We love it when a place really embodies the

Real estate’s fortunes are rising High

B

irds of a feather shop together on High Street, Armadale. At a time when the retail doldrums have undermined previously gold-plated destinations such as Chapel Street, there’s plenty of fairy dust scattered around this exalted strip in postcode 3143. What a difference a decade makes. Previously known as the home of antiques dealers and bridal couture, Armadale’s 1.5-kilometre section of High Street has morphed into Melbourne’s premier lifestyle precinct. Cafes and restaurants, fitness studios and day spas have followed the fashionistas as they flock to leading Australian labels such as Zimmermann, Scanlan Theodore and Carla Zampatti – and the flowon effect for property prices has been duly noted. “I’ve been in the area since the 1980s and I’ve seen it change profoundly,” Marshall White director John Bongiorno says. “The demographic has really evolved along with the retail mix.”

Armadale has never been short of desirable property. It boasts a median house price of $2.035 million, which represents a rise of 11.8 per cent over the past 12 months. However, recent sales in residential roads off High Street show how they benefit from their walkable proximity to a shopping strip with city-wide pulling power. Bongiorno points to the sale last September of a house in Huntingtower Road: “It was fiercely fought for and ended up selling for $4.35 million, well above the reserve, which was around $3.1 million.” Some of Melbourne’s most affluent neighbourhoods are found along High Street, one of an elegant club that includes Malvern Road in Toorak (Hawksburn village), Bridport Street in Albert Park and Glenferrie Road in Hawthorn. These addresses pose real estate’s version of the chicken-or-the-egg question: did the retail mix develop due to the changing demographic, or did the demographic change in response to the rise of retail?

“High Street has certainly become much more of a social hub,” says Andrew McCann, director of Jellis Craig’s Armadale office. “I head to Bruno, one of the more popular cafes each Saturday morning, and I would say hello to 10 local primary school families getting coffee and croissants after the kids’ sporting activities. “You really do see half the suburb walking the strip. The only drawback as an agent is that when I’m pressed for time getting between auctions on

a Saturday, the traffic along High Street can be pretty slow.” It’s the village-like atmosphere that accounts for the success of any mainstreet shopping strip, says McCann, who also cites Gertrude Street in Fitzroy and High Street in Northcote. “Melbourne has that great European-style affection for their shopping villages and they really value living in walking distance to those destinations,” he says. “It’s the convenience of being able to get everything you need in one place and that’s the thing about Armadale: when you buy here, you’re really buying a lifestyle.” Higher-density living is coming to High Street and it’s being managed well, local business owner Paul Higgins, the owner of Empathy Pilates, says. “The strip has really come along in terms of diversity – there’s a good mix of fashion, cafes and fitness studios as well as the bridal and antiques stores. It’s really not hard to see why people want to live here.”

A coastal escape to call home

imes are tough for Inverloch real estate agent Jo Ginn. She moved back to her hometown five years ago to take up a directorship with Alex Scott Real Estate and enjoy the quiet life, “but it’s been absolutely flat-out”. “It seems everyone is after the casual coastal lifestyle,” says Ginn. “And Inverloch is perfectly placed to give that. There’s a choice of inlet beach or surf beach, there are some good cafes to get your AllPress coffee and it’s just a lovely community.” A classic piece of Australiana in South Gippsland, Inverloch sits on the coast at the mouth of Anderson Inlet where the Tarwin River enters the Bass Strait and the water can startle road-dulled senses with its stunning turquoise colour. About one and three-quarter hours’ drive, or 148 kilometres from Melbourne down the M1, it fits easily inside the two-hour ring many people prioritise when looking for the perfect weekender.

But if you think you’ll snap up a beachside bargain, it really depends on your definition of “bargain”. Inverloch now has a median house price of $590,000, meaning it’s cheaper than Melbourne but not exactly in the realm of loose change. “Inverloch used to be regarded as the poor man’s holiday town because it was always cheaper to build here

Just 15 minutes’ drive away, it can satisfy most retail needs with the likes of Target and Harvey Norman. “A lot of people are choosing to live in Inverloch and work in Wonthaggi,” says Ginn. “You can come home to your house near the coast and

he list of mod cons on offer to the Melbourne apartment buyer would make a millionaire envious. Gyms, pools, saunas and even yoga rooms can be found in most new developments with more than 100 apartments. But you don’t need to be fabulously wealthy to live with these luxury facilities. Take the Papersmith Apartments at YarraBend, part of the 16.5-hectare site of the former Amcor paper mill in Alphington. One-bedroom apartments start at $444,500 and for this price residents also get the keys to a subterranean health centre where the facilities are akin to those at a five-star resort. There are indoor and outdoor pools, a wading pool, two onsen spas, a steam room and sauna, a yoga and meditation studio, a zen room and massage rooms. The gym has advanced equipment, including mirrors with integrated cloud-based software to assess whether weightlifters are using correct posture and technique.

And in the “live room”, those looking for an interactive workout can connect their treadmill or rowing machine to a simulated race with others in the room or on the other side of the world. Incredible as it is, this long list of jawdropping features is part of what Glenvill chief executive Len Warson says today’s apartment buyers expect. “When you’re at home, it’s ideal if you actually feel like you’re living in a resort every day,” Warson says. “Some people don’t like gyms and exercise, so we’ve got massage rooms, steam rooms and saunas. There’s really something for everybody and we’re not doing it on the cheap. We’re doing it with the good stuff.” In a world inspired by living (and posting) new experiences, Warson sees the future of property tied to what people can actually do at their apartments. It’s a trend he says is driven by changing social patterns. “They don’t go to parties any more like we used to – they socialise in gyms and places like that,” he says. “They want to go to classes, things like F45, and do things in groups.

The days of lifting weights and running on the treadmill are still there, but not like they used to be. “People want experiences now, so we’re investing less into real property and more into experiences. “Why shouldn’t you live in your house and have incredible experiences? Let’s not treat a home as a house, let’s treat it as an experience.” Futuristic gym equipment and zen rooms are a world away from the site’s industrial history. The paper mill opened in 1919. Amcor ceased operations there in 2012 and sold the land, which includes 300 metres of Yarra River frontage, in 2013. YarraBend will become a community of six precincts with 1500 dwellings, four parks and a shopping village. The Mills precinct, with a mixture of apartments and townhouses, was the first to go on sale and has sold out. Papersmith Apartments, a collection of 214 apartments in one-, two- and three-bedroom configurations, is the latest offering to the market. The first release will see 39 apartments up for grabs. Architects at Elenberg Fraser have designed the complex so it is split across four buildings, each with between five and eight levels. The design is somewhat of a departure for the firm, whose reputation was built on CBD highrises such as the 20-storey Mayfair on St Kilda Road. “We’ve been putting images up on our Instagram and lots of people have commented, as they do, and their response is, ‘I can’t believe it’s Elenberg Fraser – when did you guys

Each firm has a mandate to connect to the site’s history. Examples include Paper Square Park, with playgrounds and barbecues, and the Paper Trail, an elevated piazza of walking tracks and paths. Despite the convergence of different design ideas from the various firms, Smith says the process hasn’t been competitive. “It’s about designing the solution to the problem, it’s not about egos and competitiveness,” he says. “Our approach to it is really one of transformation ... We’re taking things that are already there and turning them into something new and unique, an amalgam of the past that will look to the future.”

Seeing the wood for the trees

rchitecture’s role in wellbeing is rarely acknowledged but, as Winston Churchill once proclaimed: “We shape our buildings; thereafter they shape us.” The way a building uses light, space and texture can affect our emotional state in ways we may barely register. Everything from a building’s shape to its colour can affect our moods, which is why wellness is often at the core of contemporary architecture.

In a series of experiments on people walking through the streets of New York and Mumbai, neuroscientists from Canada’s University of Waterloo discovered a strong link between nature-influenced spaces and positive moods. Participants wore wristbands to measure physiological arousal and answered questions on their emotional state using an app. Green spaces and less crowded areas increased arousal and a positive mood, underlining the calming influence of nature.

Architects at Modus Studio in Arkansas, the US, were well aware of the connection between nature and architecture when they created the Evans Tree House in the Ouachita Mountain hillside of Hot Springs, Arkansas. Tucked away in the Garvan Woodland Gardens, which sits alongside Lake Hamilton, the boomerang-shaped tree house is a treasure for children and adults. The tree house aims to deliver an interactive and educational experience based on dendrology, the scientific study of trees. In a project statement, architects at Modus Studio say they hope the tree house brings children who are disconnected from nature “back to the woods” by stimulating the mind and body, and strengthening connections to the natural world. Made of 113 prefabricated segments or “fins” made from pine and steel, the tree house is the first of three similar structures to be built in the gardens. The open-air structure is reached by an elevated walkway and rises to 7.6 metres at its highest, giving visitors a treetop perch among the native pines and oaks. Karl Fender, co-founder of high-rise specialists Fender Katsalidis Architects, says the lofty sculpture is an inspiration for young and old. “ I think it’s just inspiring – every person who goes in it will take out of that experience something that is great,” he says. “To experience being placed in a tree canopy is pretty good because we’re usually looking up at the trees.

It takes you back to your childhood when you were climbing trees. “When I was a kid I loved building huts and I built quite a substantial hut in my parents’ backyard, they were very tolerant and that was my place of escape. It was just a little environment that I created, that I related to and that was different to anything that I had been to. This works in the same way.” The tree house is a classic example of how architecture can stimulate our minds and enrich our lives, says Fender. “It’s a very experiential project and it’s very generous in what it does,” he says. “This organic form in the middle of the forest is a beautiful thing to just come visit and contemplate. I mean how often in our lives are we able to step out of the boxes that we live in into a fluid form of architecture in nature which transforms our sense of being? “I think there’s a lot of room in our lives for places and spaces that are like this, that are there to generously offer a moment of solitude and experience in terms of being elevated in the forest, being in a beautiful crafted piece of architecture.” Australia’s lush rainforests and bushland make for scenic backdrops to treetop walks all over the country. Northern Queensland has the lion’s share including the stunning Daintree Discovery Centre Aerial Walkway in Cape Tribulation, while Tasmania’s Huon Valley is home to the Tahune Airwalk, which ends in a 24-metre-long cantilever suspended 50 metres above ground.

The dream home reborn Who: Sarah Woodhouse and Brad Nicholls What: A beloved family home, rebuilt from the ground-up Where: Narre Warren North, Victoria

A

ll homes tell a story, but this is especially true of the Narre Warren North home of Sarah Woodhouse and Brad Nicholls. The Nicholls’ family home is on a 40-hectare property, owned by Brad’s family for 55 years, alongside the 170-year-old homestead where he grew up. Here, three generations of the Nicholls family live and work in close proximity – Sarah and Brad’s furniture business is based on the property, too. This modernist-inspired home is actually the second iteration of their

house, after a freak accident saw most of their beloved original home (built in 2006) burn to the ground. The couple and their sons, Tom, 14, and Angus, 9, set out to design a new and improved version, which was complete in 2012. The central rammed-earth wall was one of the only original elements to survive, and forms the centrepiece of their new home. The badly soot-damaged bedroom side of the wall has since been stained black, while plants were integrated into the incredible living room side to hide burn marks. “Seven years on, it is now turning into a jungle,” Woodhouse says. With limited time and budget, the couple worked on developing a practical, cost-effective floor plan,

with the roof pitch set at the same slope as the land. Most of the project was designed and built by them, alongside their builder, Lucas Constructions. The couple are the owners of furniture label Nicholls Design, so naturally almost all the furniture was made by them too. “Our house is filled with prototypes,” Woodhouse says. The couple wanted the home to blur the distinction between indoors and out, with plenty of natural light, and no wasted space. The earthy, relaxed and homely interiors feature plenty of handmade touches throughout. Woodhouse describes the aesthetic as “modern country, with mid-century Scandinavian and Japanese influences”.

There’s also a strong emphasis on recycled materials, including windows made from recycled hardwood salvaged from one of the original foundries on Spencer Street in Melbourne’s CBD. This is a remarkable home by any standard, but especially given the circumstances under which it was created. The land it’s on is also particularly special, being such a large semi-rural property, within 40 minutes of the CBD. “There are very few properties this size left in our area,” Woodhouse says. ‘It was challenging building the second time around, but we think we have built a better house.’ thedesignfiles.net

Create a vertical garden As homes get smaller, and gardens get, well, in some areas almost non-existent, it’s no surprise we’re craving so much lush, leafy foliage in our interiors right now. If you’re tight on space, one way to maximise indoor plant life is to go vertical.

How to keep your plants happily hydrated

Watering can I use my watering can to mix solutions such as liquid fertiliser, seaweed extract or worm juice, usually applying this every two to three weeks to the edible plants and as required by the ornamentals. New seeds and seedlings will need your daily attention until established, so keep the soil damp to avoid heat stress and to maintain a consistent seed germination rate. Your indoor plants will enjoy being watered with a solution too, so, if possible, bring them outside for a good dose. I took all of our indoor plants out for a wash and drink when it was raining. This cleans off the dust and flushes out small pests like mites and mealybugs.

However, the main cause of death for indoor plants is drowning, so try not to let them sit in water in a saucer or pot. This can lead to smelly soil and the roots are unable to transpire (breathe) in waterlogged soil. Mist your indoor plants’ leaves with a water spray bottle, especially if you have an air-conditioner or heater going.

was very happy to watch the first rain in a long while fall heavily on our garden. The lawn, edibles, native plants, exotic ornamentals and even the succulents, soaked it up. They knew my recent watering can efforts weren’t optimal, but were enough to keep them alive and hopeful, I guess. As a bonus, the energy of the lightning storm added some muchneeded nitrogen to the rain, meaning the plants can look forward to an extra boost of green leaf growth. Sans storm, however, I’ve got a few hydration methods up my sleeve to ensure that our plants don’t get too thirsty.

A good quality hose makes a big difference to whether you enjoy the watering ritual or become frustrated by it. When we bought ours I extended it to its full 30-metre length and left it in the sun for a day to help minimise kinking. When using the hose, it’s important to water plants for longer but less often,

Add compost once to twice a year to maintain a loamy soil that will hold water and nutrients for longer. If you add fresh mulch annually, this too will prevent evaporation and save water. When watering pots (indoor and outdoor), imagine you’re filling them up to the top with water. This will ensure you spend the correct amount of time as you go from small, medium to large pots. Water should flow out the holes in the bottom of the pot; that’s when you know you’ve given them a decent soaking. Ensure the soil has completely dried out between watering as this makes for more resilient plants.

Irrigation I finally installed a drip irrigation system in my garden before we went away over the holiday season, strategically running the lines under the mulch and near the plants I hoped to keep alive. It is nice to have a fraction of the gardening jobs automated, not that I choose to spend any less time in my garden. Yes, it costs a little more upfront, but it saves time and keeps the plants consistently hydrated. You can also install overhead sprinkler heads for garden beds and pop-up sprinklers for the lawn.
