M
elbourne’s suburbs are changing faster than the Formula One cars will this weekend dash around the Albert Park track – our ’burbs are newer, bigger, taller and trendier. This residential evolution has prodded at the edges of our comfort zone – change can be hard, be it in a career, a love life or a family unit. Coming home to altered streetscapes and watching old addresses make way for new landmarks can take a bit of getting used to. However, this change ensures established postcodes don’t wither on the vine. Recently I visited Rondure House, a boutique residential project (in Modern Homes this week), and was enthralled by its stylish narrative, regard for its location and heritage, and the collaboration with international designer Tom Dixon. Our eco-friendly cover property in Elwood also heralds a new era in conscious construction and luxe design. This sort of ingenuity in Melbourne’s market is only possible through the courage to change.

Sometimes we think places with all the bells and whistles of new millennium amenity must be all flash and no flair; it’s a sort of residential equivalent of shouting “look at me!” Then there are homes like this one – a superb example of having it all without pushing the showiness needle into the red. There’s a quietude here, a composed vibe that comes from an excellent combination of materials and a fine flowing floor plan. You just have to look at the facade to be thoroughly engaged. The geometric face has a diaphanous quality with banks of glass. It’s all anchored by a measured application of framing stone and zinc that creates definition and depth. We love the entry, a Zen-like feel with its pebbled beds and herringbone paving. Inside it’s crisp and light. Terrazzo and marble accents add urbane gravitas. Spaces roll naturally to the pool and outdoors and there’s a rooftop area as well. “It’s one of the better contemporary homes we’ve seen for a while,” says agent Nick Ptak. We thoroughly agree. ormer prime minister Julia Gillard put Altona on the map. Her neat brick veneer house, typical of many in the area, made national headlines in 2005 thanks in part to the emptiness of her fruit bowl captured in a photo by The Age’s Ken Irwin. And just like Gillard, who moved on after the end of her political career, the suburb has continued to evolve. “The residential part of the suburb has really changed over the years,” says Sally Jeremiah, who was raised

Not only does it give the 10,672 people who call the suburb
home a 30-minute commute into the city, it also acts as a rough line of demarcation. To the north lies the industrial heart of Altona. To the south lie the residential areas including Seaholme, a suburb within a suburb at the eastern end of Altona and a place of prime real estate with views of the city. Named winner of Emerging Interior Design Practice 2019 by the Australian Interior Design Awards, Pierce Widera are on the up-and-up with numerous Melbourne hot spots under their belt, including Peaches on Swanston Street and Shinbashi in Carlton. What are you working on now? NW: Our first residential project as a firm, a new office fit-out, house renovation and coffee bar. What is your dream project? NW: An art gallery because it’s a space that needs to be exciting enough to attract people but also give the art enough space to shine. And we’d love a shot at an Aesop store. Their investment in creativity is so exciting.
What role does your creativity have in society? NW: Art is one of the essential aspects of life. Creativity gives life meaning. It is quintessentially important.

Lauded for her installation, Stream of Consciousness, Tamara Dean’s work is exhibited in public and private collections, including Parliament House, Art Gallery of South Australia and the Francis J. Greenburger Collection in New York City. What do you do? Using photography, I create bodies of work largely concerned with our relationship to the environment. My installation and moving images touch on the rituals and rites of passage young people make for themselves in nature.
What role does your creativity play in society? It aims to reframe the way we look at the world and to expand on our understanding of our place in it. It’s a symbolic reminder that we are not separate nor superior to nature and is intended to add to the broader conversation about climate change, humanity and our environment. What are you working on? I am shooting a photographic series in response to my concerns about the climate crisis.

Known for their innovative furniture created for residential and commercial interiors, Apparentt’s Esteem chair is feted for its seamless flowing backrest crafted from a single piece of steam-bent timber. How do you work? LG: We both have strengths that we bring to the partnership. Timber is a strong part of our identity and we like to play with detail like exposed joinery, small accents of metals, colour and upholstery to contrast, diversify and soften where necessary.
It’s decorated with a relief pattern derived from architectural forms, geometric shapes and an abstract narrative. Its intricate panels are carefully curated, using modern technology in cutting and layering to reveal complex detail. It’s a talking piece that blurs the line between art and design. What is your primary design principle? LG: Each product is carefully considered, designed with restraint and produced locally using the

LG: Our style is influenced by unique and clever processes in timber, like Japanese joinery, which is highly regarded for its ingenuity and incredibly complex and attractive woodworking joints. It clearly demonstrates a “maker’s hand” and consequently, uncompromising quality. We work to instil these qualities in our own designs. What memorable responses have you had to your work? LG: An award-winning furniture designer at the Denfair said our Esteem chair was the best piece at the event. He’d admire and sit on it every time he walked past. After three years of perfecting this piece, it was incredibly positive feedback.

2019 was an important year for Zachary Hanna. He took home the award for Lighting Design at The Design Files Awards and exhibited at the Salone Del Mobile, the prestigious furniture fair in Milan. How do you work? I establish what the aim and constraints of a project are, and then
get to sketching. I am not an amazing drawer, so I take designs into 3D on the computer and come back to pen and paper to work out any mechanical or functional aspects. What is your primary design principle? I don’t follow a singular principle, but the architectural “parti”, which is the guiding idea or concept of a project, helps inform every decision, from overall form to the smallest details. What is your most rewarding project? Showing my lighting piece Trapeze at Salone Del Mobile last year with Local Design. It was great to be part of a solid show of Australian design on the world stage. How do you address sustainability? Sustainability varies depending on the project, but often from a design point of view it comes down to the right materials and using them wisely. I think the discussion about sustainability needs to be wider than just around consumer behaviour and how we use what we have. It isn’t as simple as plastic being bad and recycling being good. Sometimes it’s better to have a product that never needs to be discarded than one that can be recycled.

A
historic underground carpark proved to be the unlikely source of inspiration for a new boutique apartment project in Kew. The University of Melbourne carpark, well known to architects for its funnel-like concrete columns, is heritage-listed for its architectural significance. Located underneath the university’s south lawn, the columns, engineered in 1972, contain drainage pipes to allow trees to grow above. Cera Stribley architect Dom Cerantonio has drawn on the carpark’s columns and its connection
to trees in his design of Rondure House, a 14-apartment building close to Studley Park. “It was actually one of the more famous brutalist developments and the Studley Park precinct is synonymous with Australian brutalist homes,” he says. “There’s a number of brutalist homes in the precinct done by famous architects in the 1960s.” The facade of Rondure House is presented with columns that frame the windows of the apartments.
Riverside tranquility
These columns are not only similar to those at the University of Melbourne carpark, but they also reference the beauty of the surrounding plane trees. “We wanted to incorporate this idea of the tree being a symbol with the hyperbolic columns, which were intended to be this abstract representation of a tree, starting as something small and fanning out to something big and beautiful,” Cerantonio says. “Our reference was all about the form of a tree, yet at the carpark the columns were made for more practical reasons. There were some really nice synergies there.” The collaboration of Cera Stribley, British interior designer Tom Dixon, developer Above Zero and Eckersley Garden Architecture, was a real attraction for city lawyer Dan (who preferred his surname not be published). “That’s what drew me to the project in the first instance, along with the generous floor plates, clever floor plans and impressive inclusions,” he says. “The project started to make more and more sense and started to look like really excellent value.” Dan is finalising his purchase of a ground-floor apartment.

Further architecture highlights at the four-storey development include dual aspects from each apartment, which offer up views of the greenery and treetops. There’s a grand lobby and art gallery on ground level as well as a porte cochere. Tom Dixon has also designed and furnished a bar and lounge for residents to enjoy with guests. Each residence also comes its own vault, or privately titled multipurpose room, which measures approximately 10 square metres. These can be used as places to escape or entertain.
t’s rare for inner-city residents to boast of riverside living, but in this regard the people of Kew are among the lucky few. The tranquility of the Yarra River isn’t far from Oakwood Kew Residences, a boutique development of just 17 residences. Found on a tree-lined boulevard, the environs are complemented by the bush-like surrounds of Bellbird Park. Interiors by Mim Design feature kitchens with stone and timber finishes, as well as butler’s pantries. Luxurious bathrooms come with natural stone walls, rain showers and brushed chrome finishes. Main bedrooms have en suites and walkthrough wardrobes. Generous courtyards and balconies make the most of the outdoors. Location will most likely prove a driving force for buyers with prestigious schools plus the cafes of Willsmere Village and Kew Junction just minutes away. As of early March, six residences remained on the market.

ear policy makers, APRA and the banks. We are heading for a housing affordability crisis and simultaneous rental crisis. It is now time to act and free up the conditions that have been and are killing the apartment market – supply, stamp duty revenue and jobs. I write this note fully appreciating that you are in a tough predicament. However, something must be done to restore balance in our property market. We need your collective action to reinject investment into the residential property market, balance the state budgets, and get things back on track. There is no denying that our major cities’ detached housing markets are

heating right up again and that the sharp correction phase of the latest cycle was incredibly short-lived. Sydney and Melbourne markets are looking “hot” again, following recent quarter-on-quarter price growth of 5.7 per cent for houses and 4.3 per cent for apartments in Sydney, and 5 per cent for houses and 5.6 per cent for apartments in Melbourne. Some commentators are predicting more than a 10 per cent increase in median house prices this year. Even with coronavirus, I believe we will see a minimum increase of between 9 per and 14 per cent in 2020. I would imagine you would agree that interest rate cuts alone won’t stabilise values in the property market.
Yes, rate cuts are perhaps a necessary response to the economic threat of coronavirus, but it will never be an effective solution to our housing and rental affordability crises without complementary action that balances supply to demand. While our detached housing market might be heating up, off-the-plan residential permits, building commencements and completions are in dire straits. It’s absolutely no surprise to me, and nor should it be to you, that supply has virtually stopped and we’re really starting to feel the
impact of the 2017-18 tax and finance reforms, stamp duty change and general uncertainty. According to real estate firm JLL, building permit approvals are down an incredible 50 per cent from 2019. Apartment completions in 2019-20 in the City of Melbourne are expected to fall to their lowest level since 2013. The compounding effect of these reactionary policy changes has resulted in an undeniable under-supply. To edge closer to the nirvana of market equilibrium, Melbourne

needs to be continuously constructing more than 51,000 dwellings per annum just to keep up with our ever-increasing population, which is growing by the size of the city of Darwin each year (gaining about 132,800 people annually). In Melbourne in 2019, only 6300 units were launched, which is a 75 per cent reduction from the peak of
23,400 in 2014. Those apartments sold in 2014 are now well and truly complete and vacancy rates remain on a steep downward trajectory. With all of this in mind, can you only imagine what is going to happen to our rental and affordability crisis in 2021-23 when so few completions are forecast? It is scary to ponder. Victoria’s economy relies heavily on the property sector, with 48 per cent
of last year’s budget generated from property-related taxes. Victorian land transfer duty (or stamp duty) is down almost $1 billion from over $6.93 billion in 2017-18. The state budget needs this revenue and our builders and trades need work. But current regulation does not lend itself to stimulate supply and even out the market at all.
Over the past few years, in Victoria we have been dealt: ■ r estrictions on FIRB lending ■ s erious barriers to local buyers’ access to credit; and ■ s tamp duty regulation changes having immediate and drastic effect on sales volumes leading to a massive reduction on stamp duty revenue generated. With huge population growth, economic and social reliance on the property industry, an impending rental crisis, lack of supply and the majority of large foreign developers forced to deploy capital back home, reducing supply, we can only expect a perfect storm for home affordability. If nothing is done, we will all look back in four to five years and ask how and why are house and apartment prices up 30 to 40 per cent – as if we didn’t know what was happening. amarama is tucked between Bronte and Bondi Beach in one of Sydney’s most enviable beachside locations. Interior designer Tamsin Johnson and her husband Patrick stumbled upon their 1970s home here, and purchased it the very next day, before undertaking a complete redesign for their young family. The couple share the serene space with kids Arthur, 3, and Bunny, 18 months. The beach bungalow is typical of the older style houses in the Tamarama area, with simple bones and an interior layout of many little rooms. The couple quickly set about gutting and reconfiguring the house. “We retained the facade, but not much more,” Tamsin says.

The redesign included converting six small rooms into one large space on the top floor, for a more openplan approach. The renovations also entailed upgrading a series of small windows into a huge opening to welcome in the ocean views, complete with bifold steel framed doors that open out onto the terrace. With the structural renovations complete, Johnson put her interior design skills to task, transforming the interiors into a calm, refined space that feels like “an extension of the coastal surroundings”. The aim was to create a home that would offer both “warmth and togetherness in the winter” and “freshness and tranquillity in the summer time”. Johnson describes her design approach as one that “relies on the warmth of materials, the smell of the ocean, natural finishes and collected furniture”. A neutral base palette and chalky white walls also provide the perfect backdrop for the Johnsons’ enviable art collection, which they have built over the past 12 years. The family love the Tamarama area, and the strong sense of local community. “We know all the neighbours and the kids play in the streets after school,” Johnson says. Connected to its surroundings, yet sleek, cosy and intimate, this is a home that gets the balance just right.

he remodelling of an elegant century-old home in Carlton North was inspired by its heritage and owner’s desire for functional modern-day family living. “Right from the very start we were compelled by this two-storey Victorian terrace with its generous proportions and deep block,” says Nick Travers, director at Techne Architecture and Interior Design. “While it was already a nice house, we identified elements we could improve for its owners,” he says. “The renovation is contemporary yet sympathetic to the Victorian-era.” Briefed to modernise the interior for improved functionality, the work quickly expanded to include a refreshed layout and new wing.
Encased in glass, it features fullheight glazing framed in black steel that offers views of the gardens. “By removing the back half of the house, we created a beautiful architectural pavilion structure with a true connection to the outdoors,” Travers says. “The main living and dining space is a highlight and connects to the existing landscape while the architectural skillion roof maximises views and sunlight into the space, creating a transparent connection with the garden.” Other revisions included relocating the powder room, transforming a cupboard laundry into a serviceable space, additional storage, and a generous kitchen that drinks in views from the lush tropical garden.

Well-considered sustainability is found in the double-glazed windows and doors throughout, louvre windows that fine tune airflow for natural cross-ventilation, and clever shading structures designed to block direct sunlight in summer and bring warmth inside during winter. Taking design inspiration from garden houses and conservatories, each living space is sumptuous, warm and functional, providing the home with an airy spaciousness. “Our aim was for a timeless aesthetic and design that will grow and evolve with the family, with
spaces that are continuously adaptable,” interior designer Bianca Baldi says. The interior is a clever mix of refined natural materials and original period features, including heritage plaster cornices, ceiling roses, and multiple fireplaces and chimneys upstairs and down that are complemented by V-groove panelling. “Tranquillity was the key concept,” she says. “We used a palette of soft tones, light timbers and black and white accents, alongside fine black detailing in the fireplace design, curtain rails, steel windows and door framing.”
The colour and material palettes provide a clean canvas for statement finishes, artwork and furnishings. “Our selections were driven by a combination of the contemporary and timeless, with an added injection of colour,” says Baldi. Charcoal and light-coloured porcelain features on mantelpieces and benchtops, while supple caramel leathers, richly coloured textiles, and plush textures, are peppered throughout for a feeling of comfort and equilibrium. “We are proud of the mix of raw and refined materiality throughout,” adds Travers.

I
often refer to the garden as the perfect classroom. It’s a place where curiosity is rewarded and lessons are plentiful. Whether you’re a green thumb, black thumb or somewhere in between, the lessons come hard and fast as mother nature schools you along the way. But when you only have one spring a year, it’s a bit of a wait to use your new-found knowledge and trial your hanging basket of cherry tomatoes again. Here are five lessons I’ve learnt over the years that make life at the garden school a little bit easier.
Some of you may find this hard to believe but the 50 little basil seedlings sprouting out of one punnet need to be individually spaced and planted. Which means that often, most of your seedlings are destined for the compost rather than the veggie bed. They are sold in tight little groups because seeds are cheap and it looks like a far better purchase than three
lonely little seedlings in a punnet. So, generally you’ll only want to plant one to three basil seedlings. Considering one basil plant will grow to about half a metre high, that will be plenty of basil for your household. This goes for all seedlings – just choose the strongest and healthiest looking seedlings from your punnet and plant only what you need. ISTOCK
