Built for family living, inside and out

There’s much to admire about simplicity, even more about the complexity involved in achieving it. But what can be agreed upon is, no matter the challenges involved, it should appear effortless.

This newly built Red Hill house, designed across two levels on a site of nearly 900 square metres, is an example of the incredible lightness of simplicity. But it’s undoubtedly taken extraordinary thought – and effort – to achieve it.

That’s evident from the home’s geometric exterior lines, a seamless juxtaposition of angles complemented by a select palette of finishes, including brick, vertical cladding, custom joinery, timber features and glass.

This built form is further complemented by a similar level of

thought invested into the landscape design that softens those strong architectural lines through hedging, selected plantings and a stretch of vibrant green lawn. It all just works and appears effortlessly simple.

The design narrative continues within the home. Clean lines, balanced room proportions, maximum light and a pleasing floor plan enhance its liveability and timeless appeal.

Louise Harget of Belle Property Canberra says it is a home that welcomes families, an aspect that was foremost in the builder’s mind.

“It’s a large home and well-sited on its block to offer plenty of outdoor space to offer kids somewhere to play,” she says.

“And when you see the level of detail inside, you realise the builder knows all about family needs.”

Interior highlights include high ceilings, polished concrete floors, full-height windows, thermally broken double glazing, operable skylights and custom timber features.

On either side of the entry foyer are a sunken formal lounge and a guest bedroom (or luxurious study) with an en suite bathroom.

The central kitchen-dining-family zone is expansive and has much to offer. It has a long, stone-topped island bench and plenty of kitchen appliance bling – a pyrolytic oven, combination steam oven, induction cooktop and Miele MasterCool fridge.

Families will welcome the large breakfast bar, while the chef will appreciate the storage and preparation space offered by the large butler’s pantry. The family sommelier will undoubtedly take charge of the generous wine cellar.

The dining and family area is partially separated by an American oak staircase that leads to the generous bedroom spaces. The main suite is big – really

big – and features his and hers walk-ins and a sizeable en suite with a freestanding bath.

Harget says there are further clues to the home’s focus on family.

“You can tell by inclusions like a mudroom between the laundry and the garage,” she says. “That’s just the place to pick up or drop off school gear.

“And there’s a laundry chute that services the upstairs bedrooms.”

Just as much thought has gone into the outdoor spaces, with entertainment at their heart.

The indoor living spaces flow onto a covered al fresco space with views over the landscaped pool.

A built-in barbecue provides a central gathering point, as does a winterwarming fire-pit area.

The established gardens feature Japanese maples, magnolias and camellias, made low-maintenance by an automated irrigation system.

There’s a double garage with very smart epoxy flooring and internal access.

BEHIND THE LISTING

Imagine going away to a holiday home every weekend, driving less than an hour and having enough room for everyone in the family to invite four friends each.

The weekend is spent soaking up the fresh country air, cooking in a gigantic kitchen, and exploring 50 hectares of bush teeming with curious native wildlife.

This has been the reality for Jess and Ant Arena, co-owners of Canberra’s Lala Hospitality Group.

Every weekend they would take off with their three children to their Blakley Ridge estate in Gundaroo and decompress from their busy lives in absolute privacy – without a neighbour in sight.

The original owners built the property in the 1970s to run corporate retreats. The Boolgana Conference Centre, as it was named, featured a 25-bed bunk house, a kitchen that could feed 40 people, and a conference room.

These features appealed to the Arenas when they bought it in 2022 as the unique amenities allowed them the luxury of being able to host large groups for relaxing breaks away in the country.

Jess says she celebrated a milestone birthday here, with 40 of the guests sleeping over.

“It’s pretty hard to find a house where you can have multiple families [stay] and everyone has their own bed,” she says.

But, she adds, “we can have a really fun weekend out there on our own, which is special”.

In 2023, the couple spent six months converting the dated conference retreat into a stunning modern house by opening up the layout and transforming the interiors with bespoke finishes. They did all of the design work themselves, drawing on experience gained through the design and build process of many hospitality venues.

“We went with a really classic colour palette … in keeping with the country surroundings but still with modern touches,” Jess says.

“Getting trades to a rural area can sometimes be difficult but we were really lucky that we had good people who were happy to come out so everything went fairly smoothly.”

Reimagined: The newly configured kitchen features natural dolomite benchtops with dark cabinetry and gold accents.

Escape the masses or bring ’em along

A Canberra couple converted a rural conference centre into a peaceful country retreat with room to host plenty of guests.

“It’s pretty hard to find a house where you can have multiple families [stay] and everyone has their own bed.” Jess Arena

All about space: The interiors were opened up and transformed, encouraging fun gatherings or moments of relaxation for the family.

Moving the kitchen configuration to the front was a clever move.

It is now part of the open-plan flow and also offers gorgeous view of the dams and paddocks.

Here, stunning natural dolomite benchtops are paired with dark-toned cabinetry and gold accents. Naturalhued timber flooring flows underfoot.

A matching feature wall housing a large wood-burning fireplace sits opposite, helping to zone the dining and living spaces, which enjoy easy access to the expansive travertine-paved terrace.

In the 25-bed bunk room, other than repainting over the lavender walls they decided to leave the enormous sleepover room as is.

“We kept it because it’s … the ultimate kid’s play area,” Jess says. “It’s got a sunken lounge and its own bathroom. Our kids have dance parties and all sorts of fun in there.”

Now listed on Airbnb, the retreat costs about $2000 a night on average, depending on the season, and attracts multigenerational bookings. “We’ve had inquiries for weddings and

predominantly multifamily group bookings,” Jess says.

In the evenings, choosing a bottle of wine from the cellar and enjoying a glass on the external deck looking over the surrounding nature is a favoured pastime.

“The stars are incredible and the land is beautiful,” Jess says. “The sunsets are amazing.”

Guests can enjoy the games room –currently set up for table tennis – go bushwalking or ride bikes along the 3.5-kilometre custom-made track.

Trail builders from Iconic Trails in Canberra used drones to map out the terrain. As an active family, the Arenas wanted to maximise their use of the bush without getting lost.

“It’s a great way to get the kids out into nature,” Jess says.

Semi-regular slashing maintains half the property – a mix of flat grazing land and elevated bush – while kangaroos take care of the rest.

Being a weekender, the family did not keep animals, but there are paddocks and horse wash bays. The property includes rainwater tanks with a capacity of 165,000 litres.

Blakley Ridge is about 40 minutes from Canberra Airport or the city centre, and about two and a half hours from Sydney. Its position less than 10 minutes from Gundaroo Village is a bonus, with the township’s award-winning Grazing restaurant a drawcard for visitors from NSW and Canberra.

Jess says they did not intend to sell the property, which will be auctioned on September 2, but the family may be moving overseas.

The sleepover bunkhouse will be missed. “Our kids love it,” she says. “They’ve got their own bedrooms, but they still choose to sleep in the bunk. It’s been way more fun.”

Front views and rear trails

It’s not often that homes of this size and layout hit the market. Commanding a 1240-square-metre block is this expansive six-bedroom, four-bathroom home with so much to unpack.

Let’s begin with the location. It backs onto the serene Red Hill Nature Reserve and boasts incredible views, providing a tranquil and picturesque setting that is truly unique.

Multiple spaces allow you to enjoy these surroundings, including a pergola with flexible roofing that can open and close to suit different times of the day.

A private gate provides direct access to the Red Hill Nature Reserve and walking trails at the rear.

The front verandah on the upper level is an extension of the indoor main living area and is the best place to enjoy dinner outside, with Canberra’s incredible views as the backdrop.

Moving inside, the refreshed interiors are stunning. Timber floors, custom joinery, double-glazed windows and extensive glass elements evoke elegance while literally and figuratively connecting with the outdoors.

The chef’s kitchen is the heart of the home, where the family will come together from the multiple living areas to enjoy a gourmet meal.

This home was certainly made with intergenerational living in mind.

The ground level includes a selfcontained studio apartment with a separate entry, bathroom, lounge and bedroom, making it ideal for guests or additional rental income.

Additional features on this level include ample storage areas, a wine cellar and a large multipurpose rumpus room.

Gardening may not be your thing, and that’s OK. But coming home to a beautiful garden is something we can all agree on. The good news is you can choose plants that require minimal maintenance – once established – and will look great all year with little effort from you.

Low maintenance, not no maintenance

A tough crowd

While these plants are low maintenance, getting them established in the garden is key to ensuring their survival. Don’t just plant, water and walk away! Improve the soil prior to planting by digging in compost or well-aged manures. Once planted, water in well with diluted seaweed and mulch around the base to conserve moisture and suppress weeds. Water regularly until well established. It can take a few months for plants to establish – new shoots or growth are good signs! After this time, you can ease off on the watering. However, when conditions are exceptionally hot and dry, give them a drink, especially if you see they’re wilting or shrivelled.

Agapanthus (Agapanthus spp.)

This handsome, strappy-leaved perennial produces wonderful sprays of blue, purple or white trumpet-shaped flowers throughout summer. It’s tough, drought-hardy and makes an impressive flower border or container plant. It is available in a range of heights and flower sizes. Some species can be quite weedy, so buy cultivars from nurseries and garden centres as they are sterile or considered low-risk varieties.

Westringia (Westringia fruticosa)

A native shrub with slender grey-green leaves and clusters of white, pink or lilac flowers at various times of the year.

There are some of us who don’t want to spend hours in the garden but still desire an attractive outdoor space. Thankfully, a wonderful palette of plants fulfils this need.

Most cultivars grow into a neat, compact shrub that can be used as a topiary, trimmed into a neat hedge or left loose. You’ll also find varieties, like Mundi or Low Horizon, that form a dense ground cover.

Jade plant (Crassula ovata)

A popular succulent with fleshy jadegreen leaves and star-shaped white or pink flowers that bloom in winter, it grows into a compact, bushy shrub perfect for medium to large pots. Use it as an accent plant in garden beds or combine it with other succulents for a striking, drought-tolerant display.

Indian hawthorn (Rhaphiolepis indica)

This evergreen shrub has attractive glossy green leaves and clusters of white or pink flowers in spring.

It’s a popular choice for roadside plantings as it’s tolerant of drought, heat and coastal spray.

It naturally forms a neat, rounded habit but responds well to pruning and makes for a wonderful hedge, border or topiary specimen. Look for cultivars like Oriental Pearl or Snow Maiden, as the species is regarded as an environmental weed in some states.

Philodendron “Xanadu” Society garlic (Tulbaghia violacea)

Dianella (Dianella caerulea)

Pigface (Carpobrotus rossii) Olive tree (Olea europaea) Blue chalksticks (Senecio serpens) Callistemon (Callistemon viminalis) Rosemary (Rosmarinus officinalis)

Lomandra (Lomandra spp.)

This native grass is as tough as old boots. It forms a handsome tuft of strappy green leaves and is happy in garden beds and pots. It is adaptable to most soil types and aspects and is tolerant of heat, frost, drought and coastal conditions. Perfect for mass planting, group planting or as an informal hedge or barrier.

Creeping boobialla (Myoporum parvifolium)

Forms a dense carpet of bright green leaves up to two metres wide and only 30 centimetres tall. It’s covered with masses of white or pink star-shaped flowers during summer but can spot-flower throughout the year. Use it as a ground cover in beds and rockeries or as a living mulch under trees and shrubs.

A new neutral is blooming

Interior designers are beginning to embrace the versatility and warmth of lilac shades.

You know it’s a rough day when you’re in back-to-back work meetings, spill half your flat white on your laptop, and then get stuck in peak hour traffic with the petrol light flashing empty – this day never seems to end. You need to get home ASAP for some rest and relaxation. And the interior colour guaranteed to offer you that serenity? Lilac.

Versatile: Lilac also works with rich, dark reds or midnight navy blues.

It’s a colour known for its soft, comforting tone, but it’s also emerging as a modern neutral that can powerfully bring a room together.

It swings on the colour pendulum somewhere between warm and cool, making it quite the styling diplomat (and chameleon) when paired with complementary shades.

There is no denying interior designer Claudia Lambert is in her lilac era – she painted her entire apartment lilac-grey over a single weekend.

The desire to redesign her home initially appeared when a gradienttoned abstract artwork by Amelia Axton caught Lambert’s eye in that can’t-livewithout way.

“When you see this piece in the flesh, the gradient of colour and how it all blends together is magic,” she says. Her lilac era ignited once the artwork was in her home.

“Seeing it hanging on my wall completely changed my view on how I wanted to see my apartment,” Lambert says. “I wanted to completely redo everything.”

The interior designer used the artwork as a conceptual springboard for her apartment overhaul.

“I took the lightest, coolest tone of lilac in the artwork and used that to paint my entire apartment,” she says. “I decided to really embrace it and run with it and do the mini makeover.”

Paola Par, co-founder and designer of homewares label Paola & Joy, is another lilac enthusiast and the soft tone is proudly featured in the brand’s latest lighting collection.

Par ranks lilac as a go-to “modern neutral thanks to its lovely muted hue” and believes it can be easily incorporated into the home without overpowering

it with rich, dark reds or midnight navy blues, where lilac adds a touch of softness to the overall styling,” Par says.

“It can also contribute to a soft, whimsical yet neutral aesthetic when paired with muted tones like pastel greens, creams and earthy colours, emphasising textures in the furnishings and decor pieces.”

Lambert similarly embraced lilac’s adaptability when decorating her apartment. “I wanted to retain warmth and cosiness with cool, soft tones,” the interior designer says.

This included pairing blue and caramel-toned soft furnishings and furniture with graphic black-and-white pieces to cut through the warmth.

Now, every time Lambert enters her “super calming and soothing” lilac-coloured home, she instantly feels a reprieve from the busyness of everyday life.

It’s a testimony that’s hard to ignore, especially when you consider she had never worked with lilac before this project and has just taken on another project in which lilac is the headline act. For the lilac uninitiated, you have nothing to lose with this soothing shade that knows how to set the tone while never overwhelming the space it inhabits.

Just be warned: lilac’s alluring effect may also compel you to paint your entire home over a weekend.

a space while immediately creating a subtle but significant impact.

For Par, it’s lilac’s “calming effect” that’s a winner for home decor and interiors. “In today’s hectic world, people are increasingly looking for spaces that promote relaxation and mental wellbeing, making lilac a favourable choice for interior spaces,” she says.

Whether you embrace lilac with floor-to-ceiling treatments like Lambert, or with lilac-toned decor, the hue’s versatility is undeniable and can be easily paired with both cool and warm tones.

“Lilac’s versatility allows for bold and daring combinations, such as pairing

Investing with a bright future in mind

It’s now 2028, and look at how the skyline around the Woden Town Centre has changed. The Canberra Institute of Technology is abuzz with as many as 6500 students injecting money into the local economy.

Two big open-air car parks on Bowes Street have disappeared and been replaced with the Hellenic Club’s massive redevelopment with apartments, offices, entertainment venues and shops.

Stage 2 of the light rail continuously embarks and disgorges passengers right next to the new bus interchange.

Then there are something like 3000 apartments and workplaces for some 12,500 public sector workers.

The Alexander and Albemarle foodie precinct on Furzer Street is at the epicentre of this entire transformative experience. It’s there that this 68-squaremetre office space, available now, offers an opportunity to own part of the future.

James Baker of Burgess Rawson Canberra says there has never been a better time to invest in the Woden Town Centre: “Spaces like this will always be in demand in an area where you have such a big concentration of people – residents, students, shoppers and commuters.”

Accelerating success.
