The great thing about utilitarian materials like

concrete and timber is their ability to take on the property of other, warmer accents around them. This place is an excellent case in point. There’s a good amount of timber, from the facade designed to weather in this coastal environment, to the interior cabinetry. What happens when you admit light via large windows or offset the sober nature of the materials with a pop of colour is that everything manages to coalesce in a fabulous way. I

n recent years Castlemaine has earned the nickname “north Northcote” thanks to the influx of inner-city Melburnians looking for their share of the real estate dream. But now the compass is pointing in the other direction. “These days I prefer to say people who live in Northcote are really in south Castlemaine,” agent Rob Waller of Waller Realty says. Such is the pulling power of the central Victorian town where

affordable house prices and a quorum of lifestyle factors have created a micro real estate boom. An average of $530,000 will get you a house in this character-filled gold rush town. It may sound like small beer compared to Melbourne but represents a 43.4 per cent rise over the past five years. About 120 kilometres north-west of Melbourne and 40 kilometres south of Bendigo, Castlemaine boomed into a sea of tents following the discovery

of gold in 1851. Local inhabitants these days are likely to be living in restored Victorian workers’ cottages with a garden, or in new housing being built towards Maldon. “There’s space to breathe, which is why families are moving here,” Waller says. Another factor in the town’s attractiveness is the train line to Melbourne, with 18 services a day taking between 66 and 80 minutes depending on the number of stops

they make. A fraction over 6700 people called Castlemaine home during the 2016 census. According to Genevieve Cantwell from Cantwell Property, newcomers fall into two cohorts: retirees and semi-retirees in their mid-50s and over who are searching for a peaceful place to live; and the 35-to-45 age group who have already largely settled down but are sick of living in a two-bedroom apartment with a baby. Long a town with a rich artistic legacy, the changing of the Castlemaine guard has seen it thrive in all departments. There’s a hospital – “The town is still a place where you can have a baby,” Cantwell says – and the more eclectic calling cards include the former woollen mill turned into the home of artisanally-minded businesses such as the Viennese coffee house known as Das Kaffeehaus. “There’s a real entrepreneurial spirit to the town,” Cantwell says. “There are a whole lot of artisan spaces – people making beer, sourdough bread, smallgoods and coffee. “There’s a vintage bazaar and bespoke metalworkers. We’re a living town, not just a town based on tourism that comes alive just on weekends.” Another factor firmly in Castlemaine’s favour? It’s the first town over the Great Dividing Range from Melbourne, so it enjoys milder, sunnier winters than rivals such as Daylesford and Kyneton. Just add vitamin D to its list of positives.

here’s a certain sameness designers must resist when it comes to creating apartment buildings. Creating a layer of distinction is commonly the most challenging aspect of the job, particularly in high-density design. For years, the responsibility of distinctiveness has fallen to architects and interior designers. But now landscape architects are stepping up and playing an increasing role in the features that differentiate apartment designs. So much so that renowned Melbourne landscaping architect John Patrick has proudly put the finishing touches on what he describes as “an indoor jungle” at a new eight-storey development in West Melbourne. “I feel very fondly about this project, it was a joy and it’s one where I gave it particular attention of my own because it seemed like such an interesting and worthwhile project,” he says.

In what he said was one of his most creative green spaces, Patrick curated atypical green spaces in multiple indoor areas of The Marker on Spencer Street. Native rainforest plants such as blueberry ash and native frangipani can be found across two courtyards entered from opposite sides of the building. Having two separate garden areas spread across two levels presents a challenge in itself. “They’ve got these wonderful internal courtyards in this building and then quite difficult level changes between, so you’ve got an upper courtyard and a lower courtyard,” he says. “It was a challenge working out how to get people from one level to the other and still create the sense that the two of them were linked and not separate.” The environmental benefits of integrating greenery within a building are driving what is called a global “plantscraper” trend.

Skyscrapers laden with plant-filled balconies are widely acclaimed for reducing trapped urban heat and having smaller carbon footprints than their non-green counterparts. Sustainability aside, a major advantage of lush landscaping is the tranquility it inspires in its surroundings. Studies have long boasted about the positive effects of indoor plants – ranging from reduced stress to enhanced productivity. An added dimension in residential developments is the connection factor. Residents are far more likely to mingle around areas brought to life with natural scents and sights than they would in sterile, concretedominated environments. “There are lots of places where people can sit and the idea is that people can take drinks and newspapers and there will be a good community sense because they can meet people in these courtyards,” Patrick says. “In a lot of these residential developments, people are independent and they never get to know anyone. Here, there’s a good chance a community will develop.” At some projects, the landscaping is more deeply rooted than most. The Marker is one such project, says architect Ian Briggs, director at Plus Architecture. “I’m very suspicious of people who cover their buildings with greenery and then say, ‘that’s the building design finished’,” he says. “The design of this project originates from its context and it is heavily influenced and inspired by Roden Street, which has this amazing canopy of trees that run up the street like giant green umbrellas.” Roden Street has also inspired the grid-like appearance of The Marker, which mirrors the size of the twostorey Victorian terrace houses found on the street. Unlike many of the gritty industrial streets it neighbours, Roden Street has wide footpaths and a centre median strip with trees down the middle and along the sides. Under a new revitalisation plan, other West Melbourne streets will soon take a leaf out of Roden Street’s book. Streetscapes will feature newly added landscaping to soften the suburb’s grungy aesthetic, while

tram lines will be extended and extra pedestrian and bicycle lanes installed. The suburb’s increasing level of greenery has been captured by Briggs and his team, who coordinated with Patrick and his landscape architects to create the overall vision at The Marker. Nothing – including the width of the planters and depth of the soil – goes unplanned. “I think buildings that have an element of greenery incorporated are alive literally and metaphorically,” Briggs says. “They change with the seasons by taking on different hues and I think buyers have a level of appreciation for a layered design response that is considerate of a lived experience.” The beauty of the indoor gardens at The Marker can be enjoyed by those not even amid them. The building has been designed with vantage points including an entertainers’ club, which includes a bar, lounge, banquette and cocktail lounge, that overlooks the courtyard. If embracing nature is the way of the future for the built environment, Briggs says it has benefits that go beyond immediate residents. “We think it’s like any healthy environment to have some level of vegetation planting incorporated which attracts bugs, bees and birds,” he says. “I think it’s a fantastic thing you can do for the occupants, the public and to some small degree, the wildlife.”

They also have wrap-around balconies that allow people to access the natural environment and enhance that feeling of connectivity to the context the building is set.” Positioned at the busy intersection of Victoria and Burnley streets, designers were faced with the challenge of creating a feeling of calm at Walmer. The building’s proximity to the Yarra helps, as does internal features including a lap pool. “We worked really hard to create an extended threshold from Victoria Street to the central internal porte cochere, so there’s that sense of removal from the car dominated space to a much more private, sunlit and quiet environment, which was really important,” Healey says. “So you feel like you have come into a private compound and are much more connected to the river corridor.

“You can look through to the screened pool deck area and on to the Studley Park landscape. There’s also a 25-metre lap pool running parallel to the Yarra with big open sliding windows that can bring in that multi-sensory experience – the birdsong and the smell of the eucalypt.” Diana and Larry Williams said the beauty of the natural surrounds influenced their decision to buy at Walmer. “Being ... truly immersed in the surrounding environment was critical to us, as was space and having enough room for our family to come and stay,” Diana says.

ff-the-plan apartments often get a bad rap for being small and soulless, but this one in Fitzroy shows just what can be achieved in these spaces. Imogen Milford and her family have extensively renovated their apartment to feature customised finishes and an updated floor plan, complemented by maximalist interiors brimming with pieces by local artists and designers. In 2016 Milford, her husband Mark Henry, who works in construction, their three-year-old son Finn and dog Wilson moved into their off-the-plan apartment. Initially, it was the central location that attracted the family, being close to the city and great parks, but after a couple of years they realised the space needed updating to better reflect their lifestyle and personality. “In 2018, we gutted the main areas of the apartment as the design and finishes were not what we were after. We just wanted the place to have a soul,” Milford says. As Henry works in construction, he was able to undertake the work himself.

Renovations saw the installation of reclaimed timber hardwood floors from Urban Salvage, and form ply cabinetry, introducing a more tactile feel to the home. “We also flipped the floor plan to make better use of the space,” Milford says.

Milford calls herself a maximalist, with a fondness for local artists whose works naturally evoke personality. “My husband has said, ‘I don’t think you can buy any more artwork!’, as every wall is covered, yet I always manage to find some space,” she says. Her flair for interior design and styling is evident in this cheerful, layered space, filled with plants and pots from The Plant Society. An (unintentional) pink and orange palette has emerged in her furniture, object and artwork selections, anchored by one of her most cherished pieces – a beloved burntorange Soriano sofa. “They are so good for small spaces,” she says. Most of the works in this apartment are now complete, except for two bathrooms the family hope to tackle this year. Creating an oasis in Southbank

A

new park has opened in Southbank with landscaping connections to Melbourne’s beloved Royal Botanic Gardens. The massive 4000-square-metre green space lies at the foot of Melbourne Square, a six-tower development taking shape on the corner of Power and Kavanagh streets. Landscape architects at Taylor Cullity Lethlean (TCL) have created a green oasis filled with lawns, a tiered water feature, walking path and the same plant species used by pioneering botanist William Guilfoyle at the Royal Botanic Gardens. Guilfoyle is widely acknowledged as the architect of the gardens and other major Melbourne parks including Kings Domain. While those who come to relax and play at the park may not have heard of him, TCL director Lisa Howard says that the keen-eyed will be able to spot the planting similarities. “We looked at the connections with the Botanic Gardens, the Guilfoylian story and the way the plants were chosen for the Botanic Gardens,” she says. “The people who know Guilfoyle would be able to see the similar plant palette, while other people probably wouldn’t make the connection but would recognise the feel of that space and the balance of the big lush specimen planting with the green parkland and the adjacent lawns.” Melbourne Square sits on the site of a former car park with the public park located on a gentle slope. To tackle this slope, Howard and her team introduced a grand staircase rising from the street level to the podium of Melbourne Square. A water feature runs alongside the staircase and creates a sensory focal point. “One of the challenges of the park was making sure we had a nicely activated and successful space from the street level all the way to podium level because it’s a sloping landscape,” Howard says. “So between the planting and the parklands there’s a grand staircase that takes people up to the top of the

podium and a water feature aligned with the staircase levels as well. “As you go down, a journey of water follows you down those stairs. I think the idea of having a water journey gives the park a different feel because you start to get a bit of light, movement and sound.” Melbourne Square developer OSK has given the parklands to the public, so it can be used by anyone – not just the people who live there. The rarity of a park in high-density Southbank makes the development an attractive proposition for apartment buyers, said CBRE agent

Andrew Leoncelli. “For residents and the local community it’s going to be a treasure because Southbank is just by nature a place where there are a lot of small lots of land with big buildings,” he said. “It’s the only permeable open space in Southbank. So why would you buy across the street or around the corner at a building that didn’t have direct access to this park at your front door? It’s a boon for residents.” The first residents at Melbourne Square moved into the development in February and two and threebedroom apartments are still on the market, with prices from $701,100. Potential buyers are also sure to be impressed by the simple pleat motif integrated throughout the design of Melbourne Square. Cox Architecture and Carr Design have woven elegant tucks and folds into the building’s exterior and interior. The $2.8 billion development is also laden with extra spaces residents can enjoy including an outdoor pool, park and dining spaces at the level eight podium. Additional shared spaces include a theatre, sun terrace, music room, table tennis room and golf simulator. Construction at Melbourne Square is expected to finish by September.
