also be hidden through amazing functionality of integrated pantries, wide internal drawers, and pull-out corner systems. Or luxury might even come in the expense and drama of the appliances. Of course, a combination of these elements will provide a truly luxurious kitchen. Luxury can come in the form of artworks or sculptures, some used as a starting point for a room’s colour palette and decor, in other instances, the art is the standout piece, a luxury because of its rarity or the artist’s prestige. Charles Eames said it best: “The details are not the details. They make the design.” And luxury is most often found in the details. It can be in the functionality, the external

appearance, the refinement of the line and the sculptural appearance of the design. The details encompass things such as lighting, finish, the play of light and shade. Details such as handles, light fittings, taps and towel rails, and how well they work in harmony or in contrast tell great stories of effort and attention that leave the impression of expense, rarity and luxury. Another of my favourite quotes is credited to Coco Chanel: “Luxury must be comfortable, otherwise it is not luxury.” There’s no point creating a space or home that feels like a gallery or museum. Nonna’s approach to covering the good furniture with plastic probably conserves things perfectly, but doesn’t serve the purpose of comfort.
In terms of my work, which at the moment includes creating my range with Myer, I’m designing the range for 2019. I need to be thinking about what might be fashionable next year, what trends will endure and what might raise its head. I need to think about how to continue with a consistent look that reflects the great work we’ve done, , but are also an evolution and elevation of the achievable luxury. The luxuries I’m including have traditional elements of expense and glamour; others have feelings of effort through an artisan approach. The luxury within the range, though, will always consider the quotes from Chanel and Eames, considering details and delivering comfort in beautiful and affordable ways.

Loyalty doesn’t always pay dividends
T
he most valuable thing you can ever give a business is your loyalty. The problem is, being a loyal customer is a mug’s game. Research shows it costs a business around five times more to acquire a new customer than to keep one, but that fact is almost never reflected in loyalty-program benefits. “Businesses very often neglect loyal customers; they leave them on high price points, or old packages,” director of the Centre for Workplace Leadership Simon Bell says. Shift often and make yourself an expensive acquisition. That said, there are a few points to be aware of.
Banking on terms and fees When it comes to transaction accounts and mortgages, two things separate banks from the other sections in this article: • They tend not to match competitor rates. • Australians are remarkably loyal without seeing any real benefit. Around one in five Australian mortgage-holders is with the same bank they were with as a child. Along with those who are with the same bank as their parents, they pay an average of 20 basis points more in interest than those who have shifted, a uno Home Loans report found.
Insurance should reward the insurer Most Australians have a handful of different sorts of insurance (home, car, health, phone, even pet) and the key for all of them is to stay vigilant. How often do you want to recheck your insurance? The alluring contracts to get you to stick around or join are, in some ways, a trap. They’re called “sweetheart deals”, which have an uncompetitive rate after a set period. Most customers spend the bulk of their time on more expensive rates, so watch out. Health insurers are the least willing to budge on plans, while car insurers
will sometimes bend over backwards to keep or attract a customer. Putting effort into your energy provider This is the big one. Energy bills have skyrocketed, which means the terms of service have become much more important. Switching energy retailers can save you up to $650 in Victoria, or $545 in NSW, according to analysis from Mozo. Many retailers won’t offer you their best deals on first contact, but will often offer discounts up to 40 per cent if you threaten to leave or jump ship. The danger is staying put

Shop around when it comes to supermarkets If you take one thing away from this article: don’t bother grocery shopping to maximise rewards, the discounts
are small and occasional. Many loyalty programs run by the big retailers have been found to pay back only a fraction of what you put in. In some cases we’re talking about a 0.5 per cent discount for your loyalty. In exchange for all your spending data, major supermarket loyalty programs sometimes offer around $10 in vouchers after as much as $2000 is spent.
Airlines f ly high on rewards This is where some loyalty might make sense. Regular interstate flyers will see some benefit from picking a team and sticking to it. Building up points by combining frequent flying with one of the credit cards that offer bonus points. But a warning: these cards come with high fees. The trick is to use them strategically and redeem the points only on flights. You’re also best not to be 100 per cent loyal when using these points as you could find yourself cashing in many more points for a flight than you’d pay if you just shopped around. You might find yourself dropping more than $3000 worth of points on what could cost $100.

when those “sweetheart deals” mentioned in our insurance section run out, according to Mozo’s Kirsty Lamont. “Not all discounts last forever, some do have a cap,” she says.
Telcos don’t readily phone home Bouncing around between the providers is the best way to go. Mobile and broadband comparison site Whistleout publisher Joseph Hanlon says telcos aren’t interested in contacting loyal customers. “What they’re trying to do is steal customers from their competition,” he says. But that can mean the best deals are only available to new customers, which means it’s usually best to switch to a different provider every time your contract finishes. He says loyalty doesn’t pay, as deals are rarely if ever aimed at existing customers. But if you do find a better deal the best thing to do is look to the golden rule: will they match it?

erne Hill and Hamlyn Heights continue to shine brightly as Geelong’s property market keeps kicking goals. There was no sign of slowdown on Saturday as big crowds turned out in brilliant sunshine to watch a couple of classic brick houses on good-sized blocks go under the hammer. Eighty onlookers, most of them taking advantage of nature-strip shade trees, turned up outside 6 Perry Court, Herne Hill, to see Joe Grgic (Harcourts North Geelong) work his magic. The three-bedroom brick house, built in 1960, sits in a quiet cul-desac on a block of around 611 square metres. “This house offers a little bit of charm and character from that era,’’ Grgic said, referring to the polished timber floors, big windows and enclosed fireplace. “I’m sure you all understand why we call this property a world of opportunities. The only disappointing thing is that we can only sell it to one of you.’’ After telling the onlookers that inquiries about properties in Herne Hill were double the state average, Grgic posted a vendor bid of $450,000 to get things going. A man was quick to go to $470,000
The two-bedroom house on a corner block of just under 600 square metres is close to public transport, has quick access to the ring road and is within walking distance of Kardinia International College. “In just a 10-minute trip you can be in the heart of Geelong,’’ King said. “The median price for Hamlyn Heights is $515,000 and we are seeing that rise week by week. So put your best foot forward and go for gold.’’ A young woman was quick to shout out an opening bid of $390,000 and offers were soon coming from every pocket of the sprawling crowd. Five parties got involved and the mark quickly passed $450,000. At $490,000, a woman sought to make an increase of $2000, which the auctioneer accepted. The next offer was an increment of $1000. “We’re in the ones ($1000), twos
($2000), threes ($3000); I don’t mind,’’ King said. The action didn’t last much longer, with the hammer coming down at $497,000 to a local man who bought the property to live in. The strength of the market on that side of Geelong was exemplified by the sale of 43 Corinella Street, Bell Post Hill, which was due to go under the hammer but was snapped up beforehand. Listing agent Candice Costoso (Barry Plant Geelong) said there was a lot of interest in the three-bedroom brick house on a block of around 624 square metres. “We had a lot of inquiries from Melbourne investors,’’ Costoso said.
