A renovation is not for everyone. As The Block demonstrates each year, a broad range of choices can be an inhibitor and, depending on the scope and budget of the project, the stakes are often high (and stressful). So, when does a renovation turn into a labour of love? For the owners of our stunning cover listing in Wamboin, slow and steady won the race. Their considered and diligent approach over many years led to a truly spectacular property transformation that shows a level of delight and enjoyment in the process. Read more on page 10. In our Home Tour story (p16) we also dive into the renovation by well-known Australian TV presenter Shelley Craft who put on her own Block hat to create her family’s forever home in northern NSW. For these property owners, the challenge was all part of the fun.

NPeaceful living in a lifestyle property

estled in bushland in the quiet rural community of Wamboin, this sensational holding needs to do little to prove its luxurious appeal.

A bird’s-eye view of the eight-hectare property reveals a grand two-storey residence and separate yurt positioned between a full-sized tennis court and an in-ground pool.

Despite these big-ticket items, the real magic of 58 Bingley Way unfolds from the countless details carefully selected to create a warm and intimate home grounded in the landscape.

“The owners have done a huge amount of work to the property over many years. So much thought and love has gone into it,” says agent Ellie Merriman of Ray White Bungendore.

“Everywhere you turn there is something beautiful and bespoke.”

Bythorne is a four-bedroom, threebathroom residence featuring two kitchens, a sitting room, multiple living spaces, a study and a fireproof bunker that doubles as a wine cellar.

However, once upon a time, it was merely a “basic” three-room Duntroon timber cottage, before it was picked up and transported to the site 20 years ago. Since then, the century-old building has experienced an incredible transformation under the guidance of Carmody By Design.

From the exterior, classic weatherboard and stone elements combine with framed windows and terraced landscaping brimming with colourful flower and plant varieties to present a picturesque aesthetic upon arrival.

Inside, the grandeur begins with a foyer and stately staircase featuring wainscoting and roasted peat kiln-dried recycled timber flooring. This flows throughout the living spaces, seamlessly transitioning from old to new.

The ambience is inviting thanks to high ceilings, hand-crafted fireplaces, and expansive windows and doors, which ensure occupants feel a connection to their magnificent surroundings with views across the countryside.

Several rooms, such as the main living area, second bedroom, and dining room, conveniently open out to the verandah and paved terrace.

The open-plan kitchen maintains the elegant country-style interior scheme found throughout the home.

It has a farmhouse sink, old-fashioned tapware and an impressive Falcon Professional Classic oven with a sixburner stove. The dining space easily accommodates up to 12 people, perfect for hosting friends and family.

Merriman says the many diverse places to entertain and savour the outdoors elevate the property to a new level.

“All around you there are spots to enjoy,” she says. “Personally, I love the area with the pizza oven under the pergola near the pool.

“It’s so beautiful and inviting. The owners will be passing on a home to the next custodians that is simply a joy to live in.”

Other features of the property include a deluxe garage and six-by-12-metre shed

positioned at the back of the house, two dams, a bore, 90,000-litres of stored rainwater and a horse paddock.

The separate (and renovated) yurt is an added bonus. It could be used as an art studio or guest accommodation.

Merriman believes Bythorne will suit a buyer who is looking for a relaxed lifestyle property that’s ready to move into and enjoy.

Only 30 minutes from the Canberra CBD or 20 minutes from Queanbeyan, Wamboin offers an escape without forgoing city conveniences.

She adds that the area is characterised by standout architectural homes that have attracted strong sales, while the Wamboin community is particularly friendly and social.

“They have a market run by the locals every month at the rural fire brigade station and a huge family-friendly fireworks event for the community in July,” she says. “Wamboin has a really nice vibe. It’s close to the city but people feel like they’re in the country.”

Regional luxe: Bythorne is a relaxed lifestyle property that can be found in the quiet community Wamboin, and comes complete with a renovated yurt.

Luxury lifestyle in a lakeside location

One of the most exclusive addresses in Canberra is Brown Street in Yarralumla, a rare waterfront location on the southern shore of Lake Burley Griffin.

The setting doesn’t get much better –it sits on the edge of Weston Park, close to Royal Canberra Golf Course and just a short stroll from the Yarralumla shops. And it offers direct views towards the Telstra Tower on Black Mountain.

If the address is exclusive, then the opportunities to become a member of this dress circle location are even more scarce.

But that’s set to change with this classic-inspired, two-storey residence now looking for a buyer.

Sophie Luton of Luton Properties Manuka is selling 4 Brown Street, and says it’s well known that waterfront homes are rare in Canberra.

“There are apartments in the Kingston foreshore with great waterfront locations, but Brown Street is the only one in Canberra with freestanding homes – and it’s not a big street,” she says.

“We’ve been getting buyer interest locally, interstate and overseas from those who are attracted to the unique location.”

The north-facing house sits on a 760-square-metre block that offers plenty of room for its many al fresco entertaining spaces.

Powered front gates feed a sense of anticipation, and a long driveway leads to a double garage under the main roof at the rear of the property.

For visitors, the welcome is up a flight of steps and past entertaining terraces on either side, towards a big doubledoor entry.

“We’ve been getting buyer interest locally, interstate and overseas from those who are attracted to the unique location.” Sophie Luton

A grand foyer with polished jarrah floors says you have arrived, and you’re now welcome to inspect some 340 square metres of rarefied living.

This floor offers a formal lounge with a fireplace, and French doors opening to one of those front terraces. An equally formal dining room offers similar access on the other side.

A wide passageway leads to a study with extensive bespoke storage and inspirational views of a sparkling pool. There’s a casual dining and family living hub highlighted by a fireplace with another set of French doors to a covered entertainment terrace.

The bespoke kitchen has a large marble island bench, dishwasher, integrated fridge-freezer, Miele cooktop, oven and a Zip tap.

A strong focal point is a spectacular central staircase that leads to a landing

with picture windows offering views towards the lake and the tower.

There are five large bedrooms; the main and a second with en suites and north-facing balconies. The main also has a walk-through wardrobe and an en suite with a double vanity, double shower and underfloor heating.

The balance of the bedrooms share a family bathroom with a separate bath and shower.

There are plenty of outdoor options but, no doubt, most of the summer fun will happen around the fully tiled, gasheated swimming pool.

And, aside from the double garage with internal access, there’s plenty of additional driveway parking for guests.

“It would be hard to find a better spot in Canberra just to sit out front and enjoy watching the world go by,” Luton says.

HOW IT SOLD

The sophisticated home at 7 Herbert Crescent in Ainslie might draw attention on the street. But its record-breaking sale for the Inner North suburb went through quietly.

According to selling agent Theo Koutsikamanis of Bastion Property Group, the home’s extensive marketing drew more than 300 groups through open-home inspections and two registered bidders at auction.

The new property was passed in at $3.54 million before selling several weeks later to one of the bidding parties for $3.7 million on July 31.

Allhomes data shows the previous residential sales record for Ainslie was set by a property at 25 Corroboree Park, which sold for $2.775 million in November 2021.

“The buyers had looked at quite a few properties nearby but the style of the house, and what it offered, plus the Ainslie community and shopping precinct, were big drawcards,” Koutsikamanis says.

“There wasn’t anything else like it on the market for them.”

Situated opposite parkland, the luxurious architect-designed fourbedroom, four-bathroom home offers three living areas, a pool and a pool house on a generous 875-square-metre block. The interiors include marble finishes, hardwood floors and feature stone cladding, while travertine paving

in the resort-style outdoor area and landscaped gardens complete the look.

Koutsikamanis says the seller was satisfied with the sale price and successful campaign.

“It’s fair to say we offered the property widespread exposure and exhausted the market,” he says. “There are only so many

buyers who are willing to go to this price point without crossing the bridge to the Inner South. At the end of the day, it was exactly what the buyers were looking for in the right location.”

Clearance rates in Canberra have fluctuated in recent weeks, hovering between 50 and 60 per cent.

As the spring property market heats up, Koutsikamanis says it’s important that sellers don’t underestimate serious buyers from initial open homes who consistently track property sales.

“There are some very educated buyers out there with a lot of market knowledge,” he says.

“It’s worth noting how long that buyer has been looking for a property and what they’ve missed out on. This is where you get more scope from the buyer.”

Welcome home to 82 Capricorn Place, Springrange, where luxury meets serenity just minutes from the ACT border.

Nestled on nearly 20 hectares of picturesque land, this home offers a rare blend of modern comfort and rural sophistication.

Designed with both elegance and functionality in mind, this exceptional family home boasts four bedrooms, two bathrooms and three living areas, each offering serene views of the west-tonorth-west landscape.

We could talk about the beautiful mainbedroom suite, which comes complete with an en suite and walk-in wardrobe.

Or the gourmet kitchen, which lies at the heart of the home and comes with high-end appliances.

We could mention the media room, adjacent to an “activity” space, where kids can play or the whole family can come together for movie nights.

But where the home really shines is in its outdoor amenity.

Recreation is unrivalled here, with a private eight-hole golf course and a charming clubhouse set amid manicured grounds, perfect for hosting gatherings or enjoying a quiet afternoon outdoors.

When a day on the greens is done, wash it down with a beer at the clubhouse before moving to the al fresco dining area back at the house, where a delicious barbecue can be enjoyed, overlooking the broad expanses of the natural beauty this property has to offer.

Thoughtfully designed for sustainability, the property also includes a 13-kilowatt solar system and a 120,000-litre in-ground water tank, ensuring eco-friendly, efficient living.

The home is move-in ready, with nothing more to do but simply unpack and enjoy the serenity.

HOME TOUR

Shelley Craft

Host of renovation TV show The Block and The Aging Project podcast.

In a whisper-quiet Byron enclave, under a canopy of towering palm trees, the reborn home of The Block host Shelley Craft opens its doors to cast a tranquil spell on all who enter. And on Craft herself, too, it seems, time and again.

“When you walk inside, it feels like you’re getting a great big hug,” she says with a smile. “The home feels so warm, and is absolutely my sanctuary.”

Just a short drive from the heart of one of Australia’s most iconic coastal towns, Byron Bay, it’s here that ardent renovator Craft and her cameraman-turnedreal-estate-agent husband Christian Sergiacomi have created their family’s latest “forever home for now”.

It’s a home where the ever-busy TV personality and host of The Aging Project podcast is truly at peace.

“I’m the consummate Gemini – happy to be on show, but once I’m inside my door, I really relax,” Craft says.

Parents to daughters Milla, 14, and Eadie, 12, Craft and Sergiacomi bought the property of about 0.4 hectares – then home to a nondescript singlelevel 1980s brick-and-tile house – four years ago with the intention of one day developing the site.

But the thrill of transforming an ageing and somewhat lacklustre house into a dream home proved impossible to resist.

Top and right: The materials and colour palettes display a clear Tuscan influence.

“We could have bulldozed the existing house and built something new, but I love a challenge, of course,” Craft says, smiling.

“A renovation gives you a whole lot of new things to think about, and can also happen a lot quicker than a build from scratch.

“Putting on my own Block hat here – to see what we could make out of this home to turn it into something really special for our family – is where the challenge lay.”

Over a year, with Belcon Constructions Byron Bay at the helm, the couple’s vision was brought to beguiling life. For what makes the home all the more special is the fact that it tells a story.

“I take inspiration from different things,” Craft says. “This house is a bit of a cross between a Canadian wilderness lodge and a Tuscan villa – with an Aussie beach house thrown into the mix.

“We moved in at the end of May, just about the time that we were wrapping this year’s series of The Block – so I was moving house, finishing The Block and wrapping a term of school all at the same time,” she says.

“I can tell you that the weekends have since become extraordinarily dull – and wonderful!” Craft adds with a laugh.

Certainly, there is a palpable sense that the home embraces its verdant setting, as well as the resplendent and tactile finishes within.

Each space in the home has had a texture and tone makeover, with the outdoor domains redesigned and replenished by Landart Landscapes.

“We didn’t go out or up – I love the ease of single-level living – but every wall came out and we raised the ceiling

“This house is a bit of a cross between a Canadian wilderness lodge and a Tuscan villa – with an Aussie beach house thrown into the mix.”
Craft

In the sunshine-lit living domain, a stacked natural stone feature wall soars to the raised five-metre-high ceiling.

“This home feels a lot lighter, brighter, and perhaps even calmer, than the last house we did,” Craft says. “It’s the simplicity that gives it the sophistication.

and roof height in the main living area,” Craft says. “Every room opens out to the front or back patio areas, so we have lush garden surrounding the entire house.”

Free-flowing in layout and relatively pared-back in decor, the home casts the spotlight on a harmonious assemblage of raw materials in soft, buttery hues –creamy limestone, quartz and travertine – and presents as warm, serene and “from the earth”.

“I try to use natural fibres and materials wherever I can for the furnishings – lots of woven rugs, linens and leathers. And wherever I can use Australian, I do.”

Perhaps most enticingly, there is no feeling of preciousness or off-limit spaces.

On this mild, cloudless Byron day, it becomes apparent this is a relaxed resortstyle house – complete with wellness hub, media room, and surfboard and electric bike sheds – to be enjoyed by all.

This includes the family’s beloved Rhodesian ridgebacks Rocco and Rip,

who look to be in their element as they pad from room to room and across the grassy terrain outside.

“I call this a ‘slow home’,” Craft says.

“There’s not a lot of technology and there are no bells and whistles. You have to open your own cupboards, switch on your own lights, and nothing talks back to you. And that’s how I like it.”

She says she “collects memories, not stuff” so she doesn’t tend to have many trinkets or personal items.

“I’m absolutely not a hoarder, which is lucky considering we’ve moved so many times in the past 15 years,” Craft adds. Indeed, for Craft and her family, there will always be – there simply has to be –a forever home for now.

“I feel we’re just custodians of any home we live in,” she says.”

Invest or occupy – why not both?

Commercial options are often pitched as distinct opportunities for either investors or owneroccupiers. Here’s one that offers both.

This 306-square-metre ground-floor space in a nine-storey commercial office building is on a prominent city-west corner, close to the Australian National University and New Acton.

The space is divided into two units: one is freshly leased for five years to a casual dining venue, while the other is vacant. That unit delivers the owner-occupier option, or it could be leased too, for a second investment income stream.

The vacant unit 1a offers a 194-squaremetre cold shell. Features include full glass windows, ceiling grid, lighting and air-conditioning.

The purpose clause permits use as an office or for retail.

The leased unit 1b is 112 square metres and features dine-in seating, a service

area, a full kitchen fitout, an exhaust hood and a grease trap.

Steve Burke of Burgess Rawson says it’s a “fantastic” opportunity for an owneroccupier, an investor or someone who’s both. “Many of the enquiries we’ve had are from people attracted to the option

to be able to lease one unit and occupy the other,” he says.

“And they’re also drawn to the location close to the ANU and within easy walking distance of the Canberra CBD.”

Building tenants include professional service firms, lawyers and a GP. Canberra City 1/28 University Avenue
