Better than a baker’s dozen

H

ow do you turn a bakery into a gallery? It takes more than a lot of dough; and there we’ll leave the dad jokes to focus on one of the most remarkable homes we’ve seen in many years. Built in 1915, the Golden Crust Bakery with its classic factory design – high, peaked rooflines, shimmering walls of red brick outside and white wash within – has been an enduring presence on the Sutherland Road streetscape. A renovation, begun in 2006 by architects Jackson Clements Burrows, reimagined the old beauty to become one of the truly great Melbourne homes. It’s a monumental feel you get here, expansive and thoroughly coherent.

The generosity of light and space creates the ambience of walking through a particularly fine gallery or public building. Don’t mistake that vibe for coldness and detachment, though; there’s obviously a lot of love here, beginning with the preservation of the original building, its identifying paintwork

still ghosting across the brickwork on the northern exterior’s peak. The feeling of entering something special starts as soon as you step up off the kerb to the dark, square portico that holds you until the metal gate and timber front door swing open to reveal the loft and light of the interiors. The drama of the entry hall with its bluestone floor, ribbed timber and dark walls gives you an exquisite pause, a place to gaze forward as the home rises up to a luminous doubleheight section just beyond. Before that follow the timber left as it wraps up and over into the front living area. Here those gorgeous whitewashed walls bring their customary fresh feel and a Japanese courtyard at front is the perfect place for contemplation.

Bank a little further left to the fine study and media room where lowlevel windows give a tantalising glimpse of the garden. Sitting beyond the entry hall that illuminated gallery-like section has a spectacular stair heading up to the bedroom level and down to an incredible cellar. If you can’t be bothered going below, a glass floor lets you look down into the vintage vault. A taste of success in the west “L

et there be smoke” proclaims a sign outside hip, Americanstyle barbecue joint Up in Smoke, just after you cross the Maribyrnong River into Footscray. It’s fitting given the suburb was once filled with factories spouting billows of the stuff into the air. Tanneries, slaughterhouses, soap works and a sugar works (which still runs today in nearby Yarraville) dominated the area in the late 1800s and established Footscray as a working-class suburb. Years later, waves of post-war immigrants – first from Europe, then from Vietnam – made the suburb their home, adding layers of multiculturalism to the once very Anglo area. Franco Cozzo’s open arms welcome you from the mural painted on his nearly 60-year-old Italian furniture store (the building was sold to a developer last year, but the store is still open … for now), while Barkly Street offers some of the best Vietnamese food in Melbourne.

More than a century on from its industrial past, the suburb has earned a new reputation as a hipster hub with an enviable restaurant and bar scene. It is now one of the top 10 mostliveable suburbs in Melbourne, according to the Domain Liveable Melbourne study by Deloitte Access Economics and Tract Consultants, released this weekend. The study ranked 307 Melbourne suburbs on factors including walkability, cafe culture, education and public transport. The last time it was conducted, in 2015, Footscray ranked 74th. It is now in sixth spot. The abundance of industrial buildings in the area ripe for creating dining and drinking spaces could be one reason for the jump in the rankings. The suburb has seen about a 36 per cent increase in food businesses since 2015, according to Maribyrnong council. “There’s quite a romance now with warehouse spaces and finding new

uses for factories that would not have been imagined 50 years ago,” says Footscray Historical Society secretary Carmel Taig. ”There are a lot of new residents who really appreciate being able to go around the corner and tuck into a little place that doesn’t feel like a pristine, clinical space that some cafes may be elsewhere.” For marketing professional and resident Kim Huynh, that’s certainly part of it. “I don’t know what it is about Footscray. It’s like it’s a little bit grungier, a bit edgier. It’s almost post-hipster – it’s artsier,” Ms Huynh says. Before they were married, she and her husband, Euhin, moved to Footscray from Perth in 2010, and three years later bought a onebedroom apartment in the same block as their Barkly Street rental. In 2017, they sold their apartment and bought a townhouse in the western, “more suburban” side of Footscray – just in time for the arrival of their baby daughter.

“When we were first moving from Perth, we asked a Melbourne friend if they knew anything about a suburb called Footscray, and they said ‘ugh, don’t do that, don’t go there’,” she says. Her friend told her that her dad had been mugged in Footscray and the suburb had a “sketchy” reputation. “Over time I’ve really noticed that stigma is gone. There’s a lot of young professionals in Footscray now,” she says. It’s estimated the suburb grew by more than 2000 people in the two years to 2018, reaching just over 18,500. The population is expected to more than double by 2036, and another 7000 dwellings are set to be built by 2031 to accommodate them. House prices have increased by more than 30 per cent in the past five years, although houses are still relatively affordable, with the median just below $785,000 – more than $70,000 less than Melbourne’s overall median. “It is probably one of the cheapest suburbs within five kilometres of the CBD,” McGrath Yarraville agent Joshua Lowman says.

New infrastructure – including a redeveloped station, office buildings attracting major employers State Trustees and City West Water, and a revamped Footscray Plaza shopping centre – has improved the liveability of the suburb since the last study, says one of its authors, Adam Terrill from Tract Consultants. Slight changes to the study’s methodology also contributed to Footscray’s improved standing. “Many of the suburb’s strengths are picked up in the 2019 study, with new indicators such as walkability demonstrating the number of services within a walkable catchment of residents,” Mr Terrill says. Ms Taig says locals have a very strong allegiance to Footscray – the suburb becomes part of their identity somehow. The mammoth celebration after the Western Bulldogs won the grand final in 2016 for the first time in 60 years was testament to this. “There’s a resilience. People can go through quite arduous times and then pull themselves up and make a go of it again,” she says.

ttracting new customers to a cafe in 2019 is as much about the interiors as it is the food. The Eat Drink Design Awards recognise the most exceptionally designed hospitality venues around the country, providing valuable insights into the Australian dining scene zeitgeist. Most prominent among the 2019 winners is their geographic diversity. While past Eat Drink Design Awards have been heavily dominated by metropolitan operators, this year’s projects include a bar in a town of 2000 people, a hotel in Victoria’s historic Port Fairy, and a cafe on a suburban shopping strip in Melbourne’s Mont Albert.

Editor of Artichoke magazine and awards juror Cassie Hansen says the inclusion of more regional operators indicates a growing food and design culture outside major cities. Another theme that stood out to jurors this year was the importance designers are placing on customer experiences. Although this may sound like a basic requirement of hospitality design, it is often overlooked by modern venues in their quest to capitalise on Instagram engagement. “A couple of years ago, a lot of designs were just for Instagram. I think designers are now designing for longevity, so they’re trying to create something that will last a long

time and not having to be redone in a couple of years because it’s already past being trendy,” Hansen says. “Good design comes down to putting an emphasis on the customer’s experience and the customer’s comfort.” Melbourne’s Di Stasio Citta, which took out Best Restaurant Design, is a project that boldly looks to the future. The design by Hassell hides working areas such as switches, signage, power points, speakers, and control panels in order for the customer experience to be at the forefront. The result is a space that’s as much an art installation as it is a restaurant, which the jury posits will be near impossible for others to imitate.

Hospitality projects being replicated is something the industry has been recently challenged by as owners struggle to compete for organic media and social media coverage. Nathan Toleman is the founder and chief executive of the Mulberry Group, one of Melbourne’s most successful hospitality companies that established Top Paddock, Kettle Black (both now sold) and newcomer Hazel among others. Toleman says the cost for an architect to design a hospitality fitout ranges from $50,000 to a couple of hundred thousand dollars. Constructions costs are $4000 to $5000 a square metre when choosing to integrate custom joinery and quality materials.

While investing heavily into a project’s interiors can initially attract unassuming customers through the door, Toleman says it’s the quality of the food and overall experience that will repeatedly draw them back. “Ultimately it’s the way the space makes you feel as a customer that I appreciate,” he says. “You want to be able to go to a place that takes you away to a kind of a different place.” One of the most remarkable projects among this year’s winners is Blacksmith that took out Best Bar Design. This venue, designed by The Stella Collective, is especially impressive given its location in Mulwala, NSW – a town with a population of just over 2000 people. “It’s got obviously mid-century vibes, but it also a space that will work in winter because of these beautiful fireplaces,” says Hansen. “It’s a multipurpose space that is very beautiful and very generous to the community.” Among other winning projects is Via Porta, a newly-opened cafe and deli in Mont Albert. This space was designed by one of the co-owners, Sarah Cosentino, who is also the codirector of interior design firm Studio Esteta. A featured element of the exquisitely detailed space is the crazy paving flooring made from stone offcuts to emulate Italy’s iconic cobblestone lanes.

o create an apartment building for tomorrow, John Scaramuzzino had to take a look back to yesterday. The architect chose authentic colours from the 1950s to hone his mid-century modern interior design for Domain House, a new 19-storey development on the site of the former 3AW radio studios. “What we did when we presented the interior design scheme was we went back to the mid-century modern design schemes of the 1950s and actually found some old paint

The interiors at Domain House are inspired by mid-century modern design and colours.

Scaramuzzino, a director at Bruce Henderson Architects, went back even further in time for exterior inspiration. The building’s use of columns harks back to classic Greek and Roman architecture, and is a deliberate departure from the popular curtain wall facades. “This is our client’s second project and in so much as creating a brand and legacy project, they wanted this, their first major project, to have its own unique look and they wanted something that expressed their desire for design and good quality,” Scaramuzzino says. Intersecting horizontal beams complement the columns to frame views in the style of a traditional

verandah. In this element, Scaramuzzino says he drew inspiration from late Australian architect Kerry Hill who was best known for resort and hotel designs. A series of high-end shared spaces with a wellbeing bent bring an extra layer of luxury to Domain House. At the lower levels, there’s the lobby, lounge, fireplace, yoga room and an internal Japanese-inspired garden. The podium rooftop features a lounge with open fireplace, private dining room and landscaped terrace. The development is within walking distance of the Royal Botanic Gardens and will be just 260 metres from the new Anzac station.

Writing’s on the wall

I

t’s no secret that I love wallpaper. I should be scarred just like anyone else who’s had to scrape it off their walls with a steamer, gouging the walls as you go, but I’m not. I’m in love with wallpaper and the reason, apart from the myriad choices and suppliers, is that the technology means that those layered paper-backed wall coverings are no longer necessary evils if you want to adorn your walls with colour, texture, pattern and interest. I think I first saw good wallpaper application in the work of friend and inspiration, Darryl Gordon, about 15 years ago.

Grasscloth paper is nothing new, but it’s definitely one of my favourites and he used it to great effect in a contemporary penthouse project that I thought was so beautifully layered and soft. When I started creating more layered versions of my own interiors, I turned to grasscloth paper and have never looked back. Ralph Lauren makes some great grasscloths, so too does Schumacher. Boyd Blue has a great range of grasscloths that are generally carried in stock. Then I discovered silk. Whoa Nelly, silk wallcoverings are like grasscloth papers gone to heaven. They’re more delicate, visually and also in terms of durability and UV resistance. Silk threads aren’t great with direct sunlight. They’re so beautifully fine and obviously sheeny that they look just like luxury. Fromental does some of the best and should any client I work

with ever have the budget, I’d love to be able to use them one day. If you’re looking for luxury, head back to Schumacher and check out their specialty wall coverings featuring silver leaf or real feathers in all of their pearlescent glory. They’re pretty niche and rather expensive but, when you see them, you’ll want to do that weird thing I do on The Block and touch them, so appealing is their tactility. Catherine Martin, yes the creative powerhouse behind The Great Gatsby and Moulin Rouge, has an amazing array of wallpaper designs, some influenced by the above movies or created for them, others being more tropical or appropriate to different periods or styles. Her banana palm wall covering, which I’ve used in my own beach house, works beautifully as it’s printed on a vinyl backing meaning

it’s a pretty easy DIY project for anyone patient enough or interested in an online tutorial. The vinyl backing also means it will peel off easily when the time comes to remove it, simply pulling diagonally downward from a corner.

Elitis is another favourite that is also produced largely on non-woven backing – that is, a backing paper that stays in one piece rather than shredding into layers as the old style of papers used to, or on vinyl backing, which makes them even more robust.

It’s a brand I’ve used heavily over the years, with so many textured and interesting patterns and effects that have really turned my head away from painted walls to the amazing layering opportunities that few other wall treatments provide. Eurowalls have a huge array of low, mid and high-level priced product, with some really interesting 3D paintable textured wallpapers among their range. One of my favourite suppliers for interesting patterned and whimsical wall coverings has got to be Scandinavian Wallpaper and Decor in Western Australia. Don’t be put off if you’re on the eastern seaboard as they ship across the country and have done so for the teams on The Block and for me.

They have a beautiful array of mural-style wall coverings in a number of colours, styles and moods so you’re almost guaranteed to find what you want for your project. Speaking of The Block, you’ll have seen Grafico on this season and seasons prior, creating custom wall coverings (and even custom printed tiles) for contestants to set them apart from the pack. If you want to make your own wallpaper from your own inspiration or designs, Grafico is the place to go. I’ve recently used a brilliant, original artwork wall covering in this year’s Yourtown Christmas prize home in the second bedroom as an entire bedhead wall. The sample was sent to me by Affordable Decorators in Queensland late last year and I have been looking forward to using it ever since. ustralian fashion designer Jenny Kee’s Blackheath home is exactly as you might imagine – a riotous mash of crocheted throws, rustic galvanised iron walls created by her late partner and artist Danton Hughes, and colourful cushions everywhere that she’s sourced in her travels to Guatemala, Africa and India. There are needlepoint cushions she’s handcrafted, another by close friend Linda Jackson from the 1970s and plenty of Australiana references throughout. The property was a dairy farm first established in 1890. In the mid-70s Kee opened her famous boutique Flamingo Park Frock Salon in Sydney. Now, she’s part of an exhibition with Linda Jackson, the first in-depth survey into their creative partnership. Step Into Paradise is an nod to their vision, and the importance of the Australian bush and Great Barrier Reef in their fashion storytelling which took kitsch Australiana to the mainstream.

S

imple, sleek and in prime position for the Byron Bay sun is OCM House, a home that is much more than a piece of property for the owner. Designed and built by Studio Jackson Scott, the home belongs to Sydney-based chef Tom Addison, who inherited the land from his late father. It was this family tragedy that led Addison to build the home he plans to settle and raise his family in. He says the home needed to reflect both him and his father. “My father was just a simple fellow and also a carpenter, so those simple lines and the timber we threw in there is all important,” Addison says. “He liked natural, open spaces and simplicity.” The team at Studio Jackson Scott, led by Scott Jackson, say that this care for the detail shown by Addison was also one of their most rewarding aspects of the build. “It was great just being a part of this process and knowing that what we were creating was much more than just a physical building,” he says. “It was meaningful to us that it was meaningful to him.”

The cosy home is just 97 square metres, and includes three bedrooms, an open-plan living and dining space, bathroom and laundry. Besides a focus on a personable home, Addison’s two other main considerations were ones many home owners face – budget and sustainability. Jackson says sustainability was implemented by creating a small space. “Our practice tries to implement sustainability into every project, but sustainability was achieved here

mainly because we managed to fit so much home in such a small amount of space,” he says. “A smaller house means less materials, less carbon moulds, less trees cut down and less energy.” Due to the location of the home, Jackson wanted to use materials that created a “natural” aesthetic that echoed the beauty of the Australian bush and beach surrounding the house. “The painted black fibre cement sheet was used to create our resilient hard exterior. Australian blackbutt

was chosen for the terrace, which appears as if it has been carved out from the outer shell,” he says. “Natural plywood for the interior has a warmth and texture that makes for a seamless transition from outside to in.” With both Studio Jackson Scott and Addison based in Sydney, not having constant access to the site became one of the biggest challenges of the six-month build. Jackson says creating the simplest process possible for the builders on site was critical to the success of OCM House. “We had to think carefully about how to construct this building to ensure that design intent remained strong while construction details and methods remained simple,” he says. “We had to be sure that our ideas could be easily communicated and built on site in a timely manner.” Addison plans to move into the home in the next few years. He sees this return to the area where he grew up as a home-coming. “Byron Bay is where my heart is, and I’ve built this home for me and for my future family,” he says. studiojacksonscott.com

ulian Burnside doesn’t like to put things off. “Our time is the only thing that is limited, so I think we have to get as much done as we can.” Balancing an active legal practice, pro-bono human rights work, refugee advocacy and writing, Burnside started working from home earlier this year when he stood as a candidate for the Greens in his local federal electorate of Kooyong, and has remained in his well-equipped study since. “I have always been hopeless at networking, so working at home saves a lot of time and has no real downside.” As a passionate patron of the arts, he often hosts large group dinners and at-home concerts in his colourful Hawthorn home, filled wall-to-wall with the works of renowned Australian artists, including works by his wife, artist Kate Durham.

“The arts provide an enduring reminder of what human beings can do,” says Burnside, admitting he may have wanted to be an artist himself. “I think I did the world of art a favour by becoming a lawyer instead.” Morning

A life in full bloom Krajewski says maintaining the plants doesn’t take as much work as people think. She starts her day by watering the 15 to 20 plants that need extra attention, or are “particularly thirsty”. Everything else gets done once a week. In all her years collecting, growing and caring for her 150 plants, Krajewski says the biggest lesson she has learnt is “light is so important”. “Light is number one in caring for your plants. Some need more than others and some need lots of light just to survive,” she says. “People don’t realise that often this doesn’t mean direct sunlight, but natural light. As long as your home is light and bright, that’s OK. ” Krajewski has a few simple tips for transitioning into summer – the first being to water the plants more.

A florist and gardening enthusiast, Krajewski has a staggering 150 plants in her Melbourne home. “I come from a family of gardeners. My father grew orchids and my mother was a passionate gardener and florist,” she says. “I guess I absorbed the knowledge without even realising.” She started her own plant collection around eight years ago.
