t was my birthday last weekend and, without so much as a kiss, my mum handed me a card, a massage voucher and six rolls of toilet paper, which she had set aside for me. Strange times. It’s difficult to work in any area of the media without acknowledging the extraordinary period we are in. It is too early to say what impact the measures to slow COVID-19 will have on the Melbourne real estate market, although early feedback is that some agents had bumper afternoons under the hammer last Saturday, including some properties selling in excess of 20 per cent above reserve. Social isolation, vendors hiding loo paper at open from inspections from sticky-fingered sticky-beaks – it’s the disaster movie that no director would ever want to make. Bricks and mortar have always been a safe haven in times of uncertainty, so make reading this edition a moment of escapism; stunning homes, picture-perfect locations and, if you look closely, ample toot paper in the listing photos. For sellers, it’s all in the timing

Selling confidence Buoyant market conditions and a reduction in the length of time properties spend on the market have given buyers the confidence to commit to buying first. “With the supply and demand imbalance that we’re currently facing, the chances of finding an eligible buyer for your property pretty quickly is very high,” says buyers’ agent Cate Bakos. This is in stark contrast to the buyers’ market of 2018 and early 2019, when upsizers wanted to avoid being in a position where they would be forced to accept low offers.

urging house prices in Sydney and Melbourne have been welcomed by home owners, especially those who bought recently. Home owners who watched property values erode throughout the downturn can breathe a sigh of relief, with cheap finance, pent-up demand and a fear of missing out combining to push prices up again. Values are expected to surpass 2017 peaks this year, followed by modest growth in 2021. But rising prices can also create uncertainty for some home owners. Upgrading to a more expensive property was easier during the downturn because while sellers may have taken a hit on their own home, the more expensive property they were buying decreased in price even further, boosting their buying power. It’s the opposite situation in a rapidly rising market, where the more expensive home increases in value more, meaning vendors need a strategy for simultaneously selling and buying. Buyers’ advocate Lisa Parker says about half of her clients are now buying their next home before selling their current one, and other buyers’ agents have reported similar numbers. “If they sell first, and then purchase, their purchase price can move away from them pretty quickly because prices are escalating on the ground,” she says.

“When the market was more subdued, a lot of people were wanting to sell first so they had more certainty,” says buyers’ agent and Mayfield Property Buyers director John Carew. However, selling first could be problematic in the current market, and the stress of being forced to find a new home quickly can cloud judgment.

Odd properties Most upgraders will manage to sell their old property quickly in a booming market, but not every home will have a queue out the door. Some properties only appeal to a small number of buyers, while others – such as company title apartments, tiny studios or properties in suburbs or buildings that have been “blacklisted” by lenders – will be less

He says vendors who buy first need to arrange either a simultaneous settlement of both properties, or bridging finance, which allows buyers to settle on a property before receiving the proceeds of the sale of their old home. “The bank will fund the purchase prior to the sale, and then the sale proceeds will pay out the purchase,” Foster-Ramsay says. “You essentially hold two properties for anywhere up to three to six months, at a maximum, but it can be as short as a week or two.” While bridging finance was once an expensive option, low interest rates have made it much more affordable. “Providing that it’s set up correctly, it’s a valuable tool you can use in a transaction where you buy before selling.” Daniel Butkovich is Domain’s National Advice Editor. W

hether you’re an accomplished green thumb, learning to keep a succulent alive or just someone who will never not have a vase of fresh flowers in the house, there’s something undeniably soothing about bringing a touch of nature into the home. For Victorians, the Melbourne International Flower and Garden Show has always offered a generous insight into this green world, showcasing innovative landscape and floral design, knowledge and emerging trends. However, in the interest of public health and safety amid the outbreak of COVID-19, next week’s event has been called-off. In uncertain times – more than ever – the restorative power of flowers and the home garden cannot be argued, and no one knows this more so than the landscape and floral designers that were meant to exhibit in this year’s event. Phillip Withers of Phillip Withers Landscape Design, a previous winner of the Melbourne International Flower and Garden Show’s Best In Show award, had planned to debut his zero-waste garden design. The conceptual design focuses on a larger

garden trend that he hopes the home gardener will embrace in 2020: water conservation. Withers’ design features more than 3000 plants from west Victoria and his approach is that if we use plants that are native, they’ll react, thrive and regenerate in their natural environment with less human intervention. “Some of these plants are trained to survive solely on rainfall,” he says. “It’s as simple as it gets and a beautiful thing because it means we use less water.” Withers is passionate about getting the home gardener to “recognise and connect to their local area”. For him, this means using native plants that are able to weather their surroundings with minimal human intervention.

“Sure, there’s no such thing as zero human maintenance but if a plant is able to largely rely on rainfall, that’s amazing,” Withers says. He also advocates for gardens that just aren’t pretty to look at but are a “place to unwind, relax or wander out to the veggie patch.” Aanother former Best In Show winner, Darin Bradbury of Mint Pool and Landscape Design, had also embraced the interactive garden. For Bradbury, the best gardens are the ones that get people out and about.

“We’ve got three zones in this garden for socialising, they all connect to each other and get people talking, drinking or lounging by the pool – it’s a great party garden.” The result is an art deco and Hollywood glamour-inspired residential pool and garden design that connects modern design to the Australian landscape. “There’s an element of glamour but being very attached to nature is a real basis to this design.”

Similar to Withers’, this garden leans towards drought-tolerant plants. “We’re putting Australian natives and grasses together with succulents and Mediterranean plants,” Bradbury says. “We want to stick to a plant palette that will grow successfully in our hot and dry conditions and work in bold foliage types with really soft fine foliage.” In the landscapes he designs, Bradbury has also noticed a swing towards a more mixed planting style. “For a long time it was all about mass planting but now it’s coming around to a trend of mixed styles, which we’re really having a lot of fun with,” he says. As a florist, Liz Ricci of Melbourne Flower Merchant and Flower Temple doesn’t just follow the changing seasons, but the changing times. She is debuting a new mentoring initiative called Florist Bank in 2020. “It’s been in the works for 18 months and brings together a group of florists from throughout Australia to educate each other and be able to pass this information ... on to the next generation of florists,” Ricci says. She’s partnered with Queenslandbased plant conservationists Botanical Ark for a masterclass.

“They’re an incredible [company] in Australia that’s travelled the world for 40 years collecting and researching endangered flowers, foliage, fruit and nuts. Together we want to take florists back to nature and focus on how our industry can be more sustainable.” For Ricci, the initiative is also a platform to educate a wider audience about where our flowers come from before we buy them wrapped in paper at our local florist. “It’s a really big opportunity to get the message out there. “We work with Mother Nature every day and sometimes that gets lost in translation.”

The site, often referred to as the missing link between Melbourne’s CBD and Docklands, is located between Spencer Street and Charles Grimes Bridge. Seafarers has been designed by Nonda Katsalidis, a founding partner at architecture firm Fender Katsalidis, with a river-facing facade primarily made of glass.

David Lee, development director at Riverlee, the company behind the $500 million project, says it was important for the building’s design to make its mark. “This is one of the last waterfront sites in the CBD so we needed something very striking and we really want it to be a landmark,” he says. “Nonda’s architecture is quite dynamic and its interlocking facades is a contemporary contrast to the industrial goods shed. It also matches the river and the water.”

History lends a hand

A As part of the development, Riverlee will restore the historic No.5 goods shed, and has already restored the 220-metre wharf along the Yarra and an electric crane, the last of its type in Melbourne. Last used in 1975, the crane was built in 1948 by Malcolm Moore Limited. The Heritage Council of Victoria describes it as “a unique survivor” and “a key feature of the maritime landscape of the Yarra River”. Under the tender agreements set by the state government and City of Melbourne, Riverlee will also design and give a 3500-square-metre park to the public. Named Seafarers Rest, the park will be created with landscape architects at Oculus. The expansive park will complement greenery incorporated into the building. Creepers and hanging vines can be found in the porte-cochere, while lush planting will soften the lobby areas.

Waterside dining on the ground floor of the 19-storey building is sure to be a popular option for city workers during the week and CBD residents and tourists on weekends. Residents at Seafarer will be able to access the amenities available to the guests staying at the building’s 280 hotel rooms. These include a day spa, pool, spa, sauna and fitness centre. Residents can also request hotel services such as dry-cleaning and room service. Resident-only amenities include a rooftop terrace, two private dining rooms, a library and lounge. elbourne-based musician and Double J’s Tower of Song radio show host Henry Wagons lives in the inner-city suburb of Carlton with his wife Melvis Crawford and their six-year-old daughter Casper. When he’s not on the road touring with his alternative country act The Wagons, you’ll find him on his guitar and behind the keyboard at their single-fronted, two-storey terrace. There’s a mid-century feel to their home decor – think brown leather couches and rugs, Palm Springs-style pot plants for a touch of outdoor-is-indoor comfort and photo frames of their family dogs in fancy dress costumes. Opening last September, the hotel has been named the “Babushka Building” by architect David Sutherland – director at Fender Katsalidis Architects. “We use metaphors as a way of explaining and amplifying what we are experiencing,” Sutherland says. “[Midnight Hotel is a] deceptively simple building when viewed from the outside; on the inside we find that [it] is a building within a building. Hence the babushka reference.” An apartment block wraps around the hotel, which in turn wraps around a central public courtyard. This internal space highlights and reveals the hotel. “Instead of experiencing increasing privacy as we enter the building, we can find ourselves arriving in a public space,” Sutherland says. “What appeared to be one building has, in effect, transformed itself in front of our eyes to four.” The hotel’s design starts at the central reception and extends to the courtyard, with its nod to Europeanstyle bars, restaurants and cafes in the side alleyways. Sculptural facades of each hotel room are displayed, cantilevered into the courtyard.

Midnight Hotel is part of a complex designed for light rail travellers.

The complex was designed specifically to greet travellers on the light rail. “It ... will be a hotspot of activity along the light rail route, creating a destination for those using the light rail,” Sutherland says. The integrated food and beverage courtyard, which welcomes the alighting passengers, is deliberately

set below the footpath to provide a place of respite and privacy within the bustling light rail centre. Once inside the hotel, monolithic, sleek marble tiles and spa-like retreat aesthetics are a visible departure from the busy street. Each of the 199 suites and common areas combines a

mix of contemporary and organic materials such as polished concrete, black steel and plush soft furnishing. The hotel continues the luxe spa feel with Australian natural skincare brand Hunter Lab in each room, and a 20-metre lap pool, two gyms, a sauna and pool deck with private cabana seating among the facilities. Located in Braddon, Canberra’s emerging inner-city suburb, the hotel has commissioned artworks to enhance the architecture’s sculptural qualities. or rent, Balwyn High School zone” are some of the most potent words in the competitive world of Melbourne parenting.
