Note from the editor

T

he changing characteristics of Melbourne’s suburbs makes for dinner party fodder. Reminiscing about where you grew up is like fondly recalling the attributes of an old friend. For me, working class Thornbury is like the pal who always sported a beard but only recently discovered what a bit of artisinal grooming balm could do for them. Once-industrial Altona has shed the overalls to embrace its beachy vibe, and Windsor – long known as South Yarra’s little sister, but now a bar and restaurant hub – has gone from duckling to swan. But for other suburbs, like Eltham, the appeal remains in how little they have evolved. Eltham once attracted artists and bohemians to its city-meets-bush surrounds, and the locals hold dear those ideals of a simpler life. Explore Eltham in this week’s Neighbourhoods column. For a fix of gorgeous real estate, discover our cover home, a glorious mansion in Toorak with superb history.

The ocean and the country. The blue and the green. Serenity comes in many different packages, but not many can best this singular combination. To get the most out of that idyllic union, a house needs to know its place – to orient itself in the best fashion, following the landscape and flow. This gorgeous country spread knows exactly what it’s about. What we love here are the elegant proportions. The single-level design doesn’t try to dominate the environment but seeks to live harmoniously in it, framed by the eight or so hectares that include a beautiful walled garden. A fine floor plan makes a big contribution too and the luminous central section is generous in both space and views. In the kitchen, the handsome black tile against timber fit-out serves to anchor that air and light. Fanning out in front and around, spacious family and living rooms have smart peaked glass windows so you can gaze over your deck, stables, pool, tennis court and all the lush greenery towards that blissful blue. Grand, in a manor of speaking

T

he manor house is not often noted for its congeniality. These large piles are many things – imposing, grand, commanding – but rarely are they warm and, more seldom, still have a personality that is palpable as soon as you cross the threshold. Carmyle, built in 1879 for the pastoralist Archibald Fisken, and one of the original homes of this area, is all of those evocative, amiable things yet manages a special sort of grandeur as well. These are homes to savour; their classic dimensions are a sight to behold. The generosity of light, the arresting stillness of the capacious rooms is balanced by nuanced and subtle detailing.

8

DOM A IN

The joy here is the feel the home engenders. The 23 principal rooms have some nicks and wear and tear from the home’s long years of service but are presented in a thoroughly honest and pared-back fashion that allows you to see the gracious bones. The front of the house is thought to have been added some time after the original structure but it’s a largely seamless addition. It sits pretty much on the street to make for easy access to what were once doctor’s rooms. That configuration remains here in this section with an office, two consulting rooms, a kitchenette and bathroom. What would have been the waiting room is, in fact, a gorgeous sitting room that looks out to the private, original side entry to the home.

Let’s begin out here and take in the fine formal facade. It has all the glorious hallmarks of the Italianate Victorian style – a wide, columned verandah with a matched balcony above while bay windows project out and lead around to the almost mirror-image rear aspect. The coherence of design is divine. Under that verandah and across the classic chequerboard flagstones the broad leadlight-fanned entry is a delight in itself, but the view on the other side of the door is simply splendid. The wide hallway immediately announces the home’s jaw-dropping proportions – ceiling heights that soar, door frames almost as wide as they are long, superb bands of fretwork hanging from above.

Carmyle is a significant piece of Toorak’s history; a family home of mansion proportions brimming with opportunity for the property’s next custodian.

Need to know: The mansion was once configured as a series of apartments, and when work commenced on bringing it back to a coherent home, the magnificent upstairs gallery with its spectacular arches and columns was uncovered.

view the listing

Taking a left turn you’ll find yourself in the thoroughly beautiful flow of the sitting and drawing rooms. These lovelies allow the fullthrottle effect of the space to take itself up. Sublime large windows look out over the rear loggia to the westerly garden; they’re lofty and light enough to make you weep in appreciation of the old hands who crafted the place. There is more of that elegant fretwork as well as an impressive marble and tile fireplace and the sheer beauty of the south end’s big bay window to draw the whole thing together. It’s a masterful space. The refined flow culminates in the ballroom sitting on the northwesterly edge. Here you get those garden views too, but also a room brimming with a fabulous history of world-class artists who have graced the stage here – Anna Pavlova, and Judith Durham as well as countless orchestras and concert musicians. The lovely jarrah flooring here has a story to tell too, not only of the many happy feet that have waltzed the night away here, but of the vendor’s late mother taking her cart out to salvage boards from the wrecks of demolished mansions. The broad, leadlight front door in the “new” section of the house has a similar origin story. Beyond the ballroom there’s the gracious formal dining room with an aspect over the garden as it winds around the home to the north.

A door takes you back into the large country-style kitchen with access to that sunny side garden. Banking across to the south here you’re back at the street entry foyer and doctor’s rooms. So let’s head up the magnificent timber stair case to the first level. It’s just as magic up here with the enormous central gallery framed by an arched colonnade on all sides. Branching off behind the arches you’ll find a range of bedrooms, bathrooms, kitchenettes, a studio and library. The floor plan puts the accommodation at 10 bedrooms, but the configuration here is such that you could fashion more or fewer, depending on your needs.

What shouldn’t happen, though, is touching a centimetre of the grand main bedroom. It’s a show-stopper both in size and languid loveliness. Step out onto the magnificent balcony here and catch city views or just stop and imagine a house full of song. Down in the garden there’s a pool, a glorious old oak and plenty of space to while away the hours on the verandah overlooking the deep lawn. There’s a stone cellar, an attic and above all, there’s music and light in the generous, inspired rooms here. It’s a feeling, more than anything, of the neat alchemy created when a great house meets warm history. This feature is part of a Domain Deluxe package.

re you pining for a home among the gum trees? Then Eltham is the place to be. The home of bohemians and bellbirds, box gums and Bunnings, this leafy enclave 20 kilometres north-east of the city has become increasingly suburban over the past 30 years, but its semi-rural cachet remains blessedly intact. The casual observer will note Eltham’s defining characteristics as hills and trees. The topography might be challenging for some people –

especially for those of the late emptynester age – but the payoff is avoiding the suburban uniformity of some of its neighbours. As for the trees – the eucalypts and other natives as opposed to deciduous interlopers – host a wealth of birdlife but add a layer of complexity to summer. The Country Fire Authority has assessed Eltham as being at a very high risk of bushfire; residents are warned to have an action plan and evacuate on code red days.

Fire threat or not, it’s a suburb with a high degree of stickiness. People are reluctant to move out once they’ve moved in and more than 69 per cent of residents have lived there since 2011. It’s a ’hood where the quarter-acre block is often supersized into the full acre (0.4 hectares) and beyond, where mudbrick architectural gems rub shoulders with early period homes and mid-century modern shows off its best dance moves with an abundance of light and space.

It’s cultural heart is Montsalvat, the artists’ colony founded in the 1930s by Justus Jorgensen. The bluestone and mudbrick buildings on just under five hectares of grounds are still a drawcard for artists and artisans and have featured in movie and TV productions including the indelible scene of Libby and Dan’s wedding in Neighbours. On summer days, consider a stop at Laughing Waters on the Yarra River. The river is generally safe to swim in around here.

ustralian designers are taking a stand on home-grown beach style. Instead of reproducing quaint English-inspired cottages or affluent Hampton abodes, Aussie architects and interior designers are creating a home-grown style that does our beach towns justice. These contemporary designs hone in on what is uniquely Australian about the surrounds. With an understated appeal that draws on crisp whites and natural materials, the quintessential beach shack has been reimagined on a luxury scale. Take modest Sandringham for example. Although it is predominantly filled with art deco and Edwardian homes, the bayside ’burb has fewer mansions than its northern neighbours of Hampton and Brighton. It has a distinctly relaxed atmosphere drawn from the beauty of the beach. Locals make the most of it, kite surfing and kayaking on the water and running, walking and cycling on the tracks nearby.

Sandringham Architect: Martin Friedrich Architects Developer: Carpe Group Interior design: Martin Friedrich Architects

“Sandringham is unique because it’s a bayside area that is still very coastal, with a ruggedness you can see from the tea-trees on the beach to the dirt track roads,” says architect Martin Friedrich. “It’s quite amazing, it’s like an enclave that still feels pristine with the wilderness there.” Friedrich and his team have created Trentham House, a three-storey boutique development with 15 apartments just 350 metres from Sandringham’s shoreline. With a cool white facade punctuated by “fins” on the terraces and a curvaceous stairway that meets the lobby, the result is distinctly beach chic. Achieving coastal cool without relying on a single dolphin or life buoy in sight hinges on a clean, minimalist palette. This palette must strike a balance between contrasting and connecting to the landscape. Trentham House is bold enough to make an artistic statement, yet not mark a departure from Sandringham’s calm, beachy essence, says Friedrich.

“This just has that very clean connection with the sea,” he says. “It’s a bold white exterior with stone cladding that embraces the bayside environment by contrasting against the texture of the nautical vegetation and landscape. “The white building – I often say, a white building is never white – changes with the time of the day. The fins create beautiful shadows on the building and privacy as well.” Referencing local landscape and community within a new design is a two-way street for designers. Not only does it help a new building find an apt style within its surrounds, but it creates a vital connection enabling residents to feel at home. Friedrich’s team of architects and interior designers collaborated with landscape designer Myles Baldwin and, as a result, a lush green outlook that harmonises with the beach vibe can be enjoyed in all of the apartments. Seaside plants always prove a good source of creativity in any beach design, says Neha Gulati, interior designer at Martin Friedrich Architects. “With the Sandringham design we took a lot of inspiration from the beach itself because the flora that’s in the area is still very true to a beachside suburb where you can find seagrass on the nature strips,” she says. “We sampled textures like driftwood, which we literally found on the beach.” Any beach lover will attest to the

beauty of the sun rising over the water or slowly setting in the evenings, and this too has influenced the definition of Australian beachinspired style. Grand proportions created by high ceilings and bright white palettes allow natural light to shine throughout a space. It also provides seamless indoor and outdoor spaces, which are ideal for entertaining and taking advantage of the fresh air. The changing hues of the sunlight informed the interior design.

“We drew a lot of inspiration from light and textures, and the sunlight in the winter versus the summer, which is quite different,” she says. “From that we drew an initial concept that contrasted winter morning sun and summer afternoon sun to create two schemes: light and warm. The materials we used emphasised those two feelings, those two polarised times of the year. “So the warm scheme has a sunkissed and sandy feel, while the bright scheme is crisp and clean with a little frostiness.” The bright palette is highlighted with white tones and the warm palette is differentiated by its shades of grey. Both have luxury touches with European oak timber flooring, full-height windows and mirrored bars with glass shelving. In further refined details, the penthouses are lit up by skylights and a select number of ground and penthouse apartments will have the option of upgrading their outdoor areas with spa pools.

olid timbers and heavy stones are in every architect’s arsenal when it comes to creating homes with a strength of character. At Heyington, a new apartment project in Toorak, architects at Carr Design Group have employed Portuguese limestone to wrap around the four-storey exterior. Teamed with deep recesses to the terraces and balconies, the result is a design that exudes integrity. “It presents as a really solid building,” explains Chris McCue, Carr’s director of architecture.

Built-in planter boxes will come ready with a variety of plants designed to bloom year-round. These are managed on a self-water system by the body corporate, leaving residents free to take holidays without maintenance upkeep. Internal spaces are extremely generous – up to 323 square metres – making it easy to strike a balance between bedroom and living proportions, says McCue. “There’s a lot of apartments in recent years that I don’t think have quite achieved the balance between really generous living spaces and bedroom spaces,” he says. “Here, we are afforded the luxury of larger apartments, so we can create fantastic living spaces that cater to large family gatherings, but at a scale that feels comfortable for two.” The project’s adjacency to St Kevin’s Junior School makes it an ideal option for downsizers with grandkids

Structural changes mean trades and trades absorb budgets, but a nice, predictable and fairly straightforward way to bathe your rooms with light is with the installation of a skylight. Velux skylights are cost-effective as single units – installation being one of the major costs due to having to remove roofing, shore up the structure to allow for a new opening, and rectification of the ceiling once the installation is complete.

All going well though, and especially if you’re willing and able to repaint your ceiling and skylight void yourself, you should be able achieve a dramatic change to any room for under $10,000. When assessing your room’s needs, have a look at whether your budget can accommodate several skylights as they have more impact when multiplied.

Solar panels In a car trip recently the gentleman behind the wheel was showing me an app on his phone that showed how much his solar panels were taking off his power bill. We chatted about his full set-up with the total cost of 30 panels being something like $14,000, although you can obviously scale that down for your house size and budget. He was saving several hundreds of dollars a quarter on his energy bills.

The saving wasn’t the feel-good factor for him though, it was knowing he was doing his bit for renewable energy, for his kids and his grandkids, that really lit him up.

Floor plan Right at this moment I’m trying to rejig my downstairs floor plan to make best use of the space. It’s going to take moving a few timber stud walls and distributing any load that might be borne by them, and moving some furniture around to make best use of the access to the outdoors. With any construction work, though, you can only get predictable prices from thorough and water-tight documentation to send out to tender, but with the arrival of Hi Pages it seems that process is even simpler.

Getting a fixed price and a clear contract around a defined scope of work allows you the best chance to fit your works within a budget, though it’s always wise to keep 10 to 20 per cent of your budget aside for contingencies or any changes of heart.

ward-winning journalist and radio presenter Virginia Trioli is ABC Radio Melbourne’s new Mornings’ host, taking over from veteran announcer Jon Faine. The former TV News Breakfast anchor and Walkley Award winner lives in inner-city Melbourne with her husband Russell Skelton, the director of RMIT ABC Fact Check, and their sevenyear-old son Addison. Their modern two-storey townhouse is filled with art – there are two Tony Clarke paintings in the lounge and kitchen area. A radio sits proudly and plenty of books on history and politics are carefully stacked on the coffee table. Think On Violence by Natasha Stott Despoja and The Future is History by Masha Gessen. Large couches hug the ample coffee table that becomes an ideal setting for afternoon tea for long discussions on Trioli’s favourite topics of cinema, art and food. The couple built the home around 20 years ago, on a site where a condemned heritage-listed kit home once sat. The building was donated to the University of Melbourne’s Architecture Department, which removed the Gold Rush-era home one piece at a time to keep its structure intact for history’s sake.

Embracing your personal colour palette

D

Images and text from Individual by Jessica Bellef, photography by Sue Stubbs, Murdoch Books, RRP $49.99. On sale now.

o you know what your favourite colour is? Ask a kid that same question, and the answer is instant and unwavering. As adults, we may have forgotten that an allegiance to a certain shade was symbolic of so much when were young. Declaring a favourite colour was our way of defining ourselves and telling the world what we were about. We requested everything – outfits, bedroom walls, pencil cases, birthday-party decorations – in our chosen chroma. Our hero hues made us happy, even though we were likely to move on to another colour within a month’s time. Fast-forward to our adult years, and we no longer spend time discussing our favourite colours. Sadly, our personal spaces often lack direct reference to the colours that

make us joyful. The thing is, we make decisions every day that unconsciously highlight and reinforce the palettes to which we are naturally drawn. From the clothes in our wardrobe to the food we put on our plate (and heck, even the plate itself), our choices about colour continue to tell the story of who we are. If our homes work best for us when they reflect what makes us happy, secure and comforted, then shouldn’t we try to inject our own colour palette into the space? Most interior stylists and designers will tell you that working with colour is the most immediate way to change the mood of a room. Countless articles, workshops and textbooks have delved deep into the technicalities and nuances of colour, breaking the complexities down into

rules and prescriptive palettes, and often not leaving room for creative interpretation. It can be a daunting and stifled way to learn about something that is so personal. It’s no wonder that lots of adults are afraid to play with colour in their homes – they’re too scared to jump in and express themselves with paint and decor, fearing that they will get it “wrong”. When it comes to colour, however, it isn’t so black and white. We all have primal, physiological responses to certain colours that we can’t control. High-energy reds get the heart racing, while soft blues slow us down. We also have very individual thresholds when it comes to how much colour we can take before nausea sets in. Some people

crumbling building admired on an exotic holiday, the walls of the dentist’s waiting room. It is these fragmented moments that form our preferred colour palettes. We should unapologetically colour our home environments in palettes that are unique to us, in ways that mean something to us. We need to spend a little time thinking about the colours that give us joy, just as we would have done as bright-eyed young things in the school playground. Declaring our favourite colour was a way of defining ourselves when we were young.

Colour considerations

love the feeling of being enveloped in a colour-saturated room, while others would prefer to spend their time in a colour-neutral space. Our perception of a colour is tinted by our own life story and learned

associations. All our memories, positive or negative, will have a connection to colour in some way: the school uniform that was begrudgingly worn, the facade of a

These are not rules, but things to think about: Get in tune with the colours to which you react positively. Recall places and moments that made you feel good, and create a mood board (digital or physical) that represents these memories. Take note of recurring colours and themes. Adding colour to a room doesn’t have to mean you must paint the walls in vibrant hues. Colour can be

added to a neutral-walled room through artworks, textiles and decor, and you can add as much or as little as you want. Know that you can have too much of a good thing. Overusing one colour in a space will either overwhelm you with its intensity or be so monotonous that you will find the space boring and flat. Play around with a mix of colours in a space until you find a balance that pleases you. Understand that paint is temporary and decor is easily swapped out. There is no harm in trying new things, as “mistakes” can be erased swiftly. Observe the scene outside your windows and the way the light works its way through the house. I love having a green quilt cover in my bedroom, as it connects the room to the treetops directly beyond the window, drawing the outside in and grounding me in nature. Our preference for certain types of colour will evolve as we grow and advance through our life stages. Embrace these changes, and never stop experimenting with colour in your home.

erched atop a hill and immersed in parklands in Sydney’s Dover Heights, Vaucluse Residence’s warm glowing interior is designed for family, luxury, and as a backdrop to its stunning outlook. The home’s uninterrupted harbour views define it, while its subtle elegant European-infused interior underlines the beauty of its surrounding landscape. “The family loved the location but the 10-year-old house was very dated,” says interior designer Nina Maya. “While it had good bones, the decor wasn’t to the family’s taste.” Maya’s solution was to start again from scratch. Inside, the ceilings, walls, joinery, flooring, and windows were removed and replaced to let in

the light, pull the harbour inside, and connect indoors and out. “One challenge was the home’s close proximity to the neighbour’s property,” she says. “We wanted to use glazing to allow natural light in, but didn’t want a view of the house next door. The solution was bespoke windows crafted using textured and fluted glass with brass inserts. They became a beautiful design feature but also concealed the view while allowing natural light.” While enhancing the view was key, creating a functional, comfortable and calm family home was top priority. Vast, generously proportioned and sweeping over several floors, today Vaucluse Residence embraces five bedrooms and bathrooms, opulent

The understated and elegant interior is imbued with beautiful decor, objects, furnishings and finishes in subtle shapes and barelythere hues. From the customdesigned windows and joinery and blush velvet main bedroom walls, to the bespoke smoked-glass stairwell window and marble-clad main bathroom, the home projects calm and serenity.

“I wanted to infuse the family’s worldly style into the interior and soft furnishings,” Maya says. “We sourced special pieces and one-off rare vintage finds from all over the world, including the beautiful chandelier suspended in the staircase. It is undoubtedly the showpiece of the home.” Maya says the home is brimming with warmth and functionality that caters perfectly for a young family: “They are very happy living there, which is most important.” ninamayainteriors.com
