lenty of rules have been rewritten in Melbourne’s intriguing, ever-changing real estate market in the past couple of years. The clearance rate on grand final Saturday was a healthy 77 per cent (up on 39 per cent in 2018), proving the city’s biggest sporting day of the year was actually a smart time to sell. T
he street trees in Canterbury love the spring. Prolific with foliage and rudely healthy, the canopies tower across the avenues below like the beautiful framing device they are. There are precious few Melbourne suburbs that do trees like Canterbury does. As one of Melbourne’s blue-ribbon postcodes you would expect the boulevards here to look a verdant picture. You will not be disappointed. Anything goes in the street upon street of very fine homes, from sublime period manors to contemporary gloss; Canterbury does big-ticket particularly well. This home at 47 Faversham Road is as magnetic in personality as it is smoothly contemporary. There is something about the classically boxy,

How to sell your home by Christmas

FOR SALE In Melbourne’s eastern suburbs, vendors are becoming more optimistic, according to Fletchers director and auctioneer Tim Heavyside. “Any vendor that attends an auction in the eastern suburbs of Melbourne at the moment will see multiple bidders,” he says. “That essentially provides them with a lot of confidence to go ahead.” Are buyers still picky? Stock-starved buyers are becoming desperate for fresh listings, according to Melbourne buyer’s agent Cate Bakos.
“They need to have an auction date no later than November 9, but preferably November 2.” - SIMON PILCHER Simon Pilcher of Pilcher Residential in Sydney’s inner west. “It was a slow start to spring volume-wise,” he says. “We’re definitely seeing there’s been a lot of appraisal activity in the last couple of weeks for people gearing up to be on the market this side of Christmas.”
“Vendors just need to take stock of the fact that demand exceeds the supply, so it’s probably not a bad time to list,” she says. “If there’s no fundamental flaw with the property, it should attract buyers and sell.” However, risk-averse banks may avoid lending for some properties, Bakos says, limiting buyer appeal and increasing days on the market.
“Anything under 50 square metres might raise some flags.” Buyers are also becoming more wary of apartment complexes with physical or financial problems. “A strata property with special levies being raised and expensive issues, that’s a problem and buyers will start to walk away,” Bakos says. While easing finance restrictions and improved borrowing capacities have increased interest in fixeruppers from small-scale developers and flippers, well-presented quality homes are still achieving the best prices, according to Pilcher. “If you’ve got a property that’s a little bit tired or not presented that well, you’re going to be pitting it against properties that are refreshed and nicely styled,” he says. What should sellers do? Sellers with a Christmas deadline need to move quickly to allow time for settlement. “They need to have an auction date no later than November 9, but preferably November 2,” Pilcher says. “If it’s just a matter of getting the property sold before Christmas rather than settled, they still want to have the property on the market by the middle of November.”

f you want to sell your home before Christmas, you need to start work right now. That’s the message from property experts expecting a wave of new listings in late spring, with increasing prices and rising clearance rates coinciding with rate cuts to improve market confidence. The low number of new properties on the market has put upward pressure on prices and with buyers confident the bottom of the market has passed, auction clearance rates are the highest in two years. “The market rebound has been a lot stronger than expected,” says Domain economist Trent Wiltshire. “You can see this in indicators like clearance rates in the low-seventies in both Sydney and Melbourne.” With prices recovering, auction volumes now look to be approaching more normal levels. “When vendors start to see prices rise – properties in their suburbs selling for 10 per cent more than a few months ago – people will be more likely to list,” Wiltshire says. The market recovery has been more pronounced in some areas, Wiltshire says. “The clearance rates have been strongest in the inner west and north shore in Sydney, and Melbourne’s eastern suburbs.” Recent positive results are encouraging more home owners to sell, according to real estate agent
Home owners shouldn’t underestimate how long preparing a property for sale can take. “When there’s an influx of listings, the specialist home prep people – your really good handyman, landscapers, floor sanders and polishers – they can start to get very busy,” Pilcher says. “A little bit of forethought is very important because otherwise you can be caught on the wrong-foot trying to get on the market.” When selecting agents, vendors should investigate their recent campaigns, including both the prices achieved and how quickly properties sold. “Be astute in selecting an agent that is having some sales success in your particular suburb,” Heavyside says. “Present the property to its optimum and listen to advice from experienced agents around that.” “And make sure you market it correctly – don’t hide it under a rock. ellingly, a Google search for “North Melbourne” will offer an entry for the football club before information on the suburb. It’s an indication of the importance of Australian Rules football to the former working-class enclave, the home of tough men who worked at the local abattoir and played fullthrottle footy on their weekends. The new North Melbourne, home of cafes where an order for a threequarter latte will not be met with a blank-eyed stare and homewares
shops that don’t bother stocking scrubbing brushes to get those hardto-shift bloodstains off work boots, is about as far from the incipient days of the “Shinboners” as it could be. auren Bamford and Keith Mason’s entry into the property market is not your average “couple meets house, couple falls in love with house, couple purchases house” story. Instead, their journey to home ownership was a three-year, longdistance relationship across Bass Strait. That’s right, this Melbournebased couple built their dream home in Hobart. The couple admit they had “never considered purchasing anything” but after many trips visiting Mason’s parents in Tasmania and sleeping in his old teenage bedroom, they sought alternative accommodation. “When you stay at your parents’ house, no matter how old you are, you feel like a kid again,” Bamford says. “We thought how nice would it be if we had our own little holiday house in Hobart?” They were sceptical that the bright idea wouldn’t stick. “Hypotheticals like this come up all the time but you never follow through,” she says. “But we had saved some money and thought maybe it was time to do something with it.” Bamford, a photographer, and Mason, a graphic designer, thought Hobart would offer a more accessible entry into the property market despite living in Melbourne. “We knew we wouldn’t be able to find a block of land in an area we wanted to live for the same size and price in Melbourne,” Bamford says.

but had never been built on since its sub-division in 1957. “We knew it was going to be a challenging process but the trees, vista views and 10-minute drive to Salamanca were ideal,” says Bamford, who enlisted her friend and interior architect, Sarah Trotter of Hearth, to get the job done with the support of architect Murray Barker. “I knew she would really embrace the natural elements of the block and I was a big fan of her work having photographed a lot of her interior projects,” Bamford says. “I thought, if our friendship can survive this, it can survive anything!” Spoiler alert: their friendship did survive, even with the pair both becoming first-time mothers during the process. Bamford and Mason had a clear brief. “They were after a holiday house with generous living areas that ‘heroed’ the site, including views to the River Derwent and the surrounding eucalyptus trees,” Trotter says. Embracing the aspect of the site, Trotter designed a home with two distinct black box pavilions, the first with a kitchen, living area and powder room and second with bedroom and bathroom. “The two buildings are slightly offset so they could nestle into the existing cutting and we put the bedroom on the first floor to capture light,” she says. “The house is all about being

Their original plan was to renovate a small, affordable rundown apartment in Hobart, which they could rent to friends and list on Airbnb to help offset the mortgage. This plan quickly derailed when every decent apartment was being snatched up quicker than a heavily discounted pair of Louboutin shoes at a Boxing Day sale. “Sometimes the real estate agent wouldn’t even show up at open for inspections because the apartment had already sold but the listing hadn’t been taken offline,” Bamford says. The pipe dream was fading until a friend of Bamford’s suggested she look into building on a block of land. “I thought it was crazy at first but she starting telling me the sums from her own experience in Daylesford and it sounded doable.” At the time (2016), the median price of apartments in West Hobart was about $400,000 plus the additional renovation expense, while blocks of land were starting at about $150,000 – so there was room to move in their budget. “We started looking at blocks of land in West Hobart that night online,” she says. “We loved the first one we saw and asked Keith’s dad, a builder, to check it out for us and we ended up flying down to look at it ourselves and bought it.” Positioned on a slope in the West Hobart bush, the site had a flat excavation from the previous owners,
inside, and creating this dark interior with our black-stained ply really made us focus on framing those exterior views.” Both Bamford and Trotter relished the freedom to design for short-term stays. “You don’t have to design for everyday life, you are just designing the essentials,” says Trotter. “I didn’t want us to play it safe, I wanted to go all out like Gio Ponti’s Parco dei Principi in Sorrento, Italy,” adds Bamford. Together they worked collaboratively on the bold finishes including the Sarah Ellison bathroom tiles and custom Esther Stewart carpet, while Bamford filled the home with her favourite Australian designers and artists.
“It wasn’t a one-day shopping trip, I collected it all over time.” Hosting her first guests this June, Bamford is pleased to share Slow Beam with others, but insists she gets most excited about returning with Mason and their daughter Dot. And perhaps even more excited that she no longer sleeps in her husband’s old teenage bedroom when they visit family in Hobart. “I’m so glad we pulled it all off even if our dream home is a plane trip away,” she says. slowbeam.com

ith its central void, fluid shape and mirrored facade, this eye-opening building is more like a sculpture on steroids than a high-rise hotel. Opus by the late UK-based architect Dame Zaha Hadid is set to become Dubai’s latest skyline ornament. Its irregularly-shaped cutout set in a regular-shaped cube is sure to draw as many selfie-snapping tourists as it does visitors who actually need a bed for the night.
Scott Woods, an academic fellow in architecture at the University of Melbourne, says Hadid’s awardwinning reputation means cities the world over herald Hadid’s works as trophy assets. Melbourne has two Hadid creations in the works – the luxury 20-storey Mayfair on St Kilda Road and a 54-storey tower on Collins Street. Architects may loathe the “starchitect” label, but there’s no
denying Hadid belongs to an esteemed group, Woods says. “Put it this way, if I was in Dubai and I asked myself would I want to see this building, the answer would be yes,” he says. “If my students were in Dubai, would they want to see this building? Yes.” Yet for all that, Woods maintains Hadid’s Dubai creation is not unique. “In terms of the sculptural void cut inside a fairly hard geometric cube, we’ve seen this before,” he says.

“There was a very similar project in the early ’90s by Hadid, a competition project, which she didn’t win, for the Cardiff Bay Opera House.” In 1995, Hadid’s design for the Cardiff Bay Opera House was controversially rejected by Welsh politicians despite the fact she won an international competition for the creation. The New York Times described it as a “blow to architectural history”.

While accepting the Jane Drew architecture award in 2012, the same year she became a dame, Hadid said the project didn’t go ahead because it was too radical for locals. “I had a very bad experience in Cardiff and then with the foundation building I was designing in London,” she said. “There was just a reluctance to go out of the box with thinking.” Opus is Hadid’s first structure in Dubai. She unveiled the plans for the mixed-use building in 2007, nine years before her sudden heart attack and subsequent death. Her work continues through her firm, Zaha Hadid Architects. Opus is a 20-floor building reaching 93 metres into the sky with seven floors below ground. The two towers are connected by a four-storey atrium at ground level and linked by a 38-metre wide three-storey bridge.
With its rounded edges, the eightstorey carved void is signature Hadid, who was known as the “Queen of the Curve”. But the void is more than just eyecandy. The clever design removes the need for columns while maximising views and the absorption of natural light. The hidden base makes the building appear as if it’s floating. Commissioned by developer Omniyat, Opus will feature about 100 hotel rooms, 60 apartments, office spaces, 12 restaurants and a rooftop bar. Hotel interiors by Me by Melia, part of Melia International Hotels, are being fitted out for its 2020 opening. Although it doesn’t open until next year, Opus has already picked up awards, including the Leisure and Hospitality Project of the Year for 2017 at the Middle East Architect Awards.
n artist has joined a team of architects to bring a new Hawthorn development to life. Greg Mallyon’s artworks will be incorporated into the architecture by Gary Catt and his team. Mallyon is known for his landscapeinspired paintings, created from his Daylesford studio. Rounding off this collaboration is award-winning landscape architect Jack Merlo. The contribution of an artist to a design team is rare, but developers of The Hawthorne have based the project on the three principles of art, architecture and nature. The apartments and townhouses feature three-metre floor-to-ceiling windows, timber floors, white marble benchtops and splashbacks, butler’s pantries, double vanities and freestanding baths. The pool is highlighted with plenty of natural light courtesy of the expansive void overhead. There’s also a shared lounge called the Lantern Room with views to the city.

A solid foundation for building confidence
Y
ou would have to be living under a rock to not have seen, read or heard about the controversy surrounding the structural safety of some newly developed apartment buildings, particularly in New South Wales. It is an unfair generalisation to suggest all regions and apartments are regulated the same way. The three Cs – cracking, creaking and cladding – have been in the spotlight since the London Grenfell Tower disaster in June, 2017. While I absolutely do not want to undermine the seriousness of these incidents, in particular Grenfell Tower, which was tragic in its circumstances and a gross oversight by many, I think it’s important to set the facts straight about the

stringent regulatory framework that operates to protect home owners and residents. Victorians should feel confident that the causes of structural issues that might arise in other jurisdictions are weeded out by stringent review and certification requirements prescribed by the Victorian Building Authority, and also in Queensland where the Queensland Building and Construction Commission Act has adopted very strict procedures during both the design and construction phases, and post-completion. Each state has its own regulatory system. In my opinion, and that of many industry experts, the regimes in Queensland and Victoria are very robust and lead the way, with NSW
unfortunately lagging behind. This is not only because of a lacklustre framework in NSW but more broadly due to a flawed system and culture derived from a few fundamentally different processes to Victoria and Queensland.
technically a structure could be approved and built without any mandatory independent checks before construction. By design (pardon the pun), NSW’s system is inherently inadequate. That said, NSW is the outlier. Victoria and

certified by two experts (designer and reviewer) – which also means two sets of professional indemnity insurance policies on the line, as opposed to just one in NSW. Another issue that industry experts believe has created a bad culture in the design and construction process is NSW design competitions. In Victoria, one lead architect, structural engineer, building surveyor
and all consultants are typically employed at the inception of the project to completion. This ensures there is a culture of absolute ownership and responsibility from all involved to ensure a great and safe product is delivered. The City of Sydney encourages architectural design competitions for new applications by offering larger floor-space ratio for the process.
This means that during the critical phase of design development, consultants are fighting to win a job in a high pressure environment, with limited security of tenure and, thereby, accountability. In my view, the NSW design regulations as they currently stand need serious review and updating and shouldn’t spoil the bunch. The new apartment market is an important part of our future and liveability here in Victoria. The property industry now employs more than 1.4 million Australians – more than any other sector in the economy – and contributes $90 billion annually in combined national and state revenue. Such an integral industry to our economy warrants a well-regulated system across the board, which supports best practice and excellence as we create homes for our beautiful city.
The lessons learnt have been great and imperative. Many states are going to great lengths to make important changes, which is reassuring and necessary given the stakes are high and consequences dire. Generally speaking, and in my experience, design consultants and top-tier builders are reputable, meticulous and competent professionals who take pride in their work and not only ensure all rules, regulations and codes are followed at all times, they ensure the buildings stand the test of time. However, as with any industry, there will always be a handful of cowboys who don’t follow the rules so buyers need to ensure they do their homework before purchasing, and similarly regulators need to continue to be vigilant. ocated on the river leading to the coastal town of Brunswick Heads, this expansive property is home to Kimberly and Stephen Eakin, the owners of boutique hotel the Atlantic Byron Bay. The couple, along with their children Noa, Hunter and Arlo moved into the home in 2015 after discovering the site while bushwalking. The property previously belonged to family friends who used it for camping, and the Eakins say they “immediately felt the calm and isolation, while still being only 15 minutes from Byron Bay”. Incredibly, they built their home inside an old pig feeding shed that had existed on the property for over 20 years.
“As we discovered views of the bay and the lighthouse, we created loft rooms for the boys to overlook the ocean,” Kimberly says. The home is designed with a big rustic kitchen at its heart, and the exterior is painted a deep charcoal to cover the patchwork of corrugated iron and give a unified aesthetic. The interiors are influenced by the many winters the family has spent in mountains towns throughout the US.
Eakin says the family’s love of barns and cabins has helped inform the design, describing the aesthetic as “rustic Colorado ranch house”. The cosy quality is enhanced by the introduction of a huge industrial Canadian fireplace that channels warmth up to the loft areas. Meanwhile, black internal walls provide the perfect backdrop for bold geometric artwork by talented HSC student Hunter. Reclaimed timber and vintage finds also feature prominently and old bridge timbers from nearby Bangalow were introduced to support the mezzanine. While beachside living doesn’t often conjure up an idea of a mountain cabin, this home shows that Brunswick Heads can be both cosy and beachy. thedesignfiles.net

Break new ground
Lime I love the shape of a nice Tahitian lime tree. They work well in a big pot in a sunny courtyard or simply planted in the garden as an edible feature tree. Limes like a lot of water, food and sun. And, like all edibles, require healthy soil, compost, blood and bone and as much sun as possible.
Banana Bananas are easy to grow, just a little trickier to manage. Think of them like bamboo – they can grow tall and spread from the base. If you have the room and want that tropical lush look with the added bonus of fruit then give it a go. Plant your banana tree in the hottest part of the garden and only allow three plants to grow at once - one tall, one medium and one small. Let the tallest one fruit then die first, then the next one and so on, always keeping a cycle of three at any given time. You can bag the hand of bananas on the plant or, if it’s not ripening outside due to cooler weather, cut it off and bag it inside.

STAYING IN SHAPE ■
Passionfruit makes for the best fruiting green wall, but like any climber is better in the ground than a pot. Grafted passionfruit may “sucker”, (shoot unwanted stems from root stock underground) – I’ve had more luck with the non-grafted variety. Grow it on a fence, wall or anywhere you can reach to pick and maintain. Just be sure to cut back one third after fruiting to keep it nice and tidy.
You can buy most citrus as dwarf varieties, so they’ll stay nice and compact if you’re pressed for space.

Espaliering, (when you train a plant to grow flat against a wall), is a good space saver and will provide good coverage for an otherwise blank wall.
■
If space is not an issue, opt for the normal size and prune it back to the desired size and shape.
Fig Avocado We could all save money to buy a house if we could just make our own smashed avo on toast, right? I’ve got a little money tree at home and it’s looking good! I bought a grafted Hass avocado only one metre tall and it already has fruit. You can get different types of avocado so do your research for the best type for your climate. Pollination happens when an A-type plant and B-type plant’s male and female flowers are open at the same time of day for a pollinator to do the deed.
Fresh figs are a great thing. The plant itself is low maintenance, thrives in any soil (except clay) and will bear fruit once or twice a year depending on your pruning. Fig trees grow well from a cutting taken in winter or just buy a plant from a quality nursery. I love the black Genoa variety to make fig and rosemary tart or just eat them fresh from the tree.
Hass and Pinkerton are an A-type and Bacon and Shepard are B. They grow in full sun to part shade, make great feature trees, require good drainage and will get mighty thirsty in hot weather.
Passionfruit I remember selling our abundance of passionfruit for pocket money on the side of the road as a kid (hindsight tells me that perhaps I should have been selling avos instead). I don’t think I made a lot of coin, but I do know my customers were mighty impressed with the flavour.

he clever remodel of a charming 1960s Mornington Peninsula home has transformed it from a modest weekender to a modern and spacious full-time family home. The single-level building’s considered design, floor layout, and economic use of space characterise the traits of the Small Homes Service of its time. Maintained beautifully throughout the decades, its exterior and interior had changed very little, except for a new bathroom. “The owners loved the original ’60s character of the house,” says Antony Martin from MRTN Architects. “Its original features had been preserved, including its painted timber window frames, custom-made window wall, and hardwood timber ceiling with its decades-old patina.” Because the home lacked modern comforts and functional spaces, the new design revolved around adding a second living space and a contemporary kitchen upgrade.
The addition of a new pavilion, inspired by the home’s original living room, needed to not only tick the functionality box but also provide a smooth and seamless transition between the old and new. Martin says the pavilion was intended to complement the original living space, rather than replicate it. “We wanted to provide a contrast in a way that was not simply doing the opposite,” he says. “The original home has white painted finishes and a clear-finished timber lining board ceiling, which is the main feature of the original house. The new addition references both the timber ceiling of the original and its custom-made window wall.” The ceiling’s exposed glulam timber structure is inspired by the austere construction methods of Japanese architecture, and the exposed structure is fabricated from Australian hardwoods and

Stylish sliding timber battened screens shield the indoors from the
harsh western sun and open up the home to a garden of native trees. The result is a seamless and respectful transition between the old and new, and a contemporary, functional and stylish family home. “The character of the materials and quiet contemplation of garden through the large windows creates a space of calm,” says Martin. “The tenuous connection through a corner of the existing house means the new pavilion exists in quiet conversation with the lovely original house.” mrtn.com.au
