Relaxed and comfortable, naturally

Straw-bale homes are still a relative rarity in Australia, but considering their numerous benefits, it’s a wonder there aren’t more of them.

Perhaps their biggest claim to fame is their outstanding performance as an insulating material.

Teresa and Henry Nugent thoroughly researched straw-bale construction before building their Bywong home, Terrenlea, this week’s feature property. Teresa says the attraction of straw-bale construction was that the homes are sustainable, solid and long-lasting.

“Plus, we love the look that has been achieved at Terrenlea,” she says. “Who can resist its lovely, gently curving walls and large windowsills to sit on and take in the views?

“The home has a warm, relaxed and inviting feel; visitors say how peaceful and welcoming it is.”

Teresa says the house’s excellent insulation properties have been well tested and provide very stable internal temperatures throughout the year.

“Double-glazing and thick walls also ensure it is very quiet,” she says.

Environmental sensitivity was equally considered in the home’s interior fittings and finishes.

“Recycled timber from Thor’s Hammer has been used for beautiful cabinetry in the kitchen, laundry and bathrooms, and above the fireplace,” Teresa says.

“We also incorporated natural cork tiling and deliberately steered away from using MDF [engineered wood] or rainforest origin timbers.”

Straw bale homes are also highly fire resistant. The tightly packed straw is covered with thick clay and render.

Straw bales provide high levels of insulation efficiency for year-round comfort, reducing heating and cooling costs. Straw is a cost-effective building material, but can require more labour in construction.

Fire resistant

It seems counter-intuitive, but using tightly packed straw bales in properly constructed walls can restrict the flow of oxygen, starving a potential fire of its fuel.

Healthy alternative

Straw is a natural material without the potentially toxic outgassing of many manufactured materials. Check the source of the straw for use of fertilisers and pesticides.

It would take some powerful huffing and puffing to disturb the composure of this remarkable straw-bale house in the Canberra neighbour of Bywong, NSW.

Typically, the tightly packed bales used in Australian residential building can each weigh up to 16 kilograms and provide significant strength, fire resistance and insulation.

The upside of maximum insulation is, of course, optimum comfort and reduced running costs.

Straw-bale construction ensures this home is cool and comfortable in summer, and warm and cosy in winter.

Home of the year built for the future

The passive design of the 2024 HIA Australian GreenSmart home of the year has resulted in an impressive 8.1-star energy rating.

Aserenely poised home in Watson was not designed to stand out but instead blend in with the streetscape of its leafy setting in Canberra’s Inner North.

But, stand out it does. The property has garnered national recognition for its local design and building team.

Affectionately named Oska’s House after the family cat, it now has the worthy distinction of being the 2024 HIA Australian GreenSmart home of the year – an award that recognises the

country’s top performers in sustainable design and building practices.

Light House ArchiScience director Jenny Edwards says the project –which was completed by 360 Building Solutions in 2022 – is a unique adaptation of the Canberra red-brick exgovernment typology.

“It takes its inspiration from the home that was originally on the block and from the surrounding neighbourhood, which is going through a generational evolution,” says Edwards, who is a

scientist and licensed ACT building energy efficiency assessor.

“It sits gently on the street. That’s something our business has always been conscious of – being a good neighbour. As a result, so many people have asked, ‘Is it a renovation or is it new?’”

Light House is known for its approach to smaller, smarter, low-carbon housing in the Canberra region that is energy efficient, comfortable, “light-filled and light-footed”. The firm now has more than 200 projects under its belt, many of which are retrofits.

So, when a north-residing retired couple decided to downsize (or “rightsize”) to their fixer-upper, the plan was to lean on the sustainable design expertise of Light House and renovate.

However, the 1960s ex-govie was poorly oriented on an awkward, diamondshaped 697-square-metre block.

A knockdown-rebuild incorporating as much salvaged brick, timber and other materials as possible proved to be a more cost-effective and practical approach.

Designer Christine Palmer had the challenge of achieving a northerly aspect for the three-bedroom, two-bathroom home – an orientation that ensures ample sunlight throughout the day.

But Edwards says the firm is experienced in optimising solar-passive design, window sizes, eave projections and offsets, as well as running science modelling for operational efficiency.

The innovative method ensured an impressive 8.1-star energy rating.

“The house requires little additional heating and cooling, despite our harsh climate,” she explains. “In winter, the sun provides an injection of free heat, which is retained in the home for a long time due to the insulated concrete floors in the living areas combined with thorough wall and ceiling insulation and building envelope airtightness.

“In summer, lack of sun strike to the windows means the house is protected from overheating and ceiling fans are enough to keep the home comfortable most of the time.”

Solar passive: The top rating is aided by double-glazed tilt-and-turn windows and thorough wall and ceiling insulation.

Combined with a small 4.5-kilowatt solar system, which was taken from the old home and placed back on the new light-coloured metal roof, energy is actually given back to the grid.

Step inside the charming 139-squaremetre home with its raked ceilings, and Edwards says it feels much more spacious than it is.

The double-glazed white-framed uPVC tilt-and-turn windows are a “lovely airtight mechanism” that not only give you “bang for your buck” but provide a wonderful connection to the thriving pockets of water-efficient, droughttolerant, native gardens outside. At the centre, the open-plan (allelectric) kitchen is warm and inviting. The white stone benchtops are balanced by plywood features, including a custom pendant light made by the joiner.

Edwards says they maintained the insulation integrity by minimising the number of holes punched into the ceiling and walls. The main living area, for example, includes only a split system,

a ceiling fan with an integrated light, and wall-mounted lights. There are no downlights or ducts, so there are fewer opportunities for air leakage.

“It’s basic principles,” she says.

No stranger to awards, Edwards says the team, along with their collaborative partners at 360 Building Solutions, were thrilled to receive a national accolade for their commitment to environmentally responsible design and construction.

But the best reward is a satisfied client.

“The owners just love their new house,” Edwards says. “To them it is beautiful, comfortable and easy to live in. What more can you ask for?”

Tired of shivering and sweating, and feeling guilty and poor? Schedule an energy audit, then follow these top tips for a more energy-efficient lifestyle.

Some mornings in winter my office is so cold the only way I can get any work done is by donning fingerless possum gloves, wrapping a scarf around my neck and tucking a blanket over my knees.

My husband and I talked about what we should do: follow the crowds flocking to the Sunshine Coast, work at the library or install heating and cooling?

Frustrated with a house that was consistently too cold in winter and too hot in summer and keen to reduce my energy bills, I booked Adam Corrigan, director of Your Energy Friend, to do a home energy audit.

I wanted to know how to make our house more comfortable and if there was any way to save money on our crazily high energy bills.

The audit involved a two-hour home visit, plenty of on-the-spot advice and a written report that detailed what we could do to improve our home’s thermal comfort and save money.

Below are some top tips you can use to do the same.

Save on electricity and gas

At our house, winter equals a huge hike in energy bills.

With no air-conditioning, we have gas heaters in the living rooms and small electric heaters in the bedrooms. Our heated towel racks in the bathrooms also get a good workout.

Corrigan introduced us to Energy Made Easy, a free and independent price comparison website run by the Australian Energy Regulator. Each offer is displayed in the same format, making it easy to compare them.

Have a couple of recent electricity and gas bills handy, then follow the prompts on the website to find plans available in your area.

gas) and the daily connection fee. Also check how long you have to sign up for to get any special discounts or fees, and whether or not you need a smart meter.

There’s a good chance you’ll find a plan that saves you hundreds of dollars a year, but before you make a switch, check if there’s an exit fee from your current plan and make sure you’ve read the small print on the new plan.

Upgrade your hot water

Corrigan says the hot water systems are the largest energy drains in our homes, usually accounting for at least 23 per cent of our energy use.

And if you’re running a gas system like we are, the costs are increasing.

“There is no such thing as renewable gas,” Corrigan says.

“It’s a finite resource and the price is only going to go one way – up!”

Heat pump systems are the most efficient hot water system, especially if you’ve got solar panels installed. Plus, they are cheaper to run and have lower greenhouse gas emissions.

The good news is that you may be eligible for a government rebate if you install a small-scale renewable energy system. Visit energy.gov.au/rebates to find out more.

Improve your insulation

If you have any doubts about how well your home has been insulated and there’s easy access to your roof or sub-floor spaces, do an inspection. You’ll want to figure out two things: Is there insulation, and, if yes, are there gaps?

Corrigan says it only takes a 5 per cent gap in your insulation coverage to halve its effectiveness.

“It’s like putting a blanket over yourself in bed and then cutting holes in it,” he says. “It just doesn’t work!”

When choosing insulation, the most important factor is the R-value, which measures a material’s capacity to resist heat flow. The typical minimum R-value for ceiling insulation according to Australian building codes is R4.1, but requirements vary according to the climate zone you live in.

It suffices to say that the greater the value, the better the insulation and the lower your power bill.

You can DIY or engage a professional to supply and install insulation. Just make sure to follow the safety instructions provided by suppliers.

Better draught-proofing

Draughts are a major culprit when it comes to heat loss in winter and hot air making its way inside in summer.

Beyond the obvious gaps you might find under doors, in chimneys and vents for bathrooms and laundries, you can also check around windows, skirting boards, skylights and anywhere else with joins. You’re looking for visible light or the feel of air on your fingertips. A whistling wind sound is also a clue.

Corrigan says that when gaps are added together, the average Australian home has a one-square-metre hole in it.

Once you’ve identified draughts, you’ll want to find suitable gap fillers.

Corrigan says there are some easy wins for reducing energy usage without spending money, including:

• Turn off lights on leaving a room.

• Switch off your appliances at the power point to avoid using standby power.

• If your electricity plan uses a “time of use” tariff, run your appliances at off-peak times.

• Wash your clothes in cold water and hang outside to dry rather than using a dryer.

• Only run your washing machine and dishwasher when full.

• Take advantage of government schemes to replace old light bulbs with LEDs.

• Clean your fridge and freezer seals and make sure they’re working properly. If all is well, a piece of paper will hold firmly when the door is closed on it.

doorways and windows. Self-adhesive strips, brush strips, foam and rubber seals are available from hardware and specialty stores, and are typically cheap and easy to install.

Investigate a self-seal casing for ceiling exhaust fans, which will only open when the fan is turned on, and use a caulking gun to apply transparent sealant to gaps in the skirting boards.

And those heavy curtains with pelmets that your granny had? They’re the best window coverings for thermal comfort.

“The reason you want pelmets is because you’re stopping that heat exchange through the glass,” Corrigan says. If the look of a traditional box pelmet leaves you in a cold sweat, there is a thing called an invisible pelmet – an affordable DIY solution you won’t notice with a casual glance.

A masterpiece of sustainable living

Iwas rather intrigued by the construction of the home at 24 Robson Street as I regularly passed it on my daily route.

For some time, it was difficult to see what was happening, with the front taken up by trades vehicles and an abundance of scaffolding.

But when the scaffolding finally came down, the image was refreshing. It had a modern front facade with an interplay of shapes and textures, clean lines and modular forms that didn’t look like any

other newly built house I’ve ever seen (which, let’s be honest, is becoming a rarity these days).

Little did I know, there was so much more to be unpacked about this incredible brand-new home.

Described as a masterpiece of sustainable living, the tri-level dwelling was designed to meet international “Passivhaus” standards. While it’s yet to be submitted for formal accreditation, rest assured the environmental benefits of living here will blow you away.

“The home has been meticulously built,” says agent Brett Hayman of Hayman Partners. “The owner is an architect, who built the same house next door. They’re separately titled and he’s keeping one for himself to retire in.”

Crafted with a focus on energy efficiency and comfort, this home features Polish-made triple-glazed aluminium-clad windows and doors that ensure superior thermal performance. It embraces cross-ventilation, featuring tilt-and-turn window sashes, voids and

north-facing living areas to capture natural light and warmth.

On the rooftop, there are 14 solar panels and an air-source heat pump for hot water, ensuring a reduced environmental footprint.

The home has achieved an impressive 7.7-star energy rating, reducing the need for excessive heating and cooling.

This is thanks in large part to high levels of insulation and internal airbarrier membranes. Air leakage tests (with little to no leakage) have verified its energy efficiency.

The internal design is also ecoconscious, balancing sustainability, accessibility and style. Constructed with cross-laminated spruce timber for floor slabs, walls, roof and stairs, it feels warm and inviting inside, with a connection to nature that represents the home’s environmentally friendly side.

“A lot of thought has been put into the home’s lifestyle, and the floor plan is suitable for all ages, especially thanks to the internal lift,” Hayman says.

That European-engineered internal lift carries you across all three levels, while carefully planned wide doorways and level thresholds offer accessibility for all.

The ground floor boasts an open-plan kitchen, living and dining area with direct access to a north-facing al fresco area, ideal for modern family living and entertaining.

wardrobe, a delightful Juliet balcony –ideally enjoyed with a morning coffee –and an adjacent bathroom.

Upstairs, there are three additional bedrooms – each with a built-in robe – serviced by a large family bathroom. Downstairs, in addition to the basement car park, there is also a multipurpose area.

In Garran, the home is just a stroll from the local shops, which include a relation of the iconic Canberra Vietnamese restaurant MY’s, and local favourite Ortopizza.

“The home’s design is unique, especially in that location. Even though it’s a three-story home, the lift ensures accessibility for the owners, now or in the future, which is pretty cool.”

Dean Ipaviz

Co-founder and director of B-Corp-certified construction company Verdecon.

Dean Ipaviz is passionate about responsible building practices, so when it came time to renovate his family home in the Byron hinterland, he seized the opportunity to put his ethos into practice and test some of his ideas.

The qualified builder and carpenter moved to the small northern rivers town of Federal from Byron Bay with his partner Lucy Bode and their dog Fred at the end of 2020, buying a two-storey house with views of the Coorabell valley. Set on a 1055-square-metre property, the house “had a lot of weird, poky spaces”, he says, with bedrooms on the top storey and the kitchen and main living spaces down the bottom.

“It was a bit of a rabbit warren when we bought it, so we knew we wanted to simplify the floor plan and make the living spaces more accessible,” says Ipaviz, who has hosted TV shows such as the ABC’s Escape from the City.

“The idea was always to bring the living spaces upstairs and then bring the bedrooms downstairs so that we’ve got the views where we spend the majority of our time.”

It wasn’t until he started working on the home two years later – after a period of heavy rainfall that caused major flooding in the region – that the extent of the project became clear.

“Once we started opening up the walls to start the renovations, we uncovered an absolute hornets’ nest of problems,” says Ipaviz, who project-managed the build with his team at Verdecon.

The extensive water damage and mould the team uncovered meant they needed to replace all of the framing and walls and essentially build a brand-new house on the same footprint.

With guidance from interior design firm Handelsmann + Khaw, the floor plan was reconfigured to include an openplan living, dining and kitchen space on the second level, with an entry bridge built from the top of the sloped block.

A commitment to sustainability underpinned all of the choices Ipaviz made throughout the process.

“Everything we did was based around what I viewed to be the most responsible method of building possible,” he says.

The house was wrapped in a vapourpermeable sarking (“which essentially means the house is able to breathe”), with a cavity batten on the outside to prevent water from reaching the frame. Pulped timber cladding from Weathertex, described as “better than zero carbon”, was used on the exterior.

To improve the home’s energy efficiency, he opted for wood-fibre insulation, a carbon-negative product that helps the building maintain a comfortable temperature with minimal intervention.

“That was one of the biggest costs, but the cost for me is justified now that I’m living in the house and experiencing it,” Ipaviz says. “The performance that we get from it is just chalk and cheese in relation to how the house feels pre- and post-renovation.”

Inside, the walls are lined with cedar boards salvaged from the original house. This complements the ’70s-inspired kitchen, which features timber cabinetry, earthy tiles and a pantry with cork walls. Ipaviz’s top priorities were electrifying the home – which previously relied on bottled gas to power the hot water

system and kitchen appliances – and adding a six-kilowatt solar system.

“It was something that I wanted to use as a bit of a test case for clients,” he says.

He and Bode welcomed their daughter Scout just before completion last year.

While most of the original house was damaged beyond repair, a few elements were retained, including the internal staircase and a day bed built into a bay window in the living room.

“That’s one of our favourite little corners – we love sitting there and reading a book with Scout … and looking out over the valley.”

They’ve used corrugated iron planter boxes to grow herbs and vegetables. As well as tending to these, the family loves to spend time at home cooking, watching movies and swimming in the pool.

“It’s unbelievably quiet; there’s so much beautiful wildlife and nature that lives around our house,” Ipaviz says.

They frequent local cafes Moonshine Coffee and Doma, and are on first-name terms with the people who run Federal’s general store and post office.

“Everyone knows everyone,” Ipaviz says. “We love being part of the Federal community – it’s such an amazing little part of the world.”
