Hazelwood Estate possesses the grace and splendour of a bygone era. There’s more than a touch of Cape Cod about the elegantly weathered shingles and slate roof on the main 1940s property. A slightly newer twobedroom stone cottage sits on the other side of a row of towering pines. At first glance, the entire 1.82-hectare estate seems like a museum piece; an immaculately maintained collection of structures, including a stone pool house and greenhouse, within established grounds. However, take a closer look and the layers of contemporary luxury reveal themselves, from the hydronic heating to marble benchtops, European oak cabinetry and heated stone pools. Producers tasked five couples with the near impossible – to overhaul five homes with grand frontage on St Kilda’s Grey Street, on a scale never seen before on the show. Teams attacked the project like a seagull on a chip at the nearby foreshore, and after plenty of blood, sweat and sawdust, the results are stunning. Bondi grandads Mitch and Mark won the Domain challenge and grace the cover this week. Inside, our journalist Lou Sweeney takes a tour of each of the sublime Block properties. S
t Kilda has always meant many things to many people. It’s a suburb that makes space for diversity and difference and, although its reputation for accommodating the more colourful side of life has ebbed and flowed over its history, it’s also rightly feted as a place that helps to define Melbourne’s soul. Maybe you saw Nick Cave at the infamous Crystal Ballroom at the Seaview Hotel in the 1970s. Maybe you marvelled at Darrel Baldock playing for the Saints at the Junction Oval in the ’60s. Maybe you spotted Mirka Mora painting the walls of the Tolarno Hotel. Or, perhaps you took a room for a night or a week at the Oslo. Up on the rise of Grey Street, the majestic building began life in 1859 as five elegant, three-storey terraces before conversion to budget accommodation and backpackers’ hostel. The old darling fell into decline and disrepair, which is where this year’s intrepid Blockheads come in. Five couples have put in months of back-aching, heart-breaking work to re-establish the Oslo as one of the great buildings of St Kilda. The five stately residences have appeared, replacing the grit and graffiti with full-throttle glamour as well as elevators and a soaring lightwell that travels through the middle of each house from the courtyard, over three levels, to the sky. Call it what you want – Palm Springs or party – but don’t make the mistake of thinking spirited can’t be sophistication itself. The brilliant first impression comes as soon as you swing open the front door. The formal living room sets the modish tone by introducing classic style leavened by pops of colour to create something that feels instantly luxurious. How wrong is it to so covet a dark herringbone timber floor framing a deep blue inlaid carpet square? The hits keep coming as you roll back past the stair to the rear openplan area. he enormity of what the five teams had to tackle on The Block this season cannot be overestimated. To compare the task to previous seasons of the show is like sizing up David against Goliath; the five houses the teams have created from scratch and transformed within The Oslo are double the size of the last year’s properties inside The Gatwick. Blockheads confronted by the Oslo – derelict after decades of neglect – have needed to excel on a scale never seen before in 14 previous seasons of The Block. But The Block teams have conquered a staggering task by completely rejuvenating these grand old dames on St Kilda’s Grey Street. This year’s Domain winners are Mitch and Mark, lauded for designing an extra upstairs living zone, as well as a main suite, that feels truly fit to meet the desire of many buyers these days seeking an ultraluxurious, personal sanctuary. From the soaring ceilings, reinstated heritage flourishes, sweeping living areas and bedrooms to highest-end finishes, these houses want for nothing – except a determined buyer fixated on owning a piece of Melbourne history.

There’s drama in this pad and depth – sort of like everyday St Kilda life. Here, though, the richness of texture and the thematic layering of tone – it starts dark and then lifts as the house rises – is smart and appealing. Those gorgeous herringbone timber floors set the moody scene and flow on to the central kitchen-livingdining space to connect with the soberly handsome charcoal tiles that create a feature of the fireplace. The kitchen continues the edgy theme with dark veneer cabinetry while the skylight over the oversized kitchen bench brings balance and a promise of things to come. Before that, though, let’s head beyond the dining and living spaces

to talk about the courtyard. There’s a wholly satisfying tonal consistency here with the black walls heading to the light accompanied by a cracking sculptural gold trellis and an intriguing spiral staircase. Things lighten up as you head to level one, and we particularly adore the second bedroom with its utterly brilliant timber-ribbed wall and mushroom-tone shaker profile cabinetry. All boxes ticked here. The bathrooms star too, with the smooth slimline tiling looking effortlessly stylish in the central bathroom and the terrazzo in the en suite bringing the glamour to service the modish main bedroom. Big love for the compact but lovely studio space too, with private spiral staircase entry via the courtyard.

You know that feeling when you fall in love and you just want to stay with the object of your desire? It’s how we felt when we opened the door here. The light, the depth, the texture and, dare we say it, the love. In this house, you can feel the happy because that’s what good, simple design does: improve your life. Take things like the exposed brick fireplace in the formal living – the properties of the bricks alone bring out a sort of rustic cool that sits perfectly against the honeyed oak floors. The only thing you need? Some backlit white shelves flanking the fireplace. Job done.
Out in the couple’s kitchen-livingdining space, it’s the same; light and bright, beneath lofty atrium ceilings, easily functional and with a style that’s crisp and effortless. The courtyard’s laid-back vibe is a winner too. Upstairs the bedrooms and their en suites share a similar philosophy – give me a textured white tile, a muted colour contrast, a timber vanity and add a gold tap to mix. Bingo. Of course, it’s not that simple. The space is beautifully configured, too, and that’s a crucial element here. ctor Lucy-Rose Leonard staged her first shows in the lounge room of this 107-year-old house, on the market for the first time since 1992. Leonard, who has appeared in Winners and Losers, Neighbours and new release The Naked Wanderer, left Melbourne to attend the Royal Academy of Dramatic Arts in London, where she currently lives. She and her two brothers grew up in the extended five-bedroom Federation home, above, which is owned by their mother Leonie Hurry, herself a drama therapist, author, scriptwriter, and school teacher. Hurry says her daughter spent her entire childhood at this family home and “she is actually flying home for the auction”.
She describes the house, which has an outdoor entertaining deck, pergola, living room and an openplan family-meals and kitchen area as “made for entertaining”. “Half of Kew has come here for the fabulous parties – Lucy’s 21st with 180 kids, plus every kid’s 16th, 18th, 21st, my 40th, 50th and 60th.” Marshall White agent Nick Franzmann is quoting $2.4 million to $2.6 million. Taking a set shot Former Essendon, Western Bulldogs and Geelong AFL player Stewart Crameri is selling his home in Elsternwick on Saturday.
The 31-year-old star forward bought the three-bedroom Edwardian in 2017, the year he underwent hip surgery that kept him off the footy field until 2018. Between 2011 and 2014, he was the top goal-kicker for his respective teams. The solid brick home is about 200 metres south of Ripponlea station. It has an L-shaped hall, high ceilings, open fireplace, bay windows and timber floors. Living is open plan, and there is a private garden. Former North Melbourne full-forward Frank Goode is handballing his threebedroom Armadale home of 13 years to its next owner. Goode, who turns 80 in December, played in the VFL team in the 1960s. Marshall White agent James Redfern said his vendor was “scaling down” from his four-bedroom home of 13 years, which goes to auction on Saturday at 12.30pm. The imposing double-storey house has two bathrooms, a double garage, a parquetry floor entrance, granite-bench kitchen, a brick courtyard and rumpus. “It is in a beautiful spot that will appeal to young families and emptynesters,” Redfern says. “It is large, like a standard family house, but on a compact block.” He is quoting $2.2 million to $2.4 million.
Director of prestige design and construction company Riva Ridge Frank De Rango has listed his luxurious South Melbourne home. De Rango’s company bought the prime double-block site with its two original low-set houses for $3.97 million in February 2016. Now, four high-end, tri-level homes occupy the site. The businessman’s residence – one of the four – is for sale. It has dual car parks, an internal lift, three bedrooms, three en suite bathrooms, a study, retreat and private rear courtyard. “It really is the best one,” says Greg Hocking agent Peter Zervas, adding that his vendor will retain the other three homes. The pad will be sold via expressions of interest until October 28. Zervas is quoting $3 million to $3.3 million.

t’s been a big year for respected architects Patrick Kennedy and Rachel Nolan – so busy they haven’t had time to mark 20 years in business with a celebratory bash. Not yet, anyway. And 2019 has also been satisfying for their firm, Kennedy Nolan, nabbing several important architecture and design awards. If you’ve ever walked across Melbourne Central’s arcade and bridge, you’ve seen Kennedy Nolan’s highly original, colourful, thoughtful work, which ranges from drop-dead gorgeous houses to dreamy beach retreats to commercial and institutional work. The next challenge for the duo is designing one of the environmentally sustainable and affordable Nightingale apartment blocks in Brunswick’s Duckett Street. Perhaps the Kennedy Nolan partnership has thrived because the pair started out as friends first and became workmates later. At university, they shared a house and, while studying architecture, they discovered they shared a similar vision. They were interested in colour, texture and connection to landscape, but they felt architecture at the time didn’t reflect the way people lived. When they got their first commission, they both resigned from their jobs. “We were young enough and foolish enough to just dive in,” Kennedy says. “We didn’t have much to lose,” Nolan adds.

And so Kennedy Nolan started with small, humble projects, initially for family and friends. They handdrafted everything and relied on a fax and a landline, later sharing a mobile phone. “You give your heart
and soul to every project when you start,” Kennedy says. The firm, a tight-knit group, has grown slowly over the years and now comprises 21 people. “Very quickly we understood the huge reward that comes of having a good team,” Nolan says.
While the practice now works on institutional, commercial and educational projects, residential work remains a core component. “We love doing houses; it’s a great way to investigate ideas,” Kennedy says. “Residential architecture in Melbourne, in particular, is dense with ideas and creativity.”

Their first project, the James Street house addition, which reflected their interest in colour and texture, won a Victorian Architecture award in 2001. Another key project, the George Street townhouses, put the firm in the public eye and won the 2004 Victorian architecture multiresidential award. “It gave us the confidence we could do something very different to what was around us,” Kennedy says. The pair later won the 2016 National Architecture Award (new houses) for the Deepdene house, which represented an evolution of their values. Landscape is an integral part of every project for the firm. “We never design anything without thinking about the garden, trees or plants,” Nolan says.
In the spotlight This year, Kennedy Nolan has won a slew of awards including Victorian architecture awards for both the Sandy Point House (new houses) and the Caroline House (alterations and additions); and commendations for the Oak Tree House (alterations and additions), the Fitzroy Lane House (new houses) and the Kagan House (heritage). The Oak Tree House also won the residential award at the 2019 Australian Interior Design Awards and the Caroline House won the 2019 Dulux Colour Award for residential interior and Belle Interior Design Award for best kitchen.
Of course, one of the biggest challenges is to remain fresh in such a competitive field. To stay creative, you have to do interesting things and foster an engaging workplace, Kennedy believes. “Managing change is the biggest challenge because you cannot stay the same,” he says. Not surprisingly, they both love travel and art; music is an inspiration for Kennedy while Nolan is passionate about Indigenous culture and landscape. Their Fitzroy studio, designed by architect Paul Couch, is a source of inspiration to a team who are friends as well as colleagues. It’s also used for tutoring students, meetings and musical events.
Looking forward So what’s the secret to this productive working partnership? “Holidays,” quips Nolan with a laugh. “What’s different about Pat
and I is that we don’t live and breathe architecture; we have other interests, and I think those other interests make us better architects.” The industry has changed over the years, too – for the better, they believe. The gender balance has improved, and social media plays its part in putting the focus on design. “We’ve never been able to understand what was popular before,” Nolan says. Though she says people should remember architecture is more complex than just the visual. These days it’s all go for the pair, who are preparing to meet a client in LA, but Nolan wishes she could take more time to reflect on the past two decades. “The most gorgeous thing after 20 years is you can see a body of work that exists, and to see a body of work that’s really diverse is quite exciting,” she says. Looking to the future, Kennedy says: “I feel like we’re just hitting our straps, and I’m really excited about the next 10 years.” kennedynolan.com.au

The house design is all about the environment and keeping the family comfortable.”

n this season of The Block, we’ve seen five similar homes delivered with five very different approaches, which clearly demonstrates more than ever before that there is an endless supply of style and inspiration there for you to consider. Trends exist to inform and inspire you but, most importantly, to interpret through your own requirements, experiences and desires. Across all the homes, here are some of my favourite trends that can be applied to your homes now and into 2020.

Multi-generational homes You’ve seen us all bang on about the idea of homes having to service the needs of their occupants across many generations. This can mean considering the needs of infants and young children as well as the requirements of the elderly‚ and homes have definitely evolved to reflect that. From more defined and separate spaces to having fully contained mini-dwellings within dwellings, as well as the need for larger kitchens with a five-zoned approach to their design, multi-generational homes are influencing design and planning trends and will continue to be a consideration.
A focus on materials We’ve moved on from white, grey and oak. There’s still a place for this palette of course, but what we’ve seen across this season of The Block is flooring in herringbone or chevron patterns, brick being used as interior wall features, new materials making big statements in benchtops and more approaches to Venetian plaster than you can poke a trowel at. Wallpapers have been used as custom art pieces, timber profiles used as bedheads and fireplace surrounds and an array of different approaches to lighting. The inclusions and materials in homes are overwhelmingly more diverse
than they have been for decades, interestingly being influenced by design periods that were on-trend decades prior.
Texture In line with new and innovative material use, there’s also an overarching trend to embrace texture. From textured loop or Berber carpets to boucle and velvet fabrics there is a focus on tactility and texture. Woven natural fibres like cane and rattan have been a recent focus, also brought back from decades past. Andy and Deb’s house has shown just how important texture is to an otherwise white and oak scheme.
Mosaic tiles reinvented Mosaics are nothing new, but the finger-shaped form Tess and Luke used in their main bathroom (that made me almost lose myself in excitement) is definitely one of the trend shapes I’m most interested in. Whether as a splashback, used as a small feature or in large swathes on walls, they’re a lovely linear element that brings a contemporary edge to tiled areas. he Calile Hotel is fast becoming the social heart of a growing Brisbane – occupying the space between a corporate hotel and a local’s “staycation” urban resort. The aesthetics of minimalism, art deco curves, and soft, muted colours embody a Palm Springs style that leaves a distinct impression on the Brisbane skyline. The architects, Ingrid Richards and Adrian Spence from Richards & Spence, have invented their own visual language for The Calile: “Gentle brutalism.” “We worked from the premise that minimalism can be refreshing when it remains humanised. The Calile has areas of severity; however, this reticence is balanced with areas of intense detail, always with the patron in mind.” The architects designed The Calile’s layout with the mantra “As much as necessary, as little as possible”, including touches like the space to open two suitcases at once, facade operability to allow a break from airconditioning, and tables suitable for meals or work. Brisbane’s subtropical climate also plays into the kitschy-glamourous style, which invokes a Californian or Moroccan atmosphere. The centrally located swimming pool, visible from every room, adds to the Chateau Marmont vibe, as do the abundance of plants. Richards and Spence wanted the climate to be absorbed throughout the hotel and incorporated naturally ventilated circulation, coupled with robust external finishes. For another passive style of sustainability, the architects hope that a building that is durable and well-loved – like the concrete Calile – is most likely to

ox Hill South has its own story to tell. A beginner’s guide to composting Take a tumble From my experience, the tumbler style compost bin is the most popular, and for good reason. It’s shaped like a wine barrel on a stand with a lid on each end and you can “tumble” it once a week to mix the compost inside. It cooks the contents over two to three months so you can get enough compost to add to your garden throughout the year.

s the war on waste becomes more critical for the health of our planet, composting is a practical solution with the added bonus of giving your plants the proper nourishment they need. Unfortunately, you simply can’t buy biologically rich compost off the shelf. I’ve bought the “premium compost” in a bag and while it’s great to build your garden with, it’s just not rich enough to promote healthy and happy edibles. I’ve found that it’s not until you mix about 100mm of homemade compost to the bagged product that your soil and plants actually come to life.

I f you’re in an apartment with a communal garden area you could set up a tumbler somewhere out of the way. It will save your balcony space – which would be a better spot for a worm farm, as you’ll have less garden material but probably more kitchen scraps.
■
Y ou could also try a ‘Bokashi’ composting system, which you can keep under the sink and, when it gets full, take it outside and bury it in a garden bed to finish composting. Like a worm farm, it will give you a liquid that can be diluted in a watering can at 10:1 and applied to plants every two weeks.
Perfect your recipe We all know that compost is a gardener’s best friend, but what do we add to our compost to make the best concoction? People are often deterred because they’ve had a smelly compost in the past or it attracted swarms of flies. Luckily, both of these problems can be fixed with the perfect ratio of ingredients. Compost is akin to baking a cake. It might take a few goes to get your recipe just “right”, but similarly, it’s about building a method and
layering ingredients in until you get the perfect mix. If you think about it, a forest floor is a layer of composting dry leaves and twigs, some fresh green matter and the odd animal (blood and bone). So rake up all your leaves, twigs, garden cuttings, lawn clippings and just a little kitchen fruit and veggie leftovers – these offcuts are best kept for your worm farm. Avoid other food waste as a general rule as this is where things can get a bit smelly. And don’t add sticks thicker than a pen as they
take too long to break down. The ratio of carbon (dry material) to nitrogen (wet/green material) should be about 30:1.
Do a good turn The key is to turn your compost (if in a pile) or spin (if using a tumbler) until it breaks down enough that you’re unable to recognise the original material. Adding a good quality compost to your edible garden will mean bigger, stronger and better tasting plants. I’d recommend adding it in both spring and autumn over raised beds, pots and around fruit trees. Make sure you cover the compost with some light mulch like sugar cane or pea straw, and water well.
