elcome to a new year of Domain. Buyers desiring to make a move into their dream home in 2020 will be pleased to see the quality of listings is breathtaking, even this early on, as the metro market cranks into gear after a quiet period over Christmas. Our cover property in glorious Merricks North is a nod to the excellent variety on offer, as provincial and city markets cross over, and tastes shift towards balancing a working life in the suburbs with the restorative quality of evenings and weekends spent at a slower pace. Last weekend, I popped in to the outstanding St Andrews Beach Brewery (should you wish to go, do check if they have any cold beverages left after the Powers’ visit) and this part of the world is truly heaven. The waiter, happily ferrying plates of chicken wings and chips to my family’s table, said this is the first week of peace and quiet for some stretch in those parts. And so, it’s an ideal time to head out and explore the wider market, as well as city listings.

We would up stumps and move to a house like
this anywhere in the world. Sure, it helps that the ocean sits within metres of the front garden of this Palm Beach home and the framing foliage brings its languid glamour, but it’s the house itself that catches you. Is there anything as classically beautiful as an ocean front art deco that has been lovingly, carefully and beautifully updated? Imagine catching the sea breeze under one of the deep, lovely terraces that fan out from the ground floor onto the long lawn and swimming pool. If it’s sun you want, you can head up the external stair to the brilliant balcony on level one to watch the waves and the world go by. If privacy is your thing the main bedroom has its own ocean view balcony. The interiors are effortlessly lovely – crisp white walls against hardwood floors, all elegant tonal simplicity and divine arched doorways. We love its position as well, set back and framed by the gorgeous grassy terrace to maximise its showstopper appeal. LOU SWEENEY

ant to know when school’s back after the summer break? Simple: just head to Kew to witness the sudden flurry of on-road activity when the parents’ school shuttle service swings back into action. Its concentration of top private schools is the highest in Melbourne (and one of the highest of any postcode nationally). Add the fact that the suburb is reasonably compact, and it means no resident is far from one of them.
On a weekday it’s almost impossible to miss the red-trimmed black blazer of Xavier, founded on Barkers Road in 1872, or the dark green blazer of MLC, founded a few hundred metres to the east only a decade later and boasting alumni that includes actress Cate Blanchett and former attorneygeneral Nicola Roxon. But possession of school-aged children is not the only reason to covet this privileged patch of Melbourne’s inner east. Its built history includes stunning
heritage gems on large, leafy blocks. The grandest of them all is Raheen, the Italianate mansion lording over Studley Park Road since the 1870s, which since 1981 has been acting as the billionaire Pratt family’s bolthole. But while Kew is a suburb with its feet in the past, it’s looking to a magazine-glossy future. You don’t get to be a suburb with houses barking at a $2 million average without providing the full gamut of creature comforts for well-heeled residents. Kew’s reputation over the past
decade has gone from “august but a little boring” to “why would you need to leave?” thanks to the arrival of the likes of the rule-breaking Lyon Housemuseum, a hybrid residence and contemporary art museum, and hospitality businesses such as the charming Glenferrie Road cafe and wine bar Cru. If you do need to leave Kew, it’s not that difficult. Befitting a ’burb only five kilometres from the CBD, there are trams and buses plus the Eastern Freeway. But … why would you?
IN THE AREA
Located on Barkers Road, Methodist Ladies’ College welcomes students from just 6 weeks old through to year 12. The large all-girls school offers one of the broadest curricula in Australia, with over 60 subjects in VCE and the International Baccalaureate program, plus a range of co-curricular options. The College aims to provide a well-rounded education, with unique learning opportunities like the chance for year 9 students to spend a term
living at their remote campus in Croajingolong National Park. You can visit MLC at their next open mornings in February. mlc.vic.edu.au

This huge bayside mansion is attracting strong interest from interstate, overseas and as close by as Carlton, its agent says. “This has a second separate living and kitchen, and bathroom in the pool house at the rear, which is a real advantage for families with multiple generations, like teens or older relatives, or regular visitors,” he says. he Mornington Peninsula hinterland is a glorious part of the world – lush, productive, serene and restorative. The green hills accommodate vineyards, expansive farmlands and the post-and-rail, picture-perfection of horse studs. Then there are the beaches, fine dining and boutique accommodation dotted throughout the lovely landscape. Occupying just over 30 hectares, there’s the neat alchemy to this property of both working concern and lush retreat; it takes hold as soon as you drive up the tree-lined driveway to the gorgeous home. The entry opens onto a gallery-like foyer with a full-size picture window over the sweep of green garden. Walking towards that view the home opens up and offers a study on one side of the glass and a media room on the other. Both open out onto the fabulous deck that wraps around the front edge of the home. A hallway right takes you to the bedroom wing – one with its own

en suite section and three further bedrooms sharing a chic bathroom. The main bedroom is glorious with a walk-through wardrobe to a sharp en suite with textured grey stone tiling. There’s terrific country views too, and access to that broad deck. The cathedral ceiling in the livingdining room catches the light from the wall of bifold glass over the deck, the pool and the bucolic vistas.
The generous kitchen has a long timber breakfast bench, a central marble-topped island and stainless steel preparation benches to the side. A butler’s pantry completes the impressive section. Outside, a large barn houses a sophisticated equine set-up with stables. A menage-arena sits just beyond as well as 22 paddocks, dam, cattle yards and a swathe of natural bushland.

s an island continent that is quite literally defined by our vast coastline, it’s only natural that we would seek to spend more of our time by the water’s edge. Many of us share a sense of nostalgia towards the quintessential Australian beach house having holidayed in them growing up, with sand between our toes and saltwater dripping from our hair. Inspired by these fond recollections, there are some who have reimagined what a home by the sea means to them, resulting in some truly iconic designs – and in turn, spurring new blissful summer memories.

Solis House melds the home with its
MADS MOGENSEN
The epitome of Queensland’s tropical beauty, Solis is a stunning architectural response to one of the world’s most famous locations, Hamilton Island. Designed by renowned architect, Renato D’Ettorre, the iconic residence has been amassing accolades since its completion in 2010, celebrated for its sense of connectivity to its magnificent natural surroundings. Crafted from wonderfully uneven concrete, Solis sways away from a flat synthetic feel and, instead, showcases texture that creates a point of interest from every angle. And with the Coral Sea providing a breathtaking backdrop, the home acts as an organic extension of the ocean, achieved by a series of reflection ponds, shimmering pools, and idyllic terraces. Further signs of a wished-for modern beach house include a connected series of living spaces, three bedroom suites each with their own dramatic views, and varying entertaining spaces. Beyond this, the home’s freeflowing and functional design eliminates any superfluous detail, allowing the cool sea breezes, warm evenings, and spectacular sunsets to take centre stage.
Coral Sea backdrop.
The Pole House Fairhaven, Victoria It’s only befitting that one of Australia’s most iconic roads, the Great Ocean Road, would be home to an equally iconic dwelling, The Pole House. Supported by a single, hulking steel pole, this architectural gem is suspended 40 metres above Fairhaven Beach, complete with a glass balcony surrounding its perimeter, and appearing as though it is hovering over the nearby ocean.
Built in 1978 by architect and engineer Frank Dixon, this Victorian landmark was originally constructed mostly from wood, sadly falling into disrepair over time due to the sea air. New owners decided to undertake a complete overhaul in 2013, appointing Franco Fiorentini, from F2 Architecture, to create a state-ofthe-art construction that honours the original architect’s vision.
Fender House is a beautifully preserved mid-century marvel.
DEREK SWALWELL
Earning its distinction as the most photographed house along the famous coastline, today The Pole House is a luxury holiday home, welcoming guests to enter via the floating walkway. Once inside, the open-plan interior encourages cosy moments by the hanging fireplace, along with sweeping sea vistas from Aireys Inlet to Lorne, afforded by the floor-to-ceiling retracting glass walls.
Fender House Mount Martha, Victoria
forgetting that this modernist marvel is located within a beachside suburb, home to the famous bathing boxes of Victoria’s Mount Martha – proving that an Australian beach house is not a one-design-fits-all.
Sprawled across 1.4 hectares and nestled among the gum trees of Mount Martha, Fender House is a stunning example of midcentury living. Built and designed in 1973 by Australian icon and renowned architect Karl Fender, Fender House, spreads out over varying levels, and has been lovingly restored to its former glory. Clues of yesteryear present itself throughout this 1970s-style home, including split levels and wood panelling as well as original oversized windows and high ceilings. New additions such as terrazzo floors and vibrant green carpet, topped with collectable furniture and decor set the scene of a bygone era. As for outside, a Palm Springs-style pool acts as the main attraction, with its calming curves lending itself to mid-century style. As the property is surrounded by giant gums, you would be forgiven for
Thalia Haven Great Oyster Bay, Tasmania Secluded and by the sea, Thalia Haven is a breathtaking retreat, set on a private 52-hectare wooded peninsula, surrounded by the crystal clear waters of Tasmania’s Great Oyster Bay. Designed by Morrison & Breytenbach Architects, sustainability and locally-sourced natural materials are the prime focus of this seaside structure. The building itself is made from local ancient stones, while other features include flagstone floors, recycled hardwood windows and doors, and roof beams of reclaimed timber. Those keen on exploring have
exclusive access to a private beach and a 1000-tree olive grove, but for those who would prefer to stay put, there’s a large stone fireplace in the living room, and perhaps Australia’s most scenic and iconic outdoor bathtub, waiting on the deck outside. Tasmania may not come to mind when thinking of the typical Australian beach house, but after having a soak, alone with the stars, the moon and the Milky Way, one is thankful to have ventured into the seemingly untouched terrain.
Fishcakes Seal Rocks, New South Wales Set above the sand dunes of the small coastal enclave of Seal Rocks, Fishcakes honours the humble beginnings of the classic Australian beach house, stirring the nostalgic longing for a holiday home by the sea. Originally built in 1997 as a humble two-bedroom fibro shack with one fish smoker and eight toilets, of
which only one worked, Fishcakes has since been redesigned by awardwinning architects Rachael Bourne and Shane Blue of Bourne Blue Architecture. They have given new life to the structure, while retaining much of its original charm. Being one of just a handful of homes overlooking the white sand cove of Seal Rocks, Fishcakes has been designed to take full advantage of its picturesque position, featuring seafront apex windows complete with a well-positioned daybed – a perfect spot for reading, watching sunsets, or taking an afternoon nap. The property also features an openplan living and kitchen area, an indoor-outdoor flow which is maintained via garage-style glass doors, and a wind-protected central courtyard that connects the original house with three pavilion bedrooms. What’s more, Fishcakes’ unique elevated position means there are no signs of the main road, and no overlooking neighbours either.

amouflage architecture is taking the world by storm and even high-end hotels are getting in on the action. Sri Lanka’s Wild Coast Tented Lodge convincingly blends into its rocky surrounds, but with interiors that need to be seen to be believed. The 36-tent safari camp is found on the edge of the Yala National Park, renowned for its leopard population. The main areas of the five-star eco-resort are dome-like structures that resemble boulders.
Spread among the rocky outcrops of the arid landscape with roofs made from reclaimed shingles, the domes merge so well into the terrain they can be hard to spot. Architects and landscape designers at Nomadic Resorts created the lodge to give visitors an intimate experience of Yala, which is made up of dryland forests on a coastline overlooking the Indian Ocean. Unlike typical luxury hotels, there is a little glitz and glamour here. The
architecture aims to celebrate the flora, fauna and culture of the area with minimal intrusion on the landscape. The eco-resort first came to the attention of Melbourne-based architect Pete Kennon through a friend’s Instagram account. “I noticed they went to this exact hotel recently and I kept seeing these images come up and I was just completely besotted,” he says. “It’s a really good example of how
hotels can move away from a singular experience to a localised experience. You can stay at one of the big franchises anywhere in the world and you get the same experience, so you get the experience of the Hilton in America, Europe or wherever because that’s their brand. Hotels offering landscape-inspired architecture provide richer cultural experiences for guests than standard hotels, says Kennon. He likens them to Australian wilderness retreats, such as Pumphouse Point at Lake St Clair in Tasmania. “Hotels like this offer a getaway weekend rather than a ‘let’s go pamper ourselves at a day spa’ weekend. This is the new idea of hotels where you get to understand where you’re going, you eat the local food, you drink the local drinks, you feel and touch the local materials and that’s what travel is all about.” Wild Coast Tented Lodge is owned by Resplendent Ceylon, a luxury accommodation company started in 2005 by the Fernando family behind world-renowned Dilmah tea. Despite its lack of extravagance, holidaymakers can still expect

upmarket prices. Cocoon tents start at $US685 ($997) per night, while family tents start at $US852 ($1240). The impressive interiors of the resort may explain these prices. While the exteriors have a rugged style suited to the landscape, the interiors come alive with colour and texture. With the aim of creating an oasis inside a cave, Amsterdam’s Bo Reudler Studio has produced contemporary stylings with local materials including stone, quartz and mud brick paired with copper, brass, terrazzo, wood and bamboo. The main pavilions are made from a woven bamboo and feature large, arched openings and high vaulted ceilings to allow for ventilation. These are clustered together, close to the beachfront, and contain the open bar and restaurant. The pool is wrapped around a bar and connects to the restaurant by an indoor bridge. There’s also a library with a collection of books, fossils, dried plant samples and animals in specimen jars. The cocoon tents are organised into clusters resembling a leopard’s paw print. Each cluster overlooks a watering hole designed to attract wildlife, which guests can watch from the safety of elevated decks at the front of the tents. Much of the resort was constructed by members of the community including local fishermen who built the bamboo and tent constructions. A local rock carver created the boulder footing details of the main pavilions.

A: You have a few options when it comes to showers over baths. The first is obviously to not do it at all. You can change a bath area into a shower alone by tiling and waterproofing for purpose and/or using a shower tray as a base. Chances are, though, if you have small children or dogs that need washing in a tub, or you just love a soak yourself but you’re tight on space the best solution is a showerbath combo.
Solutions to design puzzlers

The key to making them look good and contemporary is choosing well when it comes to tiles or wall finishes, tapware, the location of your shower head and the position of your taps and spout so that you can maximise functionality. Choosing a good looking bath is a must also, and fortunately there is a plethora of options from the likes of Caroma, Reece, Rogerseller and Apaiser. There are free-standing-looking baths that are more sculptural in form, but make sure you have a flat lip on the edge that meets the wall where a shower screen will need to be. You can also play with the look of your shower screen as part of your design, whether that’s with a special glass finish such as a reeded glass, or a black metal frames. As with all design, it’s all in the details.
DARREN’S TOP TIP

Q: I have a very small bathroom. How can I put in a shower over bath without it looking daggy and outdated?
Cleaning up, clearing out and giving every single room purpose by shedding the excess is very cathartic and will set you up for the best possible experience of your home now and into the future.
Plantation shutters can effectively dress up unsightly windows.
Q: How can I update the look of my ugly aluminium windows without replacing them? A: The best way to deal with something that’s unattractive but hard to replace is to draw attention away from them. Installing window treatments would be your first go-to. If you use a plantation shutter, such as the range I used in my beach house from Carpet Court, the frame that the shutters sit within will largely obscure the aluminium window frames and what is not obscured by the frame will be diffused by the shutters themselves, drawing your eye forward to the shutter. Roller blinds, roman blinds and venetians are also suitable options.

rina Rybakov and partner Carlo Demaio moved into this apartment block in 2011, and left in 2013 to spend a year in Berlin. When they returned from Europe, they moved into a new apartment in the same beloved building. The building is also home to many members of Demaio’s family – his parents, 96-year-old grandmother, and brother all have apartments in the block. For some, this would be a nightmare, but for Rybakov and Demaio it is a dream. “Whenever another apartment comes up for lease, we’re always trying to recruit some friends to join our little compound,” Rybakov says. The apartment has been continually updated over the years, based on changes to the couple’s needs and lifestyles. “Carlo has pretty much doubled the overall storage space, by creating custom shelving anywhere he could find,” Rybakov says. Storage space is important for Rybakov, whose expansive collection
of beautiful ceramics is on display throughout the apartment. She says because they moved into a new building, they were mindful of adding soul and character. She explains how they layered personal touches in the new spaces “to make it completely our own, and compensate for the lack of previous history and features an older home may have”. The space is warm and casual, and the couple have balanced their contemporary items with authentic pieces. The pair are self-described as “pretty minimalist when it comes to colour” and their home reflects this with a timeless and neutral palette. Small splashes of colour pop out against an eclectic collection of artworks and objects, with Rybakov saying “they shine even more against a neutral background”. While the inside of this apartment is beautiful, for Rybakov and Demaio, the view is the real winner, with third-floor views and a nightly sky spectacle of glowing sunsets. The proximity to Merri Creek and the Northcote village is also a big plus, and as recent parents to twomonth-old Mila, having a swag of babysitters within the same apartment block is the icing on the cake.
Carlo built custom shelving throughout the home to showcase Irina’s ceramics collection, which includes pieces from Emily Ellis and Pip Byrne.

GARDENING B y BYRO N SMITH
Top tools of the trade
Secateurs A quality pair of secateurs will keep you cutting, pruning, harvesting and propagating plants every gardening session. It’s the primary tool and most used so a nice sharp pair that’s ergonomically shaped for your hand is the only option in my opinion. Spend between $50 to $100 and sharpen the blades regularly (on a sharpening stone) to save your hand and wrist doing all the work.
Loppers We use these for working with shrubs and trees if we are likely to be cutting wood thicker than your thumb. Loppers are a great tool if you are renovating an old fruit tree or getting any plants back in shape that have grown too big. The longer the handle (my pair is 80 centimetres long) the better to reach tall branches, plus the leverage on the blades is increased, resulting in a quicker and easier cut.
Pruning saw Probably not necessary for the balcony gardener as these are for cutting even thicker timber around the yard or acreage. Your pruning saw is a handy tool for removing dead wood or thinning out branches on your fruit trees for more sunlight and ease of harvesting.
Long-handled spade A long-handled spade is your best friend for digging a nice big hole for that new avocado tree. Short-handled spades are good for smaller gardens, although I find they are harder on your back if you are tall. Creating garden beds, moving soil, transplanting and many other tasks will require a decent sized spade.
ALEX CARLYLE
T
here are a few things we don’t welcome into our home, the first being blunt knives. One of the fastest ways to know if you’ve made it to adult-land or not is whether you’re investing in boring household items. If the answer’s yes, then welcome, it’s nice to have you here. Sharp, quality tools, both in the kitchen, and in the garden are nonnegotiables for me. Forking out on quality tools is a smart and sustainable approach. But they don’t always need to be purchased new. I’ve found some gems at garage sales, markets and secondhand stores that work a dream. Below are the top tools I’d recommend you invest in for the sake of your garden (and your sanity). For all of the tools listed, remember to clean and sharpen them, as well as wrapping them in a cloth or cover.
Digging fork Soil aeration in the garden, around trees or in the turf is important for root transpiration and mitigating compaction. You can turn garden soil, mix in manure and compost while aerating the soil. If you notice water is pooling on the soil around trees or on the lawn, it can be fixed by driving holes in the area to break up compaction.
A small suite of wellmaintained tools is a gardening must.
Short or longhandled hoe An ancient garden tool that is used all over the world and is useful in the home garden for creating rows for seeds, pulling weeds and turning in manures and other soil conditioners. A short handle is best for small garden plots and a long handle is better for larger, open garden beds with longer rows.
Hand trowel & fork Without these two in the garden you might find it’s like eating a bowl of soup without a spoon. Any size garden will need these trusty tools for all the small detailed work (e.g. your hand fork for teasing out the roots of a tree before planting or the trowel for planting your eggplant seedlings). That warm inner glow
et on a tree-lined street in Malvern East, a classic 1970s brick house is transformed into a contemporary light-filled residence with clean, flowing lines and lush garden glimpses. “The owners are of Danish heritage so it’s a home that at its core is the definition of hygge,” says Sarah Henry, director from Studio Four. “It’s a celebration of warmth, happiness and togetherness.” Single-level, dark, and cavernous, the original home featured ornate wallpapers and garish light fittings with little connection to the outdoors. “Our brief was to create an authentic home with a strong sense of identity,” Henry says. “The owners wanted to celebrate the rituals of domestic life but allow for privacy and a change of mood.” Retaining as much of the building fabric as possible and working within the existing structural envelope, a design solution was found in a lightfilled fluid central zone rotating around the kitchen with clear connections to the outdoors. “The kitchen is in three layers,” says co-director Annabelle Berryman. “The first a five-metrelong island bench and combined meals area, the second a cooking zone, and the third a home admin zone with an adjacent butler’s pantry. Each allows the kitchen to function and multi-task with flexibility.” Adjacent are smaller spaces, including dining and sitting rooms, designed to be calm, acoustically and visually private spaces with a connection to the landscape, fresh air and natural light. In the main living room, attention focuses around a fireplace inspired by the home’s era. Complete with a custom five-metrehigh steel flue, it soars elegantly towards the raked ceilings. Henry says the interior detailing takes its cue from the owner’s collection of furniture, including an Artichoke light, Spanish chairs and Hans Wegner dining table. “These elements were carefully paired with new items to ensure a continuity of
