With a resurgence of new building on the Brisbane River, this iconic, high-end family home showcases the very best in the city’s waterfront design. B y PAU L B E S T

alaam, in the inner-northern Brisbane suburb of Hamilton, is like few other multimillion-dollar waterfront mansions on the river’s edge in the city. For a start, the 2006 award-winning residence – designed by then-director of Arkhefield Architects Shaun Lockyer – was one of the most expensive houses built (and later extended) on the Brisbane River at the time. “It was built pre-GFC (global financial crisis),” says South African-born Lockyer, “to a level of detail, complexity and cost seldom seen today.”

The house is constructed from white concrete – using Stradbroke Island sand – reinforced stainless steel and jarrah timber, with structurally glazed windows and doors. “An extraordinary amount of labour and care went into the house,” says Lockyer, who now runs his own eponymous firm. “About 5500 hours – [equal to] a person at their desk for 10 hours a day for three years.” The property enjoys a rare location, being one of only two riverfront properties in Hamilton. The other is next door and is now owned by

active-wear entrepreneur Lorna Jane Clarkson. Balaam abuts the water’s edge and has upper levels cantilevering over the public walkway. Lockyer says it has a rarely seen connection to the river as “most residential properties on the Brisbane River have riparian setback, traditionally at 20 metres”. Little wonder the property broke Brisbane records three years ago, selling for $11.8 million. “It surpassed anything on the river at the time it was built,” confirms Ray White New Farm principal Matt Lancashire. Waterfront houses in Brisbane are designed to open up to the river, with a relaxed, natural edge, architect Tim Stewart says. “Sydney Harbour is more staged, with hard, fixed balconies. Lots of places in Brisbane get down low to the river ... capturing its naturalness.”

Lockyer agrees. He says blocks tend to be flatter, connecting more to the water, and wider, with a trend seeing multiple blocks combined. “In Brisbane, you can build a lot more house,” he says. “Sydney tends to be more vertical and disconnected from the ground.” More than this, it’s about creating a lifestyle with lawns down to the river, fire pits and sunken lounges leading to pontoons. Marc & Co director Angus Munro – who worked on Balaam’s neighbouring property when he was with Donovan Hill Architects – sees the outdoor areas more as mini resorts, referring to them as “pleasure zones”. In addition, Munro says, the houses are designed with Queensland’s climate in mind through the use of features such as airflow, overhangs and shading.
