Spring is usually when we see the property market heat up. The weather is warming, the flowers are blooming and buyers dream of being settled into their new home by Christmas. The first weekend of September recorded a healthy clearance rate of 61 per cent. Allhomes data, however, shows a surprising dip to 39 per cent just a week later. In our Property Trends story on page 8, local agents note buyers are cautiously waiting for the right time to strike. Spring may be off to an uneven start but indications do point to a busy season ahead. If you’re house hunting, or thinking about it, we have some cracking listings to check out in Canberra and our surroundings this edition. Market gets a spring in its step

Agents say the conditions are ripe for a busy spring property season as buyers and sellers grow more confident.

Spring traditionally marks an upswing in real estate activity, and despite a markedly slower winter, Canberra’s property market is gearing up for a busy season, with agents reporting increased activity and optimism.

“I feel the mood is, we’ve hit the ground running for spring a month early in terms of clients getting ready,” says Louise Harget from Belle Property Canberra.

“We have been frantic over August, and we’ve got really good stock coming to market, which usually doesn’t happen until September.”

Jonny Warren of Jonny Warren Properties has also noticed an increase in activity, coupled with a more positive sentiment.

“We’re seeing large amounts of buyers come out of hibernation,” he says.

“People have just been waiting, but interest rates have stood still, so it’s put a bit more confidence back in the market, which is really good to see.”

The Canberra market has also seen an early surge in interstate buyer interest, which traditionally doesn’t happen until the new year.

Choosy: Buyers are seeking established or turnkey properties to avoid the high cost of building or renovating.

“We’ve got a lot of people relocating from interstate to Canberra, and they’ve started that house hunt earlier, because we usually don’t see that activity until late December, early January,” Warren says. “I’ve had sellers ring up wanting to put their properties on the market at the end of November or early December to try and capture the interstate buyers. I’m having to tell them to bring it forward.”

Established homes the real buyer drawcard

Following a slower period, many buyers have been in the market for a long time and are more educated and selective, having spent time researching and attending numerous open homes.

They are also increasingly prioritising established homes, which may often offer more value and inclusions compared to new developments.

“New stock is the flavour of the month, because the build costs are still so high,” Harget says.

“So, anything that’s renovated or turnkey ready, clean and fresh and bright, buyers are leaning towards.”

Theo Koutsikamanis from Bastion Property Group agrees.

“When given the option of a brandnew or established home, [buyers are] getting more value and more inclusions in established properties because of the cost of building,” he says.

Koutsikamanis has noted that houses are slower to move in greenfield

developments such as Googong, Whitlam and Denman Prospect, where there is a higher supply of new and nearnew stock.

The same goes for off-the-plan properties.

“You can now buy established homes for similar money to off-the-plan, but you can move in straight away,” he says.

“It’s been a long time since I’ve seen a new development more competitive in price than an established one. It used to be that off-the-plan was cheaper, but now it’s the other way around.”

Pent-up demand

Most people seem to think that interest rates have stabilised, with a potential drop somewhere on the horizon.

While this has put some confidence in the market, agents warn this could make prices rise, amid an increase in stock listings.

With investors facing high land taxes and rates, many are also choosing to sell, which could further contribute to increased stock levels.

Koutsikamanis says both buyers and sellers may be better off getting in the market sooner rather than later.

“I keep reminding people, if there’s a lot on the market now that they’re competing on, there’s probably going to be double that and a bit more in the next few months,” he says.

Harget echoes these sentiments, saying: “You look at the Sydney and

Brisbane markets, and they’re going absolutely gangbusters. Canberra is always a little slower to follow.

“If I were a buyer, I’d be looking to secure something soon before we have an interest rate decline.

“Because as soon as something like that happens, I believe the market will kick [into gear].”

Among the uncertainty, all three agents agree there’s more of a positive vibe in the Canberra market than there has been in some time, but all are cautious in their predictions of what’s to come.

“I’m a lot more positive about the market and how clearance rates will be this spring,” Harget says.

“We’ve just had three auctions … that sold under the hammer really nicely at reserve prices. It feels like we’re starting to get some momentum, but it’s still very early in the season.”

Warren believes it will be a very busy season ahead in a number of ways.

“We need to be realistic because we’re going to have an influx of the normal springtime homes hitting the market, plus we’ve got a mixture of distressed sellers,” he says. “So, that’s going to create an oversupply of homes.

“There is still very good interest, and we’re seeing multiple groups at auction properties. So, it’s leading into a very productive and hopefully successful spring, but once the supply hits the market, it will be interesting to see what happens in the next couple of months.”

AHomes that make a splash

s the warmer weather begins to roll in, outdoor entertaining areas take on renewed appeal, and nothing can beat the feel-good vibes of a sparkling pool.

It’s the ultimate transformer: it turns a home into a resort and becomes a hub for family fun, social gatherings and fitness activities.

Luke McAuliffe of MARQ Property says the indoor pool at this week’s Nicholls feature property has been a big winner during inspections.

“It’s such a rare thing to see and it comes as a real surprise and a delight –especially for the kids,” he says.

“Another factor is that blocks are generally getting smaller and pools this size are getting harder to find.”

McAuliffe says a covered pool room opens the prospect of year-round use and “provides another living option for entertaining family and friends”.

Tim McInnes of Timothy Road, who lists the Nicholls property in this week’s Or Try These, says pools are hard to

beat when it comes to lifestyle. “They’re great for kids – it gets them off their devices and into the fresh air for fun and exercise,” he says.

“And friends and family will find any number of reasons to come and visit during the warmer months.”

McInnes says there is no doubt buyers are attracted to the appeal of a property that comes with a pool.

“They know how much they can cost, and a home that comes with one is an absolute bonus,” he says.

COOL POOLS

A pool is almost a compulsory inclusion in the creation of a resort-style home. There’s no doubt it creates the perfect spot for relaxation, exercise, and bringing people together.

Adding value

Pools can represent a considerable investment, with high-end models costing well into six figures. But there’s little doubt that an attractive pool area can significantly boost a property’s appeal to buyers.

Looking good

Pools deliver big-time on aesthetic appeal. Visually, they draw people in and complement the broader property presentation. What’s more, pools enhance outdoor spaces year-round.

Move aside, spa-like en suites; wardrobes are emerging as the ultimate luxe interior space.

“Australians have a well-honed sense of style thanks largely to magazines and TV shows such as The Block,” says show judge and leading interior designer Darren Palmer.

“We have a sophisticated approach to our homes and this extends to our wardrobes.”

From built-ins and walk-ins to boutique-like dressing rooms, we asked the experts what is most important to consider when creating a dream robe –no matter the space or budget.

Spatial planning

The key to a covetable wardrobe lies in its planning, says designer Suzanne Gorman, who adds there are no rules for designing a robe.

“It’s about what you need,” she says. “Do you hang or fold your T-shirts, hang long pants from the hem, or wear maxi dresses?

“Divvy your clothes into groups and measure how many items are in each –for example, one metre of business shirts and 500 millimetres of long dresses. This informs your robe’s dimensions.”

The number of drawers you need should reflect your storage requirements for items like underwear, workout gear and accessories.

Gorman recommends designing drawers around 400 millimetres wide and 200 millimetres deep so items inside are clearly visible.

“Allow one for technology and another lined in felt for stowing jewellery,” she suggests.

Best-dressed wardrobes

Creating a covetable walk-in robe requires some careful planning and savvy design choices, say the experts.

Create upper storage space around 300-400 millimetres high for storing items stowed in clear, labelled boxes.

“It’s easier than reaching individual items at that height,” says Gorman, who also suggests tucking a small and stylish ladder in a corner for easy access.

Materials and finishes

Like bathing, dressing should feel like a ritual, says designer Nickolas Gurtler who approaches wardrobes as if they are designer boutiques.

He uses natural stone for shelving alongside metal and timber finishes for a well-rounded material palette.

“All one material can be boring,” he says. “Plush carpet in a silk and wool blend feels luxurious underfoot, and a sculptural light fitting provides a flattering glow.”

Designer Nina Maya agrees. “For a Potts Points home, we used glass, steel and timber that feels dark and moody,” she says. “Integrated LED lighting and soft leather details soften its look.”

Palmer likes to add colour to his palette. “Invest in quality internal carcasses then add coloured door-fronts and hardware. Both are easy to swap when it’s time for an update.”

Luxurious touches

High-end luxury requires the space and budget for detailing like glass-topped central drawer units and leather, suede

and felt inserts. Luckily, glamour is achievable on a budget.

“It’s all about detail,” says Palmer, who likes sensor lighting and pull-down hangers for accessing higher spaces.

“Glass doors set into bevelled frames were a detail popular on The Block this season,” he says. “It provides a lovely boutique-like approach.

“Add-ons like clever storage solutions and beautiful hangers also add amenity and functionality.”

The Block 2023: Steph and Gian’s mainbedroom walk-in wardrobe combined practical storage with luxury elements.

For designer Shona McElroy from SMAC Studio, a full-length mirror with front-facing lighting is non-negotiable.

“Elements like internal strip lighting are also luxe and cost-effective,” she says. “For me, the ultimate is a central-island drawer unit with a pendant [light] and a little nook to sit and put your shoes on. My dream!”

Showcase treasures

Put your favourite accessories on show for a highly personalised space.

“Look to luxury stores for inspiration, like beautiful drawers with glass tops for displaying jewellery,” Palmer says.

“And hang your fab handbag like a piece of art.”

Gurtler agrees and says open shelving is perfect for showcasing treasures.

“High-end jewellery should go in a safe, but day-to-day pieces can be stowed in small catch-all bowls by designers like Dinosaur Designs,” he says.

Shoe displays

Like jewellery, shoes make an impact when displayed beautifully.

“A shoe’s visibility depends on its function,” Palmer says. “Gorgeous styles should be displayed, but others, like sports shoes, should be stored well away from the bedroom.”

Gorman approves of angled shoe shelving, and says if there is plenty of space, shoes should be stored just one shoe deep for easy access.

If space is limited, install shallow, full-depth pull-out drawers that fit multiple shoes.

“A mirror at the rear of the shelf adds reflective light so you can see any shoes hidden away at the back,” she says.

Mirror placement

Mirrors are not only for checking an outfit head to toe; they can also elevate a wardrobe.

“Mirrors are like art, so their shape and frame are as integral to the robe’s style as its wall colour and fabrics,” Palmer says. “Wall-to-wall and ceiling-to-floor mirrors provide depth of space because you can’t tell where one surface starts and ends. It creates a feeling of continuity.”

Just be careful where you place them.

“Mirrors pick up light and views,” Palmer warns. “You don’t want to be showcasing the air-conditioning unit!”

BEHIND THE LISTING

Darren Palmer, it can be said, is at the top of his game. As a judge on TV’s renovation juggernaut

The Block and a best-selling author with an eponymous homewares collection, the adept renovator is one of Australia’s most renowned interior designers.

Yet when taking the reins of his most recent and arguably most ambitious renewal project – his own house – there were equal parts thrill and trepidation.

“There was definitely pressure,” he says, adding with a laugh: “Oh my God, yes! I judge people’s renovations for a living.

“The expectations of others are high, but my expectations of myself are higher. I’m my harshest critic.”

It may well be this mentality that propels Palmer to channel his creative energies into each renovation.

As the unveiling of his latest work reveals, this way of thinking has produced an inspired outcome.

In a leafy street in Sydney’s Bondi Beach, just 400 metres from Australia’s most iconic stretch of sand, the designer’s dramatically envisaged abode is now on the market.

It’s difficult to imagine that this contemporary three-level showstopper began life a century ago as a single-level Californian bungalow.

Over the decades, the home underwent a number of updates and extensions, including a second-level addition in 2010. All before, that is, the time of its most significant metamorphosis – under the tutelage of Palmer and his husband Olivier Duvillard, who share the home with their teenage son and their dogs Frankie the French bulldog and Ziz the Brussels griffon.

“In our renovation, we’ve undone a lot of the things that were done in the earlier ones,” Palmer says. “It was a bit

of a Frankenstein’s monster of a house beforehand, in the way it was added to and added to and changed.

“There were lots of small closed rooms, a lack of availability to natural light, and lots of wasted space.”

Palmer and Duvillard, a cosmetic industry expert, snapped up the diamond in the rough in 2015. They were unfazed by the home’s shortcomings.

“We both walked in and said, ‘Yes, this is the one,’ ” Palmer recalls. “We’re among bamboo and palm trees, so it feels like you’re somewhere else tranquil and tropical. But the poor old house had a lot to be improved upon. I spent years imagining what it might be when it was completely done.”

In 2022, the interior designer collaborated with architect John Deuchrass and construction company Taste Living and began rebuilding much of the existing house.

“We retained one bedroom with the original 1920s horsehair plaster ornate ceiling,” Palmer says. “That room is like a little time capsule, but it’s also very contemporary, with all of the amenities you’d expect.”

Over two years, what was once a light-deprived, “higgledy-piggledy” house was transformed into a luminous entertainer’s abode offering dual indoor living spaces – winter and summer rooms – along with a heated pool and four lushly landscaped garden zones alive with subtropical foliage.

Working his magic on the interiors, Palmer was in his element. “Every detail, every finish, everything that you see here, was a decision made by me and run past my husband,” he says.

All the while, Palmer was filming two concurrent seasons of The Block, including this year’s Block Island on Victoria’s Phillip Island.

“I see so many houses on The Block,” he muses, “and they’re really impressive.

“The time frames the contestants work in are just mind-blowing. It made me envious, that’s for sure!

“It also made me very compassionate and empathetic, because I was also going through it. I would dust off some clothes,

travel to Victoria to film, and then come back to a job site.”

It may have been an exhaustive undertaking, but the result is precisely as Palmer envisaged: a glamorous yet serene oasis unified by soft, sandy hues reflecting the coastal exterior.

Unveiled at every turn are harmonious shifts of organic tone and texture including thoughtfully detailed earthy finishes – the most notable being the sublime pink-tinged Monreale marble showcased throughout.

“Everything has tactility to it, but it’s a play on a monochromatic tonal palette,” Palmer says. “I would like to think that I don’t repeat myself, and that what I do is dependent on the location.

“This is definitely the right house for this place. It’s a luxury home, and a coastal home, with lots of attention to detail. And every space … has a purpose.”

Joyfully, too, in the early hours when the street is quiet, you can hear the echo of crashing waves.

“It’s heaven,” Palmer says.

For the family, however, the next instalment beckons in their home – and, most likely, renovation – story. And, once again, there will be no looking back.

“This is the longest both my husband and I have lived in any home as adults,” Palmer reflects.
