elbourne, get ready. The top end of the property market is about to explode and it’s all thanks to developers like Tim Gurner. Gurner’s glamorous projects, where penthouses sell for circa $30 million, are specifically aimed at the uber-wealthy or that modern-day acronym HNWI (high-net-worth individuals).
But don’t assume they are all international high rollers from Casino Royale. Since October last year, Gurner has sold 500 apartments worth $700 million and all have sold to local buyers. “We’re fully local and when I say local, I’m talking within a kilometre of the location of the site,” he says. “At Saint Moritz [in St Kilda] there’s not a single foreign purchaser in there. They’re all from Port Melbourne, Toorak, Brighton and East Melbourne, and in Collingwood [Victoria & Vine] all our high-end buyers there are moving from South Yarra through to the northern suburbs. We made a decision in the business five years ago that we wanted to create products that were very accepted in the local market.” Sales to international buyers with
have met me, met our team, know the location and understand our product well.” Another misconception, Gurner says, is that cashed-up downsizers make up a large portion of his customers. The real demand is from soon-to-be empty-nesters. “The biggest buyer isn’t the downsizer who is 60 to 70 years old, it’s the buyer in their early 50s who might have three kids,” he explains. “One’s 21 and left home, another’s 18 and about to leave home and the other’s 16 and two years off leaving. “They’re looking two to three years ahead saying, ‘We don’t want the big backyard any more, we want the three-bed, three-bath, guest room’ because it’s the perfect transition.” Apartment living, once a rarity, is now commonplace with one in 10
for $46 million and another at the Muse on St Kilda Road for $45 million – threaten to set new price thresholds for Melbourne. Gurner, 37, has made a name for himself through his glitzy apartments where money is no object. That and avocados. In a much-publicised interview with 60 Minutes, the millionaire property mogul said people saving to enter the property market should stop buying “smashed avocado for $19 bucks and four coffees at $4 each”. It seemed half of Australia agreed and the other half vehemently did not, but the controversy is long in the past for Gurner, whose rise to real estate royalty has been meteoric. With an estimated wealth of $631 million, Gurner has come a long way from his days as a “go-fer boy” under his first boss, Tony Pride, at Wilson Pride in St Kilda. “I thought he was a nice kid from a nice family and an extremely hard worker,” Pride says. “You could tell early on that he was going to be a success in whatever he did.”
Since then he has amassed 27 projects in the company portfolio, equating to 5500 apartments across Melbourne, Sydney and Brisbane. There are less risky and competitive industries to operate in, but Gurner says he lives for it. “It is incredibly brutal and without the love of the design and creativity, I definitely wouldn’t do it,” he says. “I am absolutely obsessed with design and creation, so when I’m not at work I’m on Pinterest or websites looking at the best of what’s happening because I’m obsessed with trying to create amazing spaces.” Amazing may be an understatement when considering the mind-blowing features at his latest developments. At Saint Moritz on St Kilda’s famous Esplanade, Gurner’s most ambitious project yet, residents will have access to cryotherapy, a hyperbaric chamber and flotation tank, plus an on-call art curator, wine director, library curator, personal trainer, nurse, babysitters, a personal stylist and shopper, and a valet and private driver.

A peak for offshore Chinese buyers, in particular, was in 2014-15 when their investment doubled, driven by steep wealth growth and a weak yuan. Melbourne’s booming real estate market made it a prime spot to park wealth for capital gain. In that period, China leapt ahead of the US for the first time as Australia’s number one foreign investor, and the dominance continued. Offshore appetite – from all corners of the globe – was surging, but times have changed. “You can go and set up a seminar in Shanghai or Beijing and sell 50 apartments in a weekend, so it’s probably an easier process,” Gurner says. “But we didn’t want to rely on overseas sales. We like our buyers to have seen our display suite,

The upper echelons of Melbourne’s home buyers are shifting away from owning a detached house to owning an apartment and with developers offering apartments of more than 500 square metres and hotel-like extras such as concierges and rooftop pools, it’s often a no-brainer. The rapid emergence of Melbourne’s luxury apartment segment has pushed prices to new heights. A seven-bedroom penthouse with a $30 million price tag at Gurner’s Saint Moritz, which is now under construction, sold in February this year, breaking the previous $25 million price record set by a penthouse at Southbank’s Australia 108. However, two other penthouses currently on the market – one on Clarendon Street, East Melbourne
Gurner grew up in Kangaroo Ground, a bushy outer-suburb in Melbourne’s north-east. His first real taste for property design began while he watched his late father Colin Gurner, a structural and civil engineer, and mum Sandie de Wolf, the former chief executive of the child welfare charity Berry Street, renovate the family home and landscape the gardens. After graduating from Carey Grammar, he studied a Bachelor of Business at RMIT. After trying his hand at the fitness industry, Gurner approached prominent Melbourne property developer Morry Schwartz. Like Pride, Schwartz became an important mentor. Gurner set up his self-titled property development company in 2013 with the strict aim of creating a luxury brand.
“The brief to myself and my design team was how to live the most aspirational life, so we threw around crazy ideas,” he says. “People said, ‘That’s never been done before’ and I’m like, ‘Great, what else? Let’s come up with the ultimate dream. Let’s do it.’ ” While the sheer level of wealth may seem unfathomable, Gurner remains resolutely aware of his privilege. This month he quietly donated the furniture in the Novotel hotel, which Saint Moritz will replace, to St Kilda’s Sacred Heart Mission. Sales of the assets have so far amassed more than $50,000. Gurner says his work in the luxury property market has only just begun. “I don’t think we’ve even scratched the surface of luxury development,” he says. “Apartments are just in their infancy in Melbourne, we’re really just at the start of what is coming.”

ne of the spill-over suburbs at the far end of the City of Monash, Wheelers Hill has gone from an outer suburb to solidly middle-ring in a matter of decades. Named to commemorate early pastoralist James Wheeler when the Mulgrave post office was renamed Wheelers Hill in 1888, it was the last suburb in the Monash municipality to be hooked to the electricity grid. It also remained fundamentally rural until the 1950s thanks to post-war preference to build houses along the railway line to Glen Waverley.

Eventually suburbia came calling. Brandon Park Shopping Centre, which last year sold for $135 million to a capital investment fund, arrived in 1970 and heralded the march of the quarter-acre block to these lofty parts (quite literally – it’s one of the highest points in Melbourne and exceedingly hilly, with the cycling enthusiasts to prove it) 23 kilometres south-east of the CBD. accessing Glen Waverley station just across the border. In terms of schools, Caulfield Grammar opened its Wheelers Hill campus on Jells Road in 1981. There’s also a local secondary college and several primary schools. Students can easily commute to the Monash University campus in Clayton. Big blocks mean the potential for swimming pools and tennis courts. The grander homes tend to occupy the high ground and often boast million-dollar views of the Dandenong Ranges.

Serenely adrift in a sea of green Who: Louella Boitel-Gill, stylist and interior designer What: A unique family home perched in the treetops Where: Avalon Beach, NSW

nterior designer and stylist Louella Boitel-Gill lives in a reallife tree house. Perched high above street level, with breathtaking views of Pittwater on Sydney’s northern beaches, this is one truly unique family home. Boitel-Gill shares her much-loved and multi-layered home with daughters Chilli, 12, and Indi, 11, and their ragdoll cat. Boitel-Gill was searching for modernist, mid-century and architect-designed properties and came across this ultimate pad in Avalon Beach. The home was designed in the late ’60s by Robb Fotheringham, and bears some reference to Japanese architecture, with its rustic simplicity and extensive use of timber throughout. It requires a serious hike to get to the front door, but Boitel-Gill says, “You have the loveliest view of Pittwater, and you’re right up in the trees with all the birds.
“Despite the steep site, and the many stairs to climb to get to the front door, we love living here, and we love waking up in a house that’s up in the trees, surrounded by chatty bird life,” she enthuses. The original home was later extended by local architect Ray Gill, and needed no renovations or updates when Boitel-Gill moved in. Though she’s renting her home, the designer has added personality and colour through the thoughtful introduction of treasured artworks and textiles. As an interior designer and respected stylist, Boitel-Gill has a whole swag of knowledge about key pieces and design movements but she highlights her Spanish chairs by Borge Mogensen as favourite personal pieces. “Not only are they beautiful, they’re ridiculously comfortable too,” she says. Boitel-Gill describes her aesthetic as a “thoughtful mix of timber and neutrals, with splashes of colour in layers, so the background palette of the house makes for an easy canvas to work with”. thedesignfiles.net

Chelsea Hing’s vivid art collection adds pops of colour throughout the overall neutral interior.
A space to work, rest and play
I
t’s generally the case that an interior designer’s own residence yields unparalleled insights into their personal style – and the subject of this week’s column is no exception. The combined home and studio of Chelsea Hing in Albert Park, exemplifies key aspects of the designer’s aesthetic – most notably graphic artworks in bold colours set against a backdrop of whitepainted walls.
The vivid greens, reds and pinks of the designer’s art collection serve as a starting point for additional bursts of colour throughout the overall neutral interior. “One of the strongest elements is the drama of the artwork in the space, which really works in a classic Victorian terraced interior,” says Hing. “They provide the starting point to really play off the colour.”
One of the key pieces of art in the house is a large canvas by Melbourne-based artist Paris Tremayne, featuring a multicoloured starburst pattern intersected by a yellow cross. This motif is repeated in the weavings of the Moroccan rugs used throughout the interior, while the bright vermillion shade in the painting is picked up in the Tom Dixon coat stand. Hing describes the Victorian terrace as a place to live and a workspace for clients to visit.
“Clients really love to come into my own personal space, and see how the designer lives,” she says. “Part of it is a bit of a representation of my work.” The studio is dominated by a large steel and cable chandelier – a 20th century design classic created by Gino Sarfatti for Italian lighting company Flos in 1958 – a much-loved piece that Hing has taken with her from house to house over the years. In the living room, a classic white sofa and ottoman, paired with whiteshuttered windows and pendant lighting, lend a timeless feel. The gilt Louis XV-style chairs, a second-hand find on eBay that Hing upholstered in neon-green velvet, lend an unexpected pop of colour, as does the gold lamp (another classic, designed by Vico Magistretti in 1977 for the Italian lighting company Oluce) and the artwork by Minna Gilligan. “[The interior] really is an eclectic assembly of pieces sourced from various different places. I really like the idea of mixing styles and periods, contemporary and vintage, with strong bold artwork. It works so well in a traditional home,” she says. chelseahing.com.au

s creators working across film, television and theatre, sisters Hannah and Eliza Reilly mitigate the uncertainty of the industry by having multiple projects on the go. The current highlights reel includes funding to develop an eight-part drama television series, Hannah announced as a Rebel Wilson Comedy Commission winner, and their comedy series Growing Up Gracefully streaming on Stan. While they have a large workload, they also recognise the importance of spending time with friends and family. “As storytellers, if you don’t have experiences, you don’t have stories to tell, and you burn out pretty quickly,”

Eliza: We were recently inspired when we were in the US hearing about the routines of producers who would write interrupted from 6am till 10am. We both try to replicate that, even if it means we’re both staring at that blank screen, it’s about having that discipline.
