Note from the editor
C
hristmas came early for Melbourne’s property market, with a bounce-back beginning mid-year that gifted owners a pep-up in prices. If a new home was on your wish list but you didn’t find what you were looking for this year, word from our well-placed sources is that February will be buzzing, as confidence among sellers spreads. This is our last edition of the year but as the metro market enters hibernation, the coastal market starts to heat up. If your beloved begrudgingly followed you to weekly open for inspections during Melbourne’s fickle winter and spring, they will probably welcome the chance to stroll through gorgeous Sorrento, Portsea, Lorne and Wye River boltholes over lazy weekends to come. But before then, there is still plenty to marvel at on the city market and this edition – from the award-winning Orb House in Kew, to a first home with water views for under $900,000 and a designer residence in Carlton – is a fitting farewell to 2019.

Colonial farmhouses, or their more modern iteration, have an enduring appeal even when built by the seaside rather than in more distant locales. This smart version in the swish hamlet of Flinders on the Mornington Peninsula is an easy walk away from the village shops. The residence captures a classic look with double doors in all three bedrooms, the bright living room, spacious adjoining dining area and luxurious kitchen opening to the verandah. A pool and a particularly well-equipped pool house – with a bathroom, kitchenette and living area – are an entertainers’ dream. A gas log fire in the living room will enchant through the winter but in the warmer months, throw open those verandah doors and welcome the coastal breeze. The decor is crisp and the clean, calmingly neutral palette befits its beach location. Exacting finishes include hand-crafted tiles, generous use of handsome Carrara marble and impeccably landscaped gardens. RT Edgar agent Michael Parker is looking after the listing. On the open market for the first time since 1969, this mansion grants a rare opportunity to scoop 44 metres of Yarra River bank. “The property’s position adjacent to the bend in the Yarra means that it has irreplaceable views back up the river,” says its agent. Set on a flat 1857-squaremetre block, it is one of only five secluded properties in its cul-de-sac. Its bedrooms, including an 8.1 metre by 5.6 metre main suite, are all located on its top floor, maximising views. The ground floor offers interconnecting living, dining,

“The house is brilliant but the location makes it even better,” says the listing agent for this fresh, white doublefronted Victorian, a standout in its cul-de-sac of period cottages. “It’s around the corner from Westgarth village, the cinema, cafes and Il Melograno, which has Melbourne’s best ice cream.” Well, that’s summer sorted. Locals, Sydneysiders and downsizers have inspected and admired dark-stained timber floors, leadlight windows and other period features, the practical floor plan and the renovation done nine years ago. Around 150 years old, this doublefronted mid-Victorian-era house is still proving to be a great place to live. It’s on a corner site of 160 square metres, beside tiny workers’ cottages in a quiet back street a stone’s throw from Carlton Gardens. It was renovated by its architect-owner in the 1980s and the vendors have recently redone the bathroom, kitchen and inviting north-facing garden, which has ROW and a potential car space. elbourne property in 2019 has been like a box of chocolates – rich, indulgent, and full of surprises. As is the custom, we take our leave this year with a flourish – a Toorak house in all its polished pomp. This Nic Bochsler-designed manse was built in the mid-1980s so there’s scope for modernisation but that doesn’t mean you don’t get luxury turned up to 11 here. It starts with an impressive walkway behind high walls that steps down to the entry. Beyond here to the left, Japanesestyle gardens and a gorgeous fish pond frame the exquisite dining room with its frameless glass. A study in the south-west corner lets you follow the fish too, and sitting centrally at the end of the marble-tiled hall is the living room – an airy, composed beauty with excellent space and an open fire. “This is inner-city living at its best: bespoke, top-end, architecturally creative, like a sculpture – and on your own sliver of land,” says the listing agent who has been a keen witness to this project since Eastop Architects began reworking the original 1986 design by Nonda Katsalidis. The small footprint expands upwards and adds a striking north terrace to the topfloor. A moody kind of glamour comes from fluted glass screens, a floating marble floor in forest green, rustable steel facade and sensual curves. S
omewhere Else – Domain’s podcast about people living in weird and wonderful ways – is back. Amelia Barnes sat down with the podcast’s co-host, January Jones, to discuss the changing definition of home, and what’s in store for season two. What inspired you to create this podcast? I was seeing many stories come across my desk about people living in interesting and unique ways, but there’s only so much you can say in a 600-word story. I wanted to find out why these people are living the way they are, what it’s really like, how much it actually costs, and what are the downsides. If you cook salmon in
how he does that, and to hear the
your tiny house, for example, does it smell out the whole space? A podcast felt like an appropriate medium to tell these stories in more depth. What were some of your favourite moments from season one? I loved talking to Karina Waters, a Perth woman who’s restoring a 94 room French chateau. I had followed her Instagram account @chateaugudanes for years and commissioned stories about her, so getting the chance to actually talk to her myself was really exciting. I think that project is just phenomenal and so beautiful. The scope of it is immense. One of my other favourites was the episode on Ian Usher and Vanessa Anderson who are full-time house sitters. They don’t have a permanent
residence; they sold all their stuff and now live in different places around the world, and they love it. What have you learnt in creating this podcast? I’ve realised there are so many different misconceptions about why people live the way they do. To the average person these ideas might sound different, but at the core of it, it’s just another way of living. Sometimes, it’s not as absurd as it looks from the outside. Why do you think the podcast is resonating with audiences? There’s a real trend at the moment of people wanting to live in different ways. It’s not just for financial reasons either. Not everyone necessarily wants the nine-to-five and the white picket fence in the suburbs.
enthusiasm and passion he has for his lifestyle.”
People are broadening their idea of what living is, and what a home means. It’s not just four walls – it could be a bus, a tree house or a tiny house. These stories have resonated because there are many people out there looking for different options and are inspired by it. You can listen to Somewhere Else on Apple Podcasts, on Spotify and everywhere else you find your podcasts. Episode one of season two drops on Monday, December 9.

Anna Spiro’s Hawthorne River Project embraces colour and pattern, right;
Warm, tonal colours including terracotta, clay, burgundy and wines are also taking top spot on the podium for the year ahead. “These colours are beautiful to work with as you can still have a neutral interior and easily introduce them into your home,” says interior designer and trend forecaster Bree Leech. “The colours themselves aren’t crazy, instead it’s all about textures and using them together in kind of a
warm, tonal hues will be popular in 2020, above.
Donohoe Church is also advocating for more ceramic and lava stone in 2020. “These materials are usually relegated to decorative items like vases, accessories and smaller pieces but we’re certainly starting to see a shift towards using ceramics in beautiful light fittings and joinery.” The team at Decus Interiors is also integrating more lava stone into its projects as an alternative to timber, stone and 2pac benchtops, plinths and joinery. “When this material heats up it creates a most interesting glaze,” Donohoe Church says. A move towards slow design and thinking more consciously about sustainability in our homes is a growing trend Spiro wants everyone to embrace in the new year. “There’s fast fashion and there’s also fast interiors and I think we’re going to see a reversion to the handcrafted and support local craftspeople.” She says good design is worth the wait. “I always encourage my clients to buy really beautiful good quality and handmade things they keep for a long time instead of replacing things every few years and adding to landfill.”
“Trends are there to inspire you, not to dictate a style, so take what you like from them and add your own touch.” Known for her layered textures and colourful aesthetic, on a recent trip to London she “noticed an explosion of colour and pattern among other designers and fabric houses”. She advocates for people to inject more colour into their homes and not be afraid to mix textures or patterns. “We wrap entire spaces in wallpaper so it creates this amazing seamlessness where you can add paintings and homewares for a really layered aesthetic,” she says. For those of us new to colour who might want a smaller introductory dose, Spiro suggests adding layers and colour with “scatter cushions, patterned lamp shades and a textural rug”. Her colour prediction for the year ahead is yellow.
maximalist approach to minimalism.” Leech has also observed the arrival of lilac and mauve in the aftermath of Milan Design Week. “We haven’t seen these two colours for a while but they do connect to the warmer tones and I think they’ll make quite an impact this year.”

he new year marks a new beginning. It promises a fresh start and a chance to improve. We secretly type our resolutions into our mobile phones: go to the gym more, stop ordering takeaway when the fridge is full of food, and call Mum before she calls me asking why I haven’t called her. It’s in our nature to embrace change in January and it’s the same with our interiors – a new season is an opportunity to shake things up around the home. “We have this natural tendency towards self-reflection when we rest over the new year period – we think about improving ourselves physically, mentally or even with our interiors,” says interior designer Alexandra Donohoe Church of Decus Interiors. “It’s the seasonal shift that inspires us to declutter, paint the walls or finally start that project around the house we’ve been putting off.” For interior designer Anna Spiro of Anna Spiro Design, 2020 is about creating homes that “burst with positivity, happiness and colour”.
Ondene on Old Calacatta Oro marble.
Spiro doesn’t just mean buying new either, she is all for repurposing and giving new life to secondhand furniture. “I just bought two vintage armchairs for $100 this week, they are the most beautiful shape and construction, and I am going to get them recovered,” she says. Spiro suggests sourcing secondhand furniture online, at auctions and antique shops. “It’s really environmentally friendly because we’re using what already exists instead of adding another two armchairs to landfill.” Donohoe Church says chunky furniture is also poised for the 2020 interiors spotlight. “We saw so much of it at Milan Design Week, it’s definitely not subtle and appeals to something in the senses,” she says. Cristina Celestino for Fendi Home’s “Back Home” collection is an excellent example of the chunky furniture movement that recently flooded Instagram, Pinterest or wherever else you scroll for good design when you’re meant to be doing something else. Working as an interior trends forecaster, Leech is in the business of knowing what we’ll love before we know it ourselves, but she also encourages consumers to follow them loosely when decorating their home. “Trends are there to inspire you, not to dictate a style, so take what you like from them and add your own touch.”

Ian Briggs. “We looked at the neighbourhood, at the pattern of buildings and spaces between buildings such as courtyards, laneways and streets to get a feel for North and West Melbourne,” he says. “It’s almost like a tartan tapestry of courtyards and private oases, like a microcosm of Melbourne’s CBD, but at a lower, more village scale. “That guided how we broke up a really big site into a sequence of lanes, spaces and courtyards, and the buildings to provide the backdrop.”

A prime location, darling
T
At the doorstep of the CBD, the project is designed to have a boutique feel with spaces to socialise in.
Inspired by the history of the site, Briggs and his team designed the eight-level project to be a space that encourages community building. “It’s a boutique and neighbourly project, so you get the best of both worlds – you have the small scale individual buildings, and yet you have the really great amenity that you would normally expect with a much larger higher-density development in the CBD,” he says.
Shared spaces include central gardens, a club lounge and a series of formal and relaxed areas that make up an entertainers’ club overlooking a courtyard. This space has plenty of places to socialise – a bar, lounge, banquette and cocktail lounge seating, kitchen and dining zone. Tram lines will also be extended from the CBD up Spencer Street to pass the Marker and on through North Melbourne. And there will be new pedestrian and bicycle lanes and added greenery to the streetscape.
oorak Road at one end, the Yarra River at the other – Darling Street lives up to its name with a gem of a location in South Yarra. New boutique apartment development Darling – South Yarra will soon arrive at the Toorak Road end of the street where shops, cafes, South Yarra station and tram route 58 will be close by. Just five three-bedroom residences will take shape at Darling, giving the development an exclusive feel that fits with South Yarra’s tightly held locale. Designed by Chester Architects for developer Luxe Haus Developments, apartments at Darling – South Yarra will feature Gaggenau appliances and a light colour scheme. In this already coveted leafy location, landscaping by awardwinning Jack Merlo will be another highlight at this development. Nearby schools are yet another tick for families and even grandparents sizing up South Yarra.

GARDENING B y BYRO N SMITH
Good fundamentals are the pest defence When I am dealing with them, it’s a sign that something bigger in the garden is out of balance – the pests are just benefiting from my lack of planning, productivity and preparation. But pests are a part of gardening, regardless, so here are the three fundamental things I recommend you focus on first, before spending too much money and time defending against them. In a similar way to how we humans get run down or sick, these three tips are about creating a suitable environment that promotes prevention rather than a cure.
ALEX CARLYLE
I
believe gardens are a lifelong experiment merging nature, composition, functionality and joy. I love my garden and I host an eclectic plant community that reflects my ideas about how a space should look, feel and evolve over time. The one and only David Attenborough might agree that biodiversity in any ecosystem is a good thing, even if it’s as micro as an urban backyard. Garden pests and diseases are not what I like to think about too often.

SOIL HEALTH ■
Y our soil type should suit the kind of plants you are growing. Bagged soil, potting mix and compost products will usually specify a general plant group that it is best paired with.
■
The pH level, fertilisers and organic additives (as well as drainage capacity) will then further provide foundations for a happy and healthy plant.
■
A dd your own compost, seaweed extract and worm castings to any mix to improve soil biology, plant vigour and your plant’s immunity against pests and disease.
■
T o avoid hearing the four most disliked words “I told you so”, always buy premium quality soil as it far outweighs the costs and time to amend it.
Plants in the landscape Are you giving your plant friends the future they deserve? Do they get enough sun or shade? Are they competing with other plants (big trees) or environmental factors (wind or salt)? Are they pruned, fed and watered properly? Like the most notorious villains, pests and diseases strike the vulnerable. If a sun-loving plant is in
cheap potting mix stuck under an eave in the shade without rainfall or food, it is bound to fall prey to pests and disease in no time.
Diversity of plants Spoiler alert: A stretch of lawn coupled with a lilly pilly hedge isn’t the most robust plant community. It lacks the foundation of a solid, natural habitat required by invertebrates, lizards and small
birds that are your first line of defence against pests in the garden. For instance, flowering plants provide a food source for beneficial insects that prey on pests, their eggs and larvae. The good news is you can now even buy “good bugs” to release into your garden.
Unfortunately though, sometimes pests just arrive unannounced at the best of times, green thumb or not, (like the caterpillars that are currently demolishing my kale!). The most important thing to remember is not to use harsh pesticides or herbicides as you’ll wipe out the balance completely and the bad bugs will return. A study by Sydney University recently published in the journal Biological Conservation suggested that 40 per cent of all insect species are in decline and could die out in the coming decades, which would be a tragedy for our entire food system. So, if you spot something “pesty looking” in the garden, take a moment to consider these points first and then take the organic approach. The gift of giving “I
’m giving only books this Christmas!” a customer declared proudly. Oh, bless! A book at Christmas is the perfect gift and we, the bookshop owners of Melbourne, acknowledge your perspicacity. “Who are you buying for?” is the bookseller’s first question. Grandparents in particular love to talk about their “gifted reader” grandchildren. Parents of teenagers, meanwhile, say they would like their kids to read a biography of “someone like Nelson Mandela”. Meanwhile, women often say their partners love spy novels, then surprise us by picking up a book on, say, baking or bird-watching. If you’re unsure who’d like what, ask your local bookseller for advice; matching people with beautiful books is our favourite past-time. Happy shopping.

Cut Flowers
By Diane Keaton (Rizzoli $89.99)
By Bridget Elworthy and Henrietta Courtauld (Thames & Hudson $80) In 2008, Bridget Elworthy moved with her family to Wardington Manor, a Jacobean home in Oxfordshire. There she embarked upon an extensive garden rebuild and, a few years later, was joined by London design friend Henrietta Courtauld. The pair started their Land Gardeners flower business three years ago and have quickly become a landscaping success story. This beautiful book traces their journey.
In recent years, Academy Award-winning actor Diane Keaton’s CV has expanded to include her authorship of beautiful interior design books. This Christmas, we recommend Keaton’s latest coffee table tome, California Romantica. Her choice of Southern Californian homes to photograph and her eye for architectural details will delight readers. Tex-Mex style never looked so beautiful.

Happy Money
By Clare Scrine (Smith Street Books $39.99)
By Ken Honda (Penguin $29.99)
Melbourne publishing house Smith Street Books has done a terrific job with Brisbane food blogger Clare Scrine’s new collection. Scrine honours the culinary and community spirit of the shared household and emphasises the diversity of vegetarian feasts. A big hit among our bookshop staff, we love to suggest it as our Christmas pick for foodies and cooks.
We highly recommend this little gem, which at first glance presents as a thoughtful guide on how to manage our money. But best-selling selfdevelopment author Ken Honda is not one to simply tackle surface issues. He prompts his readers to confront society’s unhealthy views about money and he challenges us to take a more Zen approach to the comings and goings in our financial lives.

t’s the Toorak of the west; a slice of aspirational lifestyle living gazing at the city centre spearing up dramatically across the other side of Hobsons Bay. Established in 1837 as Melbourne’s first seaport, Williamstown retains a salty maritime atmosphere, yet few suburbs rock such a quasi-English village feel. The colonial-era illusion can be slated home to its green, quiet streets and period homes that run the gamut from quaint to queenly. Eight kilometres in a direct line
from the city, part of Williamstown’s charm comes from being protected from through-traffic. As Port Phillip’s western border, it’s officially the end of the line (the Williamstown train line terminates here) while its more industrial neighbours Newport and Altona take the brunt of the traffic. Its geographical co-ordinates mean that no one goes to Williamstown unless they want to – and there are plenty of reasons stacking up on that front for residents and tourists alike.
The heritage-rich streetscape of Nelson Place is the unofficial town centre; hugging the shady foreshore reserve, it’s the home of the suburb’s busy retail and hospitality precinct. On the southern side of the suburb, close to the Botanic Gardens, the 1930s art deco pavilion on Williamstown Beach has been made over into the Iberian-themed Sebastian beach bar and restaurant. There’s a decommissioned bluestone lighthouse, plenty of
walking paths, including along the Hobsons Bay Coastal Trail, and extravagant houses with city views to admire along The Strand. The locals are diehard supporters of the Williamstown Seagulls VFL Club, one of Aussie rules’ oldest clubs (established in 1864), while the Williamstown High School (established 1914) is sought-after for enrolments across Melbourne’s west. Williamstown is well worth a day trip for Melburnians playing tourist in their own town.

itchen appliances have always been a rapidly changing industry, but never to the same degree as right now due to the rise of smart technology. Smart technology was first introduced to the market two decades ago according to IoT Evolution, but it’s only been very recently, following developments to functionality and reductions in price, that most home cooks have been able to reap its benefits. “Smart technology is changing the appliance world. We are starting to see connectivity, which is a lot stronger,” says Rob Sinclair, managing director of E&S – the almost 60-year-old, family-owned Australian kitchen, bathroom and laundry retailer. The proliferation of cooking television shows and celebrity chef
cookbooks is also behind the home appliance evolution, inspiring the average cook to take on challenging recipes requiring the latest appliance technology. Sinclair says multipurpose appliances such as combination steam ovens and vacuum-sealing drawers designed to save home cooks time, hassle and food waste,
are yet another growing section of the market. “Combination steam ovens have the ability to do your baking and roasting as well as steam cooking. You can also use the combination steam function that has the benefits of convection cooking, with the assistance of steam, which means a more flavourful, succulent result,”
Sinclair says. “Vacuum-sealing drawers are a great time saver and allow you to prepare food with no loss of nutrients, vitamins or minerals. This is perfect for sous vide cooking, as well as food storage and marinating.” Induction cooking was introduced to the world in the 1930s, but only now is this reaching mainstream, home use. In 2010, The New York Times wrote, “With its energy efficiency, kitchen geek appeal and growing reputation for power and precision, induction cooking may be the iPad of the kitchen.” According to a 2017 Allied Market Research report, the global household induction cooktop market was valued at $9.16 million in 2015, and will reach $13.5 million by 2022, equating to a compound annual growth rate of 5.8 per cent. “Induction cooking is still a technology that the market is learning about,” Sinclair says. “There is a misconception that gas will bring your water to boil faster than induction – this is, in fact, not true. Induction cooking is fast, offers more control, safer features and is easier to clean than a gas cooktop.”

ith its strict lines, vigorous palette and lofty spaces, Ross House is a stunningly beautiful gallery-like space inspired by its family’s love of Australian contemporary art and minimal aesthetics. In the eclectic Melbourne suburb of Northcote, it nestles in a hollow close to Merri Creek and is placed against a private garden with views across the neighbouring rooftops. Phil Snowdon from Ola Studio says building the new home in a heritage precinct was rewarding, but came with some contextual challenges. “We needed to fit a large house on a relatively small block in a form that related to the neighbourhood, was comfortably in scale, and continued

the diversity of architectural styles that the heritage overlay celebrates,” he says. The issue was resolved with a gable that runs the length of the house and tapers in scale, making the roofline the same pitch as its neighbours. Its sculptural form is flanked by lower simple forms that work to step the different scales between the taller form of Ross and the neighbouring single-storey houses. “We love how the house sits proudly in the street as a new home with a direct relationship with the diverse architectural language and heritage of the neighbourhood,” says Snowdon. The palette is cool and robust with concrete floors, dark kitchen cabinetry, black steel staircase and concrete kitchen island. Upstairs, three bedrooms, en suite, bathroom, and private living spaces are wrapped and protected by a sheath of fine aluminium battens. “The metal cladding was selected for durability, to provide a layer of shade to the house, and mitigate solar gain,” Snowdon says. “They also provide a most wonderful quality of dappled light and glimpse views.”
Victorian ash timber floors impart warmth, and the walls are painted white with bright yellow sliding doors that disappear from view. “Carefully considered planning, coupled with the family’s desire for minimalist aesthetics, have resulted in a beautiful balance between an art gallery and a home of warmth,” says Snowdon. “Ross not only captures the qualities of a converted warehouse, but provides a richer depth of residential experience suitable for the ever-changing requirements of a growing family.” olastudio.com.au
