Best pre-sale renos without big costs
P
resenting a dated home to the market can be problematic because buyers borrowing to their limits prefer properties that are liveable immediately. In most cases, a pre-sale renovation that improves a home’s functionality, condition and appearance will add value. But, budget-conscious sellers may forgo major improvements due to a lack of funds or fear of overcapitalisation, especially when it comes to kitchens and bathrooms, the most expensive rooms to renovate. These rooms are often considered key selling points in homes, but fastchanging trends mean they also date a home the most. If kitchens and bathrooms are tired but functional, focusing a pre-sale renovation on other parts of the property can spread the budget and address other potential deal-breakers. The basics If the last time a home was painted was five to 10 years ago, it probably needs repainting. Dirty, damaged or scuffed walls create the impression that a home hasn’t been cared for, and dated colour schemes can polarise buyers. Spending thousands painting the entire property isn’t always necessary, according to professional renovator Naomi Findlay. “It’s all about bang for your buck,” she said. “It can be quite a mammoth task, so you need to look really carefully at what you need to paint.” “It might be that you only really need to paint the facade because that’s where the first impression is. Painting the timber trim, eaves and fascias can lift the entire facade.” Home owners should choose a crowd-pleasing colour scheme, according to Lisa Rickert, founder of paint brand Jolie Home. “Neutrals are going to be a much safer selection of colours when you don’t know who the buyer is,” she says.

“If you do not want to go with white, I would suggest a very light warm grey. It’s also going to work with whatever furniture people are going to bring into the home.” With rooms cleared of clutter, floors can be refreshed. Findlay says having floorboards polished rather than refinished saves money, but worn carpets were a major turn-off and should be replaced. Odd jobs Home owners shouldn’t fear a DIY approach, Findlay says. “If you’re willing to put in a bit of ‘sweat equity’ there are so many little jobs that cumulatively give the impression that a home is well presented and well cared for,” she says. These include simple tasks such as replacing light bulbs with higherwattage models to boost light levels or more time-consuming jobs such as replacing doorknobs or installing new window furnishings. Skylights are a high-impact upgrade for dark homes, and basic off-the-shelf models can be purchased and installed for less than $1000. “Realistically, it should take a builder or a handyman no more than half a day,” Findlay says.
Exterior upgrades “The first impression is a lasting impression,” says Andrew Yaeger, director of pre-sale renovation company Fix Sell Pay. “When people turn up to your house or go on the internet to have a look at it, you’ve got to make a good impression.” Exteriors are an opportunity to turn pain points into selling points. “Make sure the garden is neat and tidy,” says Tower Property Advisory director Robert Allanadale. “You certainly don’t want a jungle.” Clean patios and lush lawns appeal to buyers seeking a low-maintenance al fresco lifestyle.

here’s always been gold in these hills. But the attractions of modern Daylesford have moved from precious metal to real estate as buyers spy value and lifestyle in this historic central Victorian town less than 90 minutes’ drive from the big smoke. “The Daylesford region is growing in popularity every month,” says Hocking Stuart agent Will Walton. “It really represents an extremely affordable proposition compared to the city – in fact, 70 per cent of our buyers are from Melbourne.” The average Daylesford house costs $600,000 compared to its Melbourne counterpart of more than

or Australian families, a holiday spent at one of the many farm stays around the country enables an immersion into the realities of life on the land. Days can be spent watching sheep being rounded up or shorn, cows milked, and kelpies lounging on the deck of an old house as the sun sets. There is something special about spending a weekend, or longer, far from the hypnotic phone and laptop screens of daily life, trading the cacophony of urban traffic for the sound of birdsong, tractors, horses galloping across paddocks and gumboots on wooden decking.

Jim Ferguson and Emily McEachern own and operate The Farmstead Tatura. Jim is the third James Ferguson in three generations to be raised on the farm. “There is a lot of love in the bones of our old farmhouse,” says McEachern. Over the generations, the farm has been grazing land for sheep, a fruit orchard, and produced lucerne for racehorses and cattle around Victoria. Now, the land is leased to the dairy farmer next-door. Ferguson works for Tatura Milk Industries, and McEachern works locally in Shepparton. No longer able to depend on the farm for income, running Tatura as a farm stay has enabled the couple to diversify their income. “The farmhouse is simple, humble and unpretentious,” says McEachern. “Among five acres of lawn, trees and garden, guests relax into the afternoon with a glass of wine and enjoy the sunset. Or unwind in the farmhouse lounge with a book in front of the fire, watch Netflix in bed all day or sit on the old Australian verandah with a cup of tea.” Tatura is part of Greater Shepparton, considered the food bowl of Victoria. Though a drawcard for tourism, it doesn’t equate to a sustainable and dependable income for farmers.

The National Farmers’ Federation reports that the agricultural sector, at farm-gate, provides 3 per cent of Australia’s gross domestic product. Australian farm production was valued at $60 billion in 2016-17, with 77 per cent of what is grown and produced exported. According to the government, the value of farm production is predicted to decline by 4 per cent in 2018-19. Angus Macdougall and Bec Amos run Dunmore Farm. Like McEachern and Ferguson, both Macdougall and Amos work in businesses beyond the farm, though Dunmore is a working cattle farm. It was once a successful dairy farm with a herd of Jersey cows but now hosts Angus beef cattle. Since running Dunmore as a farm
stay, the demand has soared and provided a reliable income. The cottage, circa 1870, is within a productive 60-hectare beef farm, accommodates up to six guests with plans for glamping and staying within the main house in 2020. Along with the cottage, there’s a 1950s bungalow house, a nonoperational dairy, an original shearing shed, hay and machinery sheds and a garage that was a stable. “There are many amazing treks and bike trails for all levels in nearby ranges,” says Amos. “Guests can also enjoy discovering Milawa’s gourmet region, which is home to makers of fine food wine and craft offerings. Plus, our region has an abundance of fabulous wineries nearby Glenrowan,
in the King Valley and also Beechworth. Winton Wetlands and Winton Raceway are also a short drive away from Dunmore and guests can enjoy exploring the local silo art in and around Benalla.” Macdougall and Amos made the tree change in October last year. Since taking up life on Dunmore full time, they appreciate the unique experience of farming. “There is incredible knowledge-sharing from generation to generation, deep understanding of the land as well as a significant contribution to the community, highlighting the need to ensure that farmers in need are supported and their contribution is genuinely valued. “Successful farming helps
communities to thrive and together with visitation and agritourism to regional areas, including farm stays, provides a means to contribute to the success and sustainability of these communities.” Tourism Research Australia (TRA) indicates that 1.7 million domestic overnight guests and 939,000 international guests visited farms during their trip for the year ending June 2019. The agritourism sector is currently worth approximately $9.4 billion each year. “This economic benefit is particularly relevant to Australia because it occurs in regions that really need it,” according to Australian Regional Tourism. Farm stays provide a connection to regional Australia that is beyond newspapers and radio reports of drought. It enables guests, both domestic and international, to live on the land and respect the enormous value of farmers in providing food and essential resources to the country and beyond. The seaside style of Brighton’s mansions has influenced segments of the design, McCue says. “Each apartment is articulated by a really finely detailed projecting bay window, which is not so much a play on Bay Street itself, it’s really around the incorporation of some of the architecture of the context where a lot of old family houses are
predominantly brick with smaller punched openings, usually with bay windows,” he says. The rooftop is another place to unwind with surrounding greenery designed by landscape architects Tract. It’s also an ideal space to entertain friends with dining tables, barbecue and bench seating. Construction of The International, Brighton is due to start in the first half of 2020.

ust outside the seaside village of Lorne, a reimagined holiday house sits immersed in its landscape, with rainforests on one side and the ocean on the other. “Blink and you’ll miss it,” says Whiting Architects’ director Steven Whiting of the contemporary home that boasts 180-degree views across the Great Ocean Road. “Between May and September it’s not uncommon to stand in the living room and watch southern right whales make their way along the coast,” he says. While the site is magnificent, the original house was “unredeemable”, Whiting says. “It was a fibro shack unchanged for decades.” The new home is inspired by its location; a design lexicon informed by its expansive views. “Our key drivers were light and how it is broken, as well as how to maintain the views while offering privacy,” Whiting says.

“The north side of the home is clad with the screens to help break sun penetration, retain privacy and limit heat gain,” Whiting says. “The light created ... changes through the day and with the seasons.” Given the home’s corrosive marine environment, Whiting married his modern design with resilient natural materials like stone, timber, steel, and concrete. External elements like sun direction, prevailing winds and specific site conditions were assessed.
“North-facing glass partially screened by the panels offers passive winter solar heating, and the entire wall of glazing opens up in summer, allowing for the building to cool down quickly [and] encouraging cross ventilation,” he says. “All of the windows are doubleglazed, so in winter the low sun brings warmth in, and in summer the deeper window box frame protects the window.” Whiting describes working on the project as “gratifying”. whitingarchitects.com

here’s a distinct character to Brunswick East, the inner northern Melbourne suburb where acclaimed cafes, bike paths, and urban gardens meet. When walking through the 4.5 hectare CERES (Centre for Education and Research in Environmental Strategies) Community Environment Park, it’s easy to forget this suburb is just five kilometres from the CBD. The sustainability centre is the largest and longest running environmental education program in Australia, and is heavily frequented by locals and visitors who enjoy taking in the surrounds and buying organic goods. For Cinnamon Evans, CERES CEO, the basis of Brunswick East’s appeal is these community facilities. “From 3RRR radio, to local cafes, bike-friendly paths, and easy access to organic produce and plants, the lifestyle is one of simplicity and connection,” Evans says. Lucile Sciallano, owner of La Petite Fabrique, has lived and worked in Brunswick East since moving to Australia from France in 2013. The artist appreciates the quirks of the suburb’s old terrace houses, and the diversity of its residents. “I love the chilled atmosphere, the nice cafes and restaurants where you can go out for a cheap meal or a fancy dinner,” she says. “I love the different communities – from young families, to artists and old Italian grandmas living together, and the respect and tolerance that comes from that.” The suburb’s parks and community facilities, such as the dog offleash Balfe Park and nearby Brunswick Baths, are another big

Similarly, the Merri Creek corridor was once a polluted wasteland and is now an incredible habitat for local wildlife. “It is now a place of peace and life, looked after by Merri Creek Management Committee, Friends of the Merri Creek and local residents,” Evans says. The latest urban renewal project in the suburb is East Brunswick Village (EBV), which sits on the former Sidney Cooke Fasteners site. With a focus on sustainability, the development will draw on the established character of the suburb to deliver even more gardens and community facilities. Permaculture expert Dan Palmer from Very Edible Gardens has been engaged to design the project’s green spaces, which range from rooftop
terraces to barbecue areas, communal vegetable gardens, and an apiary to encourage and support local bee life. “I’ve been excited to work on the project in terms of introducing permaculture that looks at how we cycle nutrients and grow food, as well as how we make spaces feel great,” says Palmer. “EBV have given me full control over the decisions that are made – things like the quality of the soil and the plants we’ve used.” Awarded a 7.5 NatHERS energy rating, the project will incorporate recycled materials from the site and a host of environmentally friendly features like rooftop solar systems, rainwater tanks, a composting system and smart metering. mass properties, and they were very keen to incorporate rammed earth into their home. Luckily, they were able to find an expert provider in Olnee Rammed Earth, along with their builders, Renovation One. The resulting structure is filled with natural light from the adjoining bungalow, and the existing home is expanded without a typical “box on the back” renovation. Rengasamy says engaging the architects from Steffen Welsch Architects gave rise to “ideas we never would have imagined ourselves”. Inside, the natural tones of the rammed earth and timber details sit

aja Rengasamy and Ruth Halls moved into their Californian bungalow in Brunswick in 2014, but always had big plans for the “wonky, draughty, asbestosladen” property. Rengasamy says their ambition to combine their heritage home with a rammed-earth extension emerged from a slightly ambitious starting point. “We were continuously outbid for already completed homes, and thought maybe we could renovate a home for cheaper … we were wrong.” While it may have cost a little more than they bargained for, the couple has created a highly resolved property that marries two unlikely aesthetics. Their interest in rammed earth came via Halls’ parents, who had hand built their family home in the Yarra Valley in the 1970s. Armed only with a book on rammed-earth building, her parents constructed the home over two years. While Halls and Rengasamy weren’t so keen on doing the labour, they loved this material, with its warm, textural feel and thermal
alongside crisp white walls, providing a bright, contemporary feel. Rengasamy describes the rammedearth elements as “sand dune-like”, helping the contemporary space feel relaxed and grounded. For anyone thinking of renovating their own home, he passes on some wisdom given to him by a friend. After hearing horror stories about living in a home during its renovation, the friend advised the couple to budget for renting a place during construction. “We were very, very lucky to have rented a house across the road,” Rengasamy says. This meant the family could watch the building unfold, close enough to keep a watchful eye – but far enough to retreat when necessary.

Life in the sweet spot

rading in their city pad for a new South Melbourne address, Mike and Emma Ashcroft won’t be sad to see the back of CBD traffic. “I think the traffic conditions in and around South Melbourne are less complicated,” Mike says. The Ashcrofts, who live in a Spring Street apartment, have a 16–month– old son and a baby due to arrive in December. In 2022 they will move into their newly purchased three– bedroom apartment at The Eighth, an 18–storey, mixed–use building in the prestigious Domain Precinct.
The precinct is highly sought–after for its proximity to some of the city’s best parks, beaches and the CBD. Just one street off St Kilda Road, The Eighth is set to take advantage of the many revitalisation works taking place in the area. These projects, including the $11 billion Metro Tunnel and a renewal of public spaces by the City of Port Phillip, were a major draw card for the Ashcrofts. “The location means we’ll have all the proximity of the city, without actually being in the city,” Mike says.
Ashcroft says he was also impressed that The Eighth is being built by its developer, Crema Group. “My background is in commercial construction so I’m always a bit wary of builders,” he explains. “But Crema has a great reputation and they’re a builder and developer so they’re aligned on getting the apartments built properly.” When choosing their new property the Ashcrofts didn’t want to sacrifice any of the perks of apartment living. At the Eighth they will enjoy the services of a concierge plus a cafe

and wine bar, rooftop pool, work spaces and a residents’ lounge. “Having access to a concierge who can pick up your post, all your deliveries, get your shirts dry cleaned – these little extra conveniences make a big difference,” Mike says. Each of the 36 two, three and four bedroom apartments at The Eighth has a dual aspect of its surrounds. And with views taking in the Shrine of Remembrance, the Royal Botanic Gardens, Albert Park Lake, Port Phillip Bay and the city, residents won’t be disappointed. Tim Whitefield, a former architect and now co-founder of Taglin Gin company, is trading in his seven–acre property for a two–bedroom, quarter floor residence at The Eighth. He and his wife had a long list of features they were searching for in a new property. One of them was private lift access to each apartment. “We didn’t want a hotel–type corridor that leads to anything from five to 10 apartments because it’s such an unwelcoming arrival. “The private lift access at this development provides an incredible level of extra security, which is important,” he explains. verlooking the rolling hills of the Byron Bay hinterland is a Spanish-inspired home that sits on a hilltop region called Coopers Shoot. This breathtaking dwelling, known as The Range, is the home of Emma and Tom Lane and their four children. After looking for “the perfect property” for nearly 10 years, constantly calling every agent in town, the couple’s brief for a 40-hectare, north-facing, private, yet moments away from the beaches and town-type property had begun to feel like an unachievable dream. That was until the stars aligned, and a
48-hectare parcel of land became available after it was previously held by another family for 35 years. Upon meeting their agent on the property, the Lanes instantly fell in love. On site, there was a 1980s farmhouse, and much of the land was covered in weeds and rocks. While the couple knew that they had their work cut out for them, they did not shy away from the challenge. Armed with previous successes in building and designing homes together, along with their flourishing local business The Farm Byron Bay, the couple began to construct a home that they hoped would become a legacy for their children, and hopefully their grandchildren in the years to come. Having previously lived in Spain together over a decade ago, the couple was inspired by the Spanish finca – a collection of farm buildings, typically on an orchard. With this, The Range sees a beautiful blend of Australian and Spanish design. At the heart of the property, the farmhouse acts as the family’s main abode, constructed upon the concrete slab of the existing home, with two old tractor sheds having been converted
into what are now known as the Barn Studio and the Cabin Inn. Beyond this, the structures are then nestled among 4500 macadamia trees, adding more connection to the Spanish-style rural estate. Collectively, it’s the sustainable ethos, overall palette, and thoughtful interior design that connect each dwelling with one another. Pay closer attention and you’ll notice the many recycled items evident throughout, such as the old roof tiles that are now used on the floor, the roof beams from an old bridge, and the foraged rocks from the property, allowing the stonework to tell an intriguing story. With the process taking almost two years to complete, the couple admits that perhaps The Range will never truly feel finished, as they keep adding, tweaking and exploring new spaces and ideas along the way. And while the property is predominantly used as their family home, being avid travellers the Range is also available to rent, in its entirety, during school holidays.

Crescent, the heart of Flemington village, for an outdoor movie night or market day. Just the beginning makeover that is clearly DIY, and one that has designer dazzle. This doesn’t mean you have to give your home a major overhaul and make expensive architectural changes. The best transformations often come from subtle and inexpensive alterations over and above what you were intending to do anyway – but the difference they make can be huge. These could be updated paving, fencing and cladding, mature plantings, modernised garage doors, a fresh front door, and a mailbox that has design flair as well as function. For example, if you were going to spend $30,000 to $40,000 on painting and landscaping your home anyway, adding a few extra modifications that might cost somewhere between $15,000 and

’m about to disillusion numerous home renovators here, but the truth must be told: painting your facade and landscaping your yard is not enough to truly transform the exterior of your property. Painting will certainly refresh the look and give it a more modern appearance, but it’s like putting on a new jacket; it looks great, but underneath your figure is the same. What I have learnt over the years is that landscaping and painting accounts for approximately 30 to 40 per cent of what needs to be done to truly transform a home’s facade. The real magic happens when painting and landscaping are supplemented by other clever modifications. Changes that complement your facade are the difference between a
