The two-level homes differ only slightly in size between 234 and 244 square metres of interior space. This includes four bedrooms, three bathrooms (plus a ground-floor powder room), two living spaces, and a two-car garage with internal access.

TWhen less … is more

here’s a lot to like about downsizing, especially for those empty-nesters in homes that demand plenty of upkeep.

Part of the downsizing appeal is increased freedom – and the freeing up of cash to support retirement.

Alexander Smout of Belle Property Canberra, who lists this week’s Narrabundah feature property, says the two-storey home has attracted attention from the downsizer cohort. “They like that it’s on a manageable, very-low-maintenance block with a

main-bedroom retreat on the living level,” he says.

“It also ticks boxes with plenty of entertaining options – inside and out – and stacks of storage through a four-car garage.”

Smout says another lever for downsizers is location.

“There’s little doubt that a dress-circle address usually comes with convenient access to schools, shops, public transport and more,” he says.

These home, says while there are many reasons for downsizing, a relatively new one has come onto the radar.

“I’m now seeing people downsizing to free up equity to help get their adult children onto the property ladder,” she says. “There’s … a real sense homes are being pushed out of the reach of younger buyers.”

Cavic says if all the reasons for downsizing were rolled in together, they could be summed up in one word.

“Lifestyle. It’s a kind of less is more approach,” she says.

“Seaspray is super relaxed and chilled – a great family place where the kids can run wild,” says Johanna Foster, who has been holidaying in the town since she was a child and now visits each summer with her own young family.

“The Seaspray Surf Life Saving Club has been done up and is a great place to get a drink and a parma, but otherwise, it’s all about being outside.”

There isn’t too much in the way of shopping – just a general store selling fishing gear, groceries and fish and chips – but that’s the way people here like it.

On the NSW South Coast, Tuross Head ticks all of the sea-change boxes and adds a few in the process (it’s a whale-

watching hotspot, for one). Nestled on the headland between Coila Lake and Tuross River, it’s a place where its 2353 residents realise a recreational lifestyle filled with surfing at neighbouring Bingie Beach, reeling in bream in the river, playing nine holes at Club Tuross’s golf course, and hiking through the public parklands up the headland itself.

However, the bijou town is now a location to watch with the launch of Driftwood Shores, which hits the market this November. The beaches are beautiful, but there’s more to Tumby Bay than an endless sparkling ocean backed by a pine treeshaded grassy foreshore.

The laid-back coastal town on the Eyre Peninsula also has the South Australian

hallmarks of historic stone buildings and low-rise beauty.

The town of 1600 permanent residents is a great headquarters for adventures and has a long wooden jetty that acts as a habitat for the leafy sea dragon (take your snorkel). The fishing from various rocky outcrops is also considered some of the region’s best.

Landlubbers have plenty to appreciate, too, thanks to Tumby being a streetart hotspot. A wander around town will reveal the walls of public buildings daubed in bright aerosol tributes to creatures of the land and sea.

Forget perfect lawns and straight-edged beds – go wild, fill your garden with flowers and experience the happiness they bring.

Flowers are the ultimate harbingers of joy, their vibrant, floriferous faces lighting up your garden in a kaleidoscope of colours. These cheerful blooms not only beautify your space, they also roll out the welcome mat for a host of beneficial pollinators and wildlife. But why stop at just a few? Go all out and plant a romantic wildflower meadow. You don’t need rolling hills to do this either. Even a small garden bed can reap the rewards.

Do the groundwork

For blooms to thrive, you will need an area with at least six hours of full sun – most flowers won’t flourish in shady conditions, though there are exceptions. Begin by clearing the area of weeds. Hand-pull small patches or use an organic weed killer for larger areas.

If using a weed killer, wait for the weeds to die down – this may take up to 24 hours or longer, depending on weather conditions and spray coverage – before removing them. Once clear, enrich the soil by applying compost, well-aged animal manures or pelletised organic fertilisers to the area and fork it in well.

Blossom buddies

Whether you dream of native flowers, a meadow filled with exotics or a beautiful blend of both, there’s an incredible variety of flowering plants to cultivate in your garden. Mix annuals, which provide a short-lived burst of colour each season, with perennials that return year after year, creating an ever-evolving garden that combines the best of both worlds. For year-round interest, consider adding ornamental shrubs or grasses and

mix in foliage plants for visual contrast and texture.

Direct seeding into garden beds is ideal, as it eliminates transplant shock (the stress plants experience when uprooted and relocated).

If you’re not confident about direct sowing, you can start seeds in trays or punnets and transplant the seedlings when they’re ready. For instant impact, consider purchasing mature seedlings or established pot plants from the nursery. To keep things simple, massplanting one or two varieties can create a stunning effect. For native options, try everlasting daisies (Xerochrysum bracteatum), yellow buttons (Chrysocephalum apiculatum), strawflowers (Rhodanthe chlorocephala), kangaroo paw, emu bush (Eremophila), or fan flower (Scaevola). If you prefer exotics, excellent choices include cosmos (cupcake cosmos being my favourite), zinnias, cornflowers, calendulas, poppies, salvias, echinacea, agastache and borage. To create a dynamic scene, mix up plantings so you have varying heights, textures, colours and shapes, making for a visually interesting garden.

For a convenient option, consider purchasing packets of premixed seeds, such as a “cottage garden mix” or “wildflower mix”, which contain a selection of complementary flowers designed to bloom together.

This way, you get a diverse array of blooms without the hassle of selecting individual varieties.
