Plotting the success of Weston Creek
Nearly 90 per cent of this ACT region’s auction properties were sold in August, making it the nation’s strongest performer.
The ACT is known for many things, but being home to one of the strongest-performing auction markets is not one of them.
However, the Canberra district of Weston Creek has taken the crown as the strongest auction region in the country, recording a clearance rate of close to 90 per cent in August.
According to Domain data, Weston Creek’s auction clearance rate was 88.5 per cent, up 15.7 percentage points year-on-year.
By comparison, the next-highest clearance rate was in Warrnambool and South West in Victoria, where clearance rates were 72.7 per cent, followed by “Adelaide – West” at 71.5 per cent.
The closest region in NSW was “Sydney – Eastern Suburbs”, with a clearance rate of 69.4 per cent.
Buying opportunities

Dr Nicola Powell says Weston Creek’s auction results testify to the type of stock going under the hammer.
“The right homes are going to auction and they’re going to auction with the right reserve price,” she says.
“Another thing driving strong clearance rates is that the number of auctions happening in Weston Creek is very small,” Powell adds, “so what that’s highlighting is that buyers are utilising this opportunity to buy.”
Tim Burke of Luton Weston Creek, Woden & Molonglo Valley says sellers are meeting the market, with more hammers falling than not.
“Value is something that becomes important in tougher markets, and if sellers have high price expectations, they can’t align those expectations with buyers – and I think that’s where buyers are at the moment in Weston Creek,” Burke says.
Bang for your buck
From a purchaser’s point of view, buyer’s agent Claire Corby of Capital Buyers Agency says buyers have been looking towards Weston Creek because of the value for money.

“There are good family homes on a decent block of land and around the median price range so buyers are seeing more value in property there,” she says.
According to the latest Domain House Price Report, Weston Creek boasts a $975,000 median.
Brett Hayman of Hayman Partners says many buyers priced out of Woden Valley are going to Weston Creek.
“By many accounts, this area is still very affordable because if you look at the suburbs even next to it that fall in the Woden Valley region, you’re looking to spend upwards of $1 million,” he says.
“Weston Creek is the region that brings in buyers with a budget of $600,000 to $1 million … of course, there are homes on the market and homes that have sold in that $2 million bracket there, but, for the most part, buyers can buy a decent home for less than that.”
Prices in Weston Creek are below their peak, Powell adds, which has given buyers more reason to buy now.
Value: There are good family homes on decent blocks of land in Weston Creek.
“Overall volumes are low but it is still much higher than this time last year, so buyers are leveraging the fact that choice is still good, supply is better and prices are below their peak,” she says. “Now is the time that they’re making that move, and that’s creating this extraordinary clearance rate.”
Burke says the properties being sold at auction are mostly three-bedroom and four-bedroom houses.
“It’s families who are moving to the area and families who are upsizing within the area,” he says. “There isn’t a massive amount of stock available, which has helped contain and tighten those clearance rates.”
Weston Creek is a shining star compared to the rest of the capital.
According to Domain data, Canberra’s overall auction clearance rate for August was 59.1 per cent, up by 4 percentage points over the month. This is a positive indication that the capital is on a slow recovery, Powell says.
“Canberra’s housing market is improving,” she says.
“The improvement is a slow burn but all these metrics are pointing to an overall improvement in the dynamics of Canberra’s housing market.”

‘Childhood playground’ became a masterpiece
For almost 60 years, 51 Cobby Street in Campbell has been at the heart of one Canberra family’s story. For the current owner, it has been the backdrop for most of her life.
It was the home her parents built back in 1965, engaging renowned Canberrabased German builder Heinz Wese. Growing up there, the nearby Mount Ainslie quarry was basically the childhood playground for her and her three siblings, and they could watch horses graze in the paddock across the road.
It later became the home where she raised her own children, and following that, it also become a place where her grandchildren could make memories. The house has witnessed the ebb and flow of four generations, and now this cherished property is on the market for the first time.

Possibly one of the more successful advertising campaigns in recent years has been branding our near, cross-border neighbours as “Googonians”. This label almost immediately became common usage and offered a sense of identity to those who chose and have continued to live the Googong lifestyle.
Can you believe it’s already been going 10 years, with another decade of growth to look forward to?
There’s a lot to like about this thriving township situated just 28 minutes south-east of the Canberra CBD –about the same distance as it is from Greenway.

Ben Lee & Ione Skye
The ARIA-award winning musician and the actor crave creativity at home.
It’s really just as well singer-songwriter Ben Lee loves spending time in his Sydney home. When the fourtime ARIA award-winning artist is chatting to Domain, he makes a rather astounding revelation − he and his wife Ione Skye have been imprisoned in their Woollahra rental for four hours.
“The door handle came off on the inside, so we’ve been locked in,” Lee calmly explains. “We’ve called the property manager and they’re sending a locksmith over.
“It reminds me of being in hotel quarantine,” he adds, laughing.
Before long, Lee provides an update. Help has arrived, with the locksmith quickly securing the couple’s release. Not that Lee ever appeared fazed.
The amiable Sydney-born performer, who hit the music scene in 1992 at age 14 with the band Noise Addict before launching a solo career two years later, views every home – and life chapter –as an adventure.
“In show business, you never know what’s around the corner, so you try not to think in terms of permanence,” he says. “And there’s something really nice about that.
“It’s the true blue-collar nature of being an entertainer, and a song-anddance family. You go where the work is, you stay and then you move on.
“You also realise that the real vibe – the real homeliness and what your values are – is what travels with you. You can make anywhere fun, because it’s the people who make it fun.”
Married since 2008 to London-born actor and artist Skye, Lee has a 23-yearold stepdaughter Kate, and his and Skye’s 14-year-old daughter, Goldie.
Based in Los Angeles for many years, the family moved to Sydney during the pandemic, then returned to the US.
“We came out here in 2021 and Kate stayed – she really fell in love with it here,” Lee says.
In March this year, the collaborating couple – who together host their Weirder Together podcast – headed back to our shores with Goldie. Once again, it was a case of going with the flow. “The older one’s at uni and the younger one’s at school, and they’re enjoying it, so we’re like, ‘OK, I guess we’ll stay,’ ” Lee says.

They have quickly made the house their own, transforming the ground level into what Lee describes as a “hip hotel lobby”.
“There are five or six little seating areas, and it’s so cosy,” he says. “Ione paints, and she’s hung many of her paintings on the wall, which make it feel really homey.”
Intriguingly, Lee and Skye have handed over the main bedroom suite to Goldie.
“We made a strategic choice,” Lee says. “For teenage girls, it seems so important that they can have their own sanctuary.
“We figured, ‘Let’s give her the main bedroom and en suite and she can have her own little private universe up there.’
And it’s all worked out.”
Setting a warm and welcoming scene was a priority for Lee and Say Anything star Skye, who have always loved to entertain. “At our place in LA, our parties were a bit legendary,” Lee says. “We always found a bridge between Australians and Americans.
“If a band like Cub Sport were in town, we’d throw a barbecue for them and introduce them to lots of people.
“When you first show up in LA, it can be really isolating – especially as an Australian. So, we’d be like, ‘Come, we’ll
throw a little party and you’ll leave with three or four people’s phone numbers, and then you’ve got some friends.’
“It’s been interesting because we’re now doing the same thing here, but in the other direction. We’ll throw a little dinner party and just bridge worlds.”
Fittingly, creativity is alive within the walls. The couple’s eclectic collectibles
are peppered throughout, adding colour and movement, as well as a delightfully whimsical ambience, to the house.
For now, this is their happy place.
“Ione is much more of a nester than me, and Goldie too,” Lee says.
“But I think we all value having a space that’s cosy, fun and playful – a space you want to be creative in.”
Making music
Ben Lee is busy touring Australia, and released his latest album, This One’s for the Old Headz, on September 20.
“It’s an album about reckoning with the past, and about the spirit that initially got you excited about rock ’n’ roll and about punk and what it’s like to hold onto that feeling as you get older,” he says.
“It’s really cool, because there’s the audience that grew up with me, and then there’s the younger audience who have discovered me through TikTok, and younger artists who are into what I’ve done. The record really is for both audiences.”
