he Melbourne market is rising and more buyers are realising that sitting back and waiting won’t serve a purpose, unless they can deal with a stinging sense of FOMO. veryone has a personal to-do list – walking the dog, getting the car serviced, repairing the leaking tap in the en suite. Sometimes that list seems never ending and the sheer time and energy required to get on top of each task can feel daunting. A
lot can happen to us in a decade. Big life events. Bad haircuts. New jobs. Finally mastering how to reverse parallel park in one attempt. We enter the decade as one person and exit it (hopefully) a better person from everything we learnt in-between. For interior designer Simone Haag and her husband Rhys, they started the past decade living in a small apartment in Melbourne’s inner south but ended the decade in a midcentury modern gem in the leafy eastern suburbs. As newlyweds who planned to eventually have a family, they knew the next decade would bring with it incredible change, a few (or more) dirty nappies, and hopefully a new home where life would unfold. “Our intention was to find a midcentury modern home and for us the suburb wasn’t the main drawcard, it was the building itself,” Haag says. “You live inside and the house and the environment you create is what you need to enjoy before you enjoy the coffee shop down the road.” After much searching, the pair found what they were looking for: a 1970s, petite, threebedroom property. “It’d been on the market for so long that I think everyone wondered what’s wrong with it but we were seduced by the elevation, the driveway up to the house, and view to the Dandenongs,” Haag says, who ended up purchasing the property with Rhys in 2011.
The home’s elevation and views were big drawcards.

“It’d been on the market for so long that I think everyone wondered what’s wrong with it.” However, the couple were less seduced by the interiors that had remained untouched since the 1970s. Think brown, brown and more brown. “The house had one owner before us and had been a rental for decades. It wasn’t looking pretty but the floor plan had such a good flow that we knew with a lick of paint and new flooring we could fix it up,” Haag says. This optimism doesn’t come naturally to everyone, but Haag thought she and Rhys could give it a crack. The couple made cosmetic changes to the house prior to moving in over a three-month period in 2011. They retained the original floor plan, facade and a fireplace but the rest of the interiors were completely overhauled with a new kitchen, flooring, joinery, paint job and wood panelled walls in a white-on-white Scandinavian palette. After moving in, they tackled the garden.
The couple managed the renovation by divvying up roles between themselves that complemented their strengths. “Rhys is the director of landscaping, construction and engineering in our relationship and my realm is anything interiors and decorative,” Haag says. “It’s a really nice, clear distinction we’ve used as we’ve layered and made changes to the house over nine years.” The renovation was a success and the pair settled into their houseturned-home. Usually this would be the end of the story, but ... A few years in, the couple were living in their home with two young daughters and a third on the way and started thinking about their future, and specifically how their family would continue to live in the space. “It is cute now when the girls are little but when they’re teenagers it’s going to be a disaster,” Haag says. The obvious choice was to sell and buy something larger but the family weren’t ready to let go. “Me and Rhys had really poured our hearts into this place and made so many memories with the kids here.”
After much deliberation, it was an offhand suggestion by Rhys that offered a solution: they could push out the landing, encase the balcony, and stay put. “We had this balcony that hung over a very steep driveway that we never used because it was dangerous for our young kids,” Haag says. Renovation 2.0 was a different experience to its predecessor – the couple were no longer newlyweds, they were parents of toddlers. While they were predominantly responsible for designing the interiors and for selecting the fittings, finishes and furniture themselves, they maintain it was a team effort and “the knowledge of collaborators and friends was warmly welcomed”. The pair engaged with Kennedy Nolan architecture on the floor plans, renders and design of the
renovation, who also suggested swapping the main bedroom for one of the smaller bedrooms at the rear of the property and extending it to also include an en suite and balcony, which wrapped around the dining area and offered a garden entry. Once the renders and floor plans were sorted, the couple worked collaboratively with Design Orr Build to get the job done. “Having a builder with a design eye and that we could trust was important, because we knew there was going to be a lot of conversation on site, sketches on the backs of envelopes and FaceTime calls.” S R & O were enlisted to help with custom joinery to maximise the use of space in the unified dining and living area. Haag was keen for the second renovation to feel distinct from the first and moved toward a moodier, darker palette. She repurposed much of the existing furniture but did add a few new standout pieces including the Soriano sofa in the living room. “The good thing about staying put and not buying or selling is the money [that] we saved on stamp duty, we were able to put towards the renovation and add a few new loved pieces to our house.” The result is a fully accomplished, warm and layered family home. “We plan to be here a while,” Haag says.

t’s already one of Melbourne’s hippest locales, and soon Collingwood will up the cool factor once more, welcoming a New York-inspired apartment and hotel complex. The Atelier Residences and the Veriu Collingwood are set to revitalise Johnston Street next year. Inspired by the famous Crosby Street Hotel, in New York’s arty and industrial Soho precinct, Atelier will make brick and glass the heroes of its design.
The nine-storey development will replace a string of shops and will sit behind a preserved art deco facade. The site’s history dates to 1850 when one of the shops was used as a blacksmith and another as the Courthouse Hotel. In 1912 it became home to Gregory Steel Products and the facade was remodelled by architect Percy Everett in 1938. In a nod to the site’s industrial past, Atelier will feature steel-framed windows, timber and stone. These materials, along with polished concrete, will also take centre stage in the apartment interiors.

Buyers can choose from a dark or light colour scheme, and can look forward to stone benchtops and, in the larger homes, stand-alone baths. Atelier will also offer two hospitality venues on the ground floor as well as a private club on level six featuring a rooftop bar, lap pool, garden terraces, a sunroom, firepit, garden spa, private bookable retreats, a sunset cinema and sunken relaxation spaces. There’s also a gym, co-working-style meeting rooms and business facilities. Developer Tim Gurner has somewhat of a penchant for Collingwood, which he says has many parallels to New York. “I have been to New York many times and every visit I am reminded more and more of Collingwood,” Gurner says.
“Collingwood is an incredibly important and historic part of Melbourne: its Foy & Gibson facades and architecture are relics of Melbourne’s industrial past. It was this very same history that forged New York’s Meat Packing District – there are similarities not just in the red brick facades and ornate concrete detailing, but the history of the areas and their origins in manufacturing.” Residents will also have access to the 4.5 star Veriu Collingwood, Gurner’s first foray into boutique, luxury hotels. “We want to bring the best of hotel living to a residential scale by offering luxury hotel services to the owners of our residences in what will be a first for the Collingwood area – so residents will be able to order oncall housekeeping, concierge or turn-down services as part of their daily life,” he says.

mpty-nesters not wishing to part with their prize innersuburban addresses are finding plenty of opportunities to stay local. Glenarm Square in Glen Iris is one option where downsizers can not only stay local, but stay connected. The development, 10 kilometres from the city, will have the newly redeveloped Gardiner station at its doorstep. A public plaza will connect the apartments to the station and retail spaces on the ground floor. With prices for two-bedroom apartments starting at $545,000, Glenarm Square is also an attractive purchase for first home-buyers. Interiors have been designed by Hecker Guthrie. Plus Architecture has designed Glenarm Square, which sits on a corner block, to have two distinctive facades on each street. While one side is dominated by a contemporary glass and metal look, the other is a classic brick frontage interspersed with greenery.

A: There are three equally good approaches to consider. Embracing Besser brick is easier at the moment than ever before as you can go with the industrial look and layer in touches of black metal, concrete and metallics such as brass or anthracite. You can also embrace Besser as part of a more bohemian look that can be made from elements such as terracotta tiles, terrazzo, coral, grey and white with additions of rattan and oak. trend and would be a good balance to the harder look of the concrete block. You should take the same approach to covering Besser brick as you do any other type of internal brick. You can either direct stick plasterboard if you want a quick and easy, but less professional approach, or use battens or framework in front of the wall to attach anything from plasterboard, laminate, veneered panels or VJ to give you visual interest. Lastly, treating Besser brick walls can be beautifully done by the application of specialty finishes such as venetian plaster – you’d be advised to hire a professional if you want the best results. Corlina from Luxury Wall Finishes advises that their process to apply over Besser brick is to prime and render the block, add another coat of prime and then apply the venetian plaster before applying the final sealing process. It’s a hugely luxurious finish but does come at a considerable labour cost.

between the coffee table and the sofas on either side in a very symmetrical approach. The middle and trickier room needed a more asymmetrical and unconventional approach to allow for TV viewing if desired, so I created a walkway behind the back of the chaise section of an L-shaped modular sofa. The modules allowed the sofa to be configured in several ways, not locked into a left or right L-shape. Allowing 400 to 500 millimetres as a walkway is just enough space if you need to squeeze a lot in. Remember, too, that sofas can have shallow/normal depths and extra/ deep depths. For narrow rooms, choose a normal depth and allow the right walkways – from 700 to 1100 millimetres.
A: That’s an interesting challenge, and one that I actually faced in my own last home renovation. My solution was to have a television on an appropriate wall where I could face a sofa toward it, but only set up one of the rooms for TV viewing, the other was set up for conversation. The room closest to the street had a sofa pushed back against each side wall, providing a walkway

Q: We’re having trouble with furniture layout in two rooms in a 1910 house where the fireplaces are in the corners of the rooms backing onto each other. The rooms are also open to each other. Trying to work out what type of furniture to use and where to place each piece to make the rooms cosy and semi-formal is proving impossible. Any advice would be welcome.

he garage says it all. It’s not a garage to remember, with its nondescript orange bricks and a roller door that’s a bit worse for wear. And at just 46 square metres you might choose not to swing the cat. But the Albert Park location accounts for the scorching $645,500 price tag at its recent auction. Such is the demand for Albert Park, Melbourne’s rarefied slice of bayside aspiration, that the rear garage of 32 Little Graham Street drew the interest of eager prospective buyers
